It has been over a year now since COVID-19’s began affecting our community. It has been a tumultuous time but I am proud to say that our local Realtors stepped up to help with COVID-19 relief. When the pandemic hit in early 2020, the Santa Barbara Association of Realtors C.O.R.E. Committee quickly pivoted their annual fundraising efforts and targeted our local Santa Barbara community. The committee’s goal was to drive business to our local restaurant community as well as raise funds for the COVID-19 Joint Task force. The COVID-19 Joint Task Force was established by the Santa Barbara Foundation, United Way of Santa Barbara County and the Hutton Parker Foundation. The COVID-19 Joint Task Force provides grants to individuals for those disproportionately impacted by coronavirus and the economic consequences of the pandemic. The partnering restaurants Uncorked Wine Tasting & Kitchen and Shalhoob’s Funk Zone Patio offered hot family sized meals available for pickup. Grassini Family Vineyards with the Shalhoob’s Funk Zone Patio Dine and Donate Event donated a beautiful wine selection. On Thursday, February 11th, the SBAOR C.O.R.E Committee presented a check of $20,000 to the COVID-19 Joint Task Force. Committee Chair and SBAOR Past President Thomas Schultheis shared the following, “While COVID-19 required us to pivot from our normal fundraising methods, we were fortunate enough to launch our “Dine & Donate” fundraiser series which turned out to be a great success! Dine & Donate proved itself to not only raise $20,000 for the COVID-19 Joint Response Effort but also support and bring recognition to Uncorked Wine Tasting and Kitchen and Shalhoob’s Funk Zone Patio who graciously offered to work with us on the fundraiser. We are looking forward to continuing this fundraising series this year in support of the Friendship Center.” The Santa Barbara Association of Realtors C.O.R.E. Committee is comprised of dedicated local Realtors and Realtor Affiliates who work on behalf of the SBAOR to raise funds for local groups and individuals. Kelly, I have a home that I rent. Last week I received a traffic notice stating my HOA account was levied a fine of $100 for speeding, committed by my tenant’s caregiver. Is it lawful for an HOA to be able to fine an absentee owner for behavior of a guest not known to owner? – Thank you, J.S. Dear J.S.: Tenants, guests or visitors should fairly be expected to follow the association rules, but they are not subject to the CC&Rs since they are not members. Many associations have provisions in their governing documents holding the host member responsible for violations or damage caused by their tenants, guests, or visitors. Without that, the HOA would be powerless to respond to conduct which could be detrimental or even dangerous to other residents. By the way, that $100 fine is not enforceable until the HOA holds a hearing and invites you to attend, pursuant to Civil Code Section 5855. In the future, seek reimbursement from your errant tenant or guest. – Sincerely, Kelly Dear Kelly: The “short-term” rentals issue has been a thorn in our side. Short-term rental conditions are mandated by the city. In your experience what has been the position of HOA’s on the short-term rental situation. – P.P. Dear P.P.: Many cities consider short-term rentals to be a non-residential use and so either ban the practice or require licensing and collect hotel taxes. For example, associations in vacation-oriented areas such as coastal or ski areas sometimes have a widespread acceptance of such

rentals, while in other associations the members may vote to ban the practice. Civil Code 4741(c), new in 2021, allows the banning of rentals of 30 days or less. Most associations should decide if such rentals will be allowed and specify conditions. – Thanks, Kelly. Dear Mr. Richardson: Recently you mentioned a state law that requires property owners within an HOA to provide contact information for renters residing within the home. I directed our management company (I’m currently the board president) to request all homeowners who have renters at the property to provide appropriate contact information. The management company replied that as the CC&Rs and guidelines do not call out this requirement that they have no legal obligation or ability to require that of homeowners. Is that correct? – Thanks, R.V. Dear R.V.: Before a landlord rents their HOA home they are required by Civil Code Section 4740 to notify the HOA of the tenant’s name and their contact information, along with the date the landlord acquired their property in the HOA. The date is important because if the HOA has a prohibition on rentals (or, in my view, a rental maximum, which is a partial prohibition), Civil Code 4740(a) states that the prohibition only applies to owners who acquired ownership after the date the prohibition was put into place. The tenant’s contact information ensures the HOA knows who has permission to use HOA amenities. HOAs may wish to consider reciting the statute’s requirements in their rules, since many are unaware of this law. – Best regards, Kelly

Forget black and white are colors. Often neutral colors such as white, Use metallics. Brass remains a hot finish in home decor, especially taupe and black can be used to help highlight bright colors or finishes. in accessories. Feel free to also mix brass with silver finishes such as nickel and chrome. Mix too many colors and patterns. In general, a color palette should have a maximum of three colors. Use greenery. Greenery as well as florals, succulents and blooms can help add texture and color. Forget to plan your look. Purposefully selected accents and accessories can go a long way in creating a cohesive design.

How to Tell a Story with Trays

By Mary Carol Garrity At its heart, good design is all about telling our stories. My favorite spaces are those that wrap me up in the world of the people who live there. The furniture and accents we select for our homes work together to give glimpses of who we are and what we hold dear. Trays are the ultimate tools for telling your stories in your home. I view trays filled with tableaux as artwork, simple stages on which the one-act plays of our lives come alive. You will find them in just about every room of my cottage, holding things that are precious, like family heirlooms, and everyday, like our TV remote and my readers. The other day I was working with a customer, helping her make her home a better reflection of her style and personality. On our checklist was styling the open hutch in her dining room and creating a display on her living room coffee table. She had lovely accents, but what she was missing was a good selection of trays. We fixed that! To make her hutch less staged or fussy feeling, we used trays to help it tell a series of interesting stories. For example, we placed a tray on a shelf and filled it with bottles of after-dinner drinks and glasses. It made her hutch not only functional, but also visually appealing. I used a tray in a similar way to house tea cups in the bookcases that line my dining room walls. Since our cottage is so small, we have to use just about every inch when we entertain. Trays are an essential when we take the party

to the living room, den or outside. I like to keep trays on my end tables, ready to fill with drinks or snacks when friends drop by. To make your drinks service more appealing, poke in an accent. Trays not only make everything that sits upon them feel special, they are also attractive workhorses, beautifully corralling all our stuff. For example, in my bathroom, I have a round silver tray on my vanity that holds a glass compote filled with my jewelry and a mug chockfull of makeup brushes. I filled in the empty spaces with little treasures that make me smile, like petite framed photos of my family. Take away the tray, and you’ve got a cluttered mess. Add the tray, and it looks like artwork. I like to use trays in my kitchen to pull together things like Dan’s cooking utensils, vinegars and oils; the makings for my morning cup of coffee; or dishes and silverware ready to put on the table for dinner. Place one on your office desk to hold pens, paper clips and papers. In your family room, fill a tray with your remote controls, magazines and books. It’s a great place to put your reading glasses so you don’t lose them. Trays also make fabulous artwork. Well, if a beverage faucet works as a nice accessory on a kitchen sink, can I install one as the main faucet on my smaller bar sink? — Billy Answer: A beverage faucet is smaller than a kitchen sink faucet, and it’s part of a system that includes an under-counter water filter. Most beverage faucets install with just a cold water line. Because of the small size and the lack of a hot water option, beverage faucets are companion faucets to larger kitchen sink faucets. Recently, many homeowners with bar sinks have discovered that beverage faucets take to bar sinks like a duck to water. With its high-arched spout and the ability to supply filtered water for tasty beverages, it can be a nice choice for a bar sink. It’s Legal for Your Neighbor to Point Camera at your Front Door. By Gary M. Singer Question: I live in a condo, and I have a neighbor whose front door directly faces mine. He has installed a video surveillance system on his door, and it records every time I open the door. I have asked him to take it down because it makes me extremely uncomfortable. He refused. I feel a loss of privacy, and I feel violated. Is this legal? – Adrienne Answer: It is estimated that the average American is caught on camera more than 75 times each day. We are all recorded more than we realize, and while sometimes it makes us feel safer, other times it makes us uncomfortable, or worse, violated. For better or worse, being recorded is now a fact of life. Our society and legal system have been playing catch-up with this growing trend to regulate the use of cameras and punish people who abuse the technology. Unless he is misusing the video recorded, such as posting it on the internet, there is probably not much that can be done. Property owners have the right to place cameras in and around their home for security reasons. The camera should either be easily noticeable, or there should be a posted sign warning visitors that they are being recorded. The camera should not be used to record neighbors or anyone where

they have a reasonable expectation of privacy, such as in their house, a public restroom, changing room or any place where that person would expect that no one is looking at them without their permission or knowledge. If someone does record you without your knowledge and permission when you are somewhere that should be private, the law will look at the intent with which you were recorded. In your example, if your neighbor’s door camera was for security and positioned so that it just happened to see inside your home as you entered and left (a time when you would not expect privacy), then it would be OK. But if your neighbor was setting up the cameras to be a high-tech Peeping Tom, he may be committing a crime. Gary M. Dirt Botanicals Let’s Get Dirty

By Colleen D. Swiatek Recently, my thoughts were taken back to the time when I designed with my hands and not my computer. Thoughts of trips to the LA flower mart where I picked up supplies for a wholesale design company my husband and I had in Orange County. We were a small company with big ideas. Twice a year we would send a line of designs to our showrooms in the L.A & Chicago Merchandise Marts. The kids were even involved. I remember one time when we had to work around the clock for a shipment to the mid-west. The children were cutting ribbon, gathering moss for the arrangements, and coloring anything necessary (they loved that — it was with paint). We brought their sleeping bags and clothes for school the next day and I brought our electric fry pan for their breakfast and work all night we did. I forgot how much fun that was until I came across Dirt Botanicals in Carpinteria. The proprietors, Suzie and Brian, opened up those memories for me and I was ready to get my hands dirty again. One of the things that intrigued me was when I heard about their “Plant and Flower Bar”. At first I thought they might be serving beverages made with flowers. I certainly wanted to know more about that! Alas, that was not the case. As I toured their shop I found many avenues that they are exploring and putting in place. One is the Plant and

Flower Bar. They walked me through the concept and I was hooked. No beverages made with flowers but you do have to belly-up-to-the “bar” and start designing. It all happened by accident. Suzie and a her family wanted to create a girls night where all the girls in the family could gather and do something fun. That evening while planting succulent gardens, stories and valuable time was shared between mothers, daughters, nieces, grandmothers and aunts — thirteen in all. Suzie posted her girls night on social media and a few friends wanted to be a part of the “FUN”! Suzie and her friends were so pleased with their creations and were having so much fun at the workshops that Suzie was inspired. She wanted anyone to be able to enjoy the fun process of planting and designing. Through that inspiration the “Plant and Flower Bar” was born. Suzie, along with her son, Brian, decided to invite the community to come in and design their own creations. And that’s how it changed from flowers for weddings and other events to people
dropping by for a cup of coffee and a visit. Suzie still loves planning for weddings and events but here, in their studio, groups will come together to design their arrangements or plants and they encourage people to bring their children. They wanted the children to experience the fun of working with flowers and plants so that they would go home and find a place to grow flowers and plants. They even have starter kits. After my visit to Dirt Botanicals I went home looked around to where I could incorporate ideas they introduced me too. And with their help I decided to create my own little space of paradise where I could get my hot chocolate, a good book and sit on my front porch or on my hammock in my backyard and relax. Curves Can Create Balance and Intrigue in Your Home Decor
They Soothe The Senses Think about using textures and of course, curves, in ways that don’t ordinarily leap into the forefront of your mind. Soft and hard finishes, grass wallpaper, natural materials and the fun of striped fabric can give a room a “comfy” feel. Harmonious Placement Use round objects with linear ones. Strong horizontal lines are balanced by curves. Striking Balance If you’re planning any construction, consider ways to add some really spectacular curve into your space. Even wood can be turned from straight to curved. Surprise The Eye Kitchens are another place where curves can be incorporated but are often overlooked. These are rooms filled with those strong horizontal lines.

But people don’t generally think about curves when it comes to pulling a room together. At the heart of all design are the concepts of space, line, form (derived from line), light, color, texture and pattern. A comfortable and balanced space has a sense of harmony, contrast and unity. And what form is often lacking? The curve. If you’re ready to take the plunge or at least think about your spaces in a curvy new way, here are a few ideas to reflect on.
They Can Be Welcoming Even in a commercial space, curves can make a small office lobby more interesting and friendly. A curved sofa, round chandelier and curved desk soften the hard and gridlike patterned tiled floor and serve as a counterpoint to the drama of the dark walls washed by recessed lights. When welcoming visitors, whether into a reception area in an office or in our home, people should be able to sit down and feel at ease. The curving arms of a side chair play off of stripes, and relaxed, slightly metallic window drapes break up a longer wall.

Move The Eye If you’ve been lucky enough to inherit some furniture that you actually like and it’s curvy, that can be the springboard for curves in a room. Unless you live in a yurt, dome or igloo, we all live in square or rectangular boxes. Take form into consideration. Hot Trends for New Bathrooms Continued
Question: Hi Ed: I read your recent column about new bathroom collection plumbing fixture packages that perfectly coordinate and match up with each other and found the concept interesting. However, you did not go into any colors that are currently trending for new bathrooms. Do you have any color suggestions that are now hip for my new bathroom? — Jan Answer: This question has me drawing a blank. The reason I’m blanking out is because from what I’ve recently seen, a new bathroom color trend is going with a white-on-white palette. I mean a lot of white stuff. White plumbing fixtures, cabinets, floor tiles and walls. The fixture trim, accessories and faucet finish for this trend is brushed nickel, and the white reflections really bring out the matted nickel finish. White also gives the impression of a very clean and open space, perfect for a modern-looking bathroom. Bottom line: The future for a lot more new and remodeled bathrooms going with a pure white theme is looking very bright.
