The Parade committee is proud to introduce you to some of the top builders, designers, architects, and other building professionals who help make the Parade a great show for visitors and Santa Feans alike. We have become so accustomed to seeing amazing quality and exquisite craftsmanship in the Parade, yet somehow our member builders always seem to improve upon the previous Marilyn Williams year’s ingenuity. Drawn to this high standard, people from all over the world visit Santa Fe in August to tour our event, meet and brainstorm with builders, and sometimes, to begin the process of building their very own dream homes in the City Different. First Impressions

Looming at the entrance to a huge circular courtyard, a massive, 1,800-pound hot rolled steel gate made by Clay Howard of Clay Howard Metalwork makes a dramatic first impression. Not only is the gate curved to hug the wall, but it slides as well—no mean feat of engineering. The contemporary home the gate opens to, located in Las Campanas, was Praxis Design/Build’s entry in the 2017 Parade of Homes.

Right: An intriguing entry gate was one of six pieces Erik Prada of Baumstahl Furniture made for the owners of this home in Los Cerros Colorados. Zachary & Sons Homes asked Prada to create a gate for the house, one of three Zachary entered in the 2017 Parade. Made of solid steel in a bronze powder-coated finish, the gate’s rectangular geometries, reminiscent of midcentry modern patterns, are open and welcoming, offering a peek at the landscaping beyond. 14

f you’ve attended a Parade of Homes in Santa Fe in recent years, you’ve probably noticed that gates are trending. Heavy wood privacy gates used to be de rigueur in the City Different, but today, with the explosion of more contemporary architecture, it’s sculptural, intricately wrought metal gates that are serving as the entry points to these amazing Southwest homes. As artists working in steel and iron, local metal fabricators are creating custom pieces for the most discerning builders and clients. Left: “A simple idea turned on its head” is how Karla Helland describes the steel front entry gate her husband, Jesse Gries of Green Star Builders, fabricated for their own home, the 2012 Parade’s Grand Hacienda. Gries added a graceful curvature to the classic farm gate, completely changing the feel of the structure from a heavy piece of metal to something more elegant and sculptural. Though the gate was designed for privacy, narrow slits allow light to come in and create a friendlier, more welcoming entrance.
Above: As the entrance to Borrego Custom Homes’ Parade entry in 2017, this three-dimensional steel gate, with budding agave sculptures built into a traditional frame, caught the eye of many a visitor. Designed and fabricated by Jeannie Hernandez of Casa Rosina, the green gate was a new idea, and a departure from her usual repertoire of traditional and contemporary designs. “It captures the flora of the area and is more organic,” Hernandez says, noting how the sage color at once stands out against and also complements the home’s stucco color. “It made people curious about what was behind there.”

A Market in Crisis Housing is in short supply in Santa Fe—but is a boom imminent?

According to first-quarter statistics published by the Santa Fe Association of Realtors, Eldorado, last year’s hottest real estate market, is now suffering from a lack of inventory. Sales dropped in the first months of 2018, with a median sales price of $349,000.

I
n case you haven’t heard, Santa Fe considers itself in a housing crisis the likes of which it has never seen. Most acutely felt is the shortage of multi-family rental apartments—and not just “affordable” multi-family rentals, which have an unheard-of vacancy rate of less than one percent, but all rentals. Most are inclined to identify a single most important cause of such a significant market disruption, as if we fixed that one thing all else would fall in line. But the current Santa Fe housing crisis had many ill winds that led to this perfect storm of unmet demand, a demand that will only grow stronger before solutions begin to arrive. One popular notion heard often in Santa Fe is that shortterm rentals, specifically those let through Airbnb, are the cause of the shortage, and maybe we should ban them or tax the heck out of them? Well, we do tax them now, and Airbnb has been very cooperative with collecting and transmitting the money to the city. Instead of banning them we recently nearly tripled the available permits from 350 to 1,000, which as of June of this year had not all been taken. Currently the collected tax is dumped into tourism promotion; some have suggested it should go to the city’s Affordable Housing Trust Fund instead. And while 1,000 Airbnb rentals may seem a big number, the city estimates the current housing market deficit to be

north of 5,000 units and predicted to grow much worse before it gets better—if it gets better. Banning all Airbnb would barely dent the problem; plus, many Airbnbs consist of simply a bed and a bathroom, which were never long-term rentals to begin with. Other causes of the housing shortage must also be recognized and addressed.
One much bigger cause has been the absence of the kind of leveraged financing builders and developers enjoyed pre-2008. It hasn’t come back—and may never come back— but some easing is on the horizon and new ways of publicprivate partnerships are being explored, especially those that have a nonprofit development company between the public and the private, as was introduced in Santa Fe’s Tierra Contenta subdivision 20 years ago. Longtime Parade of Homes-goers will remember touring many homes in Tierra Contenta back in the day. Largely dormant for the past decade, the final phase of the masterplanned community, with nearly 2,000 dwelling units presumed, should be breaking ground by this time next year. The wide variety of housing types, densities, and demographics expected in Tierra Contenta, especially serving the neglected new home–ownership price points between $200k–$350k, will be a great addition to much-needed housing stock.

One much bigger cause of the Santa Fe housing shortage has been the absence of the kind of leveraged financing builders and developers enjoyed pre-2008. One promising aspect of Tierra Contenta is that the existing development nonprofit managed by the Santa Fe Housing Trust may be able to help secure infrastructure financing for the subdivided small tracts made available for a number of local builders, designers, and developers. It can also create covenants that promote the city’s ongoing intent to make home building as green and sustainable as the market will bear, especially around water efficiency. It can guarantee affordability through mandates and because the price the city paid for the raw land nearly 25 years ago was literally “dirt cheap.” Santa Fe is poised to bring a great deal of housing to the market in the near future, a prospect welcomed, fortunately, by the Powers That Be in our community. With Tierra Contenta able to serve the demand for single-family homes, and the city-owned property in and around the now-closed Santa Fe University of Art and Design ripe for multi-family development, Santa Fe appears to be on the brink of a housing boom. That will be good for all price points and our broad diversity of demographic needs.

The mention is yet another feather in a cap overflowing with plumage: For a long time, Santa Fe has maintained an attractive “brand” for retirees, with selling points that include low property taxes, excellent healthcare facilities, plenty of world-class cultural offerings and fine dining, and a natural setting of unsurpassed beauty. But despite all the praise, “Santa Fe is routinely getting overlooked by retirees who are opting to settle in surrounding states,” says John Garcia, Executive Vice President of the Home Builders Association of Central New Mexico and a former secretary of tourism for the state. “That’s probably because we are late to the marketing game since we’re one of very few states that hasn’t specifically advertised to this demographic.”

After Garcia and colleague Kim Shanahan, Executive Officer of the Santa Fe Area Home Builders Association, spearheaded efforts in the State Capitol to establish a marketing campaign to put the demographic squarely in the state’s sights, the New Mexico Economic Development Department is expected to launch a statewide “Retire in New Mexico” initiative this summer. According to Garcia, the campaign is intended to enhance the state’s economic viability in the 21st century. Considering that retirees “represent some 77 percent of all the nation’s wealth and that every single retiree equates to about half of an ‘economically based job,’” he says, “it is in our best interest to be more proactive with our marketing efforts, building on what we have as we focus more attention on the community we’re striving to become.” “This is not about changing our fundamental makeup as a community,” adds Shanahan. “As a matter of fact, often the adult children of retirees move to the same communities where their parents choose to retire. Ask many Santa Feans how they happened to move to Santa Fe and they will tell you it’s because their parents came here first.” In terms of competing with other communities, Garcia and Shanahan say that Santa Fe, among other New Mexico towns, is well positioned since retirees largely live on fixed incomes, and other regional hubs like Phoenix and Denver are becoming oversaturated and prohibitively expensive. “A lot of older Americans want to get away from the crowds, the traffic, and the high cost of living, and even though it’s not inexpensive to live in Santa Fe, it’s still a bargain relative to many other places in the Southwest,” says Garcia. It is also fortuitously favorable that the boomer demographic shares many of the same kinds of preferences as the even larger

One of the most appealing aspects of Santa Fe is its embrace of inclusivity.” Garcia and Shanahan think that the homebuilding community in Santa Fe would be wise to stay apprised of these developments, to keep in mind that affordable housing will always be in demand, as will be the assets that attract both millennials and boomers, and to consider the potential value of incorporating universal design and aging in place principles into their projects. sfahba.com

A Compelling Language Tierra Concepts taps into their signature style to win a sixth Grand Hacienda By Amy Gross

ne might assume that after winning the Grand Hacienda award for a sixth time, Tierra Concepts, Inc., might feel like taking a breather, maybe rest on their laurels for a while. If anything, the win in 2017 has Tierra upping their game to stay a step ahead of architectural trends, and more importantly, constantly evolving Santa Fe style. As a spec house (which sold the day it went on the market) and a brilliant example of the firm’s signature “contextual modern” design, the home on Picacho Peak in Las Campanas kept Tierra’s partners—Kurt Faust, Keith Gorges, and Eric Faust—sweating, if just a little. “It’s very easy to stay within a language,” says Gorges. “There’s contemporary; contemporary is easy. There’s traditional; traditional is easy. But when you try to do something like contextual modern, I think you take more chances, because you have to envision the way the materials are going to play off each other. And sometimes that’s really hard to do.” It’s undoubtedly a look, carefully cultivated by Tierra, that Santa Fe homeowners are eager to see more of. “Contextual modern is a modern approach to Santa Fe style, and in the context of the material of Northern New Mexico,” explains Gorges. Again, there’s a play here between traditional elements and modern finishes and conveniences, with an effect that’s warm and inviting.
“It appeals to people because it takes our unique heritage in Santa Fe and re-stylizes it in a contemporary way, but without losing the essence of what makes it Santa Fe style.” Examples in the Picacho Peak home include the over-grouted stone wall bisecting the home that represents a more primitive masonry technique; the way the contemporary, lacquered cabinets are laid against a rough wall of Jerusalem limestone; and lighting that’s recessed into a massive, geometric steel frame suspended from the kitchen ceiling. The home made an impact on judges in the 2017 Parade, who appreciated its seemingly effortless blending of contemporary architecture, old world craftsmanship and materials, very modern treatments, and superior design and flow—which was put to the test during a wellattended opening party. With flowing, amorphous landscaping and exquisite interior design and staging by Annie O’Carroll and Jessica Savage of Annie O’Carroll Interior Design, the 3-bedroom, 3.5-bath residence demonstrated everything that makes a hacienda grand. “Other parts of the appeal of that house are the light and the views,” notes Kurt Faust. “You can’t really take that for granted.” Sliding pocket doors, which Gorges likens to “the equivalent of a pool in this climate,” open grandly to a garden portal and breathtaking views of the Sangre de Cristos, removing any obstruction between the indoors and outdoors. Even the master bathroom, a serene, timeless retreat, relates with the outdoors through floor-to-ceiling windows.
Wall-washer skylights are strategically placed throughout the home, allowing dramatic natural light to suffuse the interior spaces and create the play between light and shadow that has intrigued Santa Fe artists for centuries. “The light changes every five minutes,” notes Tierra marketing director Saguna Severson, “and the wall washers show the sun going around the house the entire day.” From the rustic kitchen, to the Zen-like master bath and the fun, crimson-hued laundry room, Tierra’s award-winning residence seems designed to satisfy every emotional need. “A house should be a playful thing,” says Gorges. “It should be something that takes you through different emotional space—introverted space and extroverted space. It should take you on a journey where there’s different moods.” Even the art, which includes calming geometric sculptures by Kellogg Johnson and contemporary paintings by Helene Pfeffer, speaks to different frames of mind. As with so many elements of the home’s design and décor, the art introduces modernism to an old school conviction, in a way that’s fresh and beguiling. “It’s good to take parts of our past, and retain them—to hold them and preserve them,” observes Gorges. “But it’s also good to take that and move forward into where our imaginations take us.”
