Licensed Associate Real Estate Broker

With 30 years’ experience in Hamptons real estate, Lisa Bass brings a level of sophistication and panoramic perspective to buying and selling property on the East End. In 2010, Lisa was rated in the top 1% of 45,000 NRY agents nationwide before moving to Saunders & Associates to add their first-class support system and marketing acumen to her growing business.

Lisa’s family affiliation with contracting, trades and architecture over the course of 30 years adds another layer of knowledge to her ability to help customers and clients accurately analyze the building and renovation potential of any property.

Lisa has deep roots in the community dating back to her grandparents, who moved from Paris to East Hampton in the 1950s and opened Chez Labbat, a favored restaurant of de Kooning, Pollock, Capote and other luminaries. Lisa credits this environment for her love of arts which led her to hone her eye at the School of Visual Arts before being discovered by the Ford Modeling Agency to become a successful hand model. In July 2019, Lisa’s late husband, Joel Bass, was named as one of the major American artists of this past century in an article from the New York Times titled, “Where Does Major American Art Come From? Mapping the Whitney Biennial.” Through Lisa’s extensive exposure to international travel, incredible art, business with major fashion and beauty brands, she set up a vast network of high-profile contacts.

Lisa is passing her love of the area, and of real estate, to the next generation of her family – her sons Max and Theo. Both attended Eaglebrook School, Max graduating in ‘15 and Theo in ‘19, and went on to Suffield Academy, where Max graduated in ‘18 and Theo graduated in 2022. Max graduated Pitzer College in 2023. Theo is presently a junior at Pitzer College and is playing for the Pomona/Pitzer Men’s Water Polo Team. Both of them have always known the Hamptons as their home and have worked as interns at Saunders & Associates during their school and summer breaks.

Lisa’s long-term view of the Hamptons marketplace also gives her the insight to help customers know when and where to capture value, appreciating the investment potential as well as enjoyment of a Hamptons property.

Raising her family on the bucolic East End, Lisa implicitly understands it’s not just a home but a valued lifestyle people are seeking, and she is dedicated to sharing that dream.

Repeat customers and clients cite Lisa’s can-do attitude and problem-solving skills to get them quickly and efficiently to yes.

Effective, August 8th 2024, there are new rules governing how real estate brokers are compensated. Agents and clients need to become comfortable and confident discussing commissions and clarifying compensation.

Buying a home is one of the largest financial transactions most people will ever undertake. Saunders agents are a trusted source of advice and stand ready to help you navigate your home buying journey and make the choices that work best for you. The recent settlement has led to several changes related to home buyers, and we want to clearly lay them out for you.

As the largest locally owned and operated real estate brokerage firm in the Hamptons, Saunders & Associates is experienced in the unique nuances of Hamptons properties. We leverage this knowledge to help you make the right purchase. As the leading real estate brokerage firm, we are expert negotiators, adept at executing successful transactions.

HOME BUYERS HERE IS WHAT THE SETTLEMENT MEANS FOR YOU

You will sign a written agreement with your agent before touring a home. This applies to both in-person and live virtual home tours.

You do not need a written agreement if you are just speaking to an agent at an open house or asking them about their services.

Before signing the agreement, you should ensure it reflects the terms you have negotiated with your agent and that you understand exactly what services and value will be provided.

The seller may agree to offer compensation to your agent. This practice is permitted but the offer cannot be shared on a Multiple Listing Service (MLS). MLSs are local marketplaces used by both buyer and listing brokers to share information about properties for sale

The buyer agreement must include four components concerning compensation:

1. A specific and conspicuous disclosure of the rate of compensation the real estate agent will receive.

2. Compensation that is objective (X% percent)—and not open-ended. (cannot be “buyer broker compensation shall be whatever the amount the seller is offering to the buyer”)

3. Language that prohibits the agent from receiving compensation for brokerage services from any source that exceeds the amount or rate agreed to in the agreement with the buyer.

4. A conspicuous statement that broker fees and commissions are fully negotiable and not set by law.

HOME SELLERS HERE IS WHAT THE SETTLEMENT MEANS FOR YOU

You still have the choice of offering compensation to buyer brokers and we recommend that you continue to do so. You may consider doing this as a way of marketing your home or making your listing more attractive to buyers.

Your agent must conspicuously disclose to you and obtain your approval for any payment or offer of payment that a listing broker will make to another broker acting for buyers.

This disclosure must be made to you in writing in advance of any payment or agreement to pay another broker acting for buyers, and must specify the rate of such payment.

If you choose to approve an offer of compensation, there are changes to how this can happen.

You as the seller can still make an offer of compensation, but your agent cannot include it on a Multiple Listing Service (MLS).

MLSs are local marketplaces used by both buyer and listing brokers to share information about properties for sale.

Your agent can advertise the buyer broker compensation via off-MLS platforms such as social media, print advertisements, flyers and websites.

a higher form of realty

Helmed by Founder and President Andrew Saunders, Saunders & Associates is the Hamptons leading real estate brokerage firm with over $20 Billion sold and rented. This success is owed to the firm’s continued commitment to its founding mission to create a Higher Form of Realty.

Previously a leading agent and successful developer, Andrew Saunders recognized how an agentfocused, media-savvy brokerage firm would thrive in the Hamptons. Saunders purchased the company’s first office building in Bridgehampton in January 2008, started renovating, and opened Saunders & Associates in October of the same year.

Together with Colleen Saunders, a seasoned leader in the world of luxury marketing and a small, close-knit core of agents, the firm steadily expanded the reach of the Saunders brand. Fully owned and operated from the Hamptons, this team established vast—and lasting—relationships with buyers, sellers, renters, investors, and builders.

At Saunders & Associates, luxury is a service. The company was founded with the mandate to create a Hamptons-focused real estate brokerage firm that treats its agents like customers and mobilizes significant resources in connection with their efforts to list and sell properties. The firm created an in-house advertising agency staffed with full-time photographers, videographers, graphic designers, web designers, social media experts, IT tech support, and a copywriter. Controlling every component of a marketing endeavor makes Saunders agile, innovative, and ready to capitalize on opportunities that get listings seen and sold.

From Westhampton Beach to Montauk, all 5 Saunders offices, including the renovated, state-of-theart marketing department, are open 7 days a week, ready to support agents quickly and efficiently. The firm has evolved to include an affiliated title provider, New York Title Abstract Services, Inc., as well as a dedicated media division in Saunders Broadcasting Corp

Fostering a collaborative, energetic culture within the firm provides actionable insights, mentorship, and support between agents—vital in the competitive Hamptons real estate market. Based on years of analysis and vast real estate acumen, Saunders agents are empowered to create and facilitate successful transactions by analyzing and reviewing historical sales, permit requirements, and zoning regulations.

Together with an affiliated title business, New York Title Abstract Services, we run title on each Saunders exclusive listing as soon as we are engaged by the client to provide elevated clarity to expedite contract signing.
