A LETTER FROM THE PRESIDENT OF THE SANTA FE AREA HOME BUILDERS ASSOCIATION
As this year’s president of the Santa Fe Area Home Builders Association (SFAHBA), I am honored to steward our exceptional Board of Directors for 2015. The good work of SFAHBA encompasses a diverse and far-reaching effect on our local community, which is why SFAHBA is recognized as one of the most progressive Mark Giorgetti and effective local home building associations in the country. We are proud to be a trusted voice in Santa Fe, helping to shape the agenda and set the goals of forward-thinking policies at the city, county, and state levels. Our commitment to sustainable development has resulted in the strengthening and refinement of the City of Santa Fe’s Green Building Codes, as well as the development of a new water conservation rating tool, the Water Efficiency Rating System (WERS), which is soon to be implemented (see “One Gallon at a Time,” page 38). Our weekly radio show, hosted by Executive Officer Kim Shanahan, airs every Monday at noon on 101.5 KVSF—tune in for important insights into key issues facing our community and the construction industry. We are also very excited about the relaunch of our monthly newsletter, Building Times. This year we continue to support state legislation to reenact the Sustainable Building Tax Credit and increase the development of local trades-based education in our schools. Our monthly luncheons cover a wide range of topics such as best practices in building and water conservation; often we are able to host local and national politicians for open forum discussions. We also look forward to increasing our outreach to the Spanish-speaking portion of our community, and have begun a Spanish language section of our newsletter. an aquaponics lab; and a water harvesting installation. These projects are funded by the district and by multiple grants, including a grant from PNM and the Perkins Fund. These cutting-edge projects provide a living lab for students to develop and hone their design, construction, and educational skills in a location that requires little expense or time lost to transportation and logistical complications. At the time of this writing, the projects were just being launched, with work teams assigned to each set of tasks. Students are learning how to organize and manage small- and medium-scale projects so that they can develop the skills that will enable them to thrive as leaders in the building industry. To ensure the success of the program, business owners, retirees, and other volunteers are encouraged to join in this exciting process of reviving and evolving building trades at Santa Fe High. Volunteers with construction-related expertise are needed, as well as individuals who simply want to help Santa Fe’s youth stay in school, develop confidence, and visualize a better world. hanks to student interest, school district support, and community connections, Santa Fe High School’s Sustainable Design and Construction (SD&C) program, part of the Academy of Sustainability Education (ASE) is now underway with 120 students from every grade level. The SD&C class is at the center of a redesign of Santa Fe High School’s (SFHS) south campus, with the goal of implementing a suite of demonstration projects designed to train students and create a 21st-century sustainable technology park and learning community. Through the program, the students are receiving OSHA safety training; dual credit from Santa Fe Community College (SFCC); an overview of general principles and practices in sustainability; coaching in fine woodworking; and hands-on training in the skills associated with traditional construction and green building. The fine woodworking training, with technical assistance from volunteers from the Enchanted Wood Turners of Santa Fe and donated wood from Coates Tree Service, takes place in a newly outfitted woodshop, where students work on individual projects ranging from lathe-turned bowls and jewelry boxes to cabinets and musical instruments. SFCC’s Shawn Miller delivers the formal OSHA safety training, which gives students a 10-hour OSHA card to boost their workforce readiness. Bill Eckman, also from SFCC, is introducing students to concepts related to energy efficiency and building systems, and exposing them to computer-based modeling of homes and thermodynamics to increase their theoretical understanding of green building. SD&C students are collaborating with other ASE students in seven hands-on demonstration projects, among them a garage to house electric vehicles (EV) that are student conversion projects; the remodel of an amphitheater into an open-air venue for student gatherings and performances; a remodeled portable that will become studio and jam space for students; a portable photovoltaic charging station to support the power needs of the EVs, the amphitheater, and the music studio;

he 2014 Santa Fe Home Show hosted the 2nd annual Santa Fe Community College Design Competition with over 36 entries, and the 2015 Design Competition expects to see even more. SFCC instructors encourage their students to enter the competition, which creates a wonderful exhibit in the lobby of the Santa Fe Community Convention Center during the hours of the Home Show. The competition gives the college’s architectural, design, and fine woodworking students—many of whom are professionals in their field of design—the opportunity to showcase their work before the Santa Fe community at large and many of the area’s home builders. The students have previously competed in four categories: Interior Design, Kitchen & Bath Design, Architectural, and Fine Woodworking. This year a fifth exciting category, Metal Sculpture, has been added. A panel of industry professionals judges the competition for first, second, and third place in each category, with cash awards generously sponsored by PNM given to each winner. Additionally, attendees of the Home Show are encouraged to vote for the People’s Choice award, which is also a monetary award. Mary Blake-Butler, co-owner of The Firebird, member of the SFAHBA Home Show Committee, and previous years’ Design Competition coordinator, is joined this year by co-coordinator Joanne Burns, a kitchen and bath designer with Kitchen Lifestyles LLC and a former instructor at SFCC. Many of Burns’s students previously participated and received awards. SFCC instructors promoting the current competition are Doug Jones, chair of the School of Arts & Design; Andrew Kerr, Architectural Design; Bob Mays, Fine Woodworking; Jack Slentz, Sculpture. Karen Lankford, a licensed interior designer, and Lisa Flynn, owner of Milagro Design, are also supervising. Be sure to stop by the lobby when you attend the Home Show on March 14 and 15 and visit with the participating students, who will be interacting not only with prospective clients but also with many of the contractor exhibitors and vendors, all of whom are potential employers. They would appreciate your support and feedback, and of course, your People’s Choice vote.

A 40-degree slope and a vertigo-inducing 50-foot drop were just two challenges Fabu-WALL-ous Solutions had to overcome in cleaning and shoring up 4,500 square feet of scrubby, unsafe hillside in a residential backyard. With the nearest home just 20 feet away and the drop so severe, access was extremely limited. An archway was temporarily removed to accommodate a carefully placed crane, which exported and imported some 450 cubic yards of soil and debris. Sixty pallets of stone were lowered down to create designated gardening spaces for herbs and fruit trees, and a state-of-the-art irrigation system was installed. Now easily (and safely) accessible via flying stairs mounted to a retaining wall, this backyard is fully usable and delivers the “wow factor� the owners had hoped for.

so long, 1985 Carpeted, clad in Talavera tile, and with a massive whirlpool tub built into a huge corner tub deck, this master bathroom was stuck firmly in the ’80s. As part of a comprehensive master suite remodel, D Maahs Construction opened up the bathroom space (without making any structural changes) and added beautiful modern touches like brushed nickel wall-mount fixtures, marble vessel sinks, composite countertops, a floor-to-the-10-foot-ceiling glass steam shower (with the steam unit cleverly hidden beneath the shower bench), and an elegant freestanding tub. A lovely glass tile nicho in the shower itself, fossilized travertine tile, and all-LED contemporary lighting add to the open, airy, and thoroughly modern vibe. This is truly a master bath for the 21st century.

midcentury, and truly modern Though well designed for its time, this classic Stamm in Casa Solana was in need of updating in several areas, including the main hall bath. Outdated and inefficient, there was nary a plumb line in the room when Prull Custom Builders, working off an HVL Interiors design, redirected the HVAC to allow for the creation of a skylight and the removal of an awkwardly placed (and space-stealing) interior window. A sophisticated walnut and Arabascato marble vanity immediately contemporized the space, as did the black slate floor, mosaic tile shower nicho, and high-end fixtures and accessories. The modern, powder-coated steel and translucent acrylic cabinets contrast nicely with the owners’ vintage beveled mirror—a nod to the history of this midcentury gem.

Several remodels over the years had left this 4,500-square-foot Vista Redonda home with a layout that could only be described as confusing. Palo Santo Designs gutted and then painstakingly transformed the dated, traditional home into a clean, cohesive soft contemporary, working with the homeowner to add unique, upscale touches like reclaimed oak flooring, planks from old boxcars, and an array of interesting countertops. The high-ceilinged, open great room creates a sense of continuity and allows the homeowner to showcase her artwork and family heirlooms, and the home now boasts a single level throughout. Consolidating three mechanical rooms into one and replacing baseboard heating with a highefficiency boiler and radiant heat, Palo Santo Designs reconstructed this wonderful home to be as energy efficient as it is elegant.

This older home had somehow ended up with not one, but two cramped and inefficient kitchens, neither of which aided in the homeowner’s ability to entertain. Palo Santo Designs consolidated the two spaces, making the kitchen part of the airy great room. What’s Old Is New . . . Well, Sometimes Before renovating an older home in Santa Fe, it’s a good idea to become intimately acquainted with the city’s ordinances and historic guidelines
F
or many Santa Fe residents, the rewards of owning an older home can be delightful—and sometimes surprising. Clients of Boni Armijo, a lifelong Santa Fean and owner of Building Adventures Unlimited, were excited to learn that their Eastside home was the original abode of Harry Mera, an architect who won a contest in 1920 for the design of New Mexico’s now-iconic state flag. “It can be really great uncovering the history of a home and the people who lived in it,” says Armijo. “And it’s rewarding to be keeping something alive that’s super important in this town.” In Santa Fe, the old adage that past is prologue has long been an important mandate that’s helping to preserve much of the city’s distinctive historic character. In 1912, the city initiated an improvement plan designed to “reverse the popular trend to look more American
and to define and develop a Santa Fe Style.” In 1957, the city adopted the Historic Styles Ordinance, the second oldest historic preservation ordinance in the United States. In the mid-1990s, the city passed legislation to protect historic homes, adding a “preservation” ordinance to the existing historic styles ordinance. Sharon Woods, owner of Woods Design Builders, is the chair of the City’s Historic Districts Review Board. Today, says Woods, “We’re trying to accommodate the demands of homeowners who want to bring their homes into the 21st century—by increasing energy efficiency, for example—while still maintaining a home’s historic designation.” What can be done to a home, however, depends on its historical significance, so finding out early in the process how your property will be classified by the Review Board (as “significant,” “contributing,” or “noncontributing”) will determine whether your project will be a restoration, a renovation, or some combination of both.

The Don Gaspar Historical District is the second Preservation District in Santa Fe and is mostly residential.

Westside-Guadalupe Historic District features an eclectic mix of architectural styles that has been dubbed “Santa Fe vernacular.” Historic Review District
The Historic Transition District is located between downtown and the Railyard, an area that sprang up around the railroad in the late 19th century. The Historic Review District is mostly residential, located in the southeastern part of Santa Fe in the area including and surrounding Museum Hill.
According to David Rasch, Planner Supervisor with the City of Santa Fe’s Historic Preservation Division, the city’s five historic districts cover more than 20 percent of the entire city. Just under half of the 6,000 structures within them are listed as historic. 34

Bill Deuschle, co-owner of Fabu-WALL-ous Solutions, has done extensive historic renovation work not only in Santa Fe but in places like Connecticut and New York, which also have stringent rules. “Unlike on the East Coast,” he says, “here in Santa Fe, all permitting and approvals are done under one roof. But the questions people have who are looking to buy historic properties are always the same: How much will it cost, and how long will it take? These are unique to each situation and what exactly their plans are.” Ask anyone who’s renovated a historic home in the City Different and you’ll likely hear about challenges that had to be overcome around the picky parameters of the City of Santa Fe and the Historic Districts Review Board, both of which have reputations for stringency and sometimes even inflexibility. But there’s a reason for their careful nature. “They both want to work with homeowners and always appreciate when owners approach them with questions,” says Deuschle. “Their purpose is not to create headaches for homeowners but to preserve a very distinctive asset: the historic value of Santa Fe, which is important both for attracting tourists and maintaining local property values.” For more information, visit santafenm.gov/ historic_preservation.

A 1940s-built home finally gets the makeover it deserves, and Prull Custom Builders earns its second Grand Award
L
ike many older and historic homes in Santa Fe, Sally Spencer’s Eastside residence had seen its share of renovations and additions over the years. The remodels had certainly increased the home’s size, but little care had been taken to join older sections with new additions in ways that suggested seamless flow or aesthetic harmony. That all changed when Prull Custom Builders, working from a design by architect Craig Hoopes of Hoopes + Associates Architects, embarked on an 11-month remodel so thorough and transformative that it would earn the company a total of four Excellence in Remodeling Awards in the 2014 Remodelers Showcase: the coveted Grand Award (Best Whole House Remodel), Best Kitchen, Outstanding Presentation, and a new award created in 2014, Most Livable. Indeed, Spencer’s home’s livability increased exponentially, “both in enjoyment and safety,” notes Will Prull, who, as the owner of Prull Custom Builders, has been building homes in Santa Fe for 33 years. Dana Ayers was the supervisor on this project. “The previous additions employed some bad building methods, and the design made little sense,” Prull explains. “We changed ceilings, floors, and steps so that they’re now all one level. We totally removed some rooms and replaced them with rooms with different designations, and added circulation to the spaces.” Although the

homeowner and the architect were adamant about preserving many of the home’s historically authentic motifs, modern conveniences such as walk-in closets and a bigger kitchen and master bath—both naturally appointed with high-end fixtures and appliances—upped the home’s comfort and livability considerably. Two of the more dramatic changes—and the most gratifying to Prull— were expanding the size of the kitchen and creating easy access from it to the beautiful backyard (through which part of the Santa Fe Trail is rumored to have once crossed). Virtually unused prior to the remodel because it was just so hard to get to, the large yard now features a covered dining portal and a small private portal off the master, both of which see plenty of use when the weather is good. When Team Prull was called—four times—to accept their Excellence in Remodeling Awards for this masterful renovation, homeowner Sally Spencer was with them at the podium. “We like working with people who know what direction they want to go,” says Prull. “Sally was very productive—and humorous. When you can bring in your team early, everyone has input from the schematic design stage, and projects like this one go very smoothly.

One Gallon at a Time Santa Fe rolls out a new residential water efficiency rating system with the potential to change the building industry

gua es vida. Water is life. And life in the Southwest comes with the responsibility of conserving this increasingly precious resource. Fortunately, there are a number of ways for Santa Fe homeowners to reduce residential water consumption. “Toilets are the number one water user indoors,” says Doug Pushard, owner of Harvest H2o, a water management and design consulting business. “Saving water is easy by flushing less, letting it mellow, or upgrading your toilet to a new dual-flush or very low-flow toilet. And one of the least expensive ways of saving water indoors is by simply replacing faucet aerators to the newest EPA WaterSense low-flow ones.” Outside the home, rain barrels are effective at collecting water for irrigating. Beyond that, homeowners may wish to consider using passive rainwater harvesting for landscaping or above- and below-ground cisterns that connect to what are known as purple pipes and enable them to recycle water for irrigation as well as flushing toilets and washing clothes. Then there are graywater systems, which recycle bath, shower, tap, and clothes washing machine water for outdoor use. “Doing all of these things properly can drop total water consumption by 60 to 70 percent for a normal household,” says Pushard. For homeowners in the process of remodeling, implementing some of these measures or adding upgraded toilets and laundry machines makes great sense, Pushard notes. “Installing graywater stub-outs from your laundry machine is typically easy to do when the walls are open and the full system can be implemented at a later time.” Lastly, homeowners should be very mindful that outdoor watering accounts for about 40 percent of the city’s overall summer water usage. According to Pushard, “Installing a rain detection device that shuts off your irrigation system when it has rained recently will typically pay for itself in less than a year.” To make water conservation even easier with a number of rebate incentives associated with these kinds of products, the City of Santa Fe may help foot the bill. In fact, the city has been very active in promoting water conservation; for the last two years, it has been conducting water audit training for irrigation professionals, many of whom now provide audits as a service to homeowners. Additionally, the Santa Fe Water Conservation Committee, Santa Fe Community College, and the Santa Fe Area Home Builders Association (SFAHBA) have been developing a residential water usage measurement tool that will not only help homeowners gauge usage but also very likely raise the conservation bar in a competitive marketplace that must become sustainable. Modeled after HERS, the very effective system that monitors home energy efficiency, the Water Efficiency Rating System (WERS) will be a valuable metric by which consumers and builders can compare water efficiency in new homes.
