Historic Home Redefined

T

hey say that “everything old is new again,” and The Manor House at The Knoll off Patterson Avenue is certainly a prime example. This grand estate is rich in history, yet at the same time it is the centerpiece of one of the newest luxury developments in our area. I had the pleasure of touring The Manor House during a recent showing, as this newly refurbished home was being reintroduced to the public for the first time. I was also able to speak with Jeff Nelson, the founder and CEO of Oak Creek Company, which restored this home while building the 12 new homes that compose The Knoll. The Manor House was built by a family who fled Austria in the early 1930s as Adolph Hitler was rising to power. Having the means to live anywhere, they chose Santa Barbara as their refuge. They hired the architectural firm of Edwards and Plunkett, who had designed the Arlington Theatre just a few years earlier, to design their dream home high on a hilltop.

Nelson researched the history of The Manor House so that its past could influence the property’s modern update. “We paused to do what was appropriate for this distinguished house to balance modern living with the irreplaceable character of this grand estate home,” explained Nelson, who said that it was built the same year as the Golden Gate Bridge. “It was an era where there was advanced engineering, and the Depression allowed for affordable pricing for the best quality materials.” As such, The Manor House is still incredibly solid. Its 6,530 square feet include an 1,100-square-foot garage on the lower level, which was built long before automobiles became popular. The main focus in refurbishing the house was to create a better flow from the indoors to the outdoors.“In the late 1930s, plateglass windows were new and special,” said Nelson, who replaced many of those windows with modern French doors to better bring the outdoors in. The house now flows from a back outdoor patio with coastal views to a front patio looking toward the mountains. The other major update to the property was landscaping. “We cleared volunteer vegetation from the site to open up the 360-degree views that the property originally enjoyed when it was built as a hilltop mansion,” Nelson explained. “New landscaping consistent with a grand estate has now matured and achieves the goal of being both current and timeless.” I confessed to Nelson that even though it was added in the 1950s, the tiki bar off the living room is one of my favorite parts of the house. It has huge, west-facing windows and a fully decked-out professional bar with seating for at least 20 people. It immediately transports you to an island in the South Pacific. “It must be one of the greatest

places to entertain in Santa Barbara,” Nelson concurred. He pointed out that not only does it also have an incredible view, but it’s also built with old-growth bamboo and hand-painted Tahitian murals. If the walls of The Manor House could speak, they would have many stories to tell. It’s a grand estate that feels both welcoming and home-like. Now that its features and finishes have been made current, it is awaiting a new owner to help it write the next chapters in its historical book.

the cecilia Fund’s 125th annual tea

ore than 100 members and guests of The Cecilia Fund gathered at the Santa Barbara Club on Thursday, January 26, for the 125th Annual Tea and Membership Meeting. Founded in 1892 as the St. Cecilia Club, The Cecilia Fund (TCF) is, and always has been, a secular organization. A small nonprofit with no paid staff and little overhead, TCF pays for critical medical and dental care for low-income residents of Santa Barbara County, with most grants going to residents of the South County.

After a reception, guests were seated at tables for tea, finger sandwiches, and sweets. Co-president Susan Johnson welcomed the guests and introduced author and historian Erin Graffy, who gave a fascinating talk about life in Santa Barbara at the time of the founding of the St. Cecilia Club. Dr. Domenic Caluori, chief dental officer

at Santa Barbara Neighborhood Clinics (SBNC), gave an interesting presentation on health care and the critical role played by SBNC, a nonprofit health center with four medical clinics and two dental clinics. He stated that he was “in awe” of The Cecilia Fund, the organization SBNC turns to when it has no other options. Caluori thanked TCF’s longtime case investigator Nikki Rickard, calling her “superwoman” and noting how she spends hundreds of hours poring over treatment plans and “knows so much about dentistry she should get an honorary dental degree.” Clients are referred to TCF through many area healthcare providers and agencies such as the Cancer Center, Santa Barbara Neighborhood Clinics, and Catholic Charities. The population served is the working poor, the unemployed, the disabled, and low-income seniors. Funds are raised through annual membership dues (member-

ship is open to anyone), donations, bequests, and grants. TCF does its own review of financial need and allocates its limited funds accordingly, paying providers directly. According to Rickard, TCF tries to treat as many people as possible with limited resources, so sometimes it has to turn down requests because the amounts requested are too large. Rickard is a skillful negotiator, who shared that “sometimes you just have to beg.” She typically obtains significant discounts, thereby immensely stretching TCF’s donors’ funds. Much of TCF’s funding is for dental care, which is often required before other medical treatment can occur. Last year, TCF made grants totaling a bit more than $100,000. This year has started with a strong demand, with requests for funding in January totaling more than $47,000. For more information, go to ceciliafund.org.

Montecito estate Mira Vista once housed Westmont’s women students.

Mira Vista estate T he transition of Montecito from an agricultural region to a wealthy residential community may be traced to the early 1890s. Although transplanted Easterners discovered the area as early as the late 1860s, they came largely to work farms and ranches. When Isaac George Waterman settled in Montecito in 1892, he had no such intention. Waterman was born in 1871 in Philadelphia. His family had built its fortune in a number of ventures including Caribbean coffee plantations, coal mining, and railroads. Orphaned at age 14, he was trundled off to Santa Barbara by his grandmother for his health, to a house near today’s Granada Theatre. Waterman was an accomplished musician, and it was at one of his concerts that he met his future wife, Jean Alexander, whose father had also come to Santa Barbara because of flagging health. After marrying in 1892, they moved to a small house on acreage that Waterman had purchased near Sycamore Canyon and Ashley roads. The couple set about expanding the home, adding a music room and a large west wing made of stone. They engaged Elizabeth Burton, a major figure in Santa Barbara’s Arts and Crafts movement, to design the gardens, which emphasized a woodland effect. They christened their estate Mira Vista, and the home became a social center as more wealthy Easterners began to flock to the region. Waterman employed a large staff; James Ross, the coachman, later became Santa Barbara chief of police and then county sheriff. Waterman was a profligate spender and by the early 1900s had a number of creditors snapping at his heels. There is some indication that these overdue bills were not due to financial problems; Waterman simply chose not to pay

them. The marriage was also in trouble, and after living apart for four years, the couple divorced in 1901. Spending less and less time at Mira Vista, Waterman sold the seven-bedroom home and surrounding 42 acres in 1905 for $85,000. This included large lemon orchards, which had been a source of income for the family. The estate passed through the hands of a number of owners until sold to Mr. and Mrs. William G. Henshaw in 1913. The selling price of $132,000 indicates the growing value of Montecito real estate. The Henshaws proceeded to greatly enlarge the main house, using stones quarried from Montecito Creek to replace the vestiges of the original wooden house, and expanded the entire structure to three stories. Little expense was spared, with interiors finished in walnut, redwood, and mahogany. The gardens were also redone and featured fountains, pools, a large artificial lake with an island, and, in 1917, even a statue of Abraham Lincoln. Such was the magnificence of the Henshaw’s creation that the local Flying “A” Studios used the grounds as a movie set. Mira Vista remained in the Henshaw family until 1945, and, in the following year, the property was sold again, this time to Westmont College, which transformed the main house into a dormitory for women students. In the early 1970s, the college began to divest itself of the property, and the dormitory became a private residence again. A 1980 real estate magazine describes the property: 16 bedrooms, 14½ baths, a living room 48 feet long and 21 feet wide. All of this, with grounds that included a five-bedroom guest cottage, could be had for under $1 million. The estate house still stands today as the embodiment of that all-important transitional phase in Montecito’s past.

Prune, Don’t Ruin F or as long as I’ve been a gardener in Santa Barbara, there have been two landscaping practices that I’ve never really understood. Number one, which I will address at another time: Why do folks rake up all of the mulch — be it leaf litter, compost, or other organic material — from their garden beds instead of adding it to their garden beds? And two: For what reason do they shear all kinds of non-hedge-type plants and even vines into dense and unrecognizable blobs of foliage? It’s no secret how strongly I feel about this issue. Sheared hedges certainly have a place in formal gardens, or even informal ones, if a screen or barrier is needed for privacy. If topiary is your thing and you want a Eugenia giraffe, privet grizzly bear, or boxwood tortoise grazing through your garden, then by all means whip out those clippers. But by continually shearing your garden shrubs and, in some cases, even trees into squares, balls, and triangles, you lose the natural shape and integrity of the plants to say nothing of the blooms if the flower buds are relentlessly lopped off with hedge clippers.

Another consequence of all this wholesale snipping and clipping is that vines will no longer “vine” but will instead become amorphous and hedge-like, and, again, you’ll be lucky if you ever get to see a flower on the thing. There are exceptions, as a few vines such as pink jasmine (Jasminum polyanthum) do benefit from a radical pruning once in a while to keep them from becoming invasive and tangled. You’re probably thinking, “Okay, Mr. Smarty GreenPants, how do I keep my garden from becoming a jungle? And what are my gardeners supposed to do every week if they don’t indiscriminately chop things down?” For existing garden plants, consider doing nothing for a while. Where appropriate, allow plants to reclaim their natural shapes and growing habits. Then, handshape and thoughtfully prune them back to resemble what they were supposed to look like if left to grow on their own. In the future, consider choosing plants that max out at the size of the space they are intended for. That way, when they’re fully grown, they may only need an occasional thinning in order to rejuvenate them. Hibiscus, oleander, rhaphiolepis, and some compact types of pittosporums are examples. Pick out plants that are slow growing such as sasanqua and Japanese camellias, so eventually if they need some selective and creative hand-pruning, they will slowly add growth back and will not need maintenance too often. Lastly, thin vines naturally by selectively cutting out entire shoots and older, woodier stems. This will not only keep your vine, well, vining but will also guarantee that it will bloom, as well. n

S an Option to Replacing Old Windows

S

wapping out old, single-glazed windows with high-performance dual- or triplepane units is costly. Moreover, it is often not allowed in historic buildings. Architectural historians insist on maintaining the appearance and character of windows in classic old buildings, irrespective of their performance. According to the U.S. Department of Energy, around 30 percent of the energy used to heat and cool our homes is lost through inefficient windows, even though windows often make up less than 10 percent of the surface area of a house. A less costly possibility, rather than replacing inefficient windows, is to install an insulating window film. Glazing films have been around for more than 50 years, with high-performance films only in the past decade. They have evolved along with the great gains in window technologies. Coatings and films have become standard in high-quality windows. The large choice of offerings can yield greater or lesser heat gain, visual clarity, ultraviolet blocking, and insulating values, to name a few of the available options. The cost of replacing residential windows can easily be $125 per square foot or more. Window films such as 3M’s Thinsulate Climate Control film offers good performance for a fraction of the cost. This type of low emissivity, or “low-E” film, improves the insulation value of a typical single-pane window to approximate a double-pane unit (up to about 92 percent). The emissivity rating can be as by Dennis Allen low as 7 percent, meaning that 93 percent of a room’s heat is reflected back into the space and doesn’t escape outside. Low-E coatings reduce heat loss in winter and heat gain in summer. As a result, the initial installed cost of $5-$15 per square foot (depending on film type and size of the job), is a two- to five-year return on investment (ROI). The comparable ROI for replacing old windows with high-performance units is 30-50 years. Some of the recently introduced low-E films have high visible light transmission (visible transmittance of 70 percent), meaning they have basically no impact on views — no darkening and no distortion. Furthermore, these coatings block 99 percent of ultraviolet rays to fully protect furniture, rugs, upholstery, and artwork from fading. Window film application does not require a professional installer. Professional installation, however, is highly recommended for quality purposes and to have the 20- to 30-year warrantee apply. Installation by professionals takes only minutes per window. Full curing of the film takes a few days to a month. For reasons of energy savings, modest cost, comfort, and fade protection, low-E window films are important to know about.

ince merging his private practice with Harrison Design in 2004, architect Anthony Spann has overseen the firm’s Santa Barbara office, working on the forefront of custom home-building and commercial design. One of Spann’s favorite projects unfolded on Santa Barbara’s historic Crocker Row on Garden Street, one of five private homes commissioned in the 1890s by William H. Crocker, son of railroad financier Charles Crocker. Designed by architect Arthur Page Brown — best known for creating the Spanish Revival style of architecture — the 3,700-square-foot Anthony Spann home, like the others, was built to accommodate wealthy vacationers, featuring ocean views, four upstairs bedrooms, and a ground-floor butler’s pantry, kitchen, and servants’ quarters. Over the decades, some of the home’s original character had been obscured by waterproofing and utility upgrades and was damaged by the 1925 earthquake. The client’s unwavering game plan sought to restore its true form while adding modern conveniences. Without the benefit of the home’s original drawings — which were nowhere to be found — Spann started in on this “magical turn back of the clock,” he said, meticulously documenting existing details and working closely with general contractor Giffin & Crane, which “understood and completely embraced our client’s vision.” “Every day we had to come up with solutions,” remembers Geoff Crane, whose Santa Barbara company celebrated 30 years in business in 2016. “And our solutions had to fit historical circumstances and constraints.” With Spann’s blueprints in hand, crews slowly disassembled, catalogued, and stored untouched features — including windows, doors, fireplace mantles, and an interior staircase and baluster — before replacing the 120-year-old boulder foundation with an up-to-code concrete footing. Stonemasons hid the visible perimeter of this new foundation with veneers cut from the original sandstone. With the house now level and stabilized, modern hardwood flooring was installed, finished with creative treatments to re-create original sheen and texture. Distressed redwood serves as matching baseboard and crown molding, and in the kitchen, there’s all-new period cabinetry by Santa Barbara’s Starbuck Minikin. In the upper stairwell, they opened up a library space that showcases the home’s quatrefoil window. Also upstairs, they reduced the number of bedrooms and added a master bath, all within the building’s original footprint. At the same time, they upgraded living spaces with air conditioning, radiant flooring, and other modern conveniences, hiding contemporary systems behind original moldings, in closets, and under the house. Santa Barbara officials closely followed the architectural and building process, some of which was integrated into the city’s development standards. In 2015, the project won the city’s Edwards/Plunkett Award for Historic Preservation. In December, the project earned Spann the Architectural Heritage award by the Santa Barbara chapter of the American Institute of Architects. Spann and Harrison Design also recently completed a historic preservation project at the Fielding Graduate University home at 2112 Santa Barbara Street, which received landmark designation.
