I

f you know me at all, you know that I absolutely love living downtown. I walk to work, to State Street, to dinner, to the gym, to the store. I walk everywhere. I also walk my dog Scout a lot just because, well, she’s a dog. They need walks. It gives me a great excuse to stroll our neighborhood—to check out the progress of peoples’ garden projects, and admire their decorations during the holidays and their architecture all year round. So when I heard about a new listing at 828 Bath Street, I was already pretty familiar with the area. I had even written about the big stone house on the corner last fall. I’ve been around the block, so to speak. But when I walked up to visit 828 Bath Street last week, I was reminded that you can’t always see everything from the sidewalk. What’s happening on each block is sometimes hidden in the middle of the block, out of view from pedestrians passing by. The building on 828 Bath Street is a collection of five townhomes built in 2008. They are a subtle Craftsman style, with only one of the homes actually on Bath Street. A wide driveway invites visitors back into the middle of the block to discover the other four units. On this gray, overcast morning, the day seemed quieter with each footstep I took as I headed down the driveway and toward the home marked Unit C. Beyond a low, wooden front gate, a grassy path inset with sandstone pavers led me around the side of the house and to the front door. This entryway, hidden not only from the street but from the other four units, as well, set the tone for the quiet seclusion of this home. Once through the front door, the luxurious designer interior promised all the amenities of modern living, and felt removed from the bustle of downtown and the rest of the world. The entryway leads into an open-plan great room downstairs, combining living room, dining room, and kitchen into a chic, comfortable living area. Windows and glass doors all around show off the lush tropical outdoor space, adding to the tranquility and providing seating and alfresco dining options, as well. The kitchen boasts granite countertops, stainless-steel appliances, custom built-ins, and clever storage space including a pantry built into the wall under the stairwell. A large island creates a natural gathering place and guides the flow through the room.

A tour of the ground floor wouldn’t be complete without a peek into the two-car garage. It is immaculate, has interior access and custom storage, and has been outfitted with 220-volt electrical power for charging electric cars. There’s a convenient half-bath downstairs, too, but all three bedrooms and remaining two baths are on the second floor. Upstairs, two distinct wings provide privacy and dual living options. At the top of the staircase, the master bedroom suite — with a big bathroom and walk-in closet beyond—lies to the right at the back of the house. Turn to the left instead, and there are two bedrooms connected via a romantic outdoor patio with a balcony overlooking the front of the house. A central full bath and a laundry area complete the upstairs. As I walked back downstairs, out the front door, and down the pathway, I was again reminded of the privacy offered by this home’s location. It shares only one common wall and is the end unit in the middle of the block. As much as Scout and I may cruise Bath Street, we’ll never really see it all or be privy to what is happening in the middle of the block. There’s a lot of living happening beyond the view of the curious, dog-walking, neighborhood locals.

efrigerators are a normal part of our lives. Similarly, 86 percent of homes in America have air-conditioning. The link between these two is the refrigerant used, primarily hydrofluorocarbons (HFCs). HFCs became the dominant coolant following the 1987 Montreal Protocol, a global agreement that phased out the prevalent chemical refrigerants in use at that time — ones that were destroying the planet’s ozone layer. Although HFCs have no deleterious effect on the ozone layer, they warm the atmosphere 1,000-9,000 times more than carbon dioxide, depending on the exact chemical composition. Even though they make up only a small percentage of greenhouse gases, the powerful heat-trapping properties of HFCs created the urgency that led to an agreement last October to replace them. After seven years of turbulent negotiations, most of the world’s nations agreed to a compromise amendment to the Montreal accord: The richest countries will freeze production and consumption of HFCs by 2018; much of the rest of the world, including China, Brazil and all of Africa, will do the same by 2024; and a few of the world’s hottest countries, including India, Pakistan, Iran, Saudi Arabia and Kuwait, will have the most lenient schedule, with a target date of 2028. Compared to the Paris Agreement of December 2015, this climate agreement has received little fanfare. Yet its impact will be equal to or greater than that of the heralded Paris accord: It is binding rather than voluntary like the Paris document. Moreover, scientists estimate it will reduce global warming by about one degree Fahrenheit, a truly major achievement. There is some concern that the replacement chemicals, some of which are already being manufactured, may not achieve the goals set forth in the agreement. Some of the new coolants are attemptby Dennis Allen ing to balance warming potential with higher energy efficiency. One of the reasons that India and other countries in the 2028 grouping pushed for delays is that their people are on the verge of being able to afford air conditioners powered by HFCs. The new options tend to be more expensive. A big dilemma of global warming is that the means of keeping us cool make warming worse. Refrigerants cause emissions, namely leaks, throughout their life cycle — during production, when being serviced and at time of disposal. If handled with care and stored at the end of their cycle, they can be purified for reuse or processed into other chemicals that don’t cause warming. Unfortunately, these procedures augment costs. We are coming to understand that the answer to global warming lies not in one grand strategy but in moving forward with many measures deploying a variety of approaches and technologies.

ith California’s energy code getting more and more stringent, building green is no longer a trend; it’s a given. Generally, homebuilders pay more up front for green technology, from energy-miser lighting and appliances to solar power and tank-less water heating. Over the long haul, however, the savings add up. But there’s more to it than that, said Bruce Giffin, cofounder and CEO of Giffin & Crane General Contractors, which has been building high-end custom homes (like the one pictured above) in Santa Barbara for 30 years. “Building green is not about simply using the latest products,” Giffin said. “It’s also about how you design and build the structures to withstand the forces of nature.” In that respect, superefficient LED lighting and the latest bamboo flooring is great, he explained, but much deeper is the understanding of how proper drainage, especially behind exterior stucco walls, keeps a home free of rot and mold, both of which can lead to expensive problems that, more often than not, require extensive demolition and rebuilding with all-new materials —not exactly the greenest way to go.“A home’s longevity and durability is a huge part of the greenbuilding process,” he said. Builders also have to account for Santa Barbara’s most common natural disaster: wildfires. In the case of the pictured home, Giffin & Crane was able to check off two boxes with a single detail: Inside the 12-inch-thick, double-framed exterior walls, rigid reflective paneling not only helps protect the building from extreme wildfire temperatures but also provides another layer of insulation to keep the inside living spaces cooler in summer and warmer in winter. More savings stack up with the home’s state-of-the-art solar system. Hidden on the roof, photovoltaic panels gather sunlight throughout the year —yet another bonus of living in a Mediterranean climate — and typically generate more electricity than the home needs. The surplus energy goes to the regional power grid and is credited back to the homeowners. A separate system also circulates and warms the swimming pool’s water through sun-heated rooftop panels, working with the forces of nature for a home that’s built to last.
