Telluride Real Estate Corp. Broker Ben Jackson and his partners acquired the new endeavor just down Highway 62 from Telluride in Ridgway, Colorado in 2021. They added a full remodel to their nearly $8.9 million investment and have since transformed the former lodge and saloon into the new MTN Lodge Ridgway and the new Million Roadhouse bar and restaurant named after the infamous Million Dollar Highway. The prime location of the MTN Lodge offers easy access to dining and shopping, as well as hiking, biking, boating, skiing, snowmobiling, and snowshoeing.

Jackson, who also developed Ridgway Business Park and River Park subdivision, and General Manager Chris Wisocki completed the project in just 10 months. All the rooms were refurbished – new flooring, bathrooms, and furnishings. In addition, the interior and exterior of the building were painted and a new roof added, and where the old pool was is now The Million Roadhouse space. The space was transformed and is one of the larger indoor restaurant/music spaces in Ouray County. Jackson said, “It feels great that we accomplished what we set out to do in a timely manner, and with the help of local contractors.” Wisocki added, “This is a place for locals and tourists alike.” As an experienced fourth-generation restaurateur Wisocki, combined with the investment partners, brought a variety of elevated comfort food to The Million Roadhouse. Some menu items take inspiration from Latin America and Asia as well as familiar American cuisine. Some appetizers include guacamole molcajete, Korean short ribs, and a Mexican-style shrimp cocktail, similar to ceviche. Patrons can choose from six different burgers and sandwiches as well as various salads. Also on the menu: boneless and bone-in wings, gaucho steak frites, jerk smoked chicken and elk chili. There are also offerings for children under 12, with cheeseburgers, steak with veggies and chicken tenders.
Wisocki said, “We don’t want anyone to be intimidated, The Million Roadhouse is meant to be a locals and family place first. We want everyone, locals and tourists alike, to be able to mingle and have a great time in the same place. It’s important to have that place of camaraderie where everybody hangs out.” The Million Roadhouse’s full-service bar offers 17 mixed drinks, 28 wines and 25 beers, 8 available on tap. Happy Hour features half-off mixed drinks and wine and tap beer Monday through Friday from 2 PM to 5:30 PM and again from 9 PM to 11 PM. The restaurant also offers bottomless Bloody Marys and Mimosas every day from 11 AM to 2 PM with a food purchase of $12 or more.

The Million Roadhouse is an innovative, hybrid-service establishment, meaning patrons visit the front counter to place their order, or scan a QR code at their table. The food and drinks are brought directly to the order or table number. Acclaimed industry veterans, the husband-wife duo met in San Francisco while working at Michelin-starred Spruce and moved to Chicago to take the next step in their culinary journey. Before moving back to Telluride to open The National, Chef Chris Thompson was the Executive Chef and Partner at Meadowlark Hospitality in Chicago where he oversaw and led the concepts to receive a MICHELIN Bib Gourmand for both Union and Lardon. With over a decade of hotel and restaurant experience, Kate cut her teeth working with Kimpton’s Hotel Monaco and The Westin St. Francis in San Francisco, Hotel Teatro in Denver, Momotaro in Chicago, and more. Most recently, Kate Thompson was the Director of Training and Development at Ballyhoo Hospitality where she led the opening of Ballyhoo’s newest restaurant on the North Shore and DeNucci’s in Chicago. Calling on his decade-old relationships with ranchers, fishermen, and importers, Chef Thompson has composed a menu focusing on selecting the highest and freshest quality ingredients. Harkness drives hospitality, design, and marketing, and has personally run both the marketing and hospitality for vacation homes and hotels.
Purchased from Lisa Cox, a friend who started the venture in 2018, My Telluride Christmas specializes in full-service holiday décor for vacation homes in Telluride and Mountain Village. Premium live Christmas trees, garland and wreaths are delivered to the home, decorated, and then taken away after the holiday. Clements and Harkness handle the tree and all the trimmings, so guests can make the most of their time while visiting Telluride.
“I’ve always loved decorating; it’s always been fun. I’ve always been crafty, and I love making spaces look beautiful,” Harkness said. “I am a Pinterest nut!”
The team offers ready-to-install design themes as well as custom options, including decorating with your existing décor. They coordinate with property managers to have the home decorated prior to guests’ arrival. “Lisa wanted to sell the company as she was ready to move on from the opportunity,” Harkness said. “She approached us and after we talked about it and looked a little closer, we realized that it was a great fit for our individual skills and other current endeavors we were pursuing.” Harkness has a marketing background and is a former employee of Latitude 38 and Clements is a partner at Communion Wine Bar. Harkness said, “My first job was visual merchandising at Macy’s, and we had friends that had a Christmas tree farm, so it was a natural fit for me. I began my career hot gluing and tree fluffing and bow making. Dustin is better at logistics, and I like the creativity piece,” she added. “There’s a good balance between my enthusiasm and Dustin’s realistic approach.” Clements has been in the area for 20 years while Harkness has been visiting from Austin, Texas her entire life. Between the two, they have developed successful long-term relationships with local property managers and real estate professionals.

Clements added, “For me, it’s a passion of love. We bring joy to our guests, and we love seeing them show up and see ‘Christmas’ and feel at home. It’s amazing. I like seeing other people happy. A lot of it is flipping between people coming and going before check in and check out so to me it’s complimentary to my nighttime business of Communion,” he added. So far, they haven’t needed much in the way of advertising. “We made one post to the local Facebook group Telluride Sweet Deals that blew up,” Harkness said. They are seeing customers from all over the place, including Hawaii, Arizona, and Nebraska. The team is just getting started this year and wants to live up to the high standard of quality set by Cox. “We currently have about 30 clients, and that is what we are comfortable with this first year,” Harkness said. “We are right there at 30 and many of those are custom installs. We are thinking of scaling to 40-50 clients next year.” “We want to get to a point where we feel comfortable not turning people away where we can guarantee that same quality of work,” Harkness said. “Like decorating your own house, you want to say, ‘this is beautiful’ and show it off to your friends. Our differentiator is that we have a customized, pre-built product that we bring in and set up and take down for you.”

Harkness continued, “We are extremely detail-oriented with our live trees and lights. You’re asking someone to spend a lot of money on something and we want the ‘wow’ factor to be there. What is so fun is seeing everyone’s different styles and all the different takes on Christmas,” she said. Clements added, “It’s just like my many years in catering, going to all the different houses; it’s interesting to see everyone’s different homes and how they like to decorate.” “It’s a service industry thing and if you can provide joy to someone, that’s what it’s all about, seeing joy,” Clements said. “I enjoy the creative aspect too. Being a chef and being creative I like organization, and I also like the logistical side, both talking to clients and involving project management. That is where my skillset comes into play – operations and logistics.” “I think when you’re coming to Telluride you’re here for the experience of Telluride and we’re both lucky enough to experience it every day,” Clements said. “When you’re visiting for a brief stint, this whole place is magical and the

moment you walk in your home the magic continues and you can enjoy friends and family and not have to worry about checking off a to-do list.” My Telluride Christmas can do stock designs found on their website as well as individual personalization, all the way down to the kitchen plates and bathroom towels. “It all depends on the individual,” Harkness said. “As long as you’re good at communicating your Christmas experience it’s always just saying ‘yes’ to the client after they communicate their desires. I have a wholesale license, so we source from everywhere.” Harkness relayed that she’s just visited a property on Benchmark Drive which aligns very well with a traditional, tartan and plaid package. “It is a very traditional Mountain Village home with dark wood and trim. We’re working with other customers who are suited more to glitter and sparkle and color.” The team is also interested in other product offerings and exploring options based around holidays other than Christmas.

“We did put up a more yuletide rustic tree this year and we like to also cater to those that are not solely focused on the religious aspect. We have done Jewish décor with blue ornaments and beautiful silver trees too,” Harkness said. “This is an opportunity that both Dustin and I really think we can capitalize on – we both want to watch it grow,” she added. Clements said, “This is something that was established already and seemed like a good project to get involved with. Lisa felt comfortable turning it over to people that she knew and she’s excited to watch it grow with us. We’re keeping her on in a consulting capacity because we want to make sure we stay true to the company she built.” “Because it’s special to her, and she’s special to us,” Harkness added. Ultimately the team would like to offer custom tailored packages with custom pricing. Coming at it from the real estate perspective, they are working on quick flips from property owners, getting to know the spaces and

preferences and applying unique solutions as they build relationships. They have even tossed around expanding to Ridgway or Crested Butte. “The character of Telluride is changing and has been for the past 20 years,” Clements said. “We’d like to keep that approachable, accepting and friendly town we know so well, where the focus is being together.” Harkness encouraged anyone who is interested in the service to visit mytelluridechristmas.com, and to do so early. “Our ideal clients call us early, before October. Hitch-Mounted Ski Rack We all know skiing is bliss. There is nothing quite like floating through powder on a bluebird day. The ultimate upper. The ultimate downer? Transporting your gear and crew to and from the hill. There is no bliss to be found when the journey involves climbing on top of your grit-covered car in ski boots, trying to open a rack with freezing fingers, listening to everyone whine because it all takes so long, and then watching the skis scratch the side of your car as they slide to the ground with a clatter. For those of us who didn’t play in the NBA, this whole experience is infinitely worse. If the locking mechanism on the roof rack freezes or fails, the situation goes downhill really quickly.
The mountain locals who started Gravirax knew there had to be a better way. Taking their creative cue from the cycling industry, Dan Goldman and Carl Walker invented a solution that transforms the experience of getting your gear from here to there, making it as easy as loading equipment onto a gondola. There was a time when all bikes used roof mounted transport. Anyone who has been around long enough remembers how the daunting task of loading, unloading and reloading your bike almost outweighed the joy of the ride. A hitch and a couple of great rack design

companies changed the industry. Now, seeing a car speeding down the highway with bikes wobbling on the roof is an anachronism, not the norm. The Gravi system is a game-changer for snow sports, which is why the Telluride Mountain Village Home Owners joined other high-end resorts in making Gravirax the only choice for gear transportation. Many design iterations have resulted in an elegant solution that puts an end to all of the hassles associated with getting to and from the mountain for a glorious ski day. The Gravi system is simple enough that a seven-year-old can be in charge, provides a clean break from getting covered in grit and mag chloride, removes all climbing related issues, and is super-fast to load and unload. When approaching product design, the Gravirax team focused on eliminating all of the hazards associated with traditional transport tools, while leveling up the experience. The racks are made in America to withstand harsh mountain conditions. Gravirax uses HDPE UV-resistant pipe and welded steel, with a powder-coating process that provides a long lasting and durable black matte finish. Plastic pucks protect skis and boards, and the base of the rack is offset to keep back up cameras clear, and licenses plates visible. Equipment in the rack is quiet and aerodynamic. While most vehicles have full trunk access, the Gravi system also added a pivot that allows users to tilt the rack away from the trunk. For anyone who has grabbed their first chair sweaty, dirty and annoyed, there is nothing quite like holding a cappuccino in one hand while unloading skis with the other. Even better, you can stay warm and toasty in the driver’s seat while the kids load and unload skis all on their own. After the last run of the season, Gravirax stores flat in the corner of your garage with your skis, poles and boards in it.

In Perspective Current Market Analysis
In 2023 we witnessed a year marked by both undeniable challenges and distinct opportunities. Through a year-end lens, the overarching narrative of Telluride is that area real estate values have largely returned to a rate of appreciation similar to pre-pandemic trends. The Town of Telluride, the Town of Mountain Village and the surrounding region concluded the year with $865.73 million in total sales volume across 445 transactions, translating into considerably higher dollars per incident of sale. While the year ended just 22% down in gross dollar sales, this still is the fourth-highest grossing year in recent history. When compared to the prior five-year average, including the anomaly of the COVID buying frenzy for 2+ years, the total dollar volume has decreased only by 10%. Sellers were emboldened by scarcity and buyers naturally reacted with some hesitancy to the lack of inventory, in the face of global economic softening. However, the lack of inventory with steadily increasing demand has had a positive influence on real estate values. Once again, if one compares total gross dollar sales of the pre-pandemic (2019), dollar volume increased over 30% with 20% fewer sales. There were a total of 50 sales exceeding $5 million. Among these, 12 surpassed the $10 million mark, with TREC’s 8121 Preserve Drive ($17.5 million) standing out as one of the most significant sales of the year. The Telluride market contributed $231 million (27%) to the annual sales within in county, while the Mountain Village market generated $440 million (51%) and the remaining county areas amassed $194 million (22%). The average overall sales price experienced a 2% increase from 2022 to 2023, reaching $1,945,000. 2024 begins with a sense of cautious optimism. While home prices will likely remain elevated, economists are optimistic that the federal funds rate, which tends to indirectly influence mortgage rates, will go down. The 2020-2021 housing market was possibly too hot and cooled off in 2023. However, several signs point to 2024 getting closer to ‘normal’. For the housing recovery to continue to occur, increasing inventories will ease the upward pressure on home prices. Rate reductions happening at a metered pace will also incrementally improve buyer optimism, even though the Telluride market is largely infused by cash transactions. I was 16 when I got hooked on fly fishing, 15 years later I started guiding and hoped to bring that passion to other anglers. While working in a fly shop in Montana in 2010, I started to wonder why all fly rods looked the same – a black or green rod with black or green wraps on the guides. This sparked my curiosity and creativity as I looked around online and discovered there was a way to build your own rods. The options were almost limitless. I bought all the materials to build your own fly rod, and that’s where my passion for building fly rods started. Creating a unique rod that was all my own brought a new facet to fishing. The first one I built was a far cry from what I build today, to say the least. However, I kept at it; building rods as I broke them and then building rods for my friends. In 2020, when the whole world was home dealing with quarantine in the pandemic, I took a leap of faith and started Rylund Custom Rods – a website that allows people to order their own custom fly rod, built by me. I loved escaping to the river in those days to clear my head, hook some fish, and connect with nature while

we were limited in connecting with others outside our families. I have learned some things along the way, and continue to search for more sustainable products and more efficient and effective ways of building fly rods. Rylund offers fully-customized fly rods, from bright colors to custom grips, reel seat inlays, and more. I aim to build fly rods that will last a lifetime and that are individualized to the angler that uses it. We have many colors of blanks as well as dozens of different wrap colors, your imagination is the limit. We laser edge the reel seats to create a special message and inscribe the rod itself. Laser edged fly rod cases of hard wood, carbon, fiber or aluminum are an extra step taken in the total customization of your fly rod. Will’s hometown is Montgomery, Alabama. After receiving his degree from Birmingham-Southern College in 1992, Colorado was calling. After college, Will attended the Midsummer Music Festival in Telluride and fell instantly in love with the San Juan Mountains. During an 8-year stint in Vail, Will met his future wife Jessica, a Telluride native, at the Telluride Bluegrass Festival. Will and Jessica were married in 2001 and now have three amazing, fun and energetic boys — Owen (16), Baker (13) and Grady (11). In 2006, after earning his real estate license, Will and his family moved to Telluride, where he began his real estate career. Will enjoys skiing, hiking, fly fishing, coaching his boys in hockey, camping with the family and attending music festivals.
Heather Chase has worked in the real estate, property management, and lodging industry in Telluride since moving to town after completing her B.A. in Business Administration at Washington State University in 2007. Bebe’s early life was split between Porlock, England, and York, PA. She moved to Telluride in 1997, and graduated from Telluride High School. Trevor is originally from Omaha, NE, and then Loveland, CO, where the mountains beckoned him. Graduating from Colorado State University in 1997, he and his wife Shawna moved to Telluride in 1999. He had a previous “life” as a raft guide and ski shop manager and enjoys sharing his love of the area with his clients. He has spent the last 17 years as a property caretaker and construction manager. Hailing from Eugene, OR, Kip’s Telluride journey began in 2000, initially in property management and later as a Research Analyst, and ultimately in real estate.
