Joe Russo heads up Caydon with a project profile of over $1 billion. His approach is very carefully considered while he champions modern design aesthetics and a vision to create vertical communities within his developments. His words are well chosen and echoed in publications from The Age to The Financial Review and The Weekly Review.

As with any Caydon development I am in this for the long term. I want the development to be an icon of what St Kilda is all about. I see it redefining people’s expectations of what urban living is. Caydon doesn’t just fill sites with residences, our developments are built to stand the test of time. I want a true landmark that will stand proudly alongside some of the area’s other well-known buildings.

S.T.K’s appeal is its location and luxury build. Often, large scale developments compromise on quality and cram in large numbers of residences without well designed communal areas. S.T.K offers an unrepeatable opportunity to live in this location and our architectural design makes the views a primary consideration with over 70% of apartments featuring incredible water and city views. The best use of aspect and its connection to the outlook has been developed and I’ve stopped at nothing to create a luxurious oasis on the Podium Deck, unlike anything the area has experienced.

Absolutely every aspect of this site is a draw card. When the opportunity to acquire the site was presented to me, I simply couldn’t walk away. An elevated position on St Kilda Road, which has long been considered Melbourne’s best location for an apartment, is a key factor. The infrastructure and amenity here is second to none to service the needs in this area. Multi-lanes for vehicles, minutes access to trains and trams that take you directly into the CBD and surrounding popular locations like South Yarra, Prahran, Middle Park, Southbank arts and theatre precinct and of course the Bay. With so much parkland, including the local golf course — and St Kilda Road itself is more like a boulevard — you wouldn’t imagine you are only a heartbeat away from the CBD. The total package is quite exceptional.

St Kilda holds such a cosmopolitan appeal. It’s an internationally well-regarded location. Wake up to hot air balloons over the bay or the CBD skyline. Then there’s Melbourne’s biggest party as the Grand Prix lights up or, more locally, St Kilda Festival. St Kilda’s healthy outdoor style and forward thinking culture will keep this the place to be.

How do you link the balconies with the interiors?

An interview with Samantha Eades

A tonal colour palette creates a seamless transition from the balconies to the living areas. The pattern on the tiled balconies is synonymous with the shapes and finishes seen throughout the building. How do you think S.T.K is different to some of the big multi-use residences popping up these days? S.T.K is committed to quality living. There are no compromises in any of the residences. The living spaces are generous, the communal areas are carefully considered to create a truly urban seaside oasis.

The high profile design duo of Samantha Eades and Wendy Bergman were the obvious choice when developing the interiors. Their outstanding portfolio and collaborations with the very best in the industry have been widely published. Each project presents a unique approach, engaging spaces with an eye for artistic detail that is complEmentary to Caydon’s distinct build approach. Design to connect people to place, layers of texture and a playful, sensual spirit are bound together to make S.T.K interiors a highly sensory experience. Samantha gives us the what and the how.

What have you enjoyed most about working on this project?

How have you made the large apartment spaces inviting?

The 1960’s are my favourite era. Bringing this flavour to a project with a fresh interpretation has been invigorating and challenging. I also love what S.T.K stands for - it is not just an apartment building but a real lifestyle for people to enjoy. Feel the varied spaces, use them through each season. I am hoping to run into Don Draper in the lift. Love thy neighbour!

Warm timber flooring, quality lush carpets and ample storage. These are often luxury ‘add ons’ that developers charge extra for. Here they are just part of the high standard of each residence. There is the added level of customisation that allows owners to choose from warm tones that are light and fresh or cooler tones that are deeper for a classic look. Options are applied to the timbers, carpet and cabinetry. The cosy feel in the large open spaces is achieved through the finishes and subtle lighting.

What story are the interiors telling? We are introducing a glamorous aesthetic to a classic design. In a way, we are referencing St Kilda’s grand old days where mansions and a well-heeled gentry had the beachfront. We’ve achieved this feel through use of rich textures, muted palettes and generously sized spaces. What can we expect when we walk into the lobby? GLAMOUR!! We love this area. Step into a grand space that is a modern take on the decadent old Hollywood era without being over embellished or too opulent. We’ve created a distinct style with custom-made pendant lighting that gathers the wait lounge under its glow. There are strong, navy custom wallpaper features and a brass laser cut screen to hide the mailbox room, all created specifically for the S.T.K building. You won’t see it anywhere else. There’s a provocative feel throughout with the concierge and entry areas that are treated with luxury textiles and materials to prevent that cold sterile feel that foyers often have. How would you describe the apartment’s living zones? Design is driven by the luxury of comfort. Spaces are uncharacteristically filled with natural light, open and flexible. The lines are clean and elegant without compromising functionality.

Your favourite architectural features? The pool pavilion is a sexy space. I can see myself sitting in the sunken lounge overlooking the pool with a martini, shaken not stirred! The 6 metre high pillars add grandeur to this space. Any special kitchen and bathroom features you enjoyed adding in? We love the bathroom storage unit above the vanity. The main mirror has a shelf in front of it but also more storage behind (a bit like a secret James Bond accessory). We think the kitchen splashback is just as edgy with textured white tiles that reminisce a glamorous past. What fixtures have you used at S.T.K that you wish you had at home? The tap-ware is glorious!! It is wall mounted on a marble splash back to create a silky flow with an uninterrupted bench-top. A study room really is a nice little luxury, a private space to think and be creative. How have you treated the one bedroom apartments? We have maximised interior storage and introduced breakfast bars throughout most apartments and for the apartments with study rooms we’ve added a feature screen to create a private yet open space connected to the living area.

What era has most influenced your design style? Mid 20th Century Modernism — approachable, practical yet innovative and inspiring! Any recommendations for dining out in St Kilda? Cicciolinas, Stokehouse, Golden Fields, I Carusi and I can’t help myself with a cheesecake from Monarchs! What are some St Kilda interiors that inspire you? Golden Fields, Circa at The Prince and The Palais. Do you find yourself critiquing interiors when you head out with friends? In most cases, I can’t help myself but if the space is warm and inviting I switch off and relax with my martini!
