the tiffany House: Upper East Classic

S

ome people appreciate a prominent address. They covet the cache of a recognizable street name: possibly for the panache or perhaps just for the convenience that such recognition provides. Other people prefer the anonymity of being tucked away on a private lane —the less well-known, the better. These are folks who don’t necessarily want to be found easily, if at all. The Tiffany House, on Santa Barbara’s upper Eastside, provides the best of both of these extremes. This beautiful craftsman home sits on the corner of Laguna Street and Pedregosa Street. Not only are both roads well-known in town, but this particular corner is noteworthy because it is a five-way intersection close to the landmark Santa Barbara Mission. I’m sure anyone who has lived in Santa Barbara for any length of time could find this corner without a map or a cell phone. The house is set far back from the street and occupies more than one-third of an acre. Its address is 401 East Pedregosa, but it is also known as the Tiffany House because it was built in 1913 for Burnett Tiffany, who had come to California around the turn of the century. The house exudes the style and grandeur of the era, befitting a residence that has been here more than one hundred years. However, it doesn’t feel overly formal or imposing. It looks and feels as if one could move in and make it their own. The entrance to the house is dramatic and dignified. I walked through the tall front hedge and up the brick walkway, pausing before the front steps to take it all in. The steps are flanked by solid ledges topped with Santa Barbara sandstone, wide enough to sit on. They lead up to an entrance portico with two hefty wood columns on either side. From this front porch, one can access the broad patio, which spans the front of the house, or head straight inside. The Tiffany House boasts more than 5,000 square feet of living space, with six bedrooms and five and a half baths. The front door leads to a spacious entry foyer, with the living room to the left and dining room to the right, and huge French doors opening straight out to the backyard.

Address: 401 East Pedregosa Street Status: On the market Value: $2,650,000 The house has a plethora of period details, including coffered ceilings, leaded windows, built-in bookshelves, wainscoting, paneling, and oak hardwood floors throughout. I kept finding myself fixated with the quaint latches and handles on all the windows and doors. There are antique light fixtures, and several fireplaces that all have charm and character. But the features that most emphasize the era of the house, and reminds you of its pedigree, are the twists and turns that one encounters while exploring the house. There’s nothing cookie cutter about the Tiffany House. It’s wonderfully one of a kind. The basic floor plan of the house has the living room, dining room, kitchen, and two bedrooms on the first floor, with the remaining bedrooms upstairs. There is also a library, a breakfast room, and a butler’s pantry on the first floor. And there are not one but two staircases to

choose from. The grand front staircase is wide and well used, leading up to a landing that sports a huge hidden media closet with plenty of built-in storage. But there is also a back maid’s staircase that leads to a separate sitting room that feels like a secret hideaway. Upstairs, there are four more bedrooms, an office, and a sunporch. The master bedroom suite might be my favorite part of the house. It occupies the front westernmost corner, and it’s spacious, with separate double walk-in closets, a fireplace, a dressing room, and a balcony. The master bathroom has its own private patio, along with a luxurious bathtub and separate shower. It may contain more marble than I’ve ever seen in any one room. As charming as the interior of the house is, the yard of the Tiffany House is a wonder, as well, with fruit trees, separate lawn areas, and brick patios, all surrounded by a private hedge. There is a covered veranda off the side of the house that provides an additional huge indoor/ outdoor living space, plus a pool and a hot tub. If all of this isn’t enough, there’s also an oversized detached garage behind the house. At 863 square feet, the garage is larger than many apartments. It has an attached workshop and large storage room that once upon a time served as the carriage house. The garage fronts onto a quaint little street-that’s-not-a-street tucked between Pedregosa and Montgomery streets. I walked down the lane and got the feeling that it’s a cozy, happy little micro-neighborhood, retaining its anonymity without even a street sign to mark its existence. So whether one wants the recognition of a wellknown address, or a hideaway on a no-name lane, the Tiffany House provides both, with a huge dose of charm and character along the way.

dward Payson Ripley was born on October 30, 1845, in Dorchester, Massachusetts. His family’s descendants had settled in the New World colonies in 1638, where their lineage included nine prominent blacksmiths. E.P. Ripley attended public schools and began his professional career in 1862 alongside his father as a dry goods merchant. Yet six years later, he jilted his father’s enterprise to become an officer in the booming U.S. Railway Service, where he rose through the ranks and became president of the Santa Fe railroad by 1895. In 1871, Edward married Frances E. Harding, also of Dorchester, Massachusetts, where they had four children. Ripley first visited Santa Barbara in March 1894. Two years later, the entire family accompanied him, and they stayed at the famed Baxter Terrace, a residential hotel for wintering guests. (Ironically, this historic Victorian, located at 302 West Micheltorena Street, currently operates an upscale studio apartment house). In March 1900, they once again returned to Santa Barbara by private railcar with several Chicago friends in tow.Among the invited were Daniel E. Richardson and his wife, who purchased acreage along upper Cold Springs Road in Montecito where they built a craftsman-style cottage. In subsequent years, this bungalow became the caretaker’s residence when their verdant acreage was acquired by Henry Bothin, a prominent California businessman with ties to water rights in the San Francisco Bay Area. It was here that he Original Owner: Edward Payson built a 12,000-square-foot, Italianate-style Ripley and Frances Harding Ripley villa, which he christened“Piranhurst.”The renowned estate, with elaborate Tea Gardens, is still nearly intact and located across Year Built: 1904 the street from Westmont College. Initially, the wintering group contemArchitect: Francis W. Wilson plated a three-week jaunt; however, due to the balmy, Mediterranean-style weather for which Santa Barbara is well known, their vacation was extended by several weeks. They stayed in nearby Montecito in a guest cottage on the grounds of the Santa Barbara Country Club (the present site of the Four Seasons Biltmore Hotel), where they golfed on one of the first courses in California. The following year, during their winter excursion, the families rented one of the Crocker Row properties, located on the 2000 block of Garden Street. In subsequent years, the family returned for the winter season, where they leased vacation homes on Pedregosa Street and later on Anacapa Street. In April 1904, the Ripleys bought acreage on the corner of Pedregosa and Garden streets. It was here they commissioned renowned California architect Francis W. Wilson to design a handsome three-story, 20-room home on the rustic land. By early 1905, the family domain was completed at a cost of $15,000. E.P. Ripley was a member of the Santa Barbara Chamber of Commerce and, in 1918, was voted in as a director. Shortly thereafter, he was elected president of the Museum of Natural History on Mission Canyon, only to serve for about one year, as he died in February 1920. With success and fortune on his side, he was known by friends and colleagues to “meet everyone with common footing.” His additional accomplishments include townships named in his honor (Ripley, California and Ripley, Oklahoma) for having established railroad service to these rural locals. One of the Ripley’s four children, Alice Harding Ripley, was married to Schuyler Montgomery Coe in the bucolic gardens on the property and maintained the family home as a part-time residence. The house, badly damaged by the 1925 earthquake, was restored to its original status by Alice. The countrified landscape was lovingly maintained by F.J. Tone, the family’s groundskeeper, for more than four decades, and was regularly visited on the Garden Tours for many eventful seasons. Shortly after Alice’s death in 1957, the residence was torn down and subdivided to make way for several property lots. Sadly, all that remains today is the Italian stonewall that surrounds the perimeter of the original property line.

The Foodbank’s Table of Life Gala

O

n Saturday, October 8, more than 200 supporters of the Foodbank of Santa Barbara County celebrated in style at the fifth annual Table of Life Gala held at Jim and Stephanie Sokolove’s picturesque Montecito estate. In the process, they raised more than $250,000. Guests gathered in the late afternoon on the terraces and poolside to mingle, sample tasty hors d’oeuvres, and listen to music by the Doublewide Kings. Band member Palmer Jackson Jr. then laid down his guitar, donned his emcee cap, and beckoned guests to an adjacent lawn area for the dinner and program. Chef Michael Hutchings created gourmet versions of classic favorites for appetizers and the buffet dinner, Event committee members, from left: D.C. McGuire, cochair while his wife, Christine Dahl, made Ann Daniel, cochair Nancy Sheldon, Rebecca Goebel, and Diane the decadent desserts. Guests were Zipperstein reminded of the critical role of the Foodbank with a small card at each place setting bearing the sobering statistic that the Foodbank serves one in four residents in Santa Barbara County. CEO Erik Talkin explained the innovative approach taken by the Foodbank in focusing on a long-term solution. According to Talkin, it is crucial to provide not just food but education and empowerment that will lead to a healthier diet. The Foodbank accomplishes this through partnering with more than 300 organizations to implement many innovative programs. Dr. Fred Kass, director of medical oncology at the Cancer Center of Santa Barbara, noted that obesity is now the problem most affecting life expectancy. He shared the startling fact that life expectancy for the lowest income groups has not changed in the past 50 years. The gains have come largely in proportion to access to good nutrition and health care. He lauded the Foodbank for its part in Board president Barry Spector and honoree Maryan Schall helping to prevent the next generation of patients at the Cancer Center. The event honored longtime Foodbank supporter Maryan Schall for her own giving and her active role in fundraising. Schall stepped into action moments later, leading a paddle raise that garnered $100,000 in the course of a few minutes. The event also honored Deckers Brands for the many ways its employees volunteer with the Foodbank. At the conclusion of the program, the Doublewide Kings took to the stage and provided lively dance music.
