WHY ARE SO MANY PEOPLE MOVING TO TENNESSEE?
By Rich Cosner
Allow me to begin by sharing that I fall into that category of people I spent over 35 years living in Orange County, CA When I initially moved there, it held a stellar national reputation and exuded a pleasant charm Over time, however, it evolved into an enclave of soaring expenses, relentless congestion, and arduous travel experiences
After my divorce and with my son enrolled in college in Hollywood, I found myself unshackled, free to choose a new place to call home Observing the trajectory that California was following, I made the prudent decision to relocate to Tennessee While my affection for California and the many friends I have there remains unwavering, I am profoundly content with my relocation Let's delve into the factors that are compelling numerous individuals to make the journey to Tennessee
Tennessee embraces all four seasons Its winters are notably mild, with substantial snowfall occurring perhaps only three or four times annually, usually vanishing within a day Throughout the remaining months, the landscape unfolds in breathtaking beauty, awash with verdant greens that consistently captivate The autumnal transition paints the scenery with a rich tapestry of changing leaves, which gracefully fall and create a scenic carpet just in time for Thanksgiving. Summers grace the region with warmth, often hovering in the 80s and 90s. For those arriving from California, the humidity might seem a tad unfamiliar, yet individuals hailing from other states tend not to discern a marked distinction.
While my interactions in California were never marked by unfriendliness, a remarkable contrast emerges here in Tennessee. Strangers offer warm greetings on the streets, well-wishes carry genuine sincerity, and the sense of community is palpable. The landscape is dotted with churches, integral to people's lives. Tennessee stands as a bastion of conservatism, a significant facet of its identity.
For those enamored with the intricacies of California politics, it's worth noting that the political landscape here diverges significantly. At the height of an election season, even if circumstances found Trump embroiled, his triumph in this state would likely garner a resounding 70% of the vote. The essence of the small towns, depicted vividly in the controversial Jason Aldean video, resonates with the sensibilities of Tennessee's populace.
Undoubtedly, the allure extends to the region's distinct accents. As an eager newcomer, I swiftly familiarized myself with the nuances of Southern dialects, realizing that "fixen" was indeed a verb!
Tennessee not only proves itself as an inviting cultural destination but also emerges as a thriving hub for commerce. The ease and affordability of business formations within its borders are undeniable. One of the most striking incentives is the absence of state income tax, a substantial boon for entrepreneurs. Beyond this, the cost of living astounds with its affordability. A personal anecdote: In 2019, my collection of vehicles, including a 2011 Dodge Ram, faced a steep registration cost of $587 for another year in California. Miraculously, in the welcoming embrace of Tennessee, the annual registration fee totaled a mere $27. Yes, you read that correctly $27!
The culinary scene here maintains a semblance of cost parity with what I experienced in California. Food prices align quite closely. A notable distinction, however, emerges in the form of an 8% sales tax. Meanwhile, utility expenses represent a refreshing contrast, amounting to around 70% of the burdensome costs I bore in California.
Real estate, a perennial subject of conversation, resonates differently in Tennessee depending on one's geographic origin. While locals perceive property prices as relatively high, newcomers hailing from high-tax and high-cost states tend to find them exceptionally reasonable. The primary appeal often revolves around securing a plot of land, complete with acreage and a dwelling. Such acquisitions can span a spectrum from $2,000,000 to $300,000, contingent upon the specific county one chooses. In my case, residing within the Nashville market, I've witnessed substantial and sustained price growth over the years. As you venture a few counties south of Nashville, property prices plummet to half of what the Nashville counties command. While sports maintain a robust following in California, in Tennessee, they take on the dimensions of a fervent religion. The Southeastern Conference (SEC) commands a devoted following, with our own University of Tennessee Volunteers' stadium in Knoxville consistently packing in over 100,000 spectators for every game Neyland Stadium stands as a testament to this unwavering passion. The rivalry games, featuring adversaries like Alabama, Georgia, and Florida, further escalate the excitement and attendance. Nashville itself embraces a vibrant sports culture, with the Predators hockey team, a minor league baseball presence, and most recently, major league soccer. The Tennessee Titans are also making strides with the construction of a new stadium, promising even more to look forward to.
Nashville's allure as an entertainment hub rivals even that of Las Vegas. The city has firmly established itself as the ultimate destination for brides-to-be, a fact easily observable as bridal parties and their friends revel throughout downtown Nashville. And, of course, as the epicenter of Country Music, Nashville resonates with an unceasing rhythm of remarkable concerts held in exceptional venues. For any first-time visitor to Nashville, an essential stop is Broadway downtown. This iconic strip boasts a constellation of renowned bars, each contributing to an electrifying atmosphere that pulses around the clock. Moreover, local bars and restaurants often feature emerging country artists, offering you the opportunity to experience live music performances from promising talents who aspire to find their place in the limelight
In stark contrast to the glitz and glamor often associated with California's Hollywood, the stars in Nashville prefer to maintain a lower profile They seamlessly blend into the community, participating in everyday activities such as attending PTA meetings and school board gatherings, much like any other parent Their involvement in local churches and their embrace of a modest lifestyle resonate with the core values of the region Nashville's embrace of the "small town" ethos is evident in its celebrity culture, where paparazzi are conspicuously scarce. It's quite the contrast; imagine bumping into Carrie Underwood at a local coffee shop, where she enjoys her time undisturbed, a testament to the mutual respect between celebrities and the community they share.
The allure of the greater Nashville market continues to draw around 100 new residents daily, each seeking to carve out a piece of this vibrant region.
Notably, despite the challenges posed by the Covid era, the city's business landscape thrived both downtown and in its suburbs. For those on the hunt for employment, the landscape is ripe with opportunity, offering not one, not two, but three potential jobs awaiting your consideration
Rooted in a high quality of life, Nashville offers an inviting blend of affordability, pragmatic values, genuine warmth, and a robust economy This unique combination makes for a compelling proposition that beckons exploration Whether you're drawn by the harmonious symphony of values that resonate here, the prospects of a flourishing career, or the chance to experience the welcoming embrace of a thriving community, Nashville stands ready to leave a lasting impression
