MAKE MYSELF AT HOME

Dreams Await in Cambria
I
’ve had a particular fantasy over the years that has changed shape and faded in and out of possibility over time. The vision involves owning a restaurant that operates as a breakfast spot from morning until early afternoon, then reopens after a midday siesta as a saloon. My diner turned saloon would be hopping in the daytime and then rocking from the evening into the wee hours. In true saloon fashion, it would sport sawdust on the floor and icy-cold beer, with the sound of pool balls crashing against each other over the din of the jukebox. Although I’ve never pursued this dream beyond the far-flung fantasy stage, I’ve had fun musing about it, and I’ve used it as an excuse to research saloons far and wide. One such road trip a few years ago took my friend Juli and me up the coast of California with a stop in Cambria, where we discovered Mozzi’s Saloon. When a listing came across my desk this week stating that the building that houses Mozzi’s Saloon is for sale, it sure gave me reason to pause. It’s hard to drive through Cambria without noticing the iconic two-story building that’s home to Mozzi’s. It sits on Main Street, at one entrance of town, near the post office, the chamber of commerce, and the old graveyard in the East Village. I’m told that this area of Cambria was at one time home to five or six saloons, all within a several-block radius. These days, Mozzi’s is the only one that still exists, and it’s a classic. Mozzi’s was originally called Camozzi’s, after the family who owned it for many years both before and after Prohibition. The face of the building bears the Camozzi name right up top, along with 1922, the year that it was built. When you’re strolling down Main Street, the building stands out because of its size and character. Its two stories tower over most of its surrounding single-story neighbors, in a style right out of the stereotypical Wild West. Arched windows and doorways are framed in rough patterned stonework set into a stucco facade. The roofline sports red tiles and a decorative arch front and center. Woodwork reminiscent of wagon wheel spokes lends even more western flair. When you walk through the front doorway, stained glass vies with typical neon bar signs in a colorful grab for
ADDRESS: 2262 Main Street, Cambria STATUS: On the market PRICE: $1,550,000
patrons’ attention. Once inside the saloon, there is so much decor and memorabilia that I wasn’t sure where to look first. Ranch tools hang from the ceiling, and cows’ skulls grace the walls. Vintage photos, framed articles, and old local signs all clamor for attention along with more characteristic bar mirrors and ephemera. There’s a patio out back and a small stage area. A long bar along one wall gets plenty of use, while rough wooden tables invite patrons to sit a spell and watch a game of pool. But the first floor is only part of what’s for sale. The “Old Camozzi’s Saloon” building consists of the saloon on the first floor, which is currently leased to Mozzi’s, plus six one-bedroom apartments on the second floor. A side entrance next to the main saloon door leads upstairs to the apartments, all of which were completely renovated in 2008. The door to each apartment opens from a houseplantlined hallway. The units all feature bright kitchens with white cabinets and appliances, and double sinks with big windows above. The bathrooms have glass-enclosed showers and vanities. The utilitarian configuration and neutral palette give residents a blank canvas to make their own. The units also enjoy a back stairway with an outdoor patio on the landing. This configuration is one of the only mixed-use commercial buildings on Cambria’s Main Street. The apartments were once used as hotel rooms and are still permitted as such. While they are currently leased as residential rentals, zoning also allows them to be treated as vacation rentals, giving a potential new owner many options. This Cambria saloon building for sale gives me plenty to think about. But for now, I’m happy with life as it is. I’ll just keep planning road trips for research and dreaming about “Sarah’s Sunnyside Up Saloon,” or whatever name I come up with next, as a half-baked scheme for the future.
2262 Main Street is currently for sale in Cambria, listed by Kellie Williams of Coldwell Banker Kellie and Associates. Reach Kellie 927-2269 or brokerkellie@inreach.com or visit cambriarealestate.com.

“Kit recently listed and quickly sold our house... She made things happen to prepare the house for listing, having many excellent contacts with tradespeople. She aggressively marketed the house, taking out adds, having caravans for realtors and many open houses. I think she succeeded in getting us the best price for our house, In short, she was great!” - C. Beraldo, Nov. 2018
“Buying a home can be a downright terrifying and gut-wrenching process. You need to work with someone you can trust, and Kit Peterson was a godsend for our family. She worked so amazingly hard for us, and was the epitome of integrity every step of the way.” - D. Callanan, Oct. 2018

Grassini Gives Back Raises $50,000 for Storyteller
O
n one Sunday in December each year, Grassini Family Vineyards (GFV) hosts an extraordinarily generous event to raise funds for an area nonprofit. The Grassini Gives Back event held this past December 9 in its tasting room benefited Storyteller Children’s Center, a therapeutic preschool for homeless and at-risk children. All day, all wine tasting fees, silent auction proceeds, raffle ticket sales, and donations from guests went to Storyteller. The Grassinis’ original intent was to match all the tasting fees, raffle ticket proceeds, and donations of any size, a formula which led to a whopping $44,145. But then winery owners Larry and Sharon Grassini decided to up their donation to reach the nice round number of $50,000. The Grassinis were motivated by the tremendous need for Storyteller’s services and the remarkable success of its program. GFV CEO Katie Grassini, daughter of Larry and Sharon, shared how she and her family “understand how fortunate we are to have our tasting room in such a beautiful town, and we welcome every opportunity to give back to the local community.” Last year, Food from the Heart received a check for $81,000, and since inception seven years ago, the event has raised about $200,000 for worthy area nonprofits. This is truly a winery with a big heart. As for this year’s beneficiary, Grassini related how “when one of our wine club members told us about Storyteller Children’s Center, we knew we had found a charity that was truly making an impact on young lives and transforming their futures. Comprehensive preschool programs such as Storyteller can reverse the toxic trauma that these young children have been subjected to, and we’re thrilled to have the opportunity to help fund these life-changing programs.” Katie Grassini exuded passion at the event, sharing how it is her favorite day of the year. While the amount of work it takes to put on the event grows each year, she related how it lights up her heart to see everyone coming together that day. Throughout the day, the tasting room was full of Grassini Family Vineyards and Storyteller supporters and a large contingent of the Grassini clan, including Larry and Sharon, came out for the event. Before the event, Grassini tries to maximize the amount
raised by distributing flyers all over town and soliciting silent-auction and raffle items from area merchants. The tasting room, in historic El Paseo, was decked out with a lovely Christmas tree and other festive decor. Earlier last year, GFV moved its tasting room from the Anacapa side of El Paseo toward the State Street side, where the attractive, spacious new tasting room includes a patio in the courtyard. Comfy lounge furniture, Persian-style rugs, a fireplace, a handcrafted antique fir bar, and tasteful decor make for a warm, inviting space where you want to not just taste, but linger and relax with new and old friends. Katie Grassini, an attorney like her father, has been at the helm since the winery opened in 2010. Grassini Family Vineyards sources all of its fruit from its 104-acre vineyard in the prized Happy Canyon appellation in the Santa Ynez Valley. Specializing in the handcrafted production of Bordeaux wines, GFV uses only renewable and sustainable resources. Bradley Long has been the esteemed winemaker since 2014. The winery has kept production limited, about 4,500 cases per year currently. In Santa Barbara Independent’s 2018 Best of Santa Barbara® Readers’ Poll, it was voted both the Best Santa Barbara County Winery and the Best Urban Tasting Room. Open noon-6 p.m. daily, the tasting room offers tastings as well as wines by the glass and bottle. Storyteller Children’s Center helps Santa Barbara’s homeless and at-risk children achieve kindergarten readiness by providing therapeutic preschool for the children and comprehensive support services for the entire family. It develops children’s social and emotional skills and prepares them academically. Storyteller seeks to break the cycle of poverty by requiring parents to either work or attend school full-time. Storyteller provides health, vision, and dental screenings, as well as speech, language, and occupational therapy. It also offers clothes where needed and a nutritious breakfast, lunch, and snack daily. It has two centers, both at capacity, serving a total of 80 families each year. Another 133 families are on the waitlist.

GOING GREEN
Eco-Restoration on a Gigantic Scale
E
co-restoration is the practice of working with nature to renew and restore degraded, damaged, or destroyed ecosystems. In recent years, this approach has grown from home gardens and small-scale agriculture to large regions of the planet. For example, the Loess Plateau was once one of the most fertile places on
earth and acted as the cradle of Chinese civilization. Agriculture and grazing, going back 10,000 years, gradually led to deforestation, overuse, extensive erosion, and widespread poverty. In recent centuries, 95 percent of rainfall would immediately run off, carrying enormous quantities of dry, powdery, yellow silt down the gullies

What did you (or your team or company) do that was notable? What did you accomplish? What are you proud of completing? A review of the past year can provide an excellent starting point for two to three realistic goals this year. Something else to keep in mind: Most people tend to overcomplicate goal-setting. We were never taught how to set them in the first place, so we tend to worry a good deal about “getting it right.” I invite you to let go of that fear. You don’t

ew Year’s resolutions. They’ve become such a cliché that it may even be difficult to say that phrase with a straight face. And yet, January is an ideal time to look ahead, start fresh, and refocus on anything that isn’t going in the direction we want it to. January is the perfect clean slate, the chance to get it right. Except that this year, instead of making resolutions, I challenge you to set some New Year’s goals. What’s the difference? Well, resolutions tend to be unfocused and unclear, and are therefore not a very effective tool for change. (Example: I want to lose some weight.)
