Harbor Hikes and Hope Ranch Dreams
One of my favorite places for morning walks with my dog, Scout, is the Santa Barbara Harbor. I admire the activity on and around the fishing boats, gaze at the pelicans soaring overhead, and take way too many photos of sunrises and sunsets. Scout sniffs all the smells and encourages me toward the sand no matter the time of day.
So, we usually start out walking toward the breakwater, then circle back in front of the Santa Barbara Yacht Club and walk back along the beach. The yacht club features prominently in my photos; it’s always a stylish and stalwart landmark.

When my friend Kelly Knight told me about her team’s latest property for sale, I was intrigued to hear that the house was designed by architect Richard Bliss Nelson the same architect who designed the yacht club.
The home at 985 Monte Drive is a stunning residence in Hope Ranch: dual-level living set on an acre, with gorgeous mountain views and access to the private beach and riding trails that are the trademarks of ranch living. One glance at the exterior of the house shows similarities to the yacht club building, so of course I wanted to see more.
Soaring vaulted ceilings on the main level give the open-plan living room, kitchen, and primary suite an expansive feeling, enhanced even further by walls of glass that bring the outside in. There’s a second bedroom and bath, an office, and a dining area between the kitchen and living room on this level, too. Really, everything one needs is right here but this is only half the house.
The lower level has a beautiful family room with a wet bar and gleaming hardwood floors, plus another bedroom suite and office. A huge covered patio is a super-flexible space that could be a gym, an art studio, game room, or more. A separate entrance gives even more options. The windows on this level look out onto the property’s lush grounds, giving it a cool, green, treehouse feel.
My favorite space in this home is the wraparound view deck upstairs. It’s a room of its own, big enough for large-scale dining and entertaining, and also perfect for quiet reflection while gazing out onto the view. Tile Can Make or Break Your Reno

Tile can be so tricky. There is a world of options, and making the right choice often seems like a daunting decision. Adding to the stress is the wellknown fact that tile choice has a huge impact on the final look and feel of any reno or design project. Don’t worry, I’m here to help. When designing a bathroom or kitchen, tile is always the first or second thing I source. Its impact on the space is usually what sets the tone for the entire design in any bathroom or kitchen. Let’s talk about material, color and pattern, scale, and finish.
Material Choice
· Ceramic and Porcelain Tiles: These are the most commonly used types of tiles. (Think your common subway tiles here.) Porcelain tiles are denser and more water-resistant than ceramic, making them ideal for areas like bathrooms and kitchens.
· Natural Stone Tiles: Materials like marble, granite, slate, and limestone offer timeless beauty and a unique, organic look. These will also give you the most aesthetically pleasing finished product, but there are some maintenance downsides: natural stone tends to be more porous, so it requires regular sealing to protect it from stains, moisture, and hard water damage. If you know you will be able to maintain these types of stone, it’s always my favorite material to use in projects.
· Glass Tiles: These tiles offer a more modern feel and are often used as accents or for a backsplash. Glass tiles can be slippery and thus are typically used on walls instead of flooring.
· Cement Tiles: Known for their bold patterns and vibrant colors, cement tiles are perfect for adding a statement to your space. While they are incredibly durable, they also require regular sealing to prevent staining.
Color and Pattern
Tiles come in virtually every color imaginable, from neutral tones to bold and vibrant hues. The key here is to make sure your choices feel like they are in balance and that nothing is going too far in any one direction. A feeling of coordination between the design elements is always the goal.
Patterned tiles can elevate a simple design, whether you’re using geometric patterns, mosaics, or floral prints. If you’re aiming for a more traditional or classic style, a subway or herringbone pattern can offer a timeless aesthetic.
Scale
Tile size and scale can significantly impact the overall look of your space. Larger tiles can make a room feel more expansive, and they are perfect for modern, open-concept spaces. Larger rooms can handle tiles in a larger scale, and smaller rooms generally call for tiles that feel proportionate to the volume of space in the room.
Smaller tiles, like mosaics, can create intricate designs and add texture, and they are well-suited for smaller spaces, such as bathrooms or backsplashes. It’s always important to visit your tile showroom and get the material laid out on a table so you can see what it will look like when it’s installed. I’m always taking up space on the floor of a showroom so I can really visualize how the final product will look.
Finish
Tile finishes affect both the look and functionality of your space. The two most common finishes are:
· Glossy Finish: This type of tile finish reflects light and creates a shiny, polished look. Glossy tiles are great for creating a clean, contemporary feel. However, they can be slippery when wet, so they are less ideal in flooring. In natural stone, this type of finish is called a polished finish and offers a cleaner, more tailored final product.
· Matte Finish: Matte tiles have a subtle, nonreflective surface that offers a more muted, natural look. They are excellent for high-traffic areas because they are less slippery and more forgiving when it comes to showing dirt or water spots. In natural stone, a matte finish is called a honed finish and offers a softer, more natural result.

Moving Away from Car Use
New York City, after several decades of consideration, false starts, and lawsuits, implemented congestion pricing at the start of the year. Depending on the day and time, tolls for entering Manhattan peak at $9 for cars, more for trucks, and less for smaller vehicles like motorcycles. At the end of the first month, N.Y.C. experienced one million fewer cars idling in traffic and spewing carbon emissions. Thousands chose walking, cycling, buses, and subways over car trips. The $15 billion in revenue will modernize New York’s
subway system. Although not a panacea, congestion pricing helps increase quality of life, reduce noise pollution, eliminate thousands of tons of carbon emissions, and decrease asthma and other health conditions aggravated by pollution.
N.Y. is the first U.S. city to try congestion pricing. This strategy regulates demand, making it possible to manage congestion without increasing supply, i.e., building more roads. Singapore pioneered congestion pricing in 1975, evolving it into a nuanced and flexible approach. In 2003, London started their city center toll sys-
tem and expanded it recently.
Starting in 1974, Curitiba, Brazil, took a different approach, pursuing efficient, cost-effective, and sustainable public transportation. It created five structural axes dedicated only to express bi-articulated buses. By innovating a prepay system where riders pay to enter a platform at the level of a bus’s floor, it can load and unload almost 300 passengers in 30 seconds through five sets of double bus doors. It functions like an above-ground subway but without the cost or rigidity of a subway. Land-use policies were relaxed for several blocks on both sides of the axes to encourage taller buildings and greater density. A single fare that covers unlimited transfers allows a network of feeder buses to complement the high-speed axes routes. The result is a system where 60 percent of commuters ride the bus and where there are 40 percent fewer cars on city streets.

What are the lessons for Santa Barbara? Consider reducing available parking and making it more expensive; increasing and improving biking and walking infrastructure and safety; and enhancing the speed, convenience, and frequency of public transportation. Many of these ideas are being worked on in the city. With greater housing density coming to Santa Barbara, our local Strong Town group is focusing on closing the gaps in bike infrastructure and the frequency and continuity of bus routes between La Cumbre and downtown, the two hubs of our city.
Paris is also transforming: Road space for cars in the heart of the city is steadily being eliminated. Car traffic has fallen 50-60 percent since 2000. Some vehicle lanes in major squares and intersections have been replaced with sidewalks, bike
