I

’ll admit, I was a little bit nervous as I drove through the gates and up the long stone driveway toward 4215 Mariposa Drive in Hope Ranch last week. Multimillion-dollar houses sometimes feel more like museums than homes to me, and the entrance to this one is a little intimidating, with tennis courts, horse paddocks, and multiple outbuildings sitting beyond a huge expanse of manicured lawn leading up to the main house. The house itself is long and low, with a balcony stretching all the way across the upper floor of its two-story façade. A brick pathway leads past sculpted shrubs, through a fragrant rose garden, and to the front door. Stepping inside, the entry foyer is grand and welcoming at the same time. A spiral staircase of gleaming hardwood leads up, while the living room sits to the left, and an inviting covered porch beckons straight ahead. This covered terrace might well be one of my favorite parts of this home, blending inside and outside space and offering gorgeous views of the backyard, complete with sparkling pool and horse corrals and looking all the way to the ocean. It adjoins the living room via several sets of French doors, and leads back inside to the library as well. The library opens up one way to the family room, in the back of the house, and in the other direction to a large formal dining room. The dining room has a big brick fireplace, wainscoting, and separate built-in linen and china closets. The lighting throughout the downstairs is a combination of beautiful period fixtures and chandeliers, plus modern recessed lighting. The house was built in 1940 but was recently renovated, and it enjoys the advantages of both vintage character and up-to-date conveniences. A hallway from the dining room leads to the rest of the downstairs rooms, which include an office, bedroom, sunny breakfast room, two half baths, another covered porch, and a spacious laundry room. Back at the front of the house is the gourmet kitchen, with Viking appliances, a granite-topped center island with seating for four, a desk, a fireplace, and generous display space both in cabinets and on stylish shelves.

The upstairs is split into two huge bedroom suites, each with two walk-in closets. Both bedroom suites enjoy the vantage point of being up above this private estate, with the balcony stretching the length of the entire house, allowing a view over the front of the grounds and the mountains beyond. The master suite has a long brick veranda on the opposite side as well, providing fantastic ocean views and a tree-house feel of being surrounded by greenery way up high. The other suite has a covered sunroom with built-in desks. This is obviously currently the “kids’ room,” with big single beds and a fantasy media setup. Both of these suites are large enough for much more than sleeping, and I couldn’t help but calculate that either one of them is about the same size as my entire house. But rather than feeling grand or opulent, both suites are comfortable and almost cozy feeling. It was in the bedrooms that I noticed sweet indications of the owners’ lives: a love note from a parent to a child on a chalkboard in the kids’ closet, and a cat scratching post in the master bedroom. The house at 4215 Mariposa Drive is almost 7,000 square feet, and sits on nearly four acres. It has tennis courts, a three-stall barn, a tack room, two riding arenas, a pool and spa, a guest cottage, a tennis pavilion, a garden pergola, and more. But amid all this, there is also an adorable playhouse with a fenced yard that I imagine would be perfect for chickens, or maybe a goat. As grand as the setting is, there are signs everywhere that this house loves to be lived in. It was designed to be a home rather than a museum. I drove back down the drive, happy to have seen this equestrian estate in our own backyard that feels ready to make its new owners feel right at home.

lotusland celebrates Valentino Style

A

journey through the gardens at Lotusland is a magical experience on any day, but on July 29, the stunning background was only part of the phenomenal experience. For Lotusland’s Avant Garden summer bash, fashion installations by the renowned Italian house Valentino, along with a variety of entertainment, were deftly placed throughout the spectacular gardens. The annual fundraising event, which sold out two months in advance, was attended by 500 guests, fashionably sporting garden attire, black-tie outfits, and amusing costumes. The event raised an estimated $400,000 for Lotusland’s operations. The fashion theme was chosen because Ganna Walska, the estate’s founder, was known for her iconic style—in her clothes as well as her garden. Guests were greeted at the entrance with an assortment of libations and a performance by Opera Santa Barbara’s soprano Deborah Bertling and mezzo-soprano Joanna Lynn-Jacobs. As guests began their journey, they were met by decorative artist Colette Cosentino, who was putting the final touches on a 400-foot-long mural that separates the main walkway from what will become the new Japanese garden. Working with photographs from the landscape architecture team, Cosentino beautifully painted, just for this event, a vision of what will appear in late 2018.

Inside the Main House was the special exhibition Avant Ganna, showcasing Walska’s own fashion sense with her eclectic collection of costumes and jewels. Guests were greeted in the breathtaking aloe garden with a violin concert and in the equally lovely water garden with the first Valentino installation. All of the clothes at the event were from Valentino’s fall 2017 collection, featuring floral prints. The rose garden featured live cello music, and the striking topiary garden was the scene of more Valentino fashions. Around the next corner, in the shade of the olive allée, State Street Ballet dancers gracefully performed selections from Common Ground. Against the picturesque backdrop of olive trees, the performance was especially enchanting. While it was difficult to leave the allée, the modern cactus garden beckoned with beautiful models featuring yet more of Valentino’s fall collection. After this exhilarating garden-and-fashion odyssey, guests emerged on the grand lawn, where more libations, hors d’oeuvres, and music awaited them. Comfy lounge furniture was interspersed with bar tables for those wishing to recline, though most preferred to mix and mingle. A three-course meal featuring New York strip medallions was served alfresco. During the program, docent James Cunningham and student Elena Thomas explained Lotusland’s 4th Grade Outreach Program, which provides

life-science classroom presentations and hands-on learning experiences at Lotusland for students throughout the county. Guests enjoyed another performance by State Street Ballet, and emcee/auctioneer Eliza Osborne, executive director of the Centre Pompidou Foundation, enticed guests in a live auction. Lotusland is a 37-acre botanical garden that is home to more than 3,200 plant species. Madame Ganna Walska spent 43 years designing the 25 individual, unusual gardens. The event helps support their $3 million annual cost of operations.

‘smart’ thermostats

I

n Santa Barbara County, residences are the second largest consumer of energy, next only to transportation. When all buildings are lumped together worldwide, the built environment consumes more energy than any other aspect of human activity. Efforts to reduce energy usage in buildings has led to recent and continuing innovations in IT control systems. The Nest Learning Thermostat is one such example, first appearing on the market in late 2011. A few former iPhone engineers decided to bring smartphone thinking and technology to residential thermostats, which had hardly changed in the previous 100 years. The result is an electronic, programmable, self-learning, and Wi-Fi-enabled thermostat that optimizes the heating and cooling of homes to conserve energy. By using built-in sensors and smartphones to detect when the owners are at home or away, the Nest can shift into energy-saving mode when nobody is home. The company, now owned by Google, has already brought out a third-generation thermostat. These wireless, “smart” thermostats are able to learn owners’ patterns and habits and take independent action. By eliminating the capriciousness of human behavior, they maximize energy saving and, thereby, dollar savings on utility bills. An additional “green” plus is that they always nudge inhabitants toward more energy-efficient behavior. Numerous studies show that “smart” thermostats save 12-15 percent of energy. High cost—typically $200-$250, depending on the brand and model—is the main deterrent to widespread adoption. Today only 2 percent of the potential market has “smart” thermostats. Prices are expected to decrease as comby Dennis Allen petition increases, but even at current prices, the payback is only a little over a year. The Nest has an attractive, sleek design, which belies its solid and durable construction. Because of its internet connection, updates can be delivered by the company to fix bugs, improve performance, and add additional features. The Nest is accompanied by excellent customer service, not the least of which is notifications of when to change air filters or when your equipment is malfunctioning and needs repair. Ecobee 3 is another brand with most of the same features, but it lacks the ability to create a heating/cooling schedule based on one’s comings and goings. It has an advantage that Nest lacks, however: remote room sensors. If one’s heating and airconditioning system has zoning capabilities, then the Ecobee 3 unit generates energy savings when parts of the house are unoccupied. All these “smart” devices are linked to smartphones by user-friendly apps for remote-control options. Control systems offer greater comfort and greater dollar savings and help our distressed planet. The recent development of “smart” thermostats exemplifies one control device that realizes these multiple benefits.
