MEET ARCHITECT DAVID NEFF After a decade working for high-end residential firms in Connecticut and New York, architect David Neff launched his own firm in 2008. A graduate of Williams College and the distinguished architecture program at University of Virginia, Neff has gained recognition for his innovative renovations and ground-up homes in the Hamptons, Maine, Massachusetts, Rhode Island, Connecticut, New York, and Florida. Licensed in Connecticut, New York, and Florida, his projects have been featured in Traditional Home magazine, Luxe magazine, and The New York Times (which showcased the cement tile in the kitchen at 40 Ocean Avenue in Quogue). He was named to Luxe magazine’s “Gold List” in 2018. “For as long as I can remember, I’ve been fascinated by houses. I was fortunate to have grown up in Quogue Village where I could admire beautiful homes and explore the surrounding nature. A surprising number of my earliest memories seem to involve indoor/outdoor spaces and this became a major driver in my design process.”
THE ARCHITECT’S VISION FOR 40 OCEAN ROAD “My vision in designing 40 Ocean Avenue was to keep the house simple and let the amazing setting do all the talking,” said David Neff, referring to the one-of-a-kind location of the property. “The house sits on a 1.24-acre peninsula and offers 270-degree water views spanning from the Quogue Field Club Golf Course to the Quogue Canal, Dune Road, and acres of preserved land. It was once the site of the northern end of the Old Quogue Bridge.” “In designing the house, I added some interest in the roofline to create associations with classic shingle-style houses – definitely more 1885 than 1995 in its lines and details. I used oak cerused paneling with chevron inlays in the interior to add some texture and gentility,” he noted. “Interior moldings were kept minimal so as not to distract from the natural surroundings and I added large windows and full room-length doors to bring in the light and views.” Neff intentionally avoided classic Hamptons white-painted trim. The trim was kept cedar to match the shingles, the door and window sashes are brown, and he added a stone base so the house blends in with its natural surroundings. “The house is very visible out on the Point and we wanted to be as respectful and unassuming as a large two-story home could be in that location. It’s a house that strives to be a part of nature rather than one that stands apart from nature,” he explains.
Set on a 1.24-acre peninsula and offering 270-degree water views spanning from the Quogue Field Club Golf Course to the Quogue Canal, Dune Road, and acres of preserved land, 40 Ocean Avenue is considered one of the most coveted properties in the Estate Section of Quogue Village. The luxurious 5,000 sq. ft. 5-bedroom, 6.5 bath Coastal Shingle-style home was designed in 2016 by award-winning architect David Neff and has the feeling of a world-class resort. The architect’s vision in designing the house was to “let the amazing setting do all the talking.” Natural cedar and stone materials were used on the exterior and Neff incorporated Fleetwood sliding doors that run the full length of the living and dining rooms to let the light in and allow for indoor/outdoor living and entertaining.

The well-appointed chef’s kitchen, outfitted with custom cabinetry by Deane Kitchens and Caesarstone counters, boasts a 60-inch dualfuel Wolf range, two large serving islands, two dishwashers, two
refrigerators, two sinks and a 48-bottle wine refrigerator. The room’s whimsical backsplash, made of hand-crafted cement tile from Mosaic House, was featured in the New York Times.
Other highlights on the first floor include a powder room, large dining room (that seats 18) which opens to an outside dining deck, a roomy den/office (or potential 6th bedroom), and mud/laundry room with full bath.
On the second floor you’ll find a graciously appointed primary suite with automatic shades, large dressing room and bath. Four additional en-suite bedrooms, including a charming six-bed bunk room, rounds out the bedroom count.
Besides the ever-present views, the outside space has Ipe and bluestone decking, a heated gunite pool with built-in spa, and plantings of beach grasses, bayberry, and hydrangea from famed landscape designer Mario Nievera.
