I
felt like a matchmaker when I visited 1720 Chapala Street last week. Unit 9 is an adorable one-bedroom condo for sale on a quiet residential block near downtown. With a listing price of $472,000, it’s as close to affordable as we are likely to find in Santa Barbara. Therefore, my first inclination when I saw this handsome home was a quick review of my list of friends who might be in the market. A find like this doesn’t come along every day. Ever since I became a homeowner earlier this year, I’ve become somewhat of an evangelist among my friends: encouraging them to get pre-qualified, run the numbers, and talk to a Realtor to see where they stand and what homeownership might look like for them. For one lucky first-time buyer, home ownership might look just like 1720 Chapala, #9. So I immediately went into matchmaker mode, thinking about which of my friends might fall in love with this eligible residence. It’s not fancy. It’s a one-bedroom, one-bath condo. But at 672 square feet, it’s plenty of space for a single person or a couple. I was impressed before I even walked in the door. The whole building is set sideways on its lot, so all of the units face 90 degrees from rather than toward the street. Unit 9 is upstairs, with a private balcony that runs the length of the home and is accessible from both the front door and the bedroom. From the balcony, the view is lush, green, and tranquil. Ferns and palm trees line the meandering paths on the complex grounds, and a stand of tall bamboo forms a fence and a lovely screen as a backdrop
for the rest of the gardens. The overall atmosphere is of a verdant rainforest. The front door opens into the living room, which showcases the new flooring and paint found throughout the unit. The kitchen is just beyond the living room, not completely open, but separated enough to define the two main living spaces. With new appliances, lots of natural light, and enough room for a dining area, the kitchen is spacious for a home this size. I must admit I was a bit envious comparing the amount of counter and storage space with that of my own tiny kitchen. But that comes with the territory of being a matchmaker. One has to be pretty confident

The bedroom and bathroom are down a short hallway with a large, mirror-fronted closet, plus an area perfect for a desk or dressing table —another unexpected bonus in a condo of this size. The bathroom has been recently remodeled and sports sleek white cabinetry and new fixtures and lighting. The bedroom is automatically a winner in my book, with sliding glass doors out onto the balcony and a view of the gardens below. There is a laundry room on-site, shared with the other 10 units, and a covered carport with storage. I peeked at both before I left and was impressed that they were larger and more deluxe than what I expected to find. The location of 1720 Chapala might be one of its most enviable qualities: two blocks from South Coast Deli, less than three blocks from Cajun Kitchen, and only one block to State Street. The 1700 block is close to everything but outside the most congested parts of downtown. As I drove away, I wasn’t comparing this charming condo with my own little house. I was thinking about which one of my friends to call first to set them up with this little uptown cutie. However, I have since heard a rumor that 1720 Chapala Street, #9, might already be in escrow. I wouldn’t be surprised if there were multiple suitors for such a rare find. Such is the never-ending work of a matchmaker.

Foodbank Hosts Popular Empty Bowls Event

n November 12, the Foodbank of Santa Bar-
bara County hosted its 20th annual Santa Barbara Empty Bowls event to raise awareness about hunger and food insecurity in our community and to raise funds for the Foodbank’s programs. Nearly 1,000 guests came out to the Ben Page Youth Center, where, for $30, guests got to choose a handcrafted ceramic bowl, have it filled with gourmet soup for lunch, enjoy the meal among friends, and take the bowl home afterward. Foodbank CEO Erik Talkin shared how “we’re always delighted to see the hundreds of supporters who join us to ‘fill the bowl’ and raise critical funds to support the Foodbank.” The beautiful, handcrafted bowls were all donated by area artists and art students. Gourmet soups were provided by more than 20 area restaurants and served with a smile by major Foodbank supporters. Donning aprons and ladling up soup were Susan Bridges, Janet Garufis, George Leis, Maryan Schall, Allan Ghitterman, Susan Rose, Philip Wyatt, and many others. Another group of volunteers sliced and served hearty, wholesome breads. After enjoying their lunch, guests could shop at a ceramic marketplace and peruse silentauction items. Right next door, the Foodbank offered interesting guided tours of its South County warehouse. Empty Bowls Santa Barbara was founded 20 years ago by Danyel Dean, who returns each year to chair this monumental event. According to Dean, “Empty Bowls has created a rippling awareness of the many ways the Foodbank works to alleviate hunger.” Empty Bowls events are held across the country, and Dean was motivated to start one here by the hunger she learned existed right in our own community. Her résumé was well suited to the task: She had owned a bakery and restaurant for 15 years and had been a potter and been teaching ceramics for even longer than that. She assembled a dedicated
committee, many of whom have stayed with her over the 20 years. Thanks to generous volunteers, donors, and sponsors, over the past 20 years, the event has raised about $2 million. The Foodbank of Santa Barbara County seeks to eliminate hunger and food insecurity by providing healthy food and by imparting knowledge of good nutrition. The Foodbank provides nourishment and education through its award-winning programs and a network of 300 nonprofit partners. In Santa Barbara County, one in four individuals receives food support from the Foodbank, and 38 percent of those served are children. Last year, the Foodbank distributed 10 million pounds of food, half of which was fresh produce.

Coastal Protection: Nature Does It Best
I
t is widely acknowledged that nature’s ecosystems provide services beyond measure. Salt marshes, mangrove forests, sloughs, and coastal wetlands — ecosystems anchored between land and sea — similarly afford great benefits. They supply nurseries for fish, habitat for migratory birds, defense against storms, and natural filtration that boosts water quality and recharges aquifers. In their plants, roots, and soils, they sequester high amounts of carbon, five times as much as an equivalent area of regular forest. Coastlines are being developed rapidly and intensively around the world, destroying or at least compromising these ecosystems in the process. With climate change, warming oceans, and intensifying storms (like our recent microburst), these buffers are of growing importance in reducing the impact of storm surges and floods. Studies have established that damage from Hurricane Sandy was reduced by 50 percent along New Jersey’s Atlantic Coast where natural wetlands exist. Seawalls, bulkheads, and levees have long been the go-to defenses against coastal storms. Fourteen percent of all continental U.S. shoreline has been armored with these “hard” structures—and that percentage is rising. These man-made barriers, however, are prone to failure and are increasingly proving to be inadequate. Instead of damping wave energy, these structures simply deflect it to adjacent areas. Moreover, wave action can erode soil at the base of seawalls, causing them to collapse. Marshes, estuaries, seagrass beds, coral and oyster reefs, and mangroves can be protected, restored, and even re-created, usually for less cost than building “hard” barriers. Additionally, they enhance coastal habitats and promote biodiversity. Interestingly, these ecosystems grow higher as ocean levels rise and migrate inland along with receding shorelines. Mangrove forests are the workhorses of the seashore world. by Dennis Allen A mangrove is a tree or shrub (generally two or more feet in height) that grows in the intertidal zone. It is also the ensemble of such trees and shrubs creating a tidal habitat or forest. It is basically a wetland but with bigger plants. Mangrove plants are specialized to grow with excess salt and saturated airless soils. They can thrive in climate zones from arid to very wet. Contrary to misconception, they are not just tropical but grow along temperate southern and eastern U.S. shorelines and even in places along the California coast. Although protecting and even re-creating these natural infrastructures are highreturn investments, less than 3 percent of shoreline storm protection monies are spent on these natural ecosystems. Rebalancing this pattern is crucial. The best approach is to select site-specific natural elements and combine them with man-made green elements—permeable paving, vegetated roofs, and bio-swales. The carbon capture of these natural systems alone would justify their investment costs. Conserving and strengthening coastal ecosystems can benefit the atmosphere and increase biodiversity, water quality, and storm protection all at the same time.

he Fithian family came to Santa Barbara in the late 1800s and soon was numbered among the most influential inhabitants of the South Coast. The paterfamilias, Joel Adams Fithian, was born in New Jersey in 1839. During the Civil War, he formed and commanded a company of volunteer infantry. He rose through the ranks, eventually becoming an inspector general, and saw action in a number of campaigns. He retired from the military a few months after the end of the war. Fithian began a banking career that took him to Richmond, Virginia; New York; and Paris. His growing family spent quite a bit of time in Europe. One son, Joel RemingMr. and Mrs. Joel Remington Fithian ton, was born in France and attended schools in France, Germany, and Switzerland.
