Welcome from the Chair Welcome to the 20th annual Haciendas—A Parade of Homes! Despite slow growth in the construction industry, the Santa Fe Area Home Builders Association (SFAHBA) is proving once again that we still have the best open house in Santa Fe. As in previous years, this self-guided tour will showcase homes that exhibit Santa Fe’s unique style of design and building, new and remodeled homes and casitas, and a broad range of cutting-edge green building techniques and products. This year, we have added a special event to the Parade of Homes. The American Institute of Architects (AIA) Santa Fe Chapter has partnered with the SFAHBA to sponsor an architectural exhibit at the Jay Etkin Gallery. If you’ve ever been curious about the home-building process and how architects, designers, and builders collaborate with homeowners, be sure to add this informative event to your agenda. Plans and designs will be displayed in a beautiful setting in Santa Fe’s Railyard area. Our builders will be competing for several major awards this year, including the coveted Grand Haciendas designation. Once again, don’t forget to cast your vote for the People’s Choice award, where you get to choose the home that you think exemplifies the best of the best regarding Santa Fe style. In addition, many of our builders will compete for the Excellence in Green Building awards, and this year promises an exciting array of cutting-edge green building technologies and products. A few examples include thin film photovoltaic (generally used only on commercial buildings); grid-tied solar and PV panels; geothermal heat, cooling, and hot water systems; whole-house ventilation strategies; low-VOC coatings and sealers; passive adobe systems; aerogel insulation products for skylights; sustainable water management systems; LEED Gold and Platinum ratings; and HERS scores under 20. The SFAHBA is proud to claim among its ranks innovative builders, architects, designers, and energy raters who continue to push the envelope and remain leaders in the green building industry. As in past years, a portion of ticket proceeds goes to local youth charities and high schools, and a big thank you goes to the young people (and parents) of our community who volunteer to be ticket ambassadors at the homes. I would also like to recognize the much-appreciated efforts of the many sponsors, committee chairs, volunteers, and judges who work so hard on the numerous details that bring the Parade to the public—we couldn’t do it without you! Haciendas—A Parade of Homes 2012 Cover Artist
Nancy Dean Kreger Golondrinas Harvest Morada watercolor on paper, 17 x 21" Nancy Dean Kreger grew up on a farm in western Massachusetts and moved to Santa Fe in 1991. She has a BFA in visual design. Her passion for vivid watercolors painted en plein air developed after painting with Evelyne Boren in Northern New Mexico, Provence, and Tuscany. “Painting outside excites me,” says Kreger, whose work has been seen in group and solo exhibitions. “I love the breeze on my face, the chirping birds, smelling the lavender, and seeing the rust color of an old adobe.” Kreger utilizes her talents as a visual designer in Kreger Design Build, which she co-owns with her husband, Bob. She was chosen as the 2011 Santa Fe Wine Festival artist, and several wine labels in New Mexico use her images. Kreger was also one of the 134 New Mexico artists juried into the 18 Days fine art exhibition in spring 2011. Construction Coaching Opportunities to Reach Employment (C-CORE) The Home Builders Institute (HBI) C-CORE program helps teens find a career path with the help of mentors who support, teach, and guide them in reaching their potential and goals. C-CORE participants are matched with an adult mentor who offers support, good advice, and direction, and serves as a positive role model. Over time, mentors will help teens develop the leadership and work skills that will help them get jobs and build a career. Gianardi Construction, LLC 2011 Grand Hacienda Award

legant and understated with views that seem to go on forever, the 2011 Grand Hacienda award–winning home by Gianardi Construction makes a dramatic modern statement from its peaceful setting in the Sangre de Cristo Mountains. “The whole design basically took place in and around the forest,” says builder Frank Gonzales, who worked with architect Jon Dick of Archaeo Architects to create the custom home. “We were very sensitive to the trees,” Gonzales says. “It was a very healthy approach to a modern expression.” The home’s clean-lined exterior reflects a contemporary interpretation of Pueblo-style architecture. The approach to the unique pivoting front door features a boardwalk as well as xeric landscaping that incorporates rocks from the steep, carefully considered building site. Portales and outdoor spaces around the home soften the line between the indoor areas and nature. “We took a 3,400-square-foot house and made it feel like 5,000 square feet with the outdoor living space,” Gonzales explains. Inside, the architecture relates to the outdoors through light-diffusing skylights and numerous windows that welcome the surrounding vistas. “It was basically making the doors and windows pictures in themselves,” Gonzales says. “The artwork in the house is really the views and the beauty of Santa Fe.” The home’s open plan features a great room with a glass wall and geometric corner fireplace. Removed from the home’s more public spaces, guest quarters and the restful, spa-inspired master suite offer spatial separation and privacy. Throughout the home, fine craftsmanship and high-quality materials—native timber, polished concrete, sleek Venetian plaster— enhance the subtle design while lending a feeling of warmth. Technological features such as the advanced heating, air conditioning, cleaning, and humidification systems enhance the home’s comfort and livability, while green-building considerations make the house a healthier place for the homeowners and the environment. “Basically in every case we strive to be energy efficient or use a recycled material,” Gonzales says. “Anything to reduce the footprint of the new home.” Having actively participated in the process of creating their new house, owners John Van Drimmelen and Shelly Gore now enjoy their own thoughtfully crafted slice of Santa Fe living. Besides the Grand Hacienda title, the Gianardi Construction project took home 2011 Parade of Homes awards for Best Design and Best Kitchen. From one sophisticated space to the next, the contemporary dwelling exemplifies a marriage of classic features and modern sensibility, making it a distinctive, one-of-a-kind Santa Fe home.

The Balance Project, a Build Green New Mexico Emerald-certified home at 928 Shoofly in Santa Fe’s Railyard district, is “part of the first generation of certified passive houses in the Southwest” and “is designed to use 90 percent less energy for heating and cooling than a typical home” according to Daniel Buck and NEEDBASED, Inc.’s Jonah Stanford. “Additionally,” they note, “a solar thermal system has been designed to cover 100 percent of all remaining heating and domestic hot-water needs of the residents.”

Getting Your House Ready for Sale by Kathleen McCloud

he housing market is stirring, showing signs of vitality after an extended economic winter. If you’ve been waiting to put your house on the market, now might just be the time to do so. But many sellers, whether it’s their first time or not, feel overwhelmed or uncertain about what their role in this process should be. How should they get their house ready for sale? Where does the prep work begin and end? And how much money, if any at all, should they spend in order to get their home into the most desirable shape possible? No matter what your budget, across the board realtors and interior designers agree that the first step in preparing your house for the market is to de-clutter. Regardless of your decorating style, the recommendation is to “go minimal.” Get rid of personal items (either by putting them in storage or throwing them out), including photographs, eye-catching tchotchkes, stacks of papers on shelves, and boxes in the closets. Assume that potential buyers, curious about the quality of your home’s construction and available storage, will open kitchen cupboards and drawers and peer into closets. Also important to keep in mind: You want the space to be inviting; clearing out distractions will help a potential buyer imagine him- or herself living there. Once the clutter is removed, the next step is to clean. Cleaning is a rite of spring for all households, but it becomes a ruthless activity when prepping to sell; you need to be spoton ready to make your best impression during the flurry of showings that follow a new listing. What comes next depends on your personal budget for home improvement, as well as the kind of bones your home has been blessed (or not so blessed) with.
IF YOU HAVE $1,000
When your budget is on the relatively modest side, Santa Fe Properties realtor Don DeVito recommends focusing on the approach and entry to the home. “Getting people past the entrance and foyer is critical to them seeing the rest of the house,” DeVito says. His suggestions include freshening up paint on the facade, trim, doors, and shutters as needed; repairing gates and screens; pulling weeds out of your lawn, sidewalk, and path; and placing potted flowers on your porch. Interior designer Annie O’Carroll agrees that painting is an important first step to getting your house ready for sale. Whether it’s done inside or outside, “Painting is by far the most cost-effective and dramatic thing you can do,” she says. “Make sure the color is fresh and cheery,’’ she adds, noting that gray is the new white when it comes to popular interior colors. Another suggestion for making a low-cost, high-impact improvement is replacing any dated-looking light fixtures and making sure all light bulbs throughout the house are working. Lastly, O’Carroll says, remember that “You get one chance to make a first impression.” Make sure that the foyer is kept spacious-feeling and well lit.

In addition to adding fresh paint wherever you can, Lisa Samuel, of Samuel Design Group, recommends making as many plaster repairs as possible. “All finishes in the home, whether
floors, walls, or countertops, should be given any necessary maintenance in order to improve their appearance if they have any blemishes.” Remove grout stains, repair cracks in kitchen or bath tile, replace cracked floor tiles, and remove all carpet stains. Also consider a few staging tricks, which involves bringing in furniture and key accessories such as a new (or rented) couch, table, rug, and chairs to freshen up a room and show off its size and scale, or a dining table and chairs to demonstrate a room’s character and functionality. An interior designer working in cooperation with your realtor can help you choose staging items that will enable your house to “show” best.
IF YOU HAVE $10,000 OR MORE
Home-improvement options obviously open up when your budget hovers around this range. Samuel, O’Carroll, and DeVito all agree that the state of a home’s kitchen can make or break a deal. For an updated look, consider adding new cabinet drawers and cupboard doors (you don’t need to install all new cabinets), or at least freshen them up with paint and new hardware. Depending upon the price of the house, DeVito suggests using a portion of the money as an appliance-upgrade allowance: Rather than purchase a stove or refrigerator in advance, let the potential buyer make the choice. “A buyer’s credit appears as free money—a good negotiating point in this market. That way the buyer can get what they want and everybody is happy.” HaciendasMagazine.com

Each of the homes on the tour will be judged by local experts—builders, architects, past Haciendas winners, and realtors. The judges will evaluate each of the homes in four price categories for: BEST CRAFTSMANSHIP Quality of workmanship, integration of materials, functionality, sustainability BEST DESIGN Circulation, livability, site planning, innovation, conveniences BEST OUTDOOR LIVING Integration of inside/outside, utilization of views, landscaping, efficient use of natural materials BEST KITCHEN Functionality, surface materials, and conveniences BEST MASTER SUITE Circulation, materials, comfort, and beauty The overall “Best of Show” award is called the GRAND HACIENDA. This award goes to the entry, in any price category, that is the most memorable and outstanding. 28

Green Building awards will be given to the entries judged “Most Green,” regardless of price category. In 2012, the judges for the Green awards will require entrants to obtain a HERS score to determine the energy efficiency of the home. They will also determine the overall sustainability of the home using certification criteria from ANSI Green Building Standards, the City of Santa Fe Green Codes, or LEED for Homes. THE AWARDS GALA will be held at La Fonda on August 14, when all awards will be presented. Watch for announcements in the Journal North, Santa Fe editions, before the final weekend. THE PEOPLE’S CHOICE AWARD As you tour the homes, think about which one you think should be the Grand Hacienda. Then vote at HaciendasMagazine.com. PARADE TICKETS The Santa Fe Area Home Builders Association is proud to support youth organizations in the Santa Fe Community. Members of local high school sports teams will be the Ambassadors of Haciendas—A Parade of Homes. Beginning in 1997 as Honey Do Home Repair— Kitchens and Closets Too, D Maahs Construction (DMC), which formed in 2009, has specialized in the restoration and re-creation of existing structures in the Santa Fe market. This whole-house remodel in the historic South Capitol district is a classic example of getting the best use out of a small space. Tucked into a quiet compound of 14 units, the 750-square-foot condo has been redefined to better serve the owners’ vision for comfortable living and functional design.
The contained and isolated kitchen is now opened up to the main living space, creating a “one room” living area and more than doubling the cabinet storage space. The two-bedroom floor plan was changed to a home office/bedroom configuration with French pocket doors to separate the spaces when desired. Again, storage space was increased considerably with this reconfiguration. The complete renovation included remodeling the bathroom, new wiring and lighting throughout, cove plaster and viga ceilings, custom bookshelves, a larger entry, and a lovely outdoor garden space at the front entry. The home we are displaying in the Haciendas Parade is my family’s new residence. It represents years of refining design ideas and collecting patinated materials, all for the purpose of creating a warm and relaxed home atmosphere on a tight budget. I appreciate how good design can make a home with a small footprint feel light and spacious. I enjoy excellent craftsmanship, especially in the simplest details. Because this is a city infill project, I had to connect to nature creatively. For example: by growing an indoor vertical garden, framing tree tops via Karla Helland, Leina Gries, transom windows, and building a stair railing that douand Jesse Gries bles as a planter. Custom steel fabrication is a specialty of our company. The floating corner kiva fireplace hearth, bookshelves, and window sills all feature soft steel details that I love. I have a degree in environmental science from Hampshire College and I am proud that this project has earned HERS Emerald status. Jim Salopek
For 35 years, Jim Salopek has been involved in new home and commercial construction, starting as a laborer and working as a framer, framing contractor, and general contractor. Having also worked at practically every job of residential construction, he brings a desire for quality and excellence to the construction of his custom homes. Four years ago I moved back to Santa Fe with my wife so that I could join my family’s firm, Woods Design Builders. Now I have a two-year-old son and recently bought this little house off of Gonzales. We bought it because we loved the location and the view, even though the original home was too small, awkward, dark, and sorely in need of “The Woods Magic.” Thankfully, my mom, Sharon, everyone at Woods, and the Dream Team all jumped in, and the result far exceeded our expectations. We raised ceilings, moved walls to create an open floor plan, and added a breakfast area, new entry, and powder room. We Shane, Sharon, and Rob Woods redesigned the kitchen and baths, replaced the windows and doors with larger openings, and brought the outside in by adding two portals, a patio, front courtyard, and all new landscaping. In creating our perfect family home, we were aware of, and wanted to mitigate, the environmental impact of our remodel. We knew that when remodeling an existing structure, the most effective way of limiting our environmental footprint is to extend the life of existing materials, so we kept the “bones” of the house and only added approximately 200 square feet. of new construction. We used a high-efficiency boiler and Energy Star appliances, foamed the roof and all exterior walls, and added blown-in insulation. The home, once a drafty energy hog, now boasts similar energy efficiencies to that of a new home. EcoHouse Santa Fe is an award-winning, forward-thinking designbuild general contractor based in Santa Fe, New Mexico. Klaus Meyer has brought an extensive knowledge and passion for green building, and specifically Passive House building, to New Mexico, and his home is a pioneering work in that approach. Built in 2007, it incorporates many of the techniques Klaus learned from the Passive House Institute in Germany. This home was possibly the first project in New Mexico guided by Passive House principles, which are: maximizing the energyefficiency of the building shell (thick, cellulose-packed walls with all leaks sealed); using economical passive solar techniques (interior adobe Klaus Meyer thermal mass, overhangs, concrete floors); reducing heating energy demands by up to 90 percent; and heat recovery ventilation for a constant supply of fresh, filtered air while recovering 95 percent of heat energy from the exhaust. Passive House-built homes emphasize energy conservation, minimizing energy demand and the need for active systems, which in turn reduces construction and operation costs significantly. Most important, though, is the level of comfort achieved in a home with clean air and no drafts or cold or hot spots. EcoHouse also is committed to using only green, sustainable, healthy, and renewable/recycled materials in its homes, often meeting LEED Platinum or Build Green New Mexico Emerald certification criteria.
