Charming Castillo Cottage

H

appy New Year! I’m sure a lot of people would like to pitch the past 365 days out the window. Be it political differences, weather disturbances, or natural disasters, there were a lot of less-thanhappy-happenings in 2017. While they stretched our patience, stressed our nerves, and tested our relationships, the events of the past year also helped us come together, find our voices, and appreciate the good among the thorns. I can’t erase or ignore 2017, and I don’t want to, because amid everything else, 2017 is the year that I, gulp, bought a house. Since I tell you about other peoples’ houses every week, I chose this week, at the beginning of this New Year, to get personal. Neither fancy nor large, my new house is a one-bedroom, one-bath, 576-square-foot craftsman cottage built in 1920. It has neither a garage nor a driveway, but it sits in the heart of downtown Santa Barbara, so I can walk just about everywhere I want to go. What it lacks in space and modern amenities, it makes up for in character. Instead of bemoaning what it doesn’t have, let me tell you what I love most about it. The front yard is bordered by a thick, green hedge, inside a perfect white picket fence, with a gate that opens into a front yard with roses, birds of paradise, and a lemon tree. There’s even a planter box that was teeming with tomatoes when I bought the house this summer. A short sidewalk leads up to the front door of multipaned glass surrounded by a sturdy wood frame, with thin vertical windows on either side. Inside, an inset wooden screen door opens with the twist of a vintage metal latch. Somehow this door is one of my favorite things in the whole house. It lets in the sights, sounds, and a fresh breeze while allowing me to stay cocooned inside. The living room occupies the front half of the house, with wood floors, a ceiling fan, and big windows on three of the walls. The house has a circular layout, with a door from the left side of the living room leading into the bedroom and another door on the right leading into the kitchen. The bedroom has floor-to-ceiling shelves built into one wall, plus a surprisingly large closet, both of which help with storage and display space. A large Asian tansu dresser that I’ve always loved doesn’t quite fit in the bedroom, so now it’s

MAKE MYSELF AT HOME

LOCATION: Castillo Street STATUS: Not for sale on display in the living room instead of being hidden away. The kitchen is long and narrow, and just the right size for one person. I love the window above the double sink and the original tile on the counter and backsplash. Beyond the kitchen is a small room that may at one time have been a porch. I’m testing it as my dining room and at the same time seeing how it feels for crafts and jigsaw puzzles. This room gives me options, and I’m in no hurry to decide. The bathroom is also in the back of the house, accessible from both the bedroom and the “porch room.” It has a fully tiled shower with a new dual-paned window looking out to the backyard. If you need further convincing, take one step out into the backyard, and you’ll see why I fell in love with this house. A big wooden deck runs the length of the house, with steps down to a separate patio below. The whole yard gets tons of sunshine all day and is surrounded by a tall, ivy-covered fence, so it feels private even though the neighboring homes are close. A tall stand of bamboo gives a tropical flair, and a raised planter box sits along one side, high enough to stay immune to the gophers that plague some of the other tasty gardens in the neighborhood. Being a homeowner again is 90 percent amazing and 10 percent terrifying. I’ve enjoyed decorating and fixing up my little cottage. Even mundane tasks like taking out the trash or cleaning the bathroom are more satisfying since the house is mine. But the what-ifs can be staggering at times. When you’ve sunk all your savings into the purchase, the endless list of things that could go wrong is enough to make one long for the carefree days of being a renter. I don’t regret my decision. And although I’m happy to bid goodbye to some aspects of 2017, I’m happy that my little cottage on Castillo came into my life this year. Scrubbing my floors keeps my mind off of microbursts, Twitter tantrums, and whatever 2018 may have in store.

Holds Design Awards Gala

n December 9, the American Institute of Architects Santa Barbara (AIASB) held its Design Awards Gala at the University Club to honor the achievements of area architects and architecture. A sold-out crowd of 120 guests mingled throughout the elegant University Club rooms, all exquisitely decorated for the holidays. After the reception hour, guests were seated for dinner in the dining room, where outgoing president Dan Johnston welcomed them and presented Executive Director Tara Rizzi with an honorary membership in AIASB in recognition of her valuable service to the organization. The Lutah Maria Riggs Presidents Award was presented to Brian Cearnal for his work, community service, and civic engagement, which have had a lasting influence for the betterment of Santa Barbara’s built environment. Cearnal is the founding partner of the Cearnal Collective and has been a part of the Santa Barbara architectural community since 1980. His work includes the Orfalea Children’s Center, Braille Institute, Canary Hotel, and Alma del Pueblo. Cearnal is a past chair of the Architectural Board of Review, past president of AIASB, and past president of the Chamber of Commerce of the Santa Barbara Region. In accepting the award, Cearnal shared how the joy of architecture for him is all about the collaboration—the coming together of a piece of ground, the client, the program, and the many people who help along the way, and he went on to thank many of his colleagues, friends, and family. Johnston introduced the 2018 board, and then incoming President Keith Rivera graciously accepted his new title and explained how the Design Awards honor the very best work of AIASB’s membership. Sixty projects were entered in seven categories. A three-judge panel, made up of renowned architects John Burgee (Santa Barbara), Marlon Blackwell (Fayetteville, AK), and Thomas Fowler (San Luis Obispo), evaluated each entry for its inspiration, creative problem solving, environmental sensitivity, and social response. Merit Awards went to DMHA Architecture for 1100 Santa Barbara Street (Santa Barbara Architectural Heritage), Ferguson Ettinger for the Teahouse (Residential), and Thomas Bollay Architects for Casa del Arroz (Santa Barbara Architectural Heritage). Honorable Mention Awards went to Blackbird Architects for Live Oak Bathhouse (Commercial, Mixed Use & Multifamily) and to AB Design Studio for the MOXI Wolf Museum (Commercial, Mixed Use & Multifamily). Awards were not presented in some categories.

Johnston highlighted some of AIASB’s work over the past year, starting with the creation of the theme “water as a resource,” which permeated its programs. It held numerous education programs through its Continuing Education System and Lunch and Learn Program. It also held Hard Hat Tours and the always popular ArchitecTours. In addition, AIASB instituted an oral history video series, which documents the work of elderly members. It transformed its Kids Draw Architecture program, which features two days of sketching with kids, into a joint program with the Architectural Foundation of Santa Barbara. Johnston related how AIASB had an active year of advocacy work, which included consulting with the city on a new zoning ordinance, assisting with the writing of a new Accessory Dwelling Unit ordinance, and organizing a design charrette with about 45 architects to revitalize State Street, and then making a presentation to the City Council on the charrette’s outcome. Founded in 1929, AIASB has 190 architect members and 70 members in related professions, mostly in the South County. Its core functions are continuing professional education for its membership, advocacy for local and state issues that impact the profession and built environment, and promotion of awareness of architecture for the well-being and delight of the community. Its other major event of the year is ArchitecTours, a self-guided tour of outstanding architectural projects, held the first Saturday in October.

right Saltus Ludington was one of Santa Barbara’s outstanding art collectors and philanthropists. Born in 1900, he was the second son of Charles H. Ludington, a corporate lawyer and investment banker. For a number of years, the latter was involved with the Curtis Publishing Company, best known as publisher of the popular magazine The Saturday Evening Post. The State Street Design Charrette O

n Saturday, October 21, AIA Santa Barbara held a design charrette, Making State Street Work, at the Louise Lowry Davis Center to generate ideas on how to make downtown vital. With downtown experiencing retail vacancies that outpace anything seen in Santa Barbara in decades, along with homelessness and despair, the goal of the charrette was to collectively explore creative, viable, and beautiful solutions that would enable this area to thrive for decades to come. Participants were 70 area architects, landscape designers, and planners divided into nine teams. Each team was given one four-block quadrant of State Street between Anacapa Street and Chapala Street along the stretch from Sola Street down to Gutierrez Street. The teams received input from local civil and transportation engineers, real estate developers, and Housing Authority staff. Advanced modeling systems, provided by area startup OGEO, allowed each team to study their quadrant in 3D and to conceptualize both digitally and on paper. Each of the design teams looked at State Street solutions at three levels: (1) urban design, thinking about large-scale concepts and connections from Sola Street to Stearns Wharf; (2) block design, exploring solutions to their four-block quadrant; and (3) parcel design, incorporating ideas for parcels inside their quadrant into visionary yet practical solutions. Teams worked energetically all day toward solutions, developing beautiful sketched plans and elevations, computer models, and colored renderings representing their visions. By the end, besides an extraordinary display of creative talent, the following consensus emerged: 1) State Street represents a series of districts and experiences/“themes” that should be embraced (e.g., Old Town/Night Life, Civic Center, Arts and Theater District, etc.) and strengthened to help create unique qualities and activities within and between each. 2) For our downtown to be a vital place, new housing must be added in and around the State Street corridor. It should be located above and behind retail spaces facing State Street AND over the top of existing surface parking lots. New housing must be a sustainable blend serving all income groups but focused on the active workforce. 3) The historic paseo system, parallel and perpendicular to State Street, should be revitalized, enhanced, and expanded to connect districts and act as a key circulation element within the central business district (CBD). 4) Closing sections of State Street to automobile traffic should be considered over time. With increased housing will come more activity, which will justify consideration of blocks that could become a permanent pedestrian promenade, serving to further enliven downtown. 5) Zoning standards for new housing in the CBD must be updated, particularly in regard to parking and private open space. Parking for units should be ‘de-coupled’ and allowed in city structures. AIA Santa Barbara made the following recommendations to the City Council on December 5: First, immediately allow the priority housing overlay downtown in order to create the incentives necessary to get housing built. Second, direct staff to develop specific policy to allow residential parking in the downtown lots and potentially reduce the parking requirements for new units built downtown. Third, to keep the momentum going, the City Council should appoint a State Street Task Force made up of councilmembers and planning commissioners along with architects and stakeholders to focus on specific, detailed recommendations for downtown.
