Service Above Self:
rotary’s motto in action This year’s Saratoga Home & Lifestyle Show marks the 41st anniversary of this important fundraiser. Since1973, the Show has made possible the significant financial gifts of the Rotary Club, as well as strengthening the community spirit of Saratoga. The Rotary Club expects to raise close to $100,000 from this year’s event, with proceeds being distributed to community organizations, youth scholarships, and international humanitarian projects.
Funds for Youth Scholarships
The Saratoga Springs Rotary Club awards more than $40,000 each June to local high school seniors for the pursuit of additional education. The Saratoga Springs Rotary Education Foundation (saratogaspringscholarships.org) is a 501(c)(3) that raises funds to benefit local students.
Support for Local Non-Profit Organizations
Once a month, the Rotary Club’s Board of Directors reviews funding requests from local charities. Annually, the Club awards one or two major gifts to area organizations seeking to complete a significant special project. Criteria for these donations are on the club’s website at www.saratogaspringsrotary.org.

Since The Adirondack Trust Company was founded in 1901, developing a strong community has been a guiding principal of the financial institution. design and construct the Exit 11 branch. The environmentfriendly mentality of the building originates with its placement. Positioned to take advantage of passive solar heating, the south-facing wall has floor-to-ceiling windows and is filled with cellulose insulation. There are solar panels on the roof, high-efficiency LED lights and concrete flooring to absorb and radiate heat. “We’ve been really, really happy with the polished concrete and it looks great too,” said Wait. Keeping an eye on the environmental impact of the new structure was something that potential and existing customers said was important to them on a survey the bank distributed before construction began. In response to these and other requests, the bank also decided to create an extra-friendly atmosphere to compliment their environmentally-friendly bank.
“We’re responsible to the community and to the world too,” said Charles Wait Jr., Vice President of Legal and Regulations. The Adirondack Trust Company is the only locally owned and operated full-service banking company in Saratoga Springs. With offices serving Saratoga, Warren, Washington and Albany Counties, the bank is a Bauer 5-Star “Outstanding” rated bank and is a Top 200 Community Bank as noted by American Banker Magazine in 2013. Financial stability allows the bank to help hundreds of nonprofit organizations each year and their 250 employees contribute thousands of hours to be involved with local community organizations. “We like to put as much money back into the community as we can,” said Wait. They built their branch by buying local whenever possible. The bank used local companies including Vermont Timber Frames and local architect John Muse to

“We want to change the model of a bank from somewhere to go and do transactions, into somewhere to go and consult with your banker,” said Wait. This subtle but distinctly different approach to banking can be seen in the branch’s comfortable customer lounge area, self-service coffee bar, café seating, free Wi-Fi, and high definition televisions. Now, in the desk area, the tables are round to allow it so bankers may sit with the customer, instead of across from them. “The idea is to be a little bit more warm, more open, more friendly,” said Wait. g

As new mechanical refrigerators were introduced, Feiden responded to the growing interest from his customers to repair and sell more appliances. Envisioning what your new kitchen or bath w i l l l o o k l i k e is a lot easier when you can actually see and touch the products that are going to be used in it. Capitol District Supply has striven to stay current with modern times and technologies, while remaining true to its founding principles. Capital provides kitchen and bath solutions, plumbing and heating supplies both retail and wholesale to builders, contractors, plumbers, heating contractors and homeowners. As one of the first industry suppliers to have retailfriendly showrooms, today they are reimagining the showroom experience with New Visions Kitchens and Baths. New Visions has already reinvigorated the newly designed Capitol showrooms in Saratoga, and Schenectady and in 2014, work will begin at their Albany location.
28 | Saratoga Home & Lifestyle saratogaTODAYnewspaper.com
With certified kitchen and bath designers using 2020 CAD design software on-site, customers are ensured a technologically advanced and trendy new kitchen or bath. Constantly competing with big box home supply stores, Hana Sullenger, human resources and marketing manager at Capitol, said that one of the most important services Capitol offers is that they are able to retrain the public’s expectations about buying local. “People come in after they have gone to Home Depot and say, ‘I wish I knew you were here’. Just because we’re local, we’re not more expensive; but we do know what we are talking about and we can walk you through the whole process,” said Sullenger. Capital District Supply has been turning your vision into a reality since 1945. The family-owned business is dedicated to customer service and maintaining their involvement in the community. They recently went to Mechanicville High School to talk to students about careers; helped Catholic Charities put a new roof on a home, and are going to speak with at risk youth at Northeast Parent and Child in Schenectady in March. When company founder Hy Zima chose Albany to open up his first store, plumbing supplies were very hard to come by as factories were geared up to meet the needs of a United States involved in World War II. Repairs on the home front were secondary, but the need for them was still there. A dedicated Zima would make regular trips down to New York City to search for materials and bring them back up to Albany for the next day’s business. His commitment and strong work ethic paid off in the form of a grateful and loyal clientele. “We really have a pretty good footing in the area,” said Sullenger. “No matter what you are looking for, we have a product to match your style, the uniqueness of the space and your budget.” g

T h e r e ’ s a n e w p l a c e for outdoor enthusiasts to get excited about in Malta. Allerdice Hardware’s Malta store just opened in February 2011 and already they are expanding. A 2,000 square foot outdoor living section is unfolding and plans to open in April. The spring start-up will give customers a chance to get a jump on their gardens and warm-weather projects. A variety of garden supplies, décor and accessories will be on display, ensuring home gardeners can find everything they need to make this year’s garden into something glorious. Then, they can take a seat at any and all of the six to 10 patio sets that will be on display. Shoppers can also fulfill their grilling needs perusing a long line of barbeque grills from the inexpensive up to the premier models; including the best-selling Weber line of grills. “It’s just amazing how many Weber grills we sell, we just can’t keep them on the shelf,” said inventory control manager Greg Johnstone.
38 | Saratoga Home & Lifestyle saratogaTODAYnewspaper.com
Selling the brands people trust is just one of the many reasons people like doing business with Allerdice. Located on property in Saratoga Springs that has been a lumber yard since 1864, Allerdice was founded in 1982. They provide hardware, lumber and building materials but also offer specialty services. “Need Advice? Ask Allerdice!” Under the wellknown ACE Hardware brand, Allerdice’s knowledgeable staff, some of which have been working with the company for more than 30 years, builds relationships with customers so that the store quickly feels like a home away from home. From custom paint matching; to metal work for custom fabrication and repairs; to residential and commercial glass cutting and installation; to specialized door needs; the family of Allerdice stores in Saratoga, Milton and Malta are there to help. “ACE hardware is just huge in outdoor living already, and we wanted to take advantage of that,” said Johnstone, who has been working at the Malta store since its opening. Allerdice Rent-All rents the tools you need, from the small to the large, so that you are able to Rent, Set, and Go! In addition to equipment rental they also provide replacement parts and service on popular tool brands like STIHL, SNAPPER and HONDA. Tools to tame the outdoors and to build what people need are in such a high demand in Malta because of that area’s recent surge in population. New jobs and new opportunities are bringing new construction projects and Allerdice is happy to supply the tools to get the projects done. “I’m very excited over it,” said Johnstone. g

Shake off that winter c h i l l and slide into a warm water abbess created by the experts at Concord Pools & Spas.
Resort-style outdoor living can be achieved with the Capital Region’s largest in-ground swimming pool builder. In their 42 years in operation, Concord Pools has installed more than 10,000 pools in the Capital Region as far south as Kingston, as well as into Massachusetts and Vermont. Photo by Paul Castle Photo by Paul Castle
This project was an entry in the Showcase of Homes last fall. This negative edge pool was cantilevered off the edge of an extreme slope. Over 450 tons of material was brought in to create the platform for this project. The resulting pool is a beautiful blend of natural stone, stamped concrete and natural elements with a breathtaking view.

The time is now to start building the backyard of your dreams.
Concord Pools Photo by Paul Castle does a lot more than install amazing pools. They do the designing, building and servicing of spas and saunas, outdoor renovations, safety covers, pool openings and closings. They will help you create an entire outdoor entertainment environment. An integrated design approach incorporates custom water features, landscaped slides, custom stairs and benches around deluxe outdoor kitchens, fireplaces, and outdoor living rooms to create your own unique personal backyard oasis. Behind the fantasy is the strength of an innovative and award-winning company. Concord Pools was the first to pioneer the use of radiant heat in swimming pools. A radiant heating system utilizes a modulating boiler and PEX tubing in the concrete floor of the pool. The result is an incredibly efficient source of heat for a swimming pool. Concord Pools was also one of the first companies to perfect construction techniques for negative edge vinyl-lined pools. Their patented I-Beam brace system is like no other brace in the industry and supports pool decking from settling and shifting.
This project boasts a spectacular outdoor space with a free-form pool design. A natural stone landscape custom slide with adjoining spillover spa are the focal point of this design. The large patio area is done in a premium paver including a natural stone fire pit.
Concord’s accomplishments have been featured in numerous industry and national publications and have received multiple national and regional awards. They were voted one of the top three pool companies in America by Pool and Spa News, they are a seven time recipient of the coveted Master of Design Award and were voted a lifetime member of the AQUA 100 Hall of Fame by AQUA Magazine. Concord Pool’s President Michael A. Giovanone is a certified building professional and instructor for the Advanced Education Program at the Association of Pool and Spa Professionals as well as Chairman of the Latham International Dealer Advisory Board, the largest manufacturer of in-ground swimming pool components in North America. Concord Pools is the pool builder with the proven track record that can transform a backyard into a place where magic happens. g

A c t u a l t r e e s t u m p s supporting thick, red cedar or black walnut live-edge tops are standing testaments to a furniture philosophy rooted in quality craftsmanship that you’ll find at The Wood Carte.
“It’s kind of a neat affect, it gives you more of the feeling of an actual tree,” said President and owner Chris Carte. Located at the foot of the Adirondacks, the rustic style is popular at The Wood Carte in Queensbury. Carrying the largest collection in the upstate of Amish-made real-wood furniture, customers regularly travel four hours or more to visit both their New York and Vermont showrooms, he said.
Wood Carte. They don’t offer cheap and disposable pieces, they believe in getting something that is well made and that does not need to be replaced quickly; a piece of furniture that, if well cared for, can last generations. “That’s the beauty of real wood. We carry products to be proud of that are made for the long haul,” said Carte. None of the staff at The Wood Carte, many of which have worked there for more than 10 years, work on commission, letting the quality of the furniture essentially sell itself. Recognizing quality workmanship was something that the Carte brothers learned how to do through their own experiences with woodworking.
For many, it’s about value. You won’t find any pressed-wood or particle board at The
Their father instilled in the three Carte brothers an inherit ability to work with their hands. Lindsay Carte found he needed some furniture and one day decided that he was going to make it himself. Brothers Kelly and Chris started out fooling around in the garage with him, asking questions, until all three of them started putting things together and bouncing ideas off each other. “That self-taught knowledge helped out a lot. We knew what we were looking for. We knew what a nicely built piece of furniture looked like,” said Carte.

They opened the business in 1982 and continued custom building pieces for 26 years. The successful business that they built has earned record-breaking sales for the last four years and Chris Carte is looking forward to another great year, in part due to the completion of their new addition, he said.

Planning to display their popular rustic furniture in the space, the 1,700 square foot post and beam structure has been added on to their already 12,000 square foot New York showroom, and features reclaimed barn wood siding. “It’s a pretty good chunk for us. It’s kinda neat,” said Carte. g

“I’d just love to make some home improvements, if only I had the money!” This year, Saratoga National Bank and Trust Company is offering an option that may make that home improvement project you’ve been putting off easier to afford.
The bank now offers a 10/1 ARM, or Adjustable Rate Mortgage. The 10/1 ARM has an initial interest rate that is fixed for the first ten years of the loan. After the 10 years is up, the rate then adjusts, based on the Treasury rate, each year for the remainder of the loan. “Who knows where rates will be in 10 years,” said bank president, Dave DeMarco. Adjustable rate mortgages have a lower rate than the traditional 30-year fixed-rate mortgage, so that can be an attractive option. With an interest rate of just one-half-of-one-percent lower on a $200,000 mortgage, that can save $1,000 a year.

Saratoga National Bank and Trust Company is a subsidiary, along with Glens Falls National Bank and Trust Company, of Arrow Financial Corporation. Saratoga National is a full-service commercial bank primarily serving the Saratoga County region. Many of the lenders have a minimum of 10 years of experience, with some having as many as 25 years of experience doing business in the community. Known as the “Thoroughbred of Banks”, Saratoga National will help you get your home improvement project through the finish line. “Our lending staff is local, makes decisions quickly and can close quickly,” said DeMarco. g
For investors wanting to make improvements to their one to four-family properties, there are additional options available in the form of non-owner occupied mortgages. Owners who do not live in their homes usually use the homes as investments. Because of the chance that the investor takes on defaulting on the mortgage if they cannot find reliable renters to live in the home, they are charged a higher interest rate than those refinancing a single-family home. Refinancing isn’t necessary however, just to have enough money to make improvements on an investment property. With non-owner occupied mortgages, investors can get an interest rate of 3.99 percent for the first three years with the remainder spread over the prime mortgage interest rate for the life of the loan. This is a significant savings over the higher 4.75 interest rate that would go along with refinancing an investment property. The non-owner occupied mortgages also have none of the closing costs associated with a traditional mortgage. “You can literally come in and get one, and not pay a thing,” said DeMarco.

There’s an insulation G evolution going on right DIN N E n o w that seals in comfort, offering TR OW immediate and long-term benefits.
Spray foam prevents more than just air from infiltrating or escaping through cracks in a building’s construction. Spray foam blocks out all those pesky critters, including ants and mice, from invading our homes and eroding our peace of mind.
Unlike traditional insulation, The Icynene Insulation System used by the certified professional installers at North East Spray Foam can completely seal a home and increase its resale value.
It is an unbelievable sound insulator that also inhibits dust, allergens and mold growth, said Kwazneski. He has been to homes without spray foam insulation where the mold is so thick that it just falls right out of the light fixtures, he said.
on g g n i Sav heatin your bills!
“The tighter your house, the more efficient it’s going to be,” said North East Spray Foam’s owner Douglas Kwazneski. Icynene is a foam insulation which is sprayed into walls, floors, and ceilings. Sprayed on as a liquid, it adheres to everything and expands in seconds creating an airtight seal. Customers are getting a lot of value for their money and start saving as much as 50 percent off their heating and cooling bills, typically recouping the cost of the insulation within three to five years depending on the size of their house, said Kwazneski.
“

Maintaining air flow is necessary for moisture management and indoor air quality, so Kwazneski recommends achieving a good balance by installing a Heat Recovery Ventilator (HRV) which exhausts stale air and brings in fresh air, or an Energy Recovery Ventilator (ERV) to regulate humidity levels, which should be at 40 to 45 percent. There is a small percentage of the population that can have adverse reactions to the blowing agents used during the spray foam installation process. This is often a result of a synthetic hydro fluorocarbon blowing agent that is used with the closed cell foam product. North East Spray Foam is using the only water blown closed cell foam on the market, said Kwazneski. “It’s a great spraying foam, and after I tell anyone about it, that’s typically what they choose,” he said. The last thing Kwazneski wants is an unsatisfied customer. He takes pride in addressing any customer concerns quickly and servicing a large area. From the Catskills to the Capital District, Saratoga and Adirondack regions, North East Spray Foam also services western MA, VT and many parts of New England. “Our customer service is unbelievable. at Pure Perfection Landscape and Services the new definition of perfection includes expanding the possibilities of paver stones.
The sky’s the limit with Silica grate systems, a plastic grid layer that reduces the weight of stone application and allows you to have a stone surface high off the ground and at different levels. Resurfacing existing wood decks with pavers is a cost effective option because it requires fewer building permits and less upkeep and maintenance than wood, said owner James O’Keefe. Details make the difference in Pure Perfection’s excavating and hardscape design, redesign and installation services. From
the planning phase to the install, they work with you to find the best products for your budget; from pavers that look like wood to products with a lifetime warranty, they want to open your eyes to perfection. g

In today’s home, grey is the new neutral. Joyous pops of lime green, raspberry and blueberry are replacing the jewel tones, burgundy and teal shades that used to be popular.
Signature pieces that are currently hot include upholstered beds by Bernhardt, Fashion Bed and Wesley Allen; gel foam beds that sleep cool by Sealy and Serta; and tufted sofas in a variety of fabrics, including leather from manufacturers like Thomasville, Harden and Rowl. There is a solid allure in the market right now to the modern rustic reclaimed wood furniture made by the Amish and Mennonites.

“Their lifestyle, their culture, their quality control is unbelievable. It’s how they live and how they work,” said furniture buyer, salesman and designer Michael Zappone. Michael has worked at DiSiena for 38 years and is married to the owner, Carol Zappone who inherited the business from her parents. DiSiena Furniture started in 1947 in the DiSiena’s garage and grew bit by bit; first taking over the garden area and then expanding to the point where it is today; spread across 85,000 square feet, through three buildings and on both sides of the street.

“We have a lot of new looks in our store. Today people are more casual, people aren’t as formal as they used to be years ago,” said Carol. g

I t t a k e s i n g e n u i t y to work with what you have, instead of always starting over with something new.
The architects at SD Atelier Architecture LLC know how to take the house that you have and transform it into the house that you want while maintaining its historical significance. “If we can find ways to infuse our opinions of what historically sensitive design is, we definitely do that,” said principal architect Susan Davis. Historically sensitive design takes into account the context of how a house fits into the street, the value of the buildings surrounding it, the mass and scale of the project, as well as the materials that are used.
Susan started SD Atelier in 1992 and in 1996 her husband, architect Donald Davis joined her. Together the pair is licensed in New York, New Jersey and Connecticut, but primarily focus on projects in the Saratoga region, where they are located. g

The high-quality, stylish and affordable gently-used furniture and home accessories attract consigners and buyers alike from up and down the East Coast. The trick with consignment however, is that you never know what you’re going to find, but once you find it, and love it, buy it, or you’ll be stuck saying, “I should have bought it when I saw it”. g

what you can and can’t do with your landscape? “We’ve had a lot of fun in recent years collaborating with clients who have unique and specific regulatory challenges. Restrictions are steadily increasing in the landscape, and we are thriving in this era of high expectations,” said Toadflax Nursery landscape designer Amber Rohe.
Toadflax Nursery began in 1989 as dried-flower producers, but quickly diversified into growing bedding annuals and other landscape plants. Today, 25 years later, they have grown into a regional industry leader offering landscape design, wetland remediation, plant production and maintenance services. With a retail garden center that offers the newest innovations in plant varieties, as well as traditionally reliable bearers, they offer a large selection of annuals, perennials, trees, shrubs, evergreens, and fruit-bearers. Much of their plant material is grown locally on-site in their 12 production greenhouses. Toadflax stocks bulk materials such as mulch, stone, sand, gravel, compost and topsoil.

Established in 2003, their showroom is doubling in size to 25,000 square feet and is set to open in the early summer. Owners Margaret and Mike Roohan have travelled the world to hand-select a range of granite, marble, soap stone, onyx, travertine and other stones in large slabs, including long runs of more than 144 inches.
Using the most up-to-date technology to install hundreds of kitchen countertops, bathroom vanities, hearths, surrounds, and furniture pieces in the Capital District, Granite and Marble Works employees have gained a depth of experience that was acknowledged when they won 2013 Angie’s List Super Service Award, setting them apart from the rest. g
The added variety and new showroom will allow for Granite and Marble Works customers to see entire pieces of stone, instead of just a sample, ensuring they are happy with every inch of their selection. “There’s nobody that even comes close to what we have. We make sure our customers are getting the best that’s available,” said Margaret Roohan. With free estimates, one day installation and removal of your old countertops, and stone maintenance advice, the 18 employees at Granite and Marble Works work hard to make
