Planning for our future. The Santa Fe Area Home Builders Association has a long-standing record in promoting green building. SFAHBA developed the Water Efficiency Rating Score (WERS), a predictive calculation tool and index that will not only help builders know more about their water use, but will also help governing bodies to make permitting decisions and homeowners to conserve water usage. Santa Fe’s WERS tool—soon to be renamed the “Water Rating Index”—was also recently approved for inclusion in the 2020 National Green Building Standard where it will serve as a performance path compliance option. Housing for all. SFAHBA is a member of the Santa Fe Housing Action Coalition (santafehousinginaction.org), a broad-based community coalition dedicated to expanding the accessibility and affordability of quality housing options in Santa Fe through systemic change that benefits all residents. The Coalition has come together 14

to address the many issues currently impeding the accessibility of housing for all who want to live in Santa Fe by organizing, convening, educating, and mobilizing stakeholders to advocate for more communityresponsive housing and land use policy. Santa Fe Habitat for Humanity A strong bond exists between SFAHBA and Santa Fe Habitat for Humanity (santafehabitat. org), which utilizes an almost entirely volunteer crew—plus homeowner-provided “sweat equity”—to build energyefficient, affordable homes. Many members contribute their time, energy, and resources to produce homes in keeping with our local Habitat’s high standard of excellence.

Embracing Her Space Katherine Crociata’s plan for taking the Santa Fe Area Home Builders Association to the next level is a lot like mountain climbing: one step at a time

I
n March, Katherine Crociata assumed the role of Executive Officer of the Santa Fe Area Home Builders Association. A former government affairs director, legislative lobbyist, and governor’s appointee to the construction industries division, Crociata brings a wealth of experience to SFAHBA and the Santa Fe home building community. She sat down with Haciendas to talk about her goals for the Association, Santa Fe’s affordable housing issue, and how climbing mountains helps, ironically, to keep her grounded. Katherine, what’s your background, and how did it prepare you for this role? I was working at the Chamber of Commerce for Terri Cole in Albuquerque and doing her government affairs when Jim Folkman, who was the Executive Officer for the Central New Mexico Home Builders Association (HBACNM) at the time, offered me a job. I was with HBACNM for about eight years as their government affairs director—and I actually created a government affairs program for them. We did a good job at building membership engagement around the program, and getting the members at the council meetings interacting with the mayor, and involved around the issues. Instead of it being me it was the members—which is the way it should be, in my opinion. We did some legislative work as well. After that I was appointed by former governor Susana Martinez as the Construction Industries Division Director, and I served in that role for two years. I got a lot of experience there, because you’re not just regulating construction, you’re also regulating the licensing aspect of construction, as well as manufactured housing. I was the director of the manufactured housing division and the construction industries division at the same time. That was great for me—learning about construction, and working with home 18

builders, understanding what their needs were, and especially working in government affairs and understanding some of the barriers that the regulatory process poses when it comes to development and building in our state. Most recently I was a lobbyist for CenturyLink for six years. I loved working in technology, and quite honestly, a lot of the same barriers when it comes to infrastructure investment and infrastructure placement, are very similar in the tech industry. Mainly legislative work, but also building coalitions around the need for a broadband infrastructure in our state, which touches everyone. I was working at the Legislature this past December on some remaining interim committees, just before this 2019 legislative session started, when I saw the EO job advertised. I started the EO job immediately after the legislative session ended, on March 18, 2019. In hindsight, I probably should have taken a week off! What have been your immediate priorities upon stepping into the EO position? I really tried to listen in the first couple of board meetings to what board members were saying, and then reached out to other members as well, to what they were looking for in the Association. I sensed they were looking for more member involvement and engagement than what was there for them, so I’ve been trying to come up with programs, starting with communication, all the way to reinstating the membership luncheons. I’ll be setting up a membership happy hour, where members can hopefully bring people who are in the industry or at least related to the industry, and they can mix among themselves. I think the Association needs to reach beyond the board for involvement, so I’m trying to pull more people in and engage them in what we’re doing. So that’s been my first focus: building value in membership, creating more membership involvement, and then just the nuts and bolts of the first couple of months of a new job— familiarizing myself with the budget and the budget process. How would you characterize your current membership? I attended EO training in Washington, DC, with the National Association of Home Builders, hoping to gain some
What do you think your members are looking for in their Association? I want them to see the Association as a true resource for them, and not just a place that they have to go for meetings! I’d like to see it more interactive, and I’d love to engage members beyond the board. I’ve formed a membership committee with a few of the board members, but our goal is to reach into that membership and bring more people into engagement. Many of our members take advantage of the worker’s comp insurance through Builders Trust, which is a great benefit, but they should be a member because they have all these other values in the Association. So that’s really my number one goal: to build that attitude among the members. And I want the board to feel proud of that, and be ambassadors, and help me pull these people in. How are you and SFAHBA addressing the issue of affordable housing in Santa Fe? Mayor Webber is engaged on this issue, and has invited me to a number of discussions. I’m sitting on a Housing Affordability Roundtable with other community leaders. I’m hoping I can drive the discussion away from “affordable housing,” and more toward “affordability for all.” The affordable housing piece doesn’t get us to where we want to be in our community. I think it’s important to provide housing for lower-income people, but I don’t think you accomplish it by just focusing on that piece; you have to focus on what’s driving up the cost of housing overall. Long-term goals for the Association? Grow membership! And if that happens while I’m building value in the membership, then I’ve accomplished what I was starting to do in the first place. Because if we build value in the membership then we’ll attract new members. I’d like to see the Association working as more of a coalition with other real estate and construction groups throughout the state, not just in Santa Fe, and I’m looking to have relationships with NAIOP and the realtors. But really, my long-term goal is to have the Santa Fe Area Home Builders Association be the leading home building association in the state; there’s no reason for it not to be. And we need to focus our membership beyond Santa Fe to Taos and other areas of Northern New Mexico. This is your first Parade of Homes in Santa Fe. How are you feeling about it? The pride that Santa Fe builders take, especially in the sustainability aspects of their homes, is something I’m proud of as well. I think people have a perception of a Santa Fe home, and I know that when it comes to seeing some of the homes on our parade they’re probably just amazed at how innovative and creative they are. I’m excited to be a part of that and see these builders showcase their work. I’m also excited that we have entries this year that are at all price points and home types, from condos to luxury estates.
my broadband tax deduction bill, so it was a little tense at first. Frank’s an attorney at Gallagher & Kennedy, but he was the tax policy director for two years over at New Mexico Taxation and Revenue Department. We started dating last April and eloped to Molokai last December. We live in the South Capitol area with our three rescue dogs: Otis Redding, Tweedy, and Lulu. But I’ve been coming to Santa Fe for years for work, and I’ve always loved it. I’ve always felt like it was a breath of fresh air. I really appreciate the city and the vibe; I love how the city has a very diverse international feel to it. You’re a mountain climber! How did you catch that bug? I started climbing mountains in the Taos area about seven years ago. I’m from coastal North Carolina and I was missing the ocean, and a friend of mine told me the best way to get over homesickness is to embrace your space. I got really into hiking in Taos, but I kind of reached the end of discovering new places. I wanted to go higher than Wheeler Peak, so I started researching the Colorado fourteeners, did one, and fell in love with it. Now I have a goal of finishing all 58 Colorado fourteeners. I’ve done 33 of them, with 25 to go—and I absolutely love it. Some are more difficult, and I like to take alternate routes, so there’s a lot of route-finding involved. And I like the planning: putting the map in the Garmin, and studying all of it, and what gear, and which trailhead, and what are the conditions. Then, to be safe, you really shouldn’t be preoccupied with other thoughts; you should just be immersed in your surroundings when you’re out there. I don’t know how to say how much it’s given to me, but it’s helped me stay calm, and think through things, in a better manner both personally and professionally. I like how, especially on more difficult peaks, you are focused in on literally your next step and your next handhold. Do you hike in Santa Fe, too? Oh yes. I love the backyard training. I do Sun and Moon, usually together as a loop, after work, or sometimes early before work. And I do Lake Peak, which is a fun little Class 3. You go beyond Deception and you can do some scrambling up there to the other side of the ski area. And then I like Santa Fe Baldy for the length of the hike—it’s a 13-miler, which is good training, and you get up to about 12,500 feet. For a fourteener, that’s good training. Every single weekend, if I’m not in Colorado climbing, I’m on one of those.

And of course, not everything I might want to do is something my members would enjoy, so it may be trial and error a little bit until I find what works with this specific membership.

I
n the 20-something years I have been hawking appliances here in Santa Fe, I have seen a variety of trends and technology change and develop. As people visit houses on the Parade of Homes and start to think about building, remodeling, and upgrading the kitchens in their own homes, I typically field a ton of questions about the latest trends in kitchen appliance colors, features, and technology. Here are some thoughts. I have always preached that the Cooking Appliances category is the one kitchen shoppers should concentrate on first. Cooking appliances are really the items where you get the most pleasure—or if selected improperly, can be the biggest points of pain in your kitchen. For this reason, it is crucial to seek a local appliance professional for counsel in making your kitchen planning and purchasing decisions. Twenty years ago, the market in Santa Fe for cooktops and ranges was almost entirely gas. Homeowners paid (and still do pay) plumbers to run gas or propane lines to their kitchens to replace electric appliances, as the higher reliability, increased resale value, and instant temperature control of gas is highly desirable. This is still the case, but every year I’m seeing a significant increase in the purchasing and use of induction cooktops and ranges. Having been invented in the 1930s, induction cooking is not new, but appliance manufacturers have always struggled to sell it to the American market as the technology requires ferrous metal (iron)–based cookware, which immediately alarms consumers despite being readily available from all the leading cookware manufacturers—and very likely works with at least a few of the pans you currently own. Additionally, there can be a bit of a challenge for consumers to install and use induction cooktops properly. Induction cooktops and ranges feature charged magnets under a tempered glass surface that, once activated, vibrate the iron molecules of the cookware. This produces heat—fast! Induction cooking is the most efficient form of surface cooking with unbelievable speed in boiling and searing, even as it handily maintains a low “melt” or “keep warm” temperature for hours. The icing on the cake is the ease of cleanup; there’s only a sealed glass surface to wipe up after a large meal with very little residual heat in the glass to

dissipate. This fact translates to quick, safe cleaning directly after use. As there is no conduction of heat from an element through the glass to the cookware, induction cooktops are less prone to burn spilled grease and sugars, which often pit and discolor standard radiant electric cooktops. The technology is super-efficient, as 90 percent of the electricity used goes right to the food cooking. That’s pretty stellar when compared to roughly 60 percent efficiency on a standard electric cooktop and only 40 percent efficiency on a gas cooktop. The cons? High price points, and 50 amperage circuit requirements, which are not likely to exist unless planned for in an existing home. Thankfully, the price points are dropping every year as public awareness increases along with the volume of induction cooktops being sold. If you are not building a new kitchen, most reputable electricians will typically offer a free or low-cost estimate to come to your home to price the rewiring that may be necessary. Once you weigh your own particular pros and cons, the costs may be well worth it to enjoy the most efficient, reliable, and easy to clean cook surface with unparalleled performance! Buying online eliminates the middleman. But in a project as important as your new home, is it really the best way to shop?

hen it comes to outfitting a new or remodeled home, today’s marketplace is a complex and vast web of continually emerging options and choices. Consumers have many possibilities at their disposal for exploring the myriad choices in appliances, plumbing fixtures, lighting fixtures, and door hardware. In a traditional scenario a homeowner works with their designer or builder and visits local showrooms to get professional advice and see and touch the latest models and finish selections. Of course, online shopping is now so commonplace as to be a daily occurrence. With this shopping option, where almost anything is available at the click of a button, builders and designers are seeing increased challenges in managing the selection process. The ease and convenience of online shopping can also be a pitfall for owners and their contractors. Why, with easy, and often less expensive, shopping available online, would a homeowner choose to visit a classic brick and mortar showroom anymore? For one thing, local showrooms employ local talent—professionals who are trained and skilled at sharing different brands and product lines. The salespeople at local vendors can save you time and money in the selection process, whether steering you to a product line within a specific budget or offering invaluable expertise on the quality of a manufacturer. Another reason to shop brick and mortar: a computer screen can’t give you a hands-on experience. Showrooms are great places to touch and feel how a product will work and function in your hands, with true, not-computer-generated colors for more accurate purchasing. Possibly most important, purchasing through a local showroom provides you with accountability—a trusted business within the local economy that is standing behind the products they represent and sell, and there to handle any issues that crop up. mention that when you shop locally you are feeding your local economy and not sending valuable tax dollars out of the area. On the flip side to the customer service experienced in a personal face-to-face exchange within a showroom is the online shopping experience. While the online experience may be convenient or appear to the end user to simplify the selections process by eliminating a middleman and allow for selection in the quiet and privacy of one’s home, should you need to speak with a sales associate online after placing your initial order, there is no guarantee that you will speak with the same person—if there is one at all. This leads to what some often describe as the “black hole” experience, a less than personal exchange that can lead to frustrating and complicated returns for damaged or misplaced orders. The lack of personal assistance and guidance in the online experience warrants some caution with sophisticated selections. Our lives and how we purchase things are becoming more and more worldly given our busy schedules and industry efficiencies. While there is undoubtedly a convenience factor in being able to receive an item 48 hours after clicking a button, how “convenient” will that be when the wrong product is ordered, arrives damaged, or is missing parts—and there’s no one to rectify the problem but yourself? The real questions we need to ask ourselves have to do with what’s really “convenient” and “easier.” Will shopping online truly simplify a complicated selection process? Isn’t it worth the time and effort to be guided by a real, experienced partner to ensure your project goes smoothly? Or are we merely stepping over dollars for pennies? ited on a rise in Las Campanas with grand, sweeping views on almost every side, the Grand Hacienda winner of the 2018 Haciendas–A Parade of Homes is not only a standout work of art, but also a surprisingly natural part of its high desert landscape. A master work executed by Prull Custom Builders and a team of design professionals, it showcases not only the scenery it celebrates, but the skills of the artists who constructed it. Prull, founded almost 40 years ago and now owned by spouses Will Prull and Jodi Vevoda, exclusively builds custom-designed architectural projects, collaborating with talented partners to create each home. This award-winning project’s team included architect Craig Hoopes of Hoopes + Associates; interior designer Paul Rau of Paul Rau Interiors; Prull’s then-superintendent Kurt Lauer; and landscape architect Solange Serquis of Serquis + Associates. Even with such an impressive team, this house is truly special, as visually dynamic as it is soulful. Side-stepping the common Southwestern vernacular, its contemporary style bucks convention while remaining . . . well, Santa Fean. It’s contemporary, with an organic, industrial flair, and just a touch of the Southwest. “It’s one of the most contemporary homes approved to be built in Las Campanas,” says Prull. “That translated into it being a technically challenging project, structurally.”
The grand portal recalls The Santa Fe Opera house, exposing the stars through the protective roof—truly an aria in Prull’s canon of custom homes. The five-bedroom, 5,000-square-foot residence sits on a threeacre knoll. But it doesn’t perch; rather, it follows the contours of the land, not forcing itself into the landscape, but sheltering in. It’s a real design feat—for its scale, its harmony, and its meaning. Laid out in a C-shape, the house represents an embrace, with the master suite in one arm, the guest rooms in the other, and the gathering spaces at the heart of the home. “They wanted the home to feel like arms embracing a family,” says Vevoda. “It’s a hug.” A simple sentiment, but a complex design. Compounding the horizontal curve of the home is the vertical With raised bedstands and beautiful backlighting and underlighting, the entire master bedroom seems to float.
stepping down of that curve as it follows the slope of the land. “The house has a number of different expressions about it,” says Prull. “It unfolds as you move through it.” Windowed vignettes mark the stepped hallway, marrying Serquis’s natural yet artful landscape design outside with Rau’s upscale interior work.
