The Edwards House: The Craftsman on the Corner

A

long-standing love affair with Santa Barbara is woven into the Craftsman home at the corner of Los Olivos and Laguna Streets, evident in both the early stories of the house and in its more recent history. The home’s current owner has spent the last six years meticulously restoring it to its original glory and adding some loving new touches. As the Old Mission Santa Barbara’s closest neighbor, the house stands in a landmark location at 340 East Los Olivos Street and smiles onto the rose garden next door. Known as The Edwards House, the home was built in 1911 by the architectural team of Bliss & Faville, who also designed the St. Francis Hotel on Union Square in San Francisco. This house was the firm’s only project in the Santa Barbara area. When John Edwards married Ruth Spaulding in 1911, the brand-new home was his parents’ wedding gift to the newlyweds. John’s father, George, was a banker as well as mayor of Santa Barbara. John and Ruth raised their three children in the home. John passed away in 1951, and in 1954 Ruth subdivided the lot, so that the home’s back garden area, which faced Junipero Plaza, was now a separate parcel. In 1960, the original house was sold to the William Dole Family, who owned it until 2013, when they sold it to its current owner. Having

had only two owners in the span of almost 100 years, the house needed some attention to restore its original glory.

Renovations included refurbishing or replacing many of its systems and installing new landscaping. Walking through the house today feels like a step back in time. The front door opens to reveal a classic Craftsman staircase leading up to the second floor and an oversized foyer welcoming visitors. Pocket doors lead off of this entryway to the formal dining room on the left and the living room on the right, with a study next to the living room at the front of the house. All three of these rooms have fireplaces, and there are three more throughout the home. The details in each room are stunning. Built-in bookcases flank the white stone fireplace in the living room. Open wood beams in the coffered ceiling of the dining room reflect the floor-to-ceiling windows and French doors that lead out to the covered veranda that spans the back of the house. The kitchen is true to the home’s original era, with a butler’s pantry with built-in china cabinet, a separate pantry and laundry room, and access to the back staircase, which was certainly intended to keep the help — or the children — out of the home’s more formal areas. Upstairs, two pairs of bedrooms each share Jackand-Jill bathrooms, while the master bedroom sports a fireplace, window seat, big bathroom, and views of the Mission and its rose gardens. An attached sitting room with another fireplace and garden-facing window seat could function as a study, a nursery, or a meditation room. A separate large sunroom feels perfect for afternoon tea with a view, or a sunny reading room. As if all of this wasn’t enough, there’s a light-filled third story with a bedroom, full bath, and big open loft space with a private ocean-view balcony. Outside, the yard includes vegetable gardens, fruit trees, tropical ferns, and palm trees. There’s also a separate guest house, with a kitchen and bath and its own big porch. A doorway near one corner of the back veranda leads down to the biggest surprise of this home: a downstairs workshop plus an authentic pub. A big mahogany bar

seats at least eight, while additional seating, slate floors, and exposed brick walls help set the tone of a true saloon. A staircase from the pub leads up into the kitchen. I couldn’t help but think about how much fun a new owner could have with this home. From the sunny porches to the butler’s pantry, and from the third-floor loft to the downstairs pub, this home’s comfortable parts balance out its grandeur. The house is formal but not stuffy. It’s easy to see why the earliest residents of 340 East Los Olivos Street made it their home for so many years.

Botanic Garden Hosts Beer Garden

T

he Santa Barbara Botanic Garden’s annual fundraiser — the Santa Barbara Beer Garden — was once again an extraordinarily enjoyable event. On March 23, 15 breweries spread throughout the magnificent garden offered beers carefully crafted to go with their botanical surroundings. Thoughtful gourmet food pairings from area food purveyors, live instrumental music, botanical exhibits, and a welcoming, fun crowd rounded out this fabulous experience. The fundraiser supports the garden’s programs in environmental education, conservation and research, and native plant horticulture. The 200 tickets sold out within hours, but a new conditional-use permit will allow 400 lucky souls to attend next year. For VIP ticket holders, the event started with the Grand Cru party on the stunning grounds and inside the Pritzlaff Conservation Center, which featured the premiere of the Montecito Inn’s newest restaurant, Sushi | Bar. Guests got a sit-down tasting of omakase sushi. Opening mid-April, the restaurant will offer a 17-course meal for $110 and an 8-course meal at a TBD price in 12-person seatings Wednesday-Sunday. Specialty craft cocktails were provided by Shaker Mill, a new venture of the Good Lion, which will be at 418 State Street. Botanic Garden Executive Director Steve Windhager welcomed the guests and encouraged them to return any day throughout the year to enjoy a picnic at the new Island View Garden adjacent to where we stood. He related how the Botanic Garden is more than a pretty place: It has a very important conservation mission, and the staff works throughout the Central Coast to make sure that no plant species goes extinct. To this end, the Botanic Garden helps land managers at the Nature Conservancy, National Park Service, National Forest Service, and Department of Defense better manage their properties every year. Windhager noted how the garden has classes and field trips to the islands and to great California wildflower fields with some of the best guides in the region. Guests then crossed the street for the main event,

where they were given a map and eloquent tasting notes written by beer expert Zachary Rosen, who collaborated with area breweries and chefs to design the ultimate tasting experience. Rosen bid guests to “walk into the redwood grove with [The Brewhouse’s] red IPA featuring a touch of caramel malts and piney notes coming from redwood tips and local hops.” He suggested, “Stand on the historic Mission Dam and let [M.Special’s] strong golden brew softened by vanilla and crystalized ginger highlight the gentle babble of water and surrounding wild ginger.” Many of the brewers were personally serving their creations and visiting with guests, includFormer board chair Peter Schuyler, Board Chair Tom Craveiro, and ing Island Brewing’s Ryan Morrill, Figueroa Treasurer Edward Roach Mountain Brewing’s Kevin Ashford and Andre Espinoza, and Night Lizard Brewing’s Chip Nasser (co-owner) and Clay Brackley. Among the exquisite food and beer pairings were Hotel Corque’s Root 246’s Heritage Pork & Apple Compote with Smoked Onion paired with Smoke Mountain Brewery’s Bay Laurel Saison. Root 246’s highly acclaimed chef Crystal “Pink” DeLongpre personally served up their creations and visited with guests. Several restaurant owners were also on hand, including Bibi Ji’s Alejandro Medina and Satellite’s Drew Cuddy. As if enjoying superb beer and food, interacting with chefs and brewers, perusing botanic exhibits, and taking in spectacular scenery weren’t enough, the event also featured live music — a harpist at the entrance, a fiddle and guitar player in the Meadow, and woodwinds in the Manzanita Section. tion. For some feedback from the field, we checked in with Giffin & Crane Executive Vice President Derek Shue.

When did G&C first start using Procore, and what was it about the software that was compelling? We first started using Procore back in 2002; back then it was a program called Site Pro. In the early 2000s, there were not many software programs out there geared toward the management of construction projects. Always looking for new opportunities to serve our clients, and seeing an opportunity to work with a local company, [cofounder and CEO] Bruce Giffin met with Procore CEO Tooey Courtemanche to find out more. How does the Procore system help during a project in a day-to-day fashion? With most construction projects now, there is an overwhelming amount of information that needs to be tracked, organized, distributed, and revised on a daily basis. Procore allows us to do all of this from a single platform and maintain access to this info for as long as we need it. It allows us to track and manage digital drawings, project photos, change orders, subcontractor work orders, RFIs (Requests

Better Building with Procore for Information), emails, meeting agendas — the list keeps going! Also, with all of the info being generated and stored digitally, we are able to free ourselves from the mountains of paperwork a construction project can create.

How about long-term? What features does the software offer that can help a builder revisit a completed project? There are always questions that come up toward the end of a long-term project — or even years after completion — that previously would need research and review through boxes of folders and binders. On Procore, with meeting notes, RFIs, subcontracts, etc., all found in one place, we can go back and find that information in half the time. We’ve had projects from 12 to 15 years ago where we went back into the Procore archive to get information for clients. It’s a pretty amazing tool. How about for your clients; is Procore helpful to the homeowner? In this new age in technology and accessibility, we can give our clients the ability to keep track of their project at any time. They can log in with the Procore mobile app and view photos of their project similar to the way they would scroll through Instagram, even allowing for comments and @mentions to tag specific people.

This week I’d like to offer buyers some insight on how to ensure that your offer is seriously considered by a seller — especially in a multiple-offer scenario. First, let me be clear that you should consult with your Realtor about how to build an offer that will be appealing to a seller. He or she should be able to look at your goals and best advise you. There are four main elements that help make a complete offer package: Proof of Funds and/or Pre-Approval Letter: Believe it or not, sometimes offers are written by unqualified buyers.
