The Newest Neighborhood in the Good Land
T
hey call Goleta the Good Land. Ask people who
live there what makes it so good, and they’ll give you a variety of heartfelt reasons, including the mountain views and country feeling. I went to visit one of the newest neighborhoods in Goleta this week: The Village at Los Carneros. True to its name, this enclave truly is a separate village. The brand-new community has amenities that include pools, playgrounds, basketball and bocce ball courts, a dedicated green space, bike paths, and more. The home for sale at 6658 Calle Koral is the very first resale home in its neighborhood. It is one of 28 homes in the sold-out Avila model in the village. All of the other Avila homes are occupied, while some of the other parts of the development are still under construction. This home is full of upgrades both stylish and functional, plus more than a few fun surprises. The two-story façade has a double-peaked roof with plantation shutters. Walking up the walkway and in the front door, I found myself in a great room that flowed from the living room on the right into the dining room before me and the kitchen to my left. While all areas are open to each other, each has a distinct feeling set off by bright colors and textures. I was drawn into the kitchen by its big, blue center island that serves as a breakfast bar, prep surface, and
storage mecca galore. It’s a surefire gathering place both for mealtime and anytime. Before I could fully appreciate the kitchen’s stylish black stainless appliances, sleek cabinetry, and contemporary touches, I was stopped in my tracks by the view out the sliding glass doors toward the yard. Wall-to-wall turf sets a brightgreen backdrop for a fully enclosed outdoor room that’s much bigger than anticipated and that extends the living space for entertaining and everyday living. The fenced room would provide a perfectly safe play zone for kids and pets, or a partyperfect space for Ping-Pong, barbecuing, and other outdoor activities for older kids to enjoy. Back inside, I took another cruise through the kitchen, admiring the apron sink and the palm-tree view out the window. A hallway off the kitchen harbors a smart wall of cabinets, with a door to the nicely finished double garage on one side and a bathroom on the other. The jellyfish wallpaper in this bathroom is a must-see detail. Upstairs, two bedrooms and a bath lie on one side of the house, with the master bedroom on the other. A den in the center of this level could be used as a fourth bedroom, but I love the option of having a separate upstairs study room or a cozy, lazy-Sunday movie room. An adjacent laundry room contains a handsome highcapacity washer and dryer set and even more storage space. The master suite includes a luxurious spa bathroom with a deep soaking tub and a separate glass-enclosed shower, separate WC, and an adjacent custom walk-in closet with enviable built-ins.
Walking back downstairs, I enjoyed the vantage point of the great room laid out before me. The space under the staircase creates a perfect storage nook, but in this case, it has been made into a fifth “bedroom” for Lucy, the family dog. I loved everything that I saw in this home, and I learned that it boasts even more details than meet the eye. Air conditioning, solarpowered electric and water-heating systems, and an emergency interior sprinkler system all lend high-tech comfort and safety features. As I drove away from this part of the Good Land, the clouds were clearing, the sun was shining, and a real live rainbow shimmered over the mountains. This rare scene certainly helped do justice to Goleta’s nickname and lent a lovely backdrop to The Village at Los Carneros.

n Valentine’s Day, The Granada Theatre hosted a Love Your Theater soirée, where donors got a fascinating behind-the-scenes look at this majestic theater 10 years after its restoration and grand reopening. Upon entering the stage door, the 75 or so guests were greeted with champagne and hot hors d’oeuvres on the dimly lit stage. Some mingled while enjoying music by Debbie Denke on the Steinway grand piano, while others engaged with Granada production staff, who explained their work. Stage Coordinator Kevin Witherell demonstrated the state-of-the-art 4K Digital Cinema system and explained how the rigging system with 58 line sets is used to position scenery, lighting, draperies, and screens. Audio department head Jon Fowler and lighting department head DeAnn Nguyen demonstrated their systems and fielded questions from curious donors. Some opted to enter an opera box for a fun photo op. Those not afraid of heights rode the elevator 30 feet up to the Gallery, where Facility Manager Rolf Freeman offered insights from above. More excitement awaited below the stage, where guests wandered on their leisure from room to room, being entertained, fed, and edified along the way. In the Warm-Up Room, Gilberto Gonzales played flamenco guitar music while wine and appetizers were served. Guests passed through the Musicians Staging Area, where gourmet Mexican fare was offered, and on to the Wardrobe Room, where wardrobe department head Lauda Swan shared some of her techniques for creating dirty clothes. Whether the designer wants grass, mud, or other types of stains, Swan showed how she accommodates. Guests got to peek in the makeup rooms and then enter the dressing rooms, where instructor Jennie Reinish and students from the Granada’s Multimedia Workshop were beckoning guests to participate in the making of a video. The Mul-
timedia Workshop is funded by the Jurkowitz Center for Community Engagement, a program of the Santa Barbara Center for the Performing Arts, which operates The Granada Theatre. The 12-week workshop gives high school students video production instruction and experience. Students make videos for nonprofits, which then get to use the videos in their promotional efforts. It’s a win-win situation, all thanks to the Jurkowitz Center. Unlike many performing-arts centers in other parts of the country, the Granada does not receive ongoing financial support from local or state government. It covers only half its budget through ticket sales and earned income, relying on private funding for the difference.

F
or several decades there has been a debate in the building industry as to whether wood-frame or steel-frame construction is more sustainable — wood being a renewable material while steel has recycled content, often incorporating 70-80 percent old automobiles. Perhaps the debate is finally being decided due to a panel technology called crosslaminated timber, or CLT for short. Developed Cross-laminated timber blocks in Europe in the 1990s, it has only recently been gaining popularity here. A CLT panel usually consists of three, five, seven, or nine layers of kiln-dried boards stacked in alternating directions, bonded with structural adhesives, and pressed to form a solid, straight, rectangular panel. Surprisingly, CLT has good fire-resistant properties: It is hard to ignite, and once lit resists fire spread. Because the layers are oriented perpendicular to each other, the CLT panels are exceptionally strong, stiff, stable, relatively lightweight, and able to handle load transfer on all sides. They can be used for walls, floors, and roofs in a single building system or used interchangeably with other wood products. Most commonly, CLT panels are 40-60 feet long, but they can be as long as 100 feet. They are up to 18 feet wide and any thickness up to 20 inches. These panels are widely used in Europe, Australia, Canada, and Japan. The possibility of large panels is revolutionizing how 10-, 20-, and 30-story buildings are being built. Currently an 18-story, 400-student residence (174 feet high) at the University of British Columbia is the largest CLT structure, but a 24-story tower is under construction in Vienna, and a 35-story building in Paris is in the works. The most ambitious proposal to date is London’s CLT-framed, 80-story by Dennis Allen Oakwood Tower. Not only are CLT panels frequently made using small-diameter trees, but they also can use less desirable wood from pest-damaged trees, or even trees killed by wildfires, without compromising the panel’s overall integrity. These small, less-than-perfect inputs to panel manufacturing are leading to better utilization of forest resources. Pulling out smalland medium-sized timber, as well as dead trees, contributes to healthier forests. Processing these culled trees into CLT panels, which then get incorporated into buildings, sequesters carbon from the atmosphere. Not only does CLT emit less carbon dioxide during the manufacturing phase, but the finished buildings then help sequester carbon for longer periods. Scientists estimate that buildings made with these materials result in a 25-30 percent reduction in global warming potential compared to those made with traditional materials—concrete, masonry, and steel. Because they lend themselves to design versatility, fast installation, reduced waste, and good thermal and seismic performance, CLT can reduce construction costs by up to 50 percent. Perhaps the biggest advantage, however, is sequestering carbon while creating healthier and more resilient forests.

Victims of such events are offered copies of plans free of charge. The Santa Barbara chapter of the American Institute of Architects (AIASB) established the Architectural Archives in 1971. They were founded by area architect Kenneth Kruger, FAIA, to preserve and offer access to residential drawings that had been accumulating in storage facilities at the building departments of the county and city of Santa Barbara. Growth throughout Santa Barbara County at the time resulted in a rapid accumulation of as-built plans, which prompted the AIASB to make accommodations for their preservation. An easy-access resource such as this, available to residents, was rare at the time and remains a valuable resource to this day. The Architectural Archives created a relationship between the architectural community and the general public that has grown over the years. There is now a library and storage facility for the blueprints of all single-family residential buildings in the unincorporated areas of the county. There is a small collection of plans for homes in incorporated communities as well, such as tract housing in Goleta, but for the most part, city building departments operate their own plans archives. The organizing of record plans for the City of Santa Barbara was part of the original purview of the Architectural Archives but has since been transferred to the city. Initially founded under the name Mission Archives because it was located on the top floor of the library of the Santa Barbara Mission, the archives were renamed when they moved to their current location in the former nurses’ dormitories of the old County Hospital complex at 415 Camino del Remedio. The American Institute of Architects invites the public to utilize the resources of the Architectural Archives. The process of securing permits for home renovation is simplified greatly by starting with an accurate set of existing plans. Working to Build a Stronger Montecito The Easter Team of Berkshire Hathaway HomeServices California Properties has created a unique fundraiser to support for those who were affected by the recent mudslides. They have underwritten the production of ‘Montecito Strong’ T-shirts and hats featuring artwork from local artist Pedro De La Cruz.
