Cute but spacious Downtown Craftsman

M

y dog, Scout, and I were walking in our neighborhood on Sunday, trying to keep to the shady side of each block to stay cool. Scout and I walk a lot. I truly thought we had already traversed every downtown street, but as we turned from Bath onto the 300 block of West Sola, I spied a rounded flower bed, fashioned out of Santa Barbara sandstone, built right into the sidewalk. I’d never seen this old flower bed, so I realized that we must have never walked this particular block. Not only did we discover an as yet un-walked stretch of street, but right there in front of us was an open house: 325 West Sola Street is a craftsman home in the middle of the block, sporting tan wood shingles with red-and-white trim, surrounded by a stereotypical white picket fence. I didn’t intend to go inside since I was accompanied by my canine sidekick, but I thought I would at least try to see the exterior. The front yard has a short path leading up to a cute front porch, with fresh, drought-tolerant greenery and bushes on either side, framing a big, mature lemon tree loaded with fruit. The left side of the house has a long, gated driveway, but the gate on the right side of the house was open, so Scout and I walked on back to see if we could get around to the backyard. The backyard is an unexpected oasis. A winding path leads to a variety of seating areas, with lots of trees and landscaped focus points. There’s a raised, fenced back deck as well as a brick patio with a barbecue/fire pit area, offering plenty of room to relax or play or both. The lot is much deeper than is typical in this neighborhood, and the whole yard is fenced and gated. In the back sits a large separate studio, which we found with the ample doors flung wide open. It’s a sunny space perfect for art, a workshop, a playroom, or whatever your hobbies dictate. The studio displayed a handwritten sign directing visitors not to miss the laundry room, which I certainly would have missed. The laundry room is a large,

Address: 325 West Sola Street Status: On the market Price: $865,000 functional space around the corner from the studio. Both are attached to a one-car garage, which combines with the long driveway to provide more than ample parking, which is a boon in the compact downtown neighborhood. Pleased with my tour of the garden and outbuildings, I was prepared to walk Scout home when the realtor came out onto the back deck and called,“You can bring your dog inside if you want to. The floors aren’t carpeted, and we’re all dog lovers here.” You don’t have to ask Scout twice, so we went on in. The interior of this house, which was built in 1915, is also full of surprises. I expected to find the smallish rooms, quaint trim, and lack of closets typical of most houses of that era. This cottage, however, has been remodeled over the years. The rooms are huge. The living room, dining room, and kitchen are one airy,

expansive space, combining to form a 400-square-foot great room that’s rare indeed behind the front door of a craftsman. The windows are tall, original sash windows with deep wood frames, retaining the authenticity of the era. But the overall feeling of spaciousness is a pleasure. Hardwood flooring in the living room gives way to bright-white linoleum in the kitchen, which contrasts beautifully with the cherry wood cabinetry and central island and breakfast bar. Granite countertops and new appliances are additional luxuries. The blend of old and new works well in this house, and behind the scenes, the plumbing and electrical systems have also been updated, so you’ve got contemporary convenience mixed with old-fashioned charm. Walking from the kitchen into the other half of the house, there is a central bathroom with a bedroom on either side. Both bedrooms are also surprisingly large, each with three big windows letting in the sunshine. Each room has a large closet, as well, with charming double doors on the master closet. The master bedroom is the larger of the two. However, the back bedroom, with wainscoting on the walls and a nice private view onto the backyard, is my favorite. Scout and I headed out front to take our leave and found Kathy, the realtor, chatting with a couple of neighbors who had stopped by. They were interested to hear that I lived in the neighborhood, too, and we compared notes about the convenience of living downtown and being able to walk everywhere. When I mentioned the unusual flower bed down the street, our conversation turned to landscaping tips, flower choices, and the virtues of various types of mulch. Kathy has a wealth of ideas, and of course anyone who welcomes Scout is destined to be a friend. Our impromptu visit to 325 West Sola Street introduced us to friendly neighbors, a new favorite block, and a gardening project to plan. Scout got her afternoon walk, and we both got much more than we had anticipated on our sunny Sunday sojourn.

325 West Sola Street is currently for sale in Santa Barbara, listed by Kathy Hughes of Berkshire Hathaway HomeServices. Reach Kathy at 448-4881 or kathyhughes7@cox.net .

how ow big was the

Los Alamos earthquake

E

in 1902?

veryone knows that California is earthquake country, and certainly Santa Barbara County has suf suffered through its share of serious ones over the years. Undoubtedly the 1925 temblor is the best known, which caused heavy damage in Santa Barbara. Less well known is the quake that struck the small town of Los Alamos on July 27, 1902. Estimated at about 7.0 on the Richter scale, the quake would have been stronger than the more famous ’25 shake. There had been a warning tremor around 5 p.m. that day, and the first great shock hit a little after 11 p.m. One eyewitness later reported “a most terrific sound like thunder and the discharge of a thousand cannons seemed to envelop everything.” Three distinct shocks brought almost every chimney in town tumbling down. No one slept the rest of the night as some 25 aftershocks rolled through the town from 11 p.m. to 5 the next morning. For the next few days, residents bore up under continuing aftershocks. Everyone felt the worst had passed until the early morning hours of July 31. A little after two, the “most terrific, violent, sudden terror” struck. Residents later agreed that this earthquake had a strange circular or rotary feel to it. One person compared the experience to being caught in a whirlpool. In the homes left standing, furniture was pushed to the center of rooms. It appears this second quake was even more violent than the one on the 27th. Again, residents were forced to endure aftershocks that never seemed to stop. Although not as severe as the two major temblors, they often caused serious dam-

age to buildings that were already weakened. The Presbyterian Church lost its front wall, and a number of stores in the small business district were wrecked. This series of events not only shattered walls but nerves, as well. Could these incessant aftershocks portend yet a third major upheaval? The narrowgauge Pacific Coast Railway, which ran from Port Harford near San Luis Obispo through the Los Alamos Valley to Los Olivos, ran a special train of 14 cars to Los Alamos, and most of the town’s residents evacuated. Two observers from the University of California at Berkeley traveled south to survey the damage, one of whom advised that the evacuees should seek shelter in caves. Incredibly, there were no serious injuries. The tremors seemed to be centered in the immediate vicinity of Los Alamos; some movement was felt in Santa Maria and in Santa Barbara but was considered inconsequential. The only additional damage of note was at the Careaga oilfields nearby where two oil storage tanks with a total capacity of more than 3,000 barrels ruptured. The earthquake did garner some attention around the state, and concern soon grew in Santa Barbara that people would be afraid to visit the region. One newspaper pointed out that a rare earthquake was a small price to pay for living in such a beautiful place. The writer went on to state that if earthquakes “happen once in half a century it is notable” and accused the media of sensationalism and hysteria. The 1925 Santa Barbara earthquake was less than 25 years away.

Sanchez professes that he enjoys getting a full life out of things.“I just feel good that way,” he says as he admits to holding onto his cars until they pass the 300,000-mile mark. “And I feel the same way about windows. It bothers me to see [homeowners] pull out their original windows and replace them with something of lower quality that doesn’t quite fit the particular style of the home.” Sanchez has a long history with materials and windows, including a stint at Jet Propulsion Laboratory studying the plastics used on many new windows, and more than 12 years replacing original windows with newly manufactured ones. However, eventually he realized that the new windows he was selling customers were of lower quality, would go out of style quickly, and would soon need to be replaced again. “If they stick with the original windows that were made for the home, that were designed to actually work with that home, then they never need to change them at all,” explains Sanchez, whose restoration work can extend the life of the original windows for up to 85 years. “Then there’s no keeping up with the Joneses.” Sanchez restored the windows on the standout Bradbury Building in Los Angeles. The former office building was built in 1893, and it is the city’s oldest landmarked building and has been the setting of many fictional works, movies, and music videos. “Sometimes they care enough to keep every component,” says Sanchez of working on National Historic Landmarks and other museums.“If there’s one piece that’s not rotted, they want that piece in there. They treat it like a dinosaur.” Sanchez did similar work on the General Phineas Banning Residence Museum, a historic Greek revival-Victorian home that is now a historic site that offers public tours. “The windows were the originals from 1865, and we worked on these weird round windows that looked like a wagon wheel,” he says of a project that required special attention to the components and blending the old with new. Sanchez warns homeowners to take their time replacing their windows, saying that most original windows simply need to be fixed. “I’m the guy that tries to keep them from filling landfills up with these beautiful, original windows,” he says with hopeful n excitement.

ast Sunday, September 25, a sold-out crowd of nearly 700 supporters of the Santa

Santa Barbara Mayor Helene Schneider presented a special commendation to Village Properties in honor of the company’s 20th anniversary at the Sept. 13 city council meeting. Village Properties co-founders Renee Grubb and Ed Edick were on hand to receive the award. Founded in 1996, the company has grown into the region’s largest independent real estate brokerage with offices in Montecito, Santa Barbara and Santa Ynez, and over 175 agents and brokers. “One reason for Village Properties’ success is our extensive experience in Santa Barbara County real estate and our worldwide connections,” noted Grubb. “Another reason is that we, our agents and staff, are a productive, hardworking collaborative village of experienced professionals.” In 2002, Grubb and Edick established the Teachers’ Fund, a nonprofit that assists local teachers with purchasing supplies and equipment needed for classrooms. To date, more than $1.5 million has been donated to Santa Barbara County teachers in both public and private schools. “Being locals ourselves, we are thankful for the local support from our community for the last 20 years,” Edick said. “We are excited to discover what the future holds.” To learn more about Village Properties, call 805-969-8900 or visit www.villagesite.com.

Barbara Police Foundation gathered at Pat and Ursula Nesbitt’s Bella Vista Ranch in Summerland for the 3rd annual Fun with the Force event. The Police Foundation provides support for deceased, injured, and ill police officers, employees, and their families and purchases much-needed equipment. This year, the event was held in conjunction with the Montecito Motor Classic, which took place earlier that day on Coast Village Road and featured more than 200 select automobiles from across the state. Proceeds from the classic benefit both the Police Foundation and the Santa Barbara Police Activities League. At this casual and very fun event, guests had the opportunity to chat with SWAT team members while being outfitted with ballistic vests, helmets, and rifles for photo shoots. The K-9 dogs, Jake and Loki, were part of the welcome squad, and some of the winning cars from the classic were on display for viewing. Thrilling SWAT team demonstrations featured human and canine members charging and taking down a “wanted” man who was safely ensconced in Billy Baldwin, one of the auctioneers a “bite” suit. Booths from some of the area’s finest food and beverage purveyors, including Chef Michael Hutchings, Toma, Trattoria Mollie, Opal, Babcock Winery, and Summerland Winery, circled the expansive, scenic field, giving guests a wide assortment from which to choose. During the formal program, Santa Barbara’s new police chief, Lori Luhnow, expressed her deep gratitude for the foundation, which gives the department “the fuel and the energy” to do its work and “makes sure we are whole.” A poignant video conveyed how critical the foundation’s support is for the department’s officers and employees facing financial stress. Board president Joanne Funari expressed special thanks to the two emcees, Sergeant Mike McGrew and Officer Greg Hons, Officer Greg Hons, John Palminteri, and Police who are “just amazing.” The event honored Chief Lori Luhnow announce auction winners. McGrew, Hons, Michael Armand Hammer, and James Nigro. An auction and paddle raise led by the charismatic team of actor Billy Baldwin and KEYT senior reporter John Palminteri garnered impressive bids and pledges for this worthy cause. The evening concluded with a VIP reception with dancing under the stars.

Long-time residents know the esteemed lifestyle and distinction that comes with living in “The Ranch", with its history, miles of bridle and walking trails, tennis courts, access to the private beach, and so much more. This romantic French country-style home sits proudly on 1.3+/- pastoral acres on the quiet south side of Hope Ranch, where coastal breezes drift through manicured gardens blooming with antique roses, amid vast park-like grounds. The uniform symmetry of the floor plan features two separate wings to effortlessly accommodate extended family and guests. The attached one bedroom pool house overlooking the pool terrace is private and spacious. Rarely does the opportunity to live in Hope Ranch come along, and with the quintessential location, and old world ambiance of the French countryside, there is no finer place to call home.
