Welcome to the 24th annual Haciendas—A Parade of Homes. As always we are excited about the event; however, this year is especially exciting with more homes in the Parade than any time since 2010. There are 25 homes entered, including several specs, remodels, and a diverse group of custom homes. A special thank you to this year’s Parade sponsors, committee chairs, and the many volunteers and staff who have made this year’s Parade possible. Once again, green building is incorporated as part of the judging for all entries. It’s been a big change: “Green” is no longer a standalone judging category, but a required area in the regular judging procedure. My, how things have changed! Only a few years ago, green and sustainable were just buzzwords in the building community. Today those concepts have become an integral part of codes and standard building procedure, and I’m proud Bill Deuschle that Santa Fe remains a leader in the nation supporting and implementing sustainable building practices. The homes in this year’s Parade showcase the exceptional craftsmanship and quality found among many of Santa Fe’s builders and the diversity we have come to expect from them. You’ll see firsthand the current trend toward more contemporary homes, and the growing emphasis on a unique fusion of contemporary and classic Santa Fe styles. Looking back at homes in the first Santa Fe Haciendas—A Parade of Homes more than two decades ago and comparing them with today’s entries is a testament to the fact that “nothing remains static.” Thank you for attending this year’s Haciendas—A Parade of Homes—“Santa Fe’s Best Open House.” Remember that a portion of each ticket sold goes to support Santa Fe’s high school youth. New Sustainable Building Trades School SFAHBA is proud to be a founding partner of a new Santa Fe public high school called Early College Opportunities–An Applied Science Magnet School (see "Your Hands Are Connected to Your Head," page 27). Known as ECO, the school will allow kids to earn both a high school diploma and an associate’s degree from Santa Fe Community College. A key focus at the school will be green building, which students will put into practice by constructing a new home. DreamCatcher Educational Foundation The DreamCatcher Educational Foundation provides financial scholarships to SFAHBA members, their employees, and dependents for continuing education in building science and related subjects. Funds are raised through donations, grants, and other tax-deductible contributions. An independent board of directors administers the funds and approves applications. Spanish-Speaking Subcontractor Outreach Our first ever “Fiesta de Otoño” (Fall Fiesta) was a great success in 2015, as we celebrated the contributions made by the Spanish-speaking members of SFAHBA to our local homebuilding industry. Music, food, fun, and games for the entire family were enjoyed by all SFAHBA members, their employees, and their families. It was like a huge company picnic! Destined to be an annual event, another great Fiesta day is planned for early October. Santa Fe Habitat for Humanity A strong bond exists between Santa Fe Area Home Builders Association and Santa Fe Habitat for Humanity, which utilizes an almost entirely volunteer crew—plus homeowner-provided “sweat equity”—to build energy-efficient, affordable homes. Many members contribute their time, energy, and resources to produce homes in keeping with our local Habitat’s high standard of excellence. Learn more at santafehabitat.org.

ast January, 15 members of The Enchanted Woodturners (sfturners.org), a chapter of the American Association of Woodturners, volunteered to mentor kids in the wood shop at Santa Fe High School. Mostly retired men and women, we wanted to give something to these kids that would help them in their lives, in the way we were encouraged in school. We often tell them, “Learning to do things with your hands gives you confidence to do things with your head.” The kids develop confidence in themselves, their studies, and their lives, and the confidence they gain in the wood shop makes them want to come to school for their other subjects, too. Our mentoring has a profound effect on each student. Take Luis, who came to a volunteer all excited after he had turned a pen on the lathe for first time in his life. “I showed this pen to to all of my teachers, and they all thought it was beautiful—and some even wanted to buy one,” he exclaimed. “And when I showed my math teacher, she thought it was beautiful, too, and after looking at it she said, ‘Well, if you can learn to do this, then you can learn math in my class.’ I told her I know I can.” Luis paused a moment and added, “When l told her that, it was the first time I really believed it.”
When we encourage our students to continue their education and training in the new Early College Opportunities (ECO) applied science magnet school, which now occupies the old VoTech site off Zia Road, we hear two comments: “If I can keep going to school, I can make something of myself,” and, “If I can keep going to school, I can be someone.” We agree! But to make the ECO School really work, more volunteers are needed—not just in the wood shop, but in home building, auto repair, food systems, solar energy, and math and English tutoring. Once easy to overlook on a Canyon Road–area side street, this older Territorial home was restored to its former glory by Woods Design Builders, who more than doubled the square footage. Along with brick coping, crisp corners, white trim, and other Territorial architectural details, the home features a beautifully restored antique front door.

n the way that many older and historic Santa Fe houses tend to do, the nondescript residence on Camino Escondido simply disappeared into the street’s brown, adobe architecture. An odd overhang and other modifications made over the years indicated how far astray from its original style the home had wandered. Rob and Shane Woods of Woods Design Builders recognized the building for what it was: a diamond in the rough. Taking a leap of faith in a recovering real estate market, they purchased the house and immediately began renovating it, with the intention of entering it in the 2015 Haciendas—A Parade of Homes. Though Woods has long been renowned for spectacular custom new home builds and remodels, this was Rob and Shane’s first-ever spec home. The leap paid off—in spades. Renowned designer Sharon Woods, Shane and Rob’s mom and founder of the company, oversaw the design of the project. Drawing on over 40 years of experience, Sharon’s design flawlessly blended old and new, transforming the once dilapidated residence into a classic Woods home. A visitor to Santa Fe from the Midwest toured the house before it was even finished and purchased it, and then the home went on to be named Grand Hacienda in the 2015 Parade—the third Grand Hacienda for Woods Design Builders. “It’s deceiving from the outside, where it’s charming and quaint—classic Territorial,” says Shane. “But on the inside, there are 12-foot ceilings and a window wall leading to a lushly 28

Everybody who saw it was wowed.” A beautifully restored antique entry door (shown on the cover of this magazine) opens to a light, buttery palette and signature Woods touches such as divided light windows, woodburning fireplaces, and hard-troweled diamond plaster walls. The spacious kitchen combines custom cabinetry and a handpainted Tabarka tile backsplash with a Wolf/Sub-Zero kitchen package and leathered black granite countertops. The home’s unbeatable location—one of the main reasons Woods decided to take a chance on it—puts it squarely in the heart of Canyon Road activity, and yet it feels completely private. Adding 1,500 square feet to the building’s original 1,200 transformed it from a modest cottage into a much more livable residence. Landscaping the backyard and adding a window wall created seamless indoor/outdoor living opportunities—so well in fact that the home earned Woods a Southwest Landscaping Materials Award for Best Outdoor Living Space. Parade-goers loved the patio, too. “People would just sit back there, lounging and hanging out,” Rob laughs. In the process of restoring the home to what they proudly call “its true Territorial style,” Rob and Shane were delighted to learn that Anita Gonzales Thomas, honored in 1985 as a Santa Fe Living Treasure for her efforts to preserve Spanish colonial history in New Mexico, was one of the previous owners of the house. “Her niece came out to see the house,” Rob recalls. “She was absolutely amazed to see what we’d done to preserve it.”

Twelve percent of retirees typically relocate somewhere new upon retirement. If Santa Fe is on the radar of these baby boomers, a huge potential for building new homes exists for the Santa Fe building community.
Who Will We Build For in the Next Decade?
It’s time to tap into a truly “booming” market
T
he answer to the question of who we will be building for is specific to Santa Fe, and it won’t be what drove the market in the past two decades—namely, first-time buyers. Instead our industry must open its arms and embrace our aging baby boomer peers as they make their way to Santa Fe—as they most surely will. The next question, politically, is whether we as a community resist it or encourage it. The homebuilding industry hopes it’s the latter, while many millennials in our community don’t yet agree it should be our growth focus. With millennials being a larger population than the boomers it might seem counterintuitive to bet on the Silver Tsunami rather than hipster new urbanism, but unfortunately for millennials, their swamping of the first-time home buyer market is 10 years off, for a number of reasons. For one, this is a group of people who entered young adulthood as the global economy suffered the biggest collapse since their great-grandparents were their age. Naturally they’re wary of home-ownership bubbles. They also believe themselves to be more inclined to choose walkable, higher-density rental/condo neighborhoods rather than single-family detached subdivisions. That may change as they create families and children, but millennials seem inclined to put off those motivating factors longer than previous generations. And even though millennials are more apt to have college educations and career aspirations—the classic homebuyer—they are also saddled with the longterm student debt that crushes hopes and wildly skews debt-to-income ratios. Millennials will be a major factor in home building someday, and will certainly contribute something now, but their peak buying years are some time off. Boomers, on the other hand, are here now. The group turning 65 grows larger every day and follows the peak birth years of 1955–1957. Those boomers are the “pig in the python,” the “bulge in the onion,” “the handle on the bell curve.” And some of them will be coming to Santa Fe. According to NAHB economists, 12 percent of retirees have historically moved somewhere else upon retirement. Twelve percent of boomers totals 10,000,000, and many expect boomers to be even more mobile than their parents and grandparents. Just think: If Santa Fe managed to get just one-tenth of one percent of them to relocate to Santa Fe, we’d average, annually, 1,000 new residents for the next 10 30

years. That’s roughly 500 new dwelling units per year. Big numbers indeed. But why Santa Fe? Aren’t we too expensive? Too polarized? Too undereducated? Too economically deprived? Depends on your perspective. For a millennial those things could be deal killers. For a boomer coming from a major U.S. city, we don’t seem that expensive, polarization comes with the landscape, the kids are gone and already educated, and hey, I’m retired, I don’t need a job—but I do need a house!

Boomers will likely also be attracted to Santa Fe because we are a progressive bubble in a relatively conservative region; we celebrate the history, food, and art of three or four different cultures; we’ve overflowing with galleries, museums, music, and outdoor adventures; and we thrive on the networking and bonding with peers that comes from volunteering to support worthy causes. In other words, boomers are pretty much the demographically perfect immigrants for Santa Fe. Our city also has burgeoning medical services, both traditional and alternative, and a talented cadre of green builders who build some of the best homes in America. If we can build them, they will come. The trick will be converting the visitor to the resident, and that means a welcoming attitude, banks that lend on speculative construction, and a legislature that stops taxing social security, pensions, and veterans benefits. New Mexico is one of only a handful of states that continues to do so. If we want our share of those 10,000,000 transitory boomers, we need to rethink some of our policies. Raising the roof on a historic gem Dating to the 1880s, this compact Eastside home was in need of a significant overhaul inside and out. In a gut remodel that left nothing but the 20-inch-thick adobe walls, Praxis Ltd Co reconfigured the space into a 1-bedroom/1-bath floor plan that includes a kitchen with a small dining area and a living room. Hello, Sunshine! Creative ways to bring natural light into the home
O
ne of the perks of living in Northern New Mexico is a never-ending supply of sunshine, and there are so many ways to bring it into a home for natural, low-cost illumination—at least during the daytime. Here are a few to consider.
Skylights Skylights can be placed in any room or area of the house, though they’re most useful in illuminating areas that benefit from the illusion of more space, such as foyers, or task areas such as kitchens and bathrooms. Tierra Concepts often incorporates “wall-washer” skylights into their custom homes and remodels, which, as the name implies, run along the juncture of wall and ceiling. “Wall-washers are great because you put the light at the very end of a room or a hall, and the wall itself helps reflect more of the light,” says Kurt Faust, a Tierra Concepts partner. “They look fabulous over fireplaces when light washes down the face of the surround or mantel.” Skylights do have their issues, however, such as leaking and scratching. They're also not known for their energy efficiency. If this is a concern, says Faust, consider flat glass skylights, which use a sealed IGU (insulated glazing unit).
Wall-washer skylights use walls as a reflective device for brightening darker rooms. Both the tub and the shower are illuminated from above in this bathroom by Tierra Concepts.
Tinting, Frosting & Infrared Reflection Usually the idea with windows is to capture the views and let in the sun. But sometimes the goal is to keep those rays out. Electrochromic glass allows windows to tint in full sun, much the way prescription sunglasses darken and lighten depending on the environment. Likewise, liquid crystal technology allows a sheet of glass or a window to switch from clear to frosted with the switch of a button—a terrific privacy solution for bathrooms and bedrooms. In Santa Fe, Bill Kurtz’s company IR Dynamics is developing an energy-efficient glass film that reflects the infrared spectrum—keeping heat out in the summer and allowing it in during the winter. The company just received a grant from the Department of Energy to continue research developing a film that can be retrofitted to existing windows, which, if successful, will allow homeowners to install them at a remarkably low cost. At the moment, however, these new glass products are difficult to source and often beyond the budget of the average homeowner. But stay tuned: You’ll likely be able to “see the light”—through new and improved glass—in the next few years.

Tubular Daylighting Devices Tubular skylights, such as the ones manufactured by Solatube, pack an illumination wallop, reflecting a ton of light through relatively small discs (10 or 14 inches in diameter). Via a reflective tube that can be adjusted to work around trusses, a lens on the exterior roof of the home is connected to a lens that lies flush against an interior ceiling. “They’re great for closets,” says Ra Patterson, general manager of Sunwest Construction Specialties, Inc., a certified Solatube distributor. “What’s coming through isn’t direct lighting, so it won’t fade clothing. And since they’re so small, Solatubes don’t take up as much ceiling space.” The powerful illumination offered by Solatubes also makes them ideal for brightening kitchens, hallways, and windowless interior rooms.
