In other cases, a true change of address may be in order. That was the case for one family who traded their hip Tribeca home during the pandemic for a serene manse in Palmetto Bluff — then promptly with the help of Interior Designer Anne Pappas, renovated an additional, nearby residence to embrace the Lowcountry locale and host their frequent guests (“Ready for Relaxation,” page 56).

But, once innovations like the Hoosier cabinet (a free standing all-in-one kitchen cupboard) and larger concept kitchens became de rigueur for the American family in the 1920s, the butler’s pantry fell out of fashion — until recently. “All of our clients want a butler’s pantry — no exception,” says John Deering, director of design and principal at Homeline Architecture.

RISING TO PROMINENCE shortly before the turn of the 20th century, the butler’s pantry was the true heart of the Victorian home. As the command center for the butler — who often served as a combination of the chief of staff, party planner and sommelier — this pantry was a place to keep records, polish the family’s silver (safely kept under lock and key alongside the fine china), pour drinks for party guests and, in upper-class homes, store foods in early refrigeration and warming appliances, ensuring guests wanted for nothing under his exacting eye.
Homeline Architecture collaborated with Carroll Construction (contractor), AWD of Savannah (cabinetry), Circa Lighting, Waterstone Faucets and Creative Stone on this stunning butler’s pantry at a local residence. Behind the wet bar, wallpaper by Wendy Martin Art adds an extra spark.
Today’s iterations are far more expansive in scope. The organization is unbeatable, thanks to painstaking planning, and the palettes are more glamorous and unbri dled (not to mention, hardwearing) than their Victorian predecessors. Here, local design experts share tips for incorporating the multifunctional — and stunning — space into your home.
First, decide on the perfect location, such as a spot adjacent to the kitchen, dining room or garage that is best for dropping groceries and dinnerware storage. Then, begin brainstorming the room’s function with a simple to-do list.

With so many functions, a full suite of appliances is just as crucial as cabinetry. “Many want a sink, an additional dishwasher, an extra refrigerator, a wine cooler, an ice maker and even refrigerator drawers,” says Deering. Small appliances like toaster ovens and Instant Pots can hide behind cabinet doors, freeing up valuable kitchen counter space.

A lot of people have multiple kitchens now, says Linn Gresham, director of interior design at Homeline Architecture. “They keep the main kitchen beautiful and perfect and have a

prep kitchen where they make eggs for their kids in the morning,” she adds. Several of her local clients have even requested designs for air-sealed, felt-lined cabinets for silver service or cedar-lined drawers for linens, drinkware, gift-wrap centers and potting stations in their butler’s pantries. “Some people also give them double duty as a mudroom,” says Gresham.

Don’t forget to top off your design with distinctive hardware. Metal grillwork on cabinet doors and a variety of bin pulls and knobs are a great way to add some flash to your palette. “A little bit of sparkle in a room where you’re showing off heirlooms is a good idea,” says Gresham. “Especially when people have china with gold, silver and pewter rims, mix your metals!”
The thoughtful design doesn’t stop with space planning. “The butler’s pantry is the new powder room,” says Roberts. “[It] should be designed like a destination.”
PALETTES THAT PLEASE
Whether you carry over finish selections from your kitchen or dream up an entirely new palette, designers recommend dressing up the pantry to the nines. Patterned wallpapers, stone slab backsplashes and countertops, as well as a mix of hardware finishes, make these small spaces enchanting. And, though white kitchens still have their place, cabinets in adventurous shades of gray and blue or stained wood selections are here to stay.

“If it is a windowless space, we always say to go with a high-gloss cabinet to reflect the light. Antiqued mirror doors also help, too,” says Deering.
TOP IT OFF

Despite their reputation as hard to maintain, Roberts insists that stone countertops — namely granite, quartzite and marble with heavy veining and a honed finish — make the space. “People do not need to be scared of real stone. We’ve been using it for thousands of years because it works,” she says.

Glossy tiles and antiqued mirror backsplashes are also designer favorites for making cleanup a breeze. “Because [the butler’s pantry is] so multifunctional, you want durable materials that are easy to clean,” says Gresham.
Still not sold on stone? Consider a glossy Formica, a la Miles Redd, or stained maple or mahogany. “Whatever you do, don’t go for the fake stuff,” Roberts adds.
To make the most of your finishes, Gresham insists on layering light. “I use a minimum of five layers of light. Daylight can be one of them, but it’s good to have general lighting. Task lighting can be under-counter lighting (channel lights from Circa Lighting are a favorite) or sconces. [Then] in-cabinet lighting and decorative lights, of course.”Oncethe construction dust has settled, infuse your space with art and objets d’art. “I have a glass display of old chicken bones in my pantry,” laughs Deering. “You want to layer in strange things to make it successful, wonderful and visually appealing.”

You don’t want bright-white, grocery-store lights.”

The current rise of the Grandmillennial aesthetic has kept this perennial favorite in view — with a fresh spin.
Revamped iterations of the familiar motifs have jumped off the ceramics, like ginger jars, and onto other accessories, like lamps, or even larger design elements, including wall coverings, fabric prints, dinnerware and

At one of her client’s homes in the Colleton River Club in Bluffton, South Carolina, Caron curated the placement of ginger jars throughout the great room as an ideal complement to the calming, coastal blue palette.
“A Grandmillennial is a person who understands what ‘a classic’ is, yet is also modern, independent and confident in showcasing heirloom décor — the perfect twist of old meets new age,” adds Caron.
Porcelain Perennials
From antique stores and grandmothers’ cabinets, Chinoiserie-esque décor remains ubiquitous in contemporary design
A GENRE OF REPRODUCTION DESIGN dating back to 17th- and 18th-century Western Europe, Chinoiserie has long been associated with affluence and Asian-inspired scenes. Commonly misconceived as art imported from Asia, these pieces more likely originated as Western interpretations of Asian culture and were designed to cater to European audiences, who were enamored with the beautiful design and sense of worldly wonder they provide.
“I love adding decorative plates on a wall or stand,” she says. “Layering is important. It is the touch that elevates an ordinary built-in or other space into an inviting, well-curated presentation.”
Kelly Caron is the founder and principal designer at Kelly Caron Designs, ASID. Emerging over the last decade as a leading force in the thriving Lowcountry design community, Caron has set the tone for a region defined by its elegant luxury homes and stunning commercial spaces.

Caron successfully passed the NCIDQ and holds her professional ASID. Her captivating designs and unique ability to blend authenticity and natural elements have not only set a Lowcountry precedent, they’ve also placed Caron and team at the center of evolving design trends, as reflected by publications including House Beautiful, Country Living, Garden & Gun and, now, Savannah HOMES magazine.
For a simpler recreation, consider framing the front door with large, handpainted planters — a tip from Caron’s own“Ihome.lovethem through all seasons!” she says.
But, first, Caron recommends finding anchor pieces that will serve as a focal point. Then, layer elegant frames or other charming accessories.
For those who favor a richer contrast to the typical blue and white, Caron suggests incorporating warm spice tones, like orange, into the mix. Don’t be afraid to mix and match colors, sizes and styles, either.
Armed with degrees in both technology and design and interior design, plus a minor degree in fine art — all from Appalachian State University — she continued her education at Boston Architectural College with emphasis on sustainable design.

To find the perfect location, Chewning scouted both old and new buildings, from the Historic District to Starland before landing on a building that previously housed Thrifty Hardware. “The block was restored in recent years by a Charleston developer. Brooks Construction (Josh Brooks) and Sottile & Sottile Architects (Christian Sottile) worked on the project, and we [have worked] with them both on a number of our own design projects,” Chewning says. “Most important, besides being a great space and location, there is an attached, private, 2,000-square-foot courtyard for our use.”

A Historic District townhome channels intercontinental style

The project took just less than a year to complete. Luckily, the Philbricks had their Palmetto Bluff home to retreat to while the construction was underway.
“We love London. Our son lives in London now, and I said, ‘Let’s make this our London townhouse,’” says Susan of the redesign.Structurally, the townhome’s vernacular is reminiscent of residences across the pond, with three stories replete with traditional architecture. The Philbricks, with Porch’s help, mixed modern and antique pieces to complete their desired look. An expandable dining table, along with chairs for the banquette and a sofa table, was custom-made in England and complements the antique curio pieces already in the home.
A SOPHISTICATED LONDON TOWNHOUSE. This was the inspiration for retirees Susan and Tom Philbrick’s home on Jones Street, which was given a new life by Amy Porch, a senior interior designer at Hansen Architects.
Today, the urban elegance of the home’s new design shines in every corner, from woven wallpaper to paintings acquired from LePrince Fine Art Gallery in Charleston. The care and thoughtfulness of the redesign are evident in every choice.
“I started the drawings in earnest when COVID happened. This is what I worked on, and I cannot tell you how awesome it was to have this project during [a] stressful time,” Porch says. “There’s a lot of care there. It was an exciting project, and I could just pour all of my attention into it.”

To further open up the space, Porch lowered the bar height of the kitchen. The cabinets, which were once white, were painted darker to better suit the posh ambiance. On a few of the smaller cabinet doors, wood is swapped out for stylish wiring. Now perhaps the couple’s favorite space, this family area also boasts bar
On the upper levels of the home, Porch and her team continued the design magic. In their primary bedroom, the original closet and bathroom were trans formed into a state-of-the-art bathroom.

“All of the ceilings were torn out to put new lighting in, which was helpful … for the builder, because it’s easier for the crews to work in open spaces, and light ing is so important,” says Tom.
“We played with different positions for the banquet,” says Porch. “We liked the symmetry of doing the bar and cabin etry on either side, flanking the fireplace. We ended up moving the door so we could do this free-floating banquette.”

detailed tiling. Hansen Architects also added a new, walk-in closet by reducing square footage in the main bedroom, while still leaving plenty of room to retire comfortably at night.
The earth tones, particularly the calming blue hues, ground the decor and can be seen throughout the home, including in the guest room on the third level — where another closet was converted to an en suite.Throughout the Jones Street home, guests receive glimpses of the personalities of Susan and Tom. The Philbricks have a cultured lifestyle, and each part of their home represents this cosmopolitan spirit — from their travel mementos reflected in their redesigned office to Susan’s art studio that was converted from a bedroom.
As for their feelings about the finished home, Tom says, “We feel really warm aboutSusanit.” continues, “I miss it. When I’m not here, I want to be here. From here, we can walk to dinner and to the shops. If I haven’t been here for a while, it’s like I need to be here. It’s so calm and quiet, yet you’re in the middle of the city.”

Just off of the office, another closet was converted into a morning bar, fit with coffee, a fridge and a freezer. The custom lighting and desk, along with hidden file storage, feel as welcoming as the family room — and features a similar color palette, with pops of red in the seating area.

Supply chain challenges were no match for the determined designer of this charming nine-month renovation in Wilson Village

They retreated to their family’s safe-haven — a sprawling Southern manse rising from the shores of Palmetto Bluff, with waterfront views and ample outdoor space for their three young children to roam.
A modern palm frond print by local artist Wendy Martin cascades down the panels — a favorite detail of the clients. “[The client] wanted us to use as many local things as we could because she wanted the house to fit the location,” says Pappas.
Pappas created a home that is distinctly Lowcountry and “bright, white, fresh and kind of hip.”

So, the couple turned their attention to the quaint house they had purchased a few years prior in Wilson Village, at the heart of the“[Thedevelopment.home]had great bones and a fantastic layout, but the whole thing needed to be updated,” says Pappas of the interior, which already boasted swaths of shiplap and beadboard, as well as elegant transom windows. With clear direction from the client,
THE DAYS OF COVID HOMESCHOOLING are, thankfully, now only a memory, even for New Yorkers caught at the epicenter of the virus. But the thick of the chaos was filled with long days of Zoom classes and bountiful juvenile energy, without open playgrounds to bear the brunt of their excitement. So, a Tribeca-based couple decided enough was enough. Their family needed to escape.
Beyond gorgeous French doors sits an airy living space with spots of pink and shades of blue upholstery dotting the cream background. In the kitchen, Pappas replaced the bar with a counter-height breakfast spot before repainting the cabinets, cutting new countertops and adding sleek, black hardware.
But, as friends and family came calling, eager for a break from urban lockdowns, the family quickly discovered that, to enjoy their Lowcountry home, they needed one more — somewhere cozy for guests to take up residence over holidays. And, as a bonus, they could also rent out the secondary space when not in use.
To take full advantage of the views of the Lowcountry, Pappas replaced heavy plantation shutters with breezy linen drapery, throwing light from the dining room’s mercury glass lanterns across the wooden walls. Meanwhile, mature palms and crepe myrtles shield the interior from view.
As another nod to the coastal setting, Pappas implemented a sophisticated palette of sisal, grasscloth, bouclé and sleek wood finishes. After all, layered textures are the designer’s calling card.
For a bit of boldness, Pappas gutted the powder room and decked out the new iteration in a paprika-hued metallic koi wallpaper (Harlequin), running the paper onto the ceiling to give

Upstairs,touch.in the primary bathroom, the combination of pedestal sinks, zero storage and a pint-sized soaking tub begged for an overhaul, too. Pappas jumped at the chance to infuse modernity in the design, balancing a marble-topped, minimalist vanity and sleek soaking tub with beadboard trim.

In one upstairs bedroom, Pappas purchased a pair of prefabricated headboards and sent them to her upholsterer to be reinforced, re-padded and recovered in a fresh, geometric print. At the foot of another bed, a basic linen bench was transformed with brilliant, blue-leather upholstery and trimmed with decorative tape. “Everything is pretty custom,” she notes.
With supply chain issues and installation hold-ups around every turn, Pappas and her team were put to the test, sourcing off the beaten path and looking for custom solutions to shortages. “We had to get creative and do a lot of things locally,” she says.

The most memorable element is the installation of a favorite custom piece — an oversize sisal rug designed to unify the living and dining areas. Delivered unceremoniously on the front porch, the design team was scrambling to get the bulky floor covering inside. “It weighed about 500 pounds. We were pulling painters from the house next door saying, ‘We will pay you 20 bucks if you help us get this rug in the house,’” laughs Pappas. “Orchestration is part of Theit.”result of all this heavy lifting? The homeowners are more than pleased. “Once we finished renovations, [they] said, ‘I think I like this house better than our main house,’” she says. “The client trusted us and gave us so much creative freedom. When you get a client like that, it makes the project really fun.”
Marble herringbone flooring runs from the door into the walk-in shower, which she clad in zellige tiles as a nod to European spa design. “It’s a very popular style of tile right now, but it’s been around in spas forever,” says Pappas of the beloved selection.

New Life in The Landings
A Miami couple and Nashville designer reimagine a dated home with a less-is-more mentality

WHEN MIAMIANS Leslie and Marty Steinberg’s youngest child entered college, the couple began an exhaustive search for a second home that would become their primary residence.
The Steinbergs closed on a 1989 home in The Landings just before the world shut down in 2020. Leslie had agreed to move to the Skidaway Island community, sight unseen, given one condition: that Mitzi Maynard of Redo Home + Design, the same Nashville-based interior designer with whom Leslie had worked on a former house in Tennessee, could oversee the “Mitzirenovation.wasthe first designer I’ve connected with who just really got me,” says Leslie. “She certainly had a vision, and I’ll tell you, I’ve never felt like that in any previous home we’ve had.”
“I fell in love with it,” says Maynard of Steinbergs’ new home. “It’s a great house, but it was, for sure, neglected.”
“The Landings came to my attention in an article about luxury-living communities,” says Marty. “I looked it up, and the array of activities and events was incredible.” When he arrived, he found that the facilities did not disappoint — with many tennis courts and golf courses, bike trails, clubhouses and restaurants. “And everyone was unusually pleasant and friendly,” he adds.
Maynard did the architectural design for the renovation herself. Then, Lowcountry Custom Built Homes arrived to bring it to life. The kitchen and butler’s pantry, primary bath and laundry room were completely gutted and redesigned; the second floor and primary bath received new wood floors; a powder room was added, and more. Through it all, they were careful to keep the home’s original structure.

In the kitchen, Redo Home + Design opted to keep the original arched windows, but add a fresh feel with white tiles and new cabinets installed by AWD of Savannah.
“Leslie’s favorite color is texture,’” Maynard laughs. “The way that I accomplish something [that is] not boring, for someone who loves neutrals, is through texture. Those brick floors, the fabulous windows, the heart pine floors – they made such an awesome palette to then bring [in] the furnishing.” The furnishings were all purchased through Redo Home + Design and utilized various textures, as well.
“The room that the kitchen is in is gorgeous and has that Savannah-style architecture,” Maynard says. “It just wasn’t very functional.”Inthebutler pantry going from the kitchen to the dining room, they created a coffee bar and a champagne bar. “That way, the coffee makings aren’t taking up space on the kitchen counter,” Maynard explains. They also added giant doors that open and slide back in, so the area can be closed off while entertaining.
To complement the neutral color tones, Redo Home + Design expertly leveraged textures and statement lighting to add dimension.
The finish in the primary bath is both refined and rustic. “We mixed warm wood with a minimal style,” explains Maynard. “In general, the home is more on the minimal side than traditional.”
“Another thing that’s important, in a neutral space, is to let the lighting really make a statement,” says Maynard, who also provided the light fixtures through Redo Home + Design. “And, when you’re putting several pieces of interesting lighting in a space, they really have to complement each other.”
Next, she says, they “dipped the whole house in paint, inside andWhatout.”
Leslie chose neutral tones for the home’s color scheme.

For Leslie’s part, she has maximum satisfaction with her new home and surroundings. “It’s so calming, so warm,” she says. “We like [having] a lot of different sitting areas. We use our house a lot, and we just want to feel warm and comfy wherever we are — nice without it being too formal.”
“It really feels like a new house when you’re in there,” says Maynard. “Loving a piece of architecture back to life and bringing it into this decade — it feels so good.”
“They wanted to bring that fresh style, but also honor Savannah — a nod to the traditional,” says Maynard.
Leslie refers to as a “tired beige” exterior was repainted with Sherwin-Williams’ Alabaster paint. The shutters, repainted in Farrow & Ball’s Light Blue, add a freshness the Steinbergs hoped to carry with them from Miami.
“But it is pretty cute open,” Maynard adds. Adding an island also helped with space issues. They removed and replaced all the hardware and appliances and had new cabinets installed by AWD of Savannah. “Harley Ashbaugh and his team just killed it with the cabinets,” Maynard praises. “The finish was beautiful, and they kept exactly to the design I sent.”
Another classical Georgian feature that Maynard not only wanted to keep but also emphasize are the stunning, arched windows throughout the home. Above the kitchen sink is one such large window, with two smaller rectangular windows on each side. Maynard kept the trim white and then tiled the entire surrounding wall with white tiles from Kenny & Company in Nashville. In the main living room, the trim was painted black to “really make them pop.”

“MY DAUGHTERS LEARNED TO CLIMB TREES right over there,” says Erin Price, pointing to McCauley Park in Savannah.
The proximity to the sprawling oaks was one of the driving factors when she and her husband, Jeremy, decided to move, just a few streets over, to their new-to-them home: a circa 1925 cottage adjacent to the park.
“This was the first house [we bought] not thinking of our children first,” says Erin. “Now, it’s their favorite.”
Before taking the plunge, the Prices sought a second opinion from their close friend, Lynn Rahn, who co-owns Clutter Furnishings & Interiors with her daughter, Brooke Chancey.
“We often ask ourselves, ‘What would Lynn do?’” says Erin, with a laugh.
Another factor was the couple’s shared love of entertaining. “Jeremy loves to cook,” says Erin. They regularly enjoy hosting friends, especially for the annual Christmas and Easter cele brations. After both of their adult daughters moved away,

the couple was ready to reconsider their square footage and find a floor plan that best suited their new chapter of life.
"Both fireplaces were not working when we moved in, so we used TD Anderson Chimney Sweeps to install [new] fireplaces, and we have been loving them ever since," says homeowner Erin Price.
When Rahn walked through the charming Ardsley Park abode with the Prices, they all could see the potential. However, after the couple closed on the house in 2019, Rahn advised them not to rely on vision alone in the redesign process.

In the alluring living room, art is layered on the mantel above the fireplace, and built-in bookshelves are filled from floor to ceiling, where a coffered treatment was installed. To complement the existing furniture — including a side board built by Erin’s father with wood from the family farm in Statesboro where she grew up — Rahn sourced pieces from Clutter, as well as worked with Savannah Quality Upholstery to recover pillows, as well as a pair of chairs, with Schumacher fabric sourced from Sherry’s Honey Pot Fabric.
In this case, the nearly 100-year-old house spoke volumes.
“I tell my clients that they have to listen to what the home needs,” says Rahn.
Led by the team at Clutter, the thoughtful arrangement of the Prices’ heirlooms and prized possessions was combined with a strategic renovation, making the most of every inch.
In the foyer, cork wallpaper bring instant warmth, as do the Prices’ two rescue dogs — Yaz and Blueberry — who are typically found curled up on the rug. Upon entering, guests are treated to views of a cozy living room on the left and a dining room on the right. Both spaces boast a moody shade of Benjamin Moore paint in Basalt on the walls.
With help from another friend and neighbor, Sandy Hollander (the owner of 45 Bistro at The Marshall House), and wood from Guerry Lumber, Jeremy rolled up his sleeves and built the deck. The Prices’ daughters lent a hand with the hardscape, too.
“We love sitting out here. People walk by with their dogs and cocktails,” says Erin, with a grin. Above a gate facing the street, a lantern hangs in the archway — like a small gift back to the neighborhood that they love to call home.

On the other side of the house, an enclosed kitchen called for a total renovation. By removing a wall, shifting the placements of appliances and introducing an island, the floor plan is now open and airy. Sunlight streams through the kitchen during the day, and the flow lends better for entertaining.
The teardown continued in the primary bedroom, where a closet was removed to make way for a larger bathroom with marble tile (Garden State Tile). To replenish storage space, closets and a window seat were installed, (Bernard Nolan) framing the plantation shutters-covered window overlooking the backyard.

AS THE HOUSING MARKET remains red hot in desirable markets across the country, Savannah is in a unique position as the home of the largest National Historic Landmark District. Historic homes can offer the charming architecture of centuries past, while new construction projects are full of novel possibilities, smart features and homebuyers’ dream amenities. Either way, both home renovations and new builds are facing COVID-related delays.

With an existing structure, you can change just about everything, with the right team of people on your side. Renovations on older housing stock are often lower-cost, faster-timeline options. Just remember: with an existing structure, you can't change your neighborhood.

The unpredictable nature of costs today is the biggest drawback to building new. Buyers of existing homes do have an advantage, [in terms of] understanding the fixed cost of the home. [In new construction], suppliers and subs simply won’t lock pricing for more than a month or two, because they are worried about getting burned by increases from their suppliers. It all makes sense, but it doesn’t make for a very predictable environment.
ON WHAT'S DRIVING TRENDS:
That said, if you want what you want, and many people do, new is the way to go. Another consideration is the operating cost of the home. Current energy standards and building codes call for more efficient, new-construction homes that will cost less to operate and maintain than an older home. Over the course of 5 or 10 years, that cost can really add up and should be considered.
Despite market reports noting that housing starts are down, we have not seen the pipeline shrink. It has
tempered a bit from the exuberant pace of last year and settled into a more sustainable pace, but it is still quite healthy from our perspective. While interest rates have helped to dampen the frenzy, they are still at near-historic lows.
ON HOW HOMEBUYERS DECIDE BETWEEN OLD OR NEW CONSTRUCTION:
Both have their charms! With a new structure, assuming you are building custom, you get to make the spaces exactly as you want them from the beginning. It is also a much larger undertaking, with lots of decisions and a much longer timeline to completion. For building new, finding a lot in a location you love makes all the difference.

We are still seeing the effects of the pandemic show up in what people are looking for. Multipurpose spaces that can function as a Zoom room, office, spare bedroom and evening lounge are popular. Similarly, smaller places to escape and read a book keep showing up on wish lists. Outdoor spaces continue to be a primary focus.
At Alair, we have seen an influx of architectural inspiration as well as interior trends being shared on social media. People are seeing what others are doing and are inspired by color palettes, exterior materials or kitchen features via TikTok, Instagram and Pinterest. Functionality is often at the core of the ways people are looking to add features to bathrooms or kitchens as well — making their spaces work for them.

To ensure we respected the history of Savannah, Upper East River partnered with Cherokee Brick, who created a oneof-a-kind, unique-to-our-neighborhood brick called Queen Anne. This oversized brick was tooled and mortared to be similar to what would’ve been used in the 1800s.

ON THE FUTURE OF DEVELOPMENT IN SAVANNAH:
Things are looking bright for Savannah. Many high-end apartment complexes (Class A multifamily) are already in progress, along with a legion of pre-development projects. There’s been a lack of quality apartment buildings completed during the last 25 years. However, with the passing of NewZo (new zoning ordinance), Savannah has been able to build where it hasn’t built before and is trying to take advantage of that opportunity. We’re a ways away, however, from meeting [demand].Takeapartment inventory, for example. We’ve expanded by 679 units in the last 12 months, but net absorption (those actually renting apartments) approached nearly 2,000 during the same period of time. The need for apartments was more than doubled the available amount. There’s a great deal of growth still on the horizon for Savannah.
Another example is our variety of five different home and condo styles. When we’re finished with our neighborhood, it’s going to be like the adjoining Landmark District, where you can barely discern that it’s just evolved from historic to new. We are absolutely thrilled beyond belief to have a part of this legacy in Savannah. You only get one shot to do something like this along the water in such a historic city, and we’ve loved all of our partners: the city of Savannah, our engineering partners and everyone else. We know that whatever we build has to have staying power, because it’s going to fit into the fabric [of Savannah].

In terms of supply chain issues, early in the pandemic, everybody in our region was trying to get garage doors, windows and appliances, so those were examples of things that were difficult. Since we have between a six- and 12-month build time on our homes at Upper East River, we’ve started to become more proactive, so at the very beginning, when plans are being permitted, we’re ordering what we need and making sure we’ve got it in place. That’s how we’ve overcome these challenges. We currently have around 45 to 50 families who have committed to building homes and are waiting for their homes to be delivered. We’re in a pretty strong position, with most of the materials that we need for those families in place.
ON THE PIPELINE FOR NEW CONSTRUCTION:
For years, Savannah’s Historic District has been undervalued compared to other competing cities, like Charleston.
ON HOW PRODUCT AND LABOR SHORTAGES IMPACT THE MARKET:
COVID played a huge role in reshaping how we as a society see the workplace. One of the recent trends has been the ability to work remotely and, due to that, there has been a big influx of out-of-state buyers. Another trend has been people moving out of larger cities and flocking to charming mid-size Southern cities such as Savannah. I think there has been an emphasis on quality of life recently and a focus on being closer to friends and family. People realize that they can do this and are happier in hospitable, beautiful, artistic cities, like Savannah.
Throughout the past 10 years, most of the vacant parcels downtown have been, and are still being, bought and developed. Next up, we might see the acquisition of non-historic buildings in Savannah — repurposing them or knocking them down to redevelop the site. It’s incredibly rare to have new construction in the Historic District, so this is great news, especially for so many buyers who desire new construction downtown. Our prices are starting to catch up to competing cities, but we’re not there quite yet. There’s definitely still room to grow.
