MAKE MYSELF AT HOME

San Marcos Preserve

I

have to admit: I was slightly in love with the new homes being built at the San Marcos Preserve before I even saw them. I’m familiar with the gorgeous wideopen space above the “bridge to nowhere” at the base of Highway 154 as a county park where I take my dog on frequent hikes. Despite the threat of foxtails, the area is one of our favorite beach alternatives. It’s especially lovely during golden hour, when the mountains change colors as the sun goes down. But the county park is only a small portion of the preserve, as is the land where these homes are being built. Most of the 200-plus acres of open space is being conserved as such, with a goal of returning it to its natural state. Local nonprofit Channel Islands Restoration maintains the land and recently introduced a program using flocks of sheep to graze the grassland area to help control nonnative plants. This is just one of the measures being undertaken to help this beautiful land thrive. So I was excited to see the new homes being built as part of the agreement to conserve this wide-open space. I was warned to wear my boots when visiting, since recent rains have left the construction sites a little muddy. Donning a hard hat and dodging hammer-wielding workers, I was able to see several of the homes as they were being worked on and to tour inside of two of them. I was accompanied by Chadmar Group developer Chuck Lande, and Bartron Group founder Lorie Bartron,

both intimately involved with the project. Chuck’s awe of the property was evident as he described each of the estates and the way the homes are positioned, with an eye toward privacy and integration into the natural landscape. We started at Estate #9, which is still in the framing stage. Even without walls, its idyllic setting and luxurious details are unmistakable. This four-bedroom, four-anda-half-bath, two-story residence will come to life in a modern farmhouse style, with over 4,400 square feet of interior living space on a five-acre estate. We entered a voluminous space that will be the great room, impressive already with 20-foot ceilings. The kitchen lies to the right, with a pantry and wine storage, plus a flexible room adjacent that can either be used as a home office or a back kitchen. The four bedrooms are along the left side of the house, each with their own en-suite bathroom, and three with walk-in closets. A spacious laundry room sits in the middle, and a loft room upstairs adds even more options. Walking back through the great room, it didn’t take much imagination to see that one of this home’s focal points will be the huge back porch that spans the length of the house and looks out over the ever-changing mountain views. Chuck left Lorie and me to ourselves as we moved on to tour the home being built on Estate #7. This home is

further along in its construction, with drywall inside and more definition to the rooms and spaces. At just under 4,000 square feet, it’s also a four-bedroom, four-and-ahalf-bath floor plan, all on a single level. I was able to ask Lorie even more questions as we walked through this house. She pointed out that some of the similarities in these two homes — en-suite bathrooms in every bedroom, and the flexible back kitchen space, for example — will be standard features in all 14 of the San Marcos Preserve homes. Lorie explained that buyers of these homes will be able to choose finishes and help make decisions about details as building is completed, without incurring any of the headaches that can accompany a new construction project. Another unique facet of San Marcos Preserve is the opportunity to have this much land but still live just minutes to the heart of Santa Barbara. Glimpsing the start of this luxury development, and knowing that the surrounding land will always remain in its glorious natural state, means that the homes at San Marcos Preserve will forever be a special part of our local landscape. My dog Scout and I will keep hiking nearby and watching the building progress, looking forward to the new neighbors who will call them home.

Boys & Girls Club Hosts Shanghai Nights

O

n June 1, a sold-out crowd of 230 supporters of the Boys & Girls Club of Santa Barbara (BGCSB) gathered for its Shanghai Nights Gala to raise funds for this especially worthy nonprofit. BGCSB provides after-school programming and Summer Spectacular Camp, primarily for low-income kids, at its Eastside facility. The Santa Barbara Club provided an elegant setting for this 1920s Shanghai–themed event, with Chinese lanterns and small white lights strung over the al fresco dining area and magnificent orchids adorning the tables. During the reception, guests mingled, enjoyed tunes by the JSH Jazz Quartet, and perused extensive silent auction offerings. At dinner, guests were greeted by emcee Andrew Firestone, who shared how he is proud to have been involved with the club for a number of years because of the amazing programs the club offers to all kids, regardless of their income level. Firestone, who is a volunteer at the club, pointed to the wide range of programming and to the tremendous mentoring that the kids receive. He then introduced Executive Director Laurie Leis as someone who leads with her heart, treats all of the kids as if they were her own, and inspires all the staff and volunteers. Leis talked about three girls who began coming to the club last year and have thrived there. They were previously living with their mother in a car in Ventura and only recently, through an assistance program, got an apartment in Santa Barbara. The mother works 12-hour shifts, so the girls need after-school care. Leis related how difficult it is for single moms (which Leis once was) who have to work long hours and can’t afford after-school care — and that’s where the club comes in. The club charges only $40/year and waives the fee for homeless kids, foster kids, and others who cannot pay. Leis shared how one of the girls, who is 9, gives her a giant hug every day and made her a drawing on which she wrote “Never give up.” In a particularly emotional moment, Leis shared

how the club never gives up on the kids, but it is only through donations that the club can afford to provide the services it does at little or no cost to the families. In a touching video, a young boy shared how he had a very dark background and that staff at the club relate to him like nobody else can. A volunteer shared how, day after day, there are special, powerful moments when kids master something, which gives them a big confidence boost. The video concluded with the kids proclaiming the club’s mantra with enthusiasm and smiles: “Great Futures Start Here!” After Firestone led an auction and paddle raise, guests enjoyed a gourmet dinner followed by dancing to the music of King Bee. Founded in 1938, the Boys & Girls Club of Santa Barbara offers after-school tutoring, homework assistance, sports leagues, counseling, a nutritional snack and dinner each day, and much more. The club has a library, science lab, computer lab, music recording room, multimedia art studio, basketball gym, soccer field, workout gym, and Teen Center. While BGCSB charges only $40/year, the actual cost of providing the programming is more than $800 per child per year. At the end of 2018, BGCSB had 1,698 members ages 5-18 and an average daily attendance of 121. Most members, 84 percent, come from lowincome households. The club is located across the street from S.B. High School and a block from S.B. Junior High, and free transportation is provided from three elementary schools with more to be added soon. BGCSB also operates a nine-week, aptly named Summer Spectacular Camp that has weekly educational themes and lots of fun field trips. The club charges only $25/week and waives the fee for those unable to pay. Last summer, 656 children attended.

Creating a City Center for People

magine downtown Santa Barbara as a vibrant, car-free city center. Oslo, Norway, and some other cities scattered around the world are well on their way to creating such urban zones. In the last year, Oslo has removed more than 700 downtown parking places and replaced them with red-painted bike lanes, pocket parks, and sitting areas. After listening to concerns from some car owners and businesses, the city adopted this more gradual approach of removing park-

ing, while postponing its ultimate goal of a complete downtown ban on cars. The worry of business owners was that the center would become a ghost town that no one would visit. The opposite seems to be happening; after removing hundreds of parking spaces, there has been an increase of pedestrians by more than 10 percent over the previous year. This pattern has been borne out in many other cities that have converted downtown streets to pedestrian-only areas. These areas are
