As a New Jersey native, she came to San Diego over 30 years ago. She has watched San Diego grow and change into a world-class city with many exciting opportunities. Francine Finn Francine Finn is passionate about the real estate profession and truly loves the process. Having the opportunity during her 30+ year career to help individuals make decisions that are extremely important to them and their families has given her the experience to tackle the most difficult negotiations. Ready to List Your Home? Checklist of Questions to Ask a Realtor: 1) How long have you been working in my market area? We have 15 years experience in the downtown market we’ve made home. Our team also specializes in coastal homes from Imperial Beach to Oceanside, and historical park area homes. 2) What is my home worth and how did you arrive at that number? Scott~Finn use multiple factors in a formula which allows us to arrive at a realistic list price/sale price. Anyone can tell you what you want to hear. We will tell you what you need to know. 3) How can I reach you? It’s important to have easy access to your agent. We give you our cell phone numbers for anytime you need to call. If they are too big to give you their cell phone number, maybe they are too busy for your listing. 4) What is your average List Price to Sales Price Ratio? A great agent should know their track record for negotiating sales prices that are very close to list price. Sale prices should be within 10% of list price. Scott~Finn has a 98% ratio. 5) How will you market my home? Besides the obvious use of the MLS, there are many great marketing tools to expose a listing to the widest possible audience. Great agents will let the agents in their office know about the new listing and will also personally call some of the top agents from other companies to give them an opportunity to contact buyers. They will also use direct mail, print advertising in local news sources and an agent caravan. Online marketing is essential and should encompass a specific website, blog, Facebook, Twitter, Pinterest and enhanced presence on Realtor.com still the # 1 site for Buyers to start their search. 6) What Separates You from the Competition? A competent and confident agent should be able to answer this question without hesitation. Your agent should be honest, possess integrity, have excellent negotiating skills, genuinely care about people, have analytical skills and most of all, be a great communicator. 7) What do You Charge and is it Negotiable? Everyone knows that commissions are negotiable. But, do you really want a realtor that is willing to lower their fees because you asked? How hard will they negotiate for you when an offer comes in? In life you get what you pay for. It doesn’t cost you more to hire the best. But, it could cost you plenty if you don’t! 8) Do You Work Solo or as Part of a Team? We have all heard the expression “It Takes a Village”, well, these days it takes a big village to accomplish all the necessary tasks in the selling process. Great agents not only have at least one assistant dedicated to helping them with their clients, but they also have the best service representatives from title, escrow, mortgage, Transaction Coordinators, home warranty, photographers, contractors, cleaning crews, designers to assist along the way. 9) If I Called Your Broker or Asked Other Agents, Would They Say You are a Top Producer or Middle-ofthe-Road? A Top Producer achieves that status by consistently applying professional skills and knowledge to every transaction. They also know that a great reputation is earned and they work hard to maintain that valuable status and never take it for granted. Top Producers also keep on learning and training and honing their skills. They utilize technology that streamlines their efficiency in order to have the time to maintain communication and relationships. After all is said and done, this is still a people business and people want to work with someone they know and trust. 10) Will You Let Me Terminate My Contract if I am Not Completely Satisfied? A confident agent will have no problem with this request. In fact, they should offer to write it into the contract.
