The Woolcock Group is a privately owned company established in 1982 under the banner of Woolcock Engineering. Still evolving today, we have expanded into a group of companies specialising in the design and construction of industrial and commercial buildings ranging from small businesses to multi-national projects. Based in South Australia, the Woolcock Group continues to manage property, including a portfolio of commercial and industrial buildings and to give advice on the viability of investment proposals. There are also Serviced Offices available for short or long term lease at our Edward Park complex. As developers and owners of many commercial properties, we gain insight into our clients’ and tenants’ needs and the requirements of different industries. We do not just construct a building but design a building to suit the needs and requirements of all stakeholders. Client A NOBLE & SON Industry Manufacturing Location Kilburn SA
Brief Design and construct of a new two storey office, factory and warehouse to replace existing facilities and combine the office and warehouse in one building. The front facade features a combination of precast concrete architectural panels, Kingspan and full height windows, thus maximising the office space and allowing a large amount of natural lighting to enter the building. The large warehouse and factory offer a clear height of 7m to allow for high level storage and the use of a gantry crane. Construction occurred around the operations of the existing site and a staged move was planned to the manufacturing areas to minimise interruption to operations. Client HALIFAX VOGEL GROUP Industry Commercial Location Marleston SA Brief The design and construct of a new single storey office and distribution warehouse has allowed this client to develop their operations and provide a more efficient service to their customers. Relocating to a high end, modern, larger facility has been instrumental in the expansion of their business. The front facade features a combination of Alucobond and aluminium windows providing a modern look and maximising natural light throughout the office. The large warehouse incorporates a high end concrete floor finish with sealer. Project Features Showroom and Warehouse • • • • • • •

Client SEIMA Industry Commercial Location Pooraka SA Brief The brief from Seima was to design and construct an oversized and spacious warehouse to allow the expansion of their existing operations and a provision for future upgrades. To meet these requirements the warehouse was designed without columns. This enabled a more flexible design for the racking and clear access for forklifts. The office space consisted of multiple entries to the warehouse and large windows to incorporate the two spaces into one another. This project was completed in two stages, the warehouse was handed over and operational four months before the office and showroom. Client KYM PACKHAM INVESTMENTS Industry Commercial Location Lonsdale SA Brief Woolcock Construction were engaged to produce a feasibility study on a 7.5m high warehouse to accommodate four separate office/warehouse facilities and then to design and construct with a competitive build cost. The innovative design incorporated street presence to all four tenancies with 280m2 lettable area each and easy access around the entire development. Maximum build area was achieved by designing a precast concrete boundary wall that doubled as a 3m high retaining wall. Client SOUTHERN PRIMARY HEALTH Industry Health/Government Location Morphett Vale SA Brief This project was a collaboration between Construction and our Property Management team (who would be responsible for the ongoing management of the building). The client’s request was to refurbish the existing space (previously occupied as a retail outlet) into a sustainable green office building. This was achieved by optimising the re-use of materials, ensuring minimal waste from Construction by refurbishing, rather than rebuilding this project, and adhering to Green Building Council of Australia (GBCA) standards for a certified Green Star rating. This health facility consists of offices, consulting rooms, secure waiting and reception areas and under croft parking, all were designed to GP Plus specification whilst still meeting GBCA requirements and staying within the client budget. Client ULTRA ELECTRONICS AVALON SYSTEMS Industry Defence Location Mawson Lakes SA
Brief Woolcock Group was engaged by the client to both source and develop the Mawson Lakes site, and facilitate a negotiated lease term, including management of the completed site. Woolcock Construction, as Contractor, was responsible for the Design and Construction of a purpose built office and assembly facility that ensured our client could meet the applicable standards of the Defence Industry as an accredited supplier. Closely liaising with the client during the early concept stages, resulted in a design that consisted of an architectural and practical office with a strong focus on staff interaction and comfort. This project was completed in two stages and a flexible design has allowed for further expansion in the future. Project Features Office and Workshop • • • •

The Woolcock Group’s Property Division manage an extensive portfolio of properties, including those developed by the Group for itself and those developed as investments for others. Our experienced team, in conjunction with associated suppliers and contractors, can also provide tenants with prompt, total building and property maintenance services including: • Full property fit outs and refurbishments • Trade services – includes electrical, plumbing, carpentry and painting • Air-conditioning and equipment service and maintenance • Roof and gutter repairs and maintenance • Gardening and landscaping • Cleaning Property Management can also include assistance with finding tenants, liaising with agents and preparation of lease documentation.
