Selecting an agent to sell your home can be an overwhelming decision, and there are many factors which need to be taken into account. Below are some valuable tips to assist you with your selection process.

• To gain an insight into the agent’s professionalism, experience, service levels and recent sales, always ask to view written references or speak with previous clients.

• An agent should be able to present a solid sales history of the area; providing recent sales of similar properties including the sale price, the latest data for the median house price as well as a list of homes for sale currently. This is also a great way for you to ensure your own property’s valuation is inline with current market conditions.

• The agent’s marketing strategy is an important element and can be evaluated by taking note of the quality of the marketing brochures and other sales collateral. If it catches your eye, then chances are it will catch the eye of the buyer. • Interview your agent. It’s always a good idea to ask as many questions about their service, experience and results. Ultimately, you need to have a solid understanding of what they will do to sell your home to get the best possible price. • Attendance at a few open for inspections and/or auctions conducted by an agent will also help you gauge important qualities such as professionalism, communications skills, punctuality, and presentation.

• With respect to fees, a vendor should not necessarily use the agent who offers the lowest rate of commission.
