EDITOR’S LETTER

EVERY ERSTWHILE HOUSE HUNTER has one that got away. Mine was in Baldwin Park: a stately white American Foursquare with a wraparound porch and a fenced backyard more appropriately described as a private park. We weren’t even really looking for a new house, and yet I set to work convincing all the necessary parties that this house was the backdrop for the next scenes of my life. Then someone else bought it. I swear I wasn’t so much devastated as jarred — dream, interrupted. My current house was and is lovely, and in any case, I’d ignored an essential truth of real estate: you can’t count your chickens. But when it comes to the roof over our heads, the stories we tell ourselves are powerful beyond measure. This fall, we debut a few new features for Savannah HOMES and visit houses running the gamut from a restful Palmetto Bluff retreat to a chic and cheerful Whitemarsh Island family home. I’m particularly attached to a piece on a Jones Street mini-maisonette; its owner, event designer Rebecca Gardner, is a master of personal narrative. Every space she creates is a marvel and everything in it has been embellished along the way to spectacular effect. Years ago, we worked closely on a project, and as I gathered papers at the end of a meeting, she told me my jacket — vintage cashmere with enamel-and-brass buttons — reminded her of an Upper West Side professor’s wife taking a walk in the fall. It wasn’t reality, it was a story. Sometimes you need both.

TAKE A SEAT

Q&A:

Robby Perkins, creative director of Daniel Reed Hospitality and designer of Artillery

What are your favorite design elements in the space and why? Artist Mary Hartman created a custom panel for the entrance that is incredible — a horse pulling a cart. It’s one of my favorite elements in the space. In general, because it is a smaller space, we could really do some impressive finishes and installations that might not make sense in a larger build out.

How does the space blend old and new? And to what extent was the design informed by the building’s history? Savannah College of Art and Design graduate Justin Gunther shared his historic preservation thesis on the history of the building, which inspired the design, including the name Artillery. I did a lot of my own research on the history of the building as well. For example, the building was an automotive showroom at one point. I used that to inspire the design for the chartreuse velvet banquettes (to resemble the upholstery found in vintage cars). Every element from the largest to the smallest detail has a story and reason behind it. The paneling and horse reins in the back hallway leading to the restrooms nod to the horse stalls that used to occupy the back of the building when the cavalry kept the horses that pulled the artillery there. 24

SAVANNAHMAGAZINE.COM

Was there a founding inspiration for the design? Any challenges along the way? I wanted to keep an even balance of historic and modern identity. I didn't want people to think it was a historic speakeasy that had been there for 200 years. I didn't want to create a super modern space inside a historic shell, either. Finding the middle ground was the challenge: juxtaposing the old and the new to highlight both. Photography by JEREMIAH HULL

"I ALWAYS TELL PEOPLE THE BAR IS THE BEST SEAT IN THE HOUSE. IT’S A STAGE FOR AN INCREDIBLE PERFORMANCE BY OUR TALENTED BARTENDERS!" What do people talk about the most? Guests love the lighting and also the marble bar and book-matched slabs on the back of the bar. Everyone asks about the history of the building and the name. 26

Artillery is a very intentional space that invites conversation and sophistication. How does the design reflect these things? The design is very luxurious. This is felt first through the materials used. Second, everything in Artillery is custom. Custom things are luxurious because they require additional time and attention to create. There's the easy, stock way, and then there is the crafted, creative and artistic way. Every finish in Artillery was thought about over and over again to create a truly unique space.

Paint us a picture of what it’s like to take a seat in Artillery. There are a lot of different types of seating. The idea is to create different Photography by JEREMIAH HULL

On another evening out with friends, the custom tufted bench from Dixon Rye in Atlanta (inside the front door) is a groupfriendly alternative for conversation. I always tell people the bar is the best seat in the house. It’s a stage for an incredible performance by our talented bartenders! Ian and Cal work to create cocktails as unique as the bar they serve them in. The process is as cool as the drink.

What makes Artillery stand out in Savannah? Artillery is genuine. People can tell when you're trying to trick them. I always say that we do not believe in gimmicks at Daniel Reed Hospitality. There are so many food and beverage concepts opening all the time, and you can create anything 28

just about anywhere. Our mission statement includes: iconic, restored, landmark locations. We start there. The building is magnificent, it always has been. It just needed TLC and an operator willing to find the right fit for the space, with a consciousness of the history of the building. We love that we found a use for the building that lets more people experience and enjoy it! It doesn't hurt that the drinks are incredible. We gave the bartenders one direction when we started: to source lesser-known liquors and educate the guests. Artillery is rare and unique so the offerings on the menu should be too. —ALEXIS ORGERA

A match made in design heaven, Gorder and Dunbar met through a mutual friend last spring and became engaged six months later in Provence, where they led a design workshop for the Savannah College of Art and Design’s study abroad program in Lacoste, France (Dunbar is a SCAD M.F.A. graduate). The designers are set to marry in a private ceremony with Gorder’s daughter — then, says Gorder, “a super sexy dinner party for our friends in a beautiful riad in Morocco.” Starring in both the 2018 reboot of “Trading Spaces” and her new show “Stay Here,” which debuted on Netflix August 17 (and for which she also serves as executive producer), Gorder has no shortage of exciting projects to juggle. She sees the Netflix series — which transforms rental properties into luxury experiences to 30

increase their income potential, often incorporating the work of local artists and artisans — as an opportunity to focus on what she refers to as the humanness of design. “I need to be alone with a city visually before I meet a person or do a project. It’s my most powerful time,” she says. “I always look for the right district. Where do the skateboarders hang out? Where do the designers hang out? Who’s cooking the good stuff? It’s a sacred trinity, and it’s where the home unfolds. And of course, you don’t understand anything until you get to know the people. I like to get to the grit before I build the pretty.” Much like what she does on “Stay Here,” Gorder is getting to know Savannah while redesigning her fiancé’s former bachelor pad and even partnered with the local outpost of Circa Lighting for a trunk show of her Temp Paper collection of wallcovering. “I’ve used Circa Lighting for years in my own home and in my clients’ homes, because they have some of the best products out there,” she says. Gorder and Dunbar will be married by spring, and Dunbar will join Gorder and her daughter in New York City. Still, Savannah remains a special place for them and possibly the start of something more: the renovated project in Savannah will be the first in a collective of properties the couple plans to redesign around the world. —HADLEY PASSELA Photo by PARKER STEWART

Balancing Acts Anderson Resende's tips for a smooth home renovation

IN PLANNING a home renovation, it’s easy to focus your energy — and Pinterest boards — on dramatic changes like demolishing walls, tearing up old carpet, updating the kitchen or making exciting paint color decisions, but some smaller steps have the bonus potential of saving you money and time in the future while meeting your needs in the present. Below are five considerations for renovation projects focusing on often-overlooked touches that can have a huge impact on your home now and for years to come. 1. MAXIMIZE KITCHEN STORAGE

Islands are getting wider and longer these days, so whenever possible, install shelves and cabinets on both sides for showcasing a cookbook collection or storing frequently used appliances, as well as hiding those items you don’t need on a daily basis. Warming drawers and microwaves are also making their way into islands for 36

easy access. All lower cabinets should have drawers for a more efficient use of space, as well as pull-outs to accommodate organic waste, recycling and laundry for dirty dish towels, napkins and bibs. 2. EASY BATHROOM LUXURY

The number one consideration for a bathroom remodel is how to draw in more light while minimizing shadows. If bigger windows or skylights are not an option, integrate mirrors with adjustable LED lighting to approximate natural light. In addition, black-and-white finishes create a classic, clean look. For master bathrooms, make the central focus a double shower, giving the room an instant upscale appearance. For simple, affordable luxuries, add in-floor radiant heat and wall-mounted towel rack warmers. Additional outlets near toilets allow for smart toilets and night lighting.

3. GET SMART

By choosing smart, efficient features and appliances early in the renovation process, you can save money, time and energy down the road. For instance, app-monitored security systems, intuitive thermostats, camera-embedded doorbells and pre-wired

roofing to accommodate solar panels will lay the groundwork for future upgrades. Include a 220V outlet in the garage, which can also be hooked up to receive solar power, for a future electric vehicle. Consider adding circuit interrupter receptacles — the latest innovations in electrical safety technology and cost-effective ways to prevent electrical fires and electrical shocks. Wherever possible, install pocket doors and high-tech materials for privacy and sound reduction throughout the home.

If you’re an animal lover, planning for your pets’ needs during renovation is a priority. Identify a specific place to store pet foods and toys. Litter box and pet crates can have their own location in a room with an exhaust fan to help disperse odors. Consider installing a laundry room shower or walk-in tub in which to bathe pets. And last, but not least, plan a location in your custom kitchen cabinets to keep the furry ones’ food and water bowls, which can slide in and out of the cabinets, for easy feeding control and cleaning.

INSPIRED BY SEASHELLS, SMALL RELICS AND BITS OF WOOD SHE’D COLLECTED ON HER TRAVELS, THE NEW SPACE IS AS BREEZY AND BRIGHT AS ITS ISLAND SETTING.

JUST A MONTH AFTER RENOVATING her family’s new home, interior designer Leah Bailey hosted a party. Eighty-plus guests and 12 servers mingled throughout her mostly white dwelling that rainy afternoon, bearing red wine, sweet tea, various bruschettas and other tasty stain-makers. Bailey never batted an eye. “We had the best time!” she recalls. And no wonder. She was confident her “Lowcountry, Southern, relaxed French” decor could withstand any number of guests. Longer term, she knew the home would also suit her outdoorsy husband, two energetic kids, three dogs (two of them puppies) and one young, adventurous cat. Bailey began her design career 17 years before buying this house, and she had already designed more than 30 clients’ homes, including many vacation retreats. Planning for active lifestyles became second nature to her as she continued to refine her serenely elegant, but distinctly durable, style. Its hallmarks: tranquil colors, abundant textures, reclaimed materials and unique art and collections — all in harmony with classical trim and, here and there, modern furnishings.

FALL / WINTER 2018-19 47

Along the way, she also renovated five homes for her own family — the Bradley Point house is the Baileys’ sixth. She and husband, Stephen, a pharmaceutical rep, began renovating their first home in 2002. In 2014, the couple renovated and moved into their fifth house, their most extensive renovation to date. Bailey, whose mother had just died suddenly, was “hungry for a big project” to help her cope with her grief. And quite a big project it was, with downto-the-studs demolition and rebuilding. “When we were done, the only original things left were the interior doors, a bathtub and the fireplace,” she recalls. The Baileys settled in, the way they always do. “It’s important for our home to 48

support kids and dogs,” Bailey says, citing her knack for making outdoor rugs and fabrics fit her distinctive aesthetic, and for collecting versatile antiques that function well in different spaces. “For me, a successful interior is one that can evolve,” she says. After four years in the all-but-rebuilt house, the Baileys began considering moving to Bradley Point. It was near the Savannah Yacht Club, where Leah and Stephen had met, and where they’d maintained a family membership for years. Their kids had friends in the neighborhood, and they all loved the breezy island setting. But the type of home they wanted — newly built and somewhat secluded — was scarce. So when a real estate agent called

about a new house they could tour before it went on the market, they jumped at it. It was just the right size and location for the family and just the type of project Bailey needed. “I could give it my personal touch without another major renovation.” Her personal touches included a new kitchen backsplash, new paint and lighting inside and out, new outside shutters and new landscaping. Because their previous home sold quickly, the Bradley Point renovations took place after the Baileys moved in. Painters, installers and landscapers came and went with surprisingly little disruption. It helped that Bailey had worked happily with most of them before. “With my clients and in

my own home, I stick with people I know and trust,” she says. Once the makeover was done, friends who’d seen the home before “couldn’t believe it was the same place,” she laughs. “But basically, all we changed was the lighting, paint and furniture placement.” Inspired by seashells, small relics and bits of wood she’d collected on her travels, the new space is as breezy and bright as its island setting. Walls are painted in Paperwhite by Benjamin Moore, a slightly blue-tinted white reminiscent of summer sunlight. “It’s important to me when I come in that my eye has somewhere to settle,” she says, and pale walls offer that. Fabrics and rugs are also light in tone, but surprisingly dirt-proof — even the

striking white cowhide under the farmhouse-style dining room table. “Cowhide is really durable,” Bailey says. “And you can clean it with a hose — just like a cow!" Like the dining room, the spacious kitchen is a welcoming spot for guests — and chefs in the making. “I love to cook and my son does, too! He could cook every meal with me!” The double sinks come in handy for those mother-son meal-prep sessions. The living room includes two seating areas, one with club chairs that swivel to help conversation flow. Treasured mementoes, including shells Bailey’s mother collected, beckon from tabletops and inhabit two large painted cabinets, new but chosen largely because they look old. “They’re not perfect,” Bailey says. “They look like something you’d find in a unique little shop.” Genuine antiques also inhabit the space, including another painted cabinet Bailey intends to keep forever. This home includes many things she’s become attached to. Some have been moved from room to room, others from home to home. Some are heirlooms, like her mother’s collections and her own childhood iron bed (now in her daughter’s room). “I like a space to have history,” she says, “and to tell a personal story.” 50

The Main Event Rebecca Gardner knows how to work a room BY EMILY TESTA PHOTOGRAPHY BY CHIA CHONG

A REBECCA GARDNER PARTY is a many-splendored thing: china and silver, crystal and linens, flowers and frivolity and always one unexpected detail. It might be a basket of puppies with blue satin collars, or a mariachi band or a giant cake on wheels with a pink-sequined dancer who jumps out the top. The fun is in the fancy. Every great hostess knows how to make a home, and Gardner elevates this expectation to an art form. “It’s kind of fun to be in the teeniest house on Jones 54

SAVANNAHMAGAZINE.COM

Street, surrounded by all these quintessential Savannah mansions,” she says of her 1875 rowhouse, nestled in a stretch of four modest dwellings originally built for railway workers. “I think it’s hysterical that they put this plaster in,” she says, referring to the parlor’s original Victorian cornice moldings. “Making a silk purse out of a sow’s ear — it’s an overarching theme.” After purchasing the house six years ago, Gardner’s foundational interventions amounted to stripping the original heart

pine floors and painting the walls and trim in two shades of white from Farrow & Ball. Her grandmother’s camelback sofa, Elvis Presley blue under a scalloped saffron linen slipcover, sits next to a tabby fireplace flanked by a pair of Jacques Garcia for Baker lamps, bought on eBay a week apart, from two different sellers. Their oyster silk shades take the prize for best shape in the room, except perhaps for the pattern on a French gilt chair, which started out as a Marni dress. Look closer

still and find the odd dash of cheek that makes the room: an array of ashtrays from European hotels and a mounted deer head, purportedly shot way back when by the lady of the house. Next to a Circa Lighting sconce, a framed gouache by fashion designer Chris Benz depicts Gardner’s French bulldog, Little Lord Button, wearing a beret and smoking a cigarette — only in France, Gardner quips. For Gardner, this house is an evening place, in part because it doesn’t get much natural light and also because that’s the time she has to spend here. Since founding her eponymous “houses 56

and parties” business in 2011, she’s been on the road creating dreamy days and nights for major clients around the world. When she’s home in Savannah she loves to throw a dinner party. “Everybody makes their own drink and feels very at home because it’s so small you’re forced to just pull up a chair,” she says. Much of the furniture is on casters to facilitate flexible arrangements, and invariably the leather-top Baker desk where her grandmother used to write thank-you notes with felt-tipped markers serves as a smart bar. Lamps fitted with Gardner’s signature pink bulbs and Perrotine shades keep company with

the Murano glassware she commissioned for her Sugarplum Pop-up gift shop last year at the St. Regis New York. Tucked underneath are two kilim ottomans she found on the side of the highway during a road trip to Colorado from South Texas, where she’s from. Beyond the parlor, a haute bohemian sitting room is grounded by a thistle linen sofa from Number Four Eleven, and packed to the gills with Japanese pottery, pieces by Paola Navone and Paul Arnhold, a handful of Our Lady of Guadelupe candles and a curious needlepoint stool featuring a unicorn in sparkly collar — so bad it’s good again. The balustrades she added to the staircase aren’t period appropriate (“just fun”), and a wall of mushroom prints came out of an old book. “I decided to do it on a Saturday,” Gardner recalls. “I just got a bee in my bonnet, drove to a frame store and bought what was there.” Just as well: if the frames matched, she says, it would give them “too much importance.” 58

SAVANNAHMAGAZINE.COM

In a powder room papered with pages of hotel notepads collected over 15 years, a question is posed. Did Gardner always intend to use the notepads for this one day? “Yes,” she says, not missing a beat. Is there any rhyme or reason to the way it’s laid out? “No,” she says, starting up the stairs. Does she have a favorite hotel? She stops and turns, a rare moment of deliberation. “Oh, that’s hard,” she says, “because you’ll be judged.” (When pressed, she admits a preference for the Hotel Duc de Saint Simon in Paris.)

Upstairs, the faux paneling in the bedroom by local decorative painter Sam Ward was inspired by the famous bedrooms at the Colefax & Fowler showroom on Brook Street in London. “We did a wild party there for St. Regis and Marchesa, and during the party I sat in this little room and thought, God, this is perfect,” Gardner says. Appropriately, the curtains on a wrought-iron campaign bed are a Colefax & Flower glazed chintz, and a set of Seba snake prints and a fierce Tibetan prayer rug temper the precious effect.

The tour ends back downstairs in the kitchen, redone in spare country-house style. “This house is so imperfect,” Gardner says, reflecting. “The ceiling height changes, the door heights change, it doesn’t have a direct view to the courtyard. It’s about embracing the quirk, that champagne-in-the-bathtub Holly Golightly vibe. It’s so unlike what anyone strives for, which made it fun to have people here.” Alas, her tense is correct: Gardner has 60

pulled up stakes and moved on from her pint-sized paradise to an Internationalstyle spread in Ardsley Park. With its louvered shutters, curved interior walls and sunken dining room, the new place promises to be absolutely fabulous. There’s even been talk of a painted ceiling: gilded frogs with women’s legs. “I’ve retired my Nancy Lancaster for a wicked Syrie Maugham,” she says. In any case, can’t wait for the party.

Marshside Modern Refined meets rustic at this Palmetto Bluff family getaway BY ANNA JONES PHOTOGRAPHY BY RICHARD LEO JOHNSON

WHEN IT CAME TIME to find a place to gather and connect with their three adult sons and large extended family, this Louisville, Kentucky, couple wanted to create a space that was as much a home base as a vacation destination. Using preliminary plans drawn up by Hilton Head Island architect Michael Gentemann of G2 Design and the expertise of long-time friend and interior designer Lee Stough of Lee J. Stough Designs, they selected a prime piece of Palmetto Bluff property in Bluffton, South Carolina, bordered by the May River on one side and a salty tidal creek on the other. Using the Lowcountry’s unique architectural vernacular as their roadmap, Gentemann, Stough and Richard Best of Richard Best Custom Homes in Bluffton built a spectacular compound that fulfills the couple’s requirements as much as it blends into the natural landscape.

FALL / WINTER 2018-19 63

“‘Respect of place’ was our key inspiration for the interior design of the house,” says Stough. “The Lowcountry and its natural beauty were foremost in consideration of the design choices. While the furnishings, lighting and color scheme were important elements, the setting and the views were our major focus.” With this in mind, Gentemann developed a floor plan that uses both indoor and outdoor spaces to seamlessly connect the house, finding different planes in the design to create varied elevations throughout the property. A wide open-air dogtrot serves as both an entry way and divider between the main house and the guest wing, its L-shape giving way to an elevated courtyard where agapanthus, lemon trees and other plants are kept safe from local deer. The longer stretch of the dogtrot extends to the upper level of the pool overlooking the marsh, which joins the two outdoor porches together with four stepping stones across the pool. 64

The main house runs parallel to the river, and the living room, kitchen, dining room and master wing are positioned around views of the marsh and water. A bank of glass-paneled doors runs along both sides of the living room, allowing guests to flow in and out of the main house and for the view of the river to be seen from the other side of the house. “We intentionally incorporated a lot of glass so that every room has a view,” says Gentemann. “And rooms where the view is especially great, we maxed out the glass there, which also lets in tons of natural light.” A detached guest house sits adjacent to the main house, giving guests both privacy and the comforts of home with a fully equipped kitchen and exterior porch. Aesthetics were important to the owners, according to Gentemann, and though their tastes tended toward modern, they found common ground between their style and traditional Lowcountry architecture with minimalist touches. The home uses a white-andneutral color palette as its primary color base with a contrasting slate-gray metal roof and jet-black industrial metal windows and doors. To soften these stark exterior components, Lee and Gentemann used indigenous materials like old brick for the dogtrot floors, tabby concrete on the lower portion of the exterior walls, an outdoor fireplace and an oversized outdoor chandelier made out of a wreath of oyster shells to give the home a sense of place. “We focused on keeping the details simple, clean and modern,” Gentemann says. “But we added some touches of local aesthetics like exposed ceiling beams and tongue-and-groove board to ground the home in architecture that is right for Palmetto Bluff.” The interiors follow suit. The expansive living room is comfortably appointed with a matching pair of Lee sofas upholstered in a stain-resistant Crypton fabric to encourage conversation without the worry of a spill. On an antique gated-leg drop-leaf table behind one of the couches sits a bowl of ostrich eggs to add a natural touch, while two antique 17th century Italian painted wooden benches flank the living room entryway. On far side of the living room is the modern kitchen with its stainless-steel cabinetry and built-in refrigerators offset by a multi-colored mosaic tile backsplash and honed absolute black granite countertops. The dining room sits just off the kitchen, where a round wooden table serves as the centerpiece with its hand-painted compass rose design by local artist Gwen Burke. Vintage rattan armchairs that the owner plucked from an antiques dealer in Louisville — with custom-made cushions — add a relaxed vibe to the dining room.

The master wing continues this laid-back aesthetic, incorporating different textures like the hand-woven seagrass headboard over the king bed with iron bedside lamps made from antique French andirons that the owners commissioned from a lamp maker in Louisville. The master bath’s layout is centered entirely around the stunning marshland view with two large windows framing the vista, a standalone soaking tub and an antique iron chandelier hanging above with unique palm frond accents that came from one of the owner’s parent’s homes in Louisville. “This house really has been a team effort,” Gentemann says. “We designed a house that is like an art gallery, where the pieces inside become the objects of focus.” Perhaps the pièces de résistance of the home are the three handmade exterior iron gates made by Karine and Matthew Maynard of Lawrenceburg, Kentucky. The husband and wife team designs and fabricates each piece. Each gate weighs an estimated 500 pounds, a metal work of art depicting different elements of the natural Lowcountry landscape like the signature live oaks and Spartina marsh grass. As with any home, the design is never truly finished. Gentemann is working with the owners to design another building that he calls the “clubhouse,” which will serve as another gathering place for the family and their friends with a billiards table, big-screen TV and lounge area. The Maynards are currently developing a new chandelier for the dining room, which Karine designed to look like tree branches from which delicate glass teardrops dangle. She is learning how to hand-blow glass specifically for this project from a master glass blower in Kentucky. The home projects may continue, but they won’t keep guests away — the owners already have plans to spend the holidays at their home with many visitors, which is exactly what they wanted.

LOVE Where You Live Finding your perfect Savannah neighborhood BY SARA WATSON PHOTOGRAPHY BY KATIE MCGEE

AS A NEW HOMEOWNER, I still get giddy whenever I tell people that I have a place of my own. My delight reaches a fever pitch when I elaborate on that sentence — I own a home in Savannah. I haven’t lived in Savannah long, but the city seduced me well before I moved here with its heady mix of history, idiosyncrasies and Southern savoir-faire. The aptly-named Hostess City — full of fascinating people, great restaurants, shops, museums and vibrant neighborhoods (more on those below) — extends its hospitality ceaselessly, day in and day out. Bottom line: I love living here, and my love

70

SAVANNAHMAGAZINE.COM

only grows as I get to know this city in more intimate and intangible ways: for instance, the way the light looks in Forsyth Park in summer compared to fall. From just about any spot in the city, I can behold something spectacular: a magenta-saturated azalea, a historic structure, a glimpse of the river or a coastal marsh. Savannah is both ever-evolving and a moment suspended in time. Here, it’s possible to timetravel several eras and centuries without walking more than a single block — and, depending on your coordinates, sometimes with a drink in hand. This is why, I’m pleased to remind you, I own a home in Savannah. Won’t you be my neighbor?

DOWNTOWN HISTORIC DISTRICT When you think of archetypal Savannah — tidy squares and stunning townhomes under a canopy of languorous oaks heavy with Spanish moss — you’re probably thinking of the Downtown Historic District, which is actually America’s first planned city. Italianate, Federal, Colonial, Regency and Georgian architectural styles are all at home in this coveted neighborhood, which is officially bounded by Bay, Gaston, Price and Montgomery streets, although some may contend its southern boundary is at the end of Forsyth Park on Park Avenue. In 1733, General James Oglethorpe designed what is now the Downtown Historic District — Savannah’s historic epicenter — using a grid system punctuated by six public squares. Oglethorpe’s design remained in use as the city grew: six original squares inflated over time to 24, dwindling down just a touch to the 22 squares you’ll find today. Considering many of the buildings date back hundreds of years, Savannah’s Downtown Historic District is chock full of meticulously, lovingly restored architectural treasures, including a mix of private homes, stately churches, thriving bead-and-breakfasts and much of the campus of Savannah College of Art and Design. Indeed, this is the city’s premier area to marvel at buildings dating back to the 18th and 19th centuries. But don’t think the beauty of the Historic District is limited to, well, historic structures. In 2006, lauded architect Moshe Safdie designed the Telfair Museums’ uber-modern Jepson Center, a contemporary art museum. Similarly, the residents of the Downtown Historic District are as diverse and unexpected as the architectural styles: service industry professionals, students and artists are all a part of the neighborhood’s fabric alongside doctors, lawyers, CEOs and out-of-towners with stylish second homes or pied-à-terres.

“You would not believe how fast property is moving from Forsyth Park heading south towards 37th Street. People are grabbing homes — and renovating — at lightning speed.”

VICTORIAN DISTRICT/ THOMAS SQUARE

Savannah’s restrained sophistication eventually gave way to whimsical Victorian styles as tastes shifted in the late 19th century. Today, there’s a whole namesake district highlighting the trim, towers, turrets, gables and all-around elaborate characteristics of the Victorian era. The Victorian District sits just south of the Downtown Historic District and is bounded by Gwinnett — CORA BETT THOMAS Street, Anderson Lane, East Broad Street and Martin Luther King Jr. Boulevard. Thomas Square, just south of the Victorian District's official boundaries, was technically a part of Oglethorpe’s original 1733 plan for Savannah — but it was designated as farm lots. Indeed, there were once cotton farms and accompanying plantation homes here: the historic Drouillard-Maupas House at 2422 Abercorn St. (now home to The Cottage Shop, a gift boutique) dates to ca. 1750 and hints at the neighborhood’s agrarian past. The area stayed relatively quiet until the electric streetcar arrived in 1888. Its advent meant easy access to downtown, allowing Savannahians to move farther south into what was previously farmland. Just as the streetcar electrified Thomas Square’s popularity in 1888, an influx of shops and restaurants has breathed new life into the neighborhood once again. Starland, a sub-district of the neighborhood on Bull Street between 34th Street and Victory Drive, is home to popular cafes, specialty shops, spas and even a brewery. With fixer-upper Victorians ripe for renovations and an active neighborhood association, a Thomas Square address is on many a local homebuyer’s wish list. FA L L / W INTER 2018

LOVE Where You Live

BALDWIN PARK Craftsman and Victorian homes comingle in Baldwin Park, an intimate and charming neighborhood located between East 40th Street, Victory Drive, Waters Avenue and Price Street. Its eponymous park, situated on a circular plot, is a quiet and spacious meeting spot for neighbors, who often come with dogs and children in tow (there’s a playground and green space to keep both parties entertained). The park also touts a picturesque vista: look directly south across Victory Drive, and you’ll see a palm-tree-studded pedestrian corridor along Atlantic Avenue leading to Tiedeman Park and Savannah Arts Academy, housed in a building once designed as a luxury hotel. Named for a city alderman, Baldwin Park was once an offshoot of Ardsley ParkChatham Crescent before becoming its own distinct neighborhood in 1935, when the construction of U.S. Highway 80 (more commonly known as Victory Drive) bisected the area. The neighborhood’s eclectic amalgam of architectural styles speaks to its era-spanning history. Baldwin Park is close to one of the city’s main thoroughfares, Victory Drive — but you’d never know it. Its wide streets and well-kept homes seem miles away from hectic hustle and bustle, where meet and greets and waves from passersby are common. Popular with families, Baldwin Park features proximity to all of Savannah’s best assets at a more affordable price point. 72

ARDSLEY PARK

“Newcomers would find a warm welcome in the Ardsley Park neighborhood. Conveniently located between downtown amenities, Southside businesses and Tybee beaches, this area has its own opportunity to mix, mingle and find new friends.”

Ardsley Park (more specifically known as Ardsley Park-Chatham Crescent or Ardsley Park-Chatham Crescent-Ardmore) is Savannah’s first suburb, a distinction that, depending on one’s tastes, might be revered or maligned. These days, though, it’s just a quick Uber ride from downtown, making it a palatable option for young professionals, families or retirees — essentially, anyone who wants the serenity and stability of an established neighborhood with the option for an occasional night out. The neighborhood sits between Victory Drive, 55th Street, Waters Avenue and Bull Street. Thanks to the automobile, Savannah residents — LORI JUDGE, FOUNDER AND cruised southward during the early 1900s. Ardsley CEO OF JUDGE REALTY Park began its development in 1910, but most of the homes were constructed during the 1930s and '40s. Many Ardsley properties feature Craftsman details from the end of one era while also testing out the more sprawling, ranch styles that came into vogue after World War II. An abundance of public green spaces and oak-shaded thoroughfares unifies Ardsley Park’s multitude of architectural styles and home sizes. Perhaps those shaded streets and parks are why University of Georgia mascot Uga the bulldog chooses to call Ardsley Park home. Though historically Ardsley was only for the most affluent families, today its residents are from all walks — and you’ll often find them all (including Uga) taking a walk in the early evening, when that subdued, golden-hour sunshine highlights the neighborhood’s beauty.

HABERSHAM WOODS/ JACKSON WOODS Conveniently located yet tucked away, Habersham Woods and Jackson Woods are home to spacious, single-family builds with enticing extras like pools and sprawling yards. With Habersham Street at its spine, Habersham Woods extends toward White Bluff Road at its western edge and Waters Avenue to the east. Just south sits Jackson Woods, near the intersection of Habersham Street and Stephenson Avenue. In addition to obvious draws like ample square footage and newer construction, these neighborhoods offer an unexpected bonus: lots of dead ends mean no cut-throughs for drivers seeking a faster route from A to B. Another asset of these two neighborhoods is their proximity to just about every convenience Savannah has to offer. Restaurants, grocery stores, a movie theater, pharmacies, furniture stores and the Oglethorpe Mall are all nearby, as are the St. Joseph’s/Candler and Memorial health systems, making Habersham Woods and Jackson Woods a savvy choice for medical professionals seeking a quick commute and a peaceful place to call home. 74

Savannahians often take for granted that all homes are historic, yet many of the city’s architectural treasures are farther away from modern conveniences like malls and grocery stores. Kensington Park, Groveland, Magnolia Park and Fairway Oaks find balance, melding proximity to just about everything with a touch of history — though one that admittedly doesn’t date back as far as the Downtown Historic District. Established in 1950, Groveland and Kensington Park encapsulate post-war architecture with the kinds of mid-century ranch and split-level homes that have come back into style and back to the top of buyers’ minds. Although some of the homes have been altered, most of the residences in Groveland and Kensington Park in particular have stayed true to their mid-century roots, helping them to garner a spot on the National Register of Historic Places. These same two neighborhoods, bounded roughly by Derenne Avenue and Johnston, Reynolds and Abercorn streets, also have a renegade edge: breaking rank with Savannah’s centuries-old tradition of grid layouts, designers planned curvilinear streets and cul-de-sacs. Just east of Groveland and Kensington Park, Magnolia Park and Fairway Oaks attract buyers for that same convenience and mid-century appeal with an added draw for leisure-seekers. Bacon Park Golf Course and the Savannah Botanical Gardens are adjacent to both these neighborhoods, which fall between Derenne and Stephenson avenues and Truman Parkway and Waters Avenue.

“Those who have lived here for a while and most young locals trying to move up love Isle of Hope.” — MIKE O’CONNOR, ASSOCIATE BROKER AT RE/MAX SAVANNAH

THE LANDINGS/SOUTH HARBOR While a golf course and gardens might be leisure enough for some, those who consider R&R a lifestyle find their happy place at The Landings, a gated community on Skidaway Island. Like to fish? The Landings boasts 151 fishing lagoons. Walkers, joggers and cyclists can traverse the development’s 30 miles of trails; gardeners and beekeepers alike can chip in at the community’s two-acre farm. The Landings is a sweet retreat year-round, bestowing the feel of an exclusive excursion without ever having to leave home. Golfing (there are six golf courses), boating (it’s got two deep-water marinas), a 48,000-square-foot wellness and fitness facility and seven on-site dining options are all available, and all with Savannah’s tranquil, coastal landscapes as a backdrop. A labyrinth of coastal tidal marshes and intracoastal waterways means no matter where you are within The Landings, you’ll probably have a water view. ISLE OF HOPE/DUTCH ISLAND Sometimes, a name is enough to pique one’s interest. Is there anything more auspicious sounding than Isle of Hope? Nestled against the Skidaway River, this inland island is just eight miles from downtown, cementing it as the go-to retreat for Savannah’s elites during the 1840s. Today, Isle of Hope retains many of its original structures, from palatial, Greek Revival-style mansions to smaller bungalows and cottages to two historic, wood-framed churches ca. 1870. Profuse and verdant greenery ties together this eclectic scene. The area’s marina, in fact, is less than a mile from Wormsloe Historic Site, with its majestic oak canopy and pathways leading to coastal panoramas. Those looking to go even more off the grid can camp at nearby Skidaway Island State Park. About three miles north of Isle of Hope sits Dutch Island, a private, gated community that pairs similar views with upscale amenities. Despite its quiet and secluded appeal, the island was once in the limelight: during the early 1900s, it was the site of an airplane factory. After it shuttered, a single family purchased the entire island in 1928, eventually developing it in 1969. Fast-forward to today, where Dutch Island dwellers call 500 acres of secluded, pristine marshland home. Both areas offer the best of Lowcountry island living: a slower pace, an abundance of natural beauty and mood-lifting views on even the cloudiest, rainiest days.

LOVE Where You Live

RICHMOND HILL/ THE FORD PLANTATION With the tagline “Just South of Savannah,” Richmond Hill beckons homebuyers to discover what’s just around the bend — that bend being the curve of I-95 as it heads about 20 miles south toward exits 87-90. It’s fitting, then, that it was Henry Ford who put Richmond Hill on the map when he chose it as the site for his winter retreat in 1925. But you don’t need to be an automobile magnate to live here: typical Richmond Hill homes feature large lots and newer construction at tempting price points. Located outside of Chatham County in adjacent Bryan County, Richmond Hill is particularly popular for families because of its favorably ranked public schools. It’s also a peninsula bounded by the Ogeechee, Tivoli and Lincoln rivers as well as the Atlantic Ocean. Translation? You can find waterfront properties here, too. Public marinas and boat ramps mean that even if you don’t live on the water, you can still enjoy its delights.

WILMINGTON ISLAND/WHITEMARSH ISLAND/TALAHI ISLAND Due east of downtown Savannah via the Islands Expressway, Wilmington, Whitemarsh (pro tip: it’s pronounced Whit-marsh) and Talahi islands are the closest to Savannah’s beach, Tybee Island. With about 15,000 residents, Wilmington Island is the largest of the three and features the Wilmington Island Club, offering golf and tennis. Whitemarsh Island — home to about 7,000 people — includes Marsh Harbor and Long Point, gated communities with plenty of upscale, private residences and a shared dock. Talahi Island is far less populous with about 1,200 residents but just as desirable for its soothing views of tidal marshes. Proximity to the beach and waterfront activities make the islands an attractive choice for all sorts of Savannahians: young, old, renters, owners, newcomers and longtime residents often make their way to Wilmington, Whitemarsh or Talahi for a slower pace without sacrificing access to downtown Savannah, whether for a daily commute to work or for an evening out on the town. 78

LOVE Where You Live

CAUSTON BLUFF/ EMERALD POINTE Stunning, waterfront properties are commonplace in Causton Bluff, where stately homes are often designed with entertaining in mind. This intimate community of 52 single-family homes and 112 smaller cottages features a security gate and amenities like a pool, gazebo and boat slip. Another gated community brimming with saltwater marshes and live oak groves is Emerald Pointe, just three miles east of historic downtown and about 12 miles from Tybee Beach. In addition to security and larger homes big on Southern charm, Emerald Pointe residents have access to a pool, club house, playground, nature trail, dog park and tidal lagoon for fishing and bird-watching.

“You may not believe it, but the next big Savannah neighborhood is on the Southside. The Armstrong/Georgia Southern University merger is helping neighborhoods like Windsor Forest revitalize.” — CORA BETT THOMAS

SOUTHSIDE/COFFEE BLUFF/ VERNONBURG/GEORGETOWN These days, the Southside is home to more than just the Savannah Mall. Georgia Southern University’s recent merger with Armstrong State University has given the area a boost, bringing an influx of students, faculty and staff from the Statesboro campus seeking Savannah’s cultural offerings and convenience. Coffee Bluff, situated on a scenic bend of the Little Ogeechee River, is a neighborhood where the lawns are always tidy, and the Carmelite Monastery brings a welcoming feel. The Coffee Bluff Marina offers a range of inshore fishing and sightseeing tours for anglers and oglers alike. To the west, Georgetown touts close proximity to Georgia Southern University at Armstrong, while Vernonburg is about equidistant — and on the Vernon River — to the east. 80

WHO WE ARE

We are 36 dedicated agents who call The Landings home. Most of us bring years of experience from previous careers and our own families’ moves, which enhance our

responsiveness, business acumen and communication skills when working with and guiding our clients as buyers and sellers. However, many of our proudest achievements come from being mothers, fathers, wives, husbands, sisters, brothers, daughters, sons, friends and great neighbors here at The Landings. WHY WE WORK HERE

We are so much more than Realtors; we’re also active neighbors who are passionate about our community. We truly love sharing this gorgeous place and the lifestyle we experience here. No one knows The Landings quite like we do, and nobody can give you better insights into life here on the island.

OUR BUSINESS

We represent more listings and sell more properties here than any other real estate firm. The Landings Company is the only brokerage firm located within the gates of The Landings. We market new homes, resale homes and lots for new construction. We even provide property management services for long- and short-term rentals within our community. We proudly offer our prospective buyers the opportunity to visit and experience the lifestyle through The Landings Discovery Visit packages. When you’re ready to start living, give us a call — we can’t wait to show you around!

TOOLS OF THE TRADE

Charged cell phone, my real estate app, tape measure, a smile and a good cup of coffee WHAT I’M THANKFUL FOR

Working with a group of people who are ethical, caring, respectful and compassionate. Everyone is always willing to help and go the extra mile for each other. We’re a team.

MY PHILOSOPHY

All real estate transactions should be win-win for both parties—or no deal. No two sales are alike, nor should they be treated that way. My team works diligently to customize our clients’ experiences, starting with a consultation to identify their needs.

while having a supplemental income from the time that you’re not using it. HOW I STAY INVOLVED IN THE COMMUNITY

I love volunteering weekly in our community at various events and fundraisers. I am also an active member in the Junior League of Savannah.

CLIENTS WOULD SAY

I’m enthusiastic, knowledgeable and experienced with many specialized real estate markets—whether you’re buying, selling or investing. I’m particularly passionate about investing in properties that have the ability to be rented on the short-term market as it allows you flexibility to use the home as a second home

TAKE YOUR FIRST STEP

Before looking at homes, speak with a lender to become prequalified. This will help identify your maximum price range so you don’t look at homes you can’t afford. And use a local lender. They are familiar with the market and offer personal service. SPECIAL ADVERTISING SECTION
