year to date market trends SALES TRANSACTIONS: With the exception of homes priced between $5M and $9.9M which showed a modest increase of 5%, the number of home transactions has decreased across all price points since 2015. Westhampton showed the largest increase in number of sales year to date with 26%, followed by Shelter Island, which also had an impressive increase of 21% compared to last year. Sag Harbor Village and Remsenburg both had a 7% increase in sales and Springs is holding its own in sales with a small bump of 1% compared to last year.
MEDIAN PRICE:
For the first time in a number of years the overall median price in the Hamptons market has fallen, showing an aggregated decrease of 3%.
The Village of Sagaponack, which ended last year with one of the highest median prices in the country, is showing a decreased median of approximately 26%, most likely due to no sales closing above $15M in the Village this year. Shelter Island, North Haven, Northwest East Hampton and Sag Harbor Village all are showing median price increases in 2016 of 20% of more.
LAND:
Land sales have also slowed in the Hamptons, with an overall 27% decrease in transactions.
Western Hamptons is faring better with land sales, with Westhampton, East Quogue, and Hampton Bays all showing increases in land sales transactions.
CO-OP/CONDO:
The tremendous co-op and condo growth of 2015 has slowed dramatically throughout the region with a 39% decrease in number of transactions.
