ttake a Gamble on MCa’s Dream Home
I
’m not sure whether it was playing heated games of canasta with my grandmother every time she came to visit or going to the horse races with my dad almost every day during racing season while growing up, but I am a die-hard gambler. I still love both card games and horse racing, so it’s no great surprise that I also love Las Vegas. I’m not a reckless gambler, mind you, so trips to Vegas just a few times a year for a few days at a time are enough to satisfy my urge. But those bright lights and the 24-hour, nonstop excess never fail to please. I won’t say no to a luxury suite on the Strip, but if I get to choose, and I usually do, I’ll pick a place downtown every time. Downtown Las Vegas has cheaper tables, friendlier dealers, the neon museum, and Binion’s Gambling Hall, where once a day, just for showing up, you can get your picture taken with a million dollars and take home a free souvenir print in a cardboard frame. Here at home, the closest I’ll get to a quick million dollars is the Museum of Contemporary Art Santa Barbara’s Dream Home Raffle. The museum is currently raffling off a chance to win more than 2,500 prizes including cars, cash, electronics, and an eight-day vacation for 10 to Italy. One grandprize winner will receive their choice of either $3 million in cash or a Santa Barbara dream home valued at $3.8 million. The opportunity to tour the dream home appealed to both my love of open houses and my love of gambling. Of course I wanted a sneak peek at the dream home — as long as it didn’t make me ineligible to win the raffle. My friend Rachel and I visited the dream home one recent sunny afternoon. I can’t tell you exactly where

it is, but suffice it to say that we didn’t have to leave our downtown office more than a few minutes before our appointed arrival time. I’m familiar with the area, but I don’t think I’ve ever been on this exact street. A friend who grew up nearby described it as a family neighborhood from which people never move away. Kids still play out in the street, and there’s been an annual block party for at least the past 20 years. As we drove up the hill and approached the house, we could tell it was going to have a nice view. So before we went inside, we walked around an exterior balcony to the backyard. Once we saw the entire view, it almost didn’t matter what we found indoors. The view encom-
passes almost every Santa Barbara landmark, along with the harbor, the ocean, and the Channel Islands, but from a rarely seen angle. The backyard takes full advantage of this panorama, and every room in the house is oriented accordingly. The house has three bedrooms and three bathrooms, with the bedrooms on the bottom floor and the living rooms on the top. It is contemporary in style, with clean lines, high ceilings, and a modern feel. Built in 2004, it occupies more than 4,000 square feet and sits on more than three acres of land. The kitchen, living room, and dining room form one open great room on the top floor, with a family room tucked up a few steps behind the living room. We walked in the back door and entered the kitchen, which is outfitted in gourmet fashion with marble-topped counters and an island, plus top-notch appliances. Downstairs, the three bedrooms enjoy another living room. I envision this as the kids’ living space, where they do homework or play video games away from the grown-ups. The master bedroom and bath are spacious. A walk-in closet built behind the headboard is but one of many examples of the well designed and beautifully appointed custom touches throughout the house. However, no matter how well designed, in just about every room of the house, the view steals the show. My gaze kept drifting out the window and down the hill. I probably looked like I was day-dreaming, which wasn’t far from the truth. The winner of the raffle will have to decide: $3 million cash or this $3.8 million house and view? It will be a tough decision but one I’ll gladly make if I’m the winner. Whether it’s me or another lucky player, I can feel good about this gamble because the proceeds from the raffle benefit a good cause—which is more than I can say for the money I spend in Las Vegas. Nevertheless, I’ll be back soon. You can bet on it.

Where did you grow up? I was born in Orange, California but move to Boulder, Colorado at the ripe old age of 2. I had the opportunity to visit my Dad every holiday and summer vacation in Laguna Niguel, California, but I lived with my Mom full time in Boulder. I joke about it now, but living in Boulder, close to great ski resorts, and vacationing in Southern California, close to the beach, I lived my retirement dream at too young of an age. Being from Boulder, are you a Colorado University Buffalo Fan? I used to be a huge Buffs fan. My step-dad was a great athlete and is in both the University of Colorado Hall of Fame and the State of Colorado Hall of Fame. He was a heck of a good football and baseball player; he eventually turned pro and played for the New York Mets. My father was also a collegiate athlete, playing basketball for Northern Arizona. Did you grow up playing sports? I did. I received a golf scholarship to the University of Oregon – Go Ducks! – and then went on to play on the mini tours for about a year and half. The first time I fell in love with Santa Barbara was on my way to Qualifying School for the PGA Tour at La Purisima Golf Club. I only spend 2 to 3 days here, but that’s all it takes. Do you play a lot of golf now? Never or close to never. My wife Michelle and I are addicted to triathlons. My time is taken up by triathlon training and our two tireless kids. Hudson is 4 and Harper is 2. The fun never stops around our house. They are both very active. How did you and your wife meet? We actually met here in Santa Barbara. Michelle was living here and I was in San Diego. We met at the best triathlon in the country, the Santa Barbara Long Course Triathlon. It all started when I gave her a hard time in the transition area before the race started. She followed with, “Yeah, maybe I will wait for you after my race is over”. We had a good laugh then, and 9 years later we still do. When and where did you get married? We got married in 2011 on Leadbetter Beach and had our reception at El Paseo Restaurant. Funny how Santa Barbara has played such a huge role in my life.

How long have you lived in Santa Barbara?
We moved here from San Diego in early 2013 and bought a home on the Mesa. We love the Mesa. It’s close to trails for running, and the beach and Los Banos for swimming, and we can ride out of our house to get to all the great trails, hills and group rides. We feel we are living our Santa Barbara dream and I love helping others do the same.
Q: MG:
How many triathlons have you competed in? I’ve competed in 63. I started competing in 2005. Michelle is at 64, which is a bit of a running joke in our family. She is faster than me as it relates to her age group, and I am not sure I will ever live that down. I am ok with that distinction. I believe in surrounding myself with great people, and my wife is the definition of great.

You just recently moved to a new bank; correct? Yes, I just opened a new office for one of the top direct lenders in the country, Alpine Mortgage Planning. Alpine is owned by Finance of America, which is a Blackstone Company. We are at the forefront of changing the definition of what a “lender” does/is. What are you offering that others don’t? Hmm, what can I share? I can tell you our clients come in two categories, home owner/potential home owner and real estate agent. We have built support AND service programs for both. From a business perspective what is your strength? Tactical loan solutions and client comfort. I understand both the complex financial details and being a homeowner and father. ecause of the often high costs and frequent horror stories that homeowners tell about their experiences with contractors, the industry ranks number two in public dissatisfaction, just behind automotive. So says Jiyan Wei, which is why he launched BuildZoom.com with his childhood friend David Peterson to level the playing field and give homeowners insight into which contractors are good and which aren’t. “Our goal is to provide homeowners with a free, public resource to help them better understand what’s happening in their neighborhoods,” said Wei, whose site aims to help the average person “find a contractor you can trust, for free.” Founders Jiyan Wei (left) and David Peterson Wei realized that there was a lack of data on contractors after he purchased his own home years ago. “I had a hell of a time finding good contractors,” Wei said. “Even when you find those guys, you can’t research it. Yelp reviews are sparse. When contractors move to another area, there’s no paper trail. There was absolutely no information out there. I thought that was a big problem.” The idea for BuildZoom sprang from this “general lack of information on who’s out there and what they’ve done.” So Wei and Peterson began collecting data from various sources.“We gathered 125 million building permits, matched them with the contractors, data share with the Better Business Bureau, Yelp records,” said Wei. “We also do a federal criminal background check.” In 2013, they launched their company, backed by investors such as Palantir Technologies cofounders Joe Lonsdale and Peter Thiel. Today, with offices in San Francisco (near where Wei lives); Norman, Oklahoma; and Manila in the Philippines, BuildZoom employs about 75 people and generates revenue through commissions when someone hires a contractor through the site.“It’s been pretty gradual and methodical,” said Wei of their growth. The site allows users to search through contractors of various types, from roofers and floorers to solar panel installers and HVAC outfits; track projects new and old in their neighborhood; see the remodeling history of your own home; print out basic legal contracts; and ask questions of licensed contractors. The site lists the number of jobs handled by each contractor and what the average price is, and also assigns a “BZ Score” to them. Contractors can tend to their own profiles, and homeowners can also add their own reviews of contractors they’ve used, though they don’t tend to be as angry as you might find on Yelp. “There’s a level of intimacy with contractors,” said Wei.“They know where you live, so you can’t pan them on public sites.” So what do contractors think of this new database all about them? “Great contractors love us,” said Wei in what could double as the company slogan.“Bad contractors hate us.” n

n Friday, September 30, more than 250 supporters of the Community Environmental Council (CEC) attended the annual Green Gala at The Lark. For this “eco-chic” event, the parking lot was brilliantly transformed into a “Green and Beautiful” party venue. Illuminated by a multitude of small lights crisscrossing overhead, the area was accented with moss and other greenery and fun hanging tissue-paper bowls. Lovely young girls adorned in white dresses, green eye shadow, and green corsages and crowns greeted guests, while servers offered green Moscow mules and farm-fresh, decadent hors d’oeuvres. Green paper mustaches on wooden sticks afforded cool photo-ops. The gala’s emcees, KEYT’s John Palminteri and 103.3 The Vibe’s Spencer Fischer, set the tone for this celebratory evening with their enthusiastic spirit and witty dialogue. Event chair Laura McGlothlin and honorary chair Neil Dipaola warmly welcomed the supporters. Recognizing the danger posed by throwing hazardous waste in the trash, CEC sited and ran the first household-hazardous-waste collection facility in the state. Geoff Green rallied the crowd for a live auction and paddle raise by reminding the supporters of CEC’s critically important work. The three-course menu, featuring Central Coast Jidori chicken and toasted farro and quinoa tabbouleh, reflected CEC’s Eat Local initiative and The Lark’s commitment to locally sourced food. In keeping with CEC’s ethic, 90 percent of waste from the event was diverted through recycling, reuse, or composting. CEC believes that climate change is the moral issue of our time and is thus focused on creating systemic change in energy, transportation, and food systems. his week’s architectural review focuses on an early vintage treasure with an initial investment in a $2,000 property lot. The history of 28 West Arrellaga Street began in 1881 when the state of California deeded Block 47 of the City of Santa Barbara to Caroline Price, who later married Thomas Sprague. Five years later, the couple sold their land to Edwin Goodall and Samuel Woolsey-Backus of San Francisco. Goodall was employed as secretary of the Goodall, Nelson & Perkins Steamship Company, which operated the well-celebrated ocean liner of the day, Orizaba, often docked in Santa Barbara and other notable ports of call along the California coastline. In addition to their steamship enterprise, the Goodall brothers had additional real estate ventures in Santa Barbara, Ventura, and the Santa Ynez Valley during the 1870s and 1880s. After one year of ownership, Goodall and Woolsey-Backus sold two sections of Block 47, one of which was acquired for $2,000 by widow Frances C. “Franny” Sawyer, whose late husband was Milo Sawyer, a prominent real estate investor and president of the First National Gold Bank. Franny was a founding member of Cottage Hospital and commissioned the residence to be built on her vacant lot. Upon her death in 1910, the property was bequeathed to her sister, Ellen Fisher, of Washington, D.C. After a year of ownership, the property was sold to Miss Rose A. Everett, a teacher at Garfield Grammar School (now the site of SBCC’s Schott Campus for adult education). By 1914, Everett sold the property to Charles E. Kenyon, secretary for the Reynolds Electric Company and the Masonic Temple Association. When Kenyon passed away six years later, his widow, Anna Peltier Kenyon, remained in home for the next 23 years. During her ownership in the 1930s, the property was converted from a single-family residence into a four-unit studio apartment house. In 1943, the home was purchased by bookkeeper Oliver L. Moulds and his wife, Ruby, and subsequently passed the home to their son and later to his daughOriginal Owner: Frances C. “Franny” Sawyer Richard ter, Alyce Moulds Pierce. N
atural ventilation can be encouraged through a technique called the stack effect. To set up this system, an opening at or near the top of the building is needed in conjunction with openings near the bottom so that hot indoor air will be drawn up and out. The greater the height and the bigger the temperature difference, the greater the natural draw. In an existing home, installing an operable skylight near the peak, combined with lower windows, creates the elements needed. A two-story house with a central stairwell is ideal for stack or “thermal chimney” cooling. Opening windows on the windward side or alternatively on the north shaded side while opening upper windows or skylights allows control of these cooling air flows. The stack effect can be magnified by adding a solar chimney or tower to increase the height and temperature differential. The sun shines into the high section of the chimney landing on a dark surface, thereby boosting temperatures. This causes the vertical draft to work even more effectively, using the hotter air at the top as the “thermal engine” to drive the conductive flow. Electric fans are another great way to create air movement within a home, especially when there are few breezes outside. Although not a part of the natural cooling lexicon, it is a low-tech, eco-friendly cooling technique. Ceiling or Casablanca fans use minimal electricity, are easy to retrofit in existing homes, and cool effectively. Look for high efficiency by Dennis Allen and high airflow (cubic feet per minute per watt, and air movement per watt). Make certain the unit you choose has good wind speed because that is what produces the cooling sensation on one’s body. According to Environmental Building News, the Haiku fan, developed just a few years ago, has the highest rating with its great aerodynamic blade design and super-quiet, super-efficient motor. Another alternative to air conditioning is evaporative cooling, which operates with much less energy than compressor-driven AC. These devices, which are often called swamp coolers, are only effective in dry climates because they work by removing heat through evaporation. They move a lot of air, so pay attention to the noise rating. The only negative is they require periodic cleaning. Taking advantage of these basic cooling strategies saves money and energy, plus it lets you live more in tune with the natural rhythms of the environment.
