How to Lay Out Your Entryway, According to a Feng Shui Expert
Make sure you have solid organizational systems in mind to keep clutter to a minimum and choose thoughtful furniture and accessories that will keep paths clear. Photo courtesy Dreamstime

We all want to come home to a healthy and happy home and leave our place in the morning with a good mindset too. But often, little things we barely notice in our dayto-day routine can alter our mood when we walk through the door. Piles of unopened mail, a lock that gets stuck easily or pairs of shoes that can easily be tripped over can affect our psyche even if we don’t realize it. Additionally, things that are virtually impossible to notice can also negatively impact our dayto-day: the placement of a mirror or the type of plants you own, for example. So how do you make your entryway a happy and healthy space that brings you good energy instead of weighing you down? We spoke to Heather Askinosie, holistic healer, feng shui and crystal expert, and co-founder of Energy Muse, about ways to make your entryway more feng shui-friendly. “When arranging the entryway to your home, you want to create an aesthetic that’s receptive and clean,” she explains. “An open area is seen as welcoming to chi, as it can move around unobstructed. Removing clutter and establishing a visually and functionally pleasant setting will go a long way to increasing the chi within your home.” Ready to give your space major positive vibes? This is the feng shui entryway layout you need.
Eliminate Clutter
“The entryway to your house is what sets the atmosphere for the whole home,” says Askinosie. “If you come home to a cluttered

house, your mind immediately takes on that energy. But, if after a busy day, you come home to a home that’s clean and organized, your environment will provide a peaceful space to unwind in. A more minimal vibe will help you maintain peace of mind.” Pro tip: Make sure you have solid organizational systems in mind to keep clutter to a minimum and choose thoughtful furniture and accessories that will keep paths clear.
Bring The Outdoors In
“I’d recommend tossing dead plants,” says the feng shui expert. Dead plants represent death and weaken the energy in your house. She also warns to pay attention to the types of plants you invite into your space. “Replace plants with pointy leaves with ones that have round leaves,” she says, “as pointy leaves are thought to be uninviting to energy.” Pro tip: Depending on the amount of space and sunlight you have in your space, consider a Jade plant, Chinese money plant, rubber plant, or fiddle leaf fig tree. They are all round-leafed plants that are relatively lowmaintenance.
Pay Attention To Lighting
“You’ll want your space to be well-lit, as open as possible, and spruced up with welcoming artwork,” says Askinosie. Make sure you have sufficient lighting sources inside and out, but also make use of natural light: “When you can, open your windows and let the sunlight shine in. It will regularly cleanse your room’s energy.” Pro tip: When planning your lighting, try to have light sources at a variety of heights: a ceiling pendant and a lamp or a pair of
sconces, for example. To let natural light in while maintaining privacy, consider sheer roller blinds.
Watch Out For Mirror Placement
“One mistake I see often is when people hang a mirror in front of their entryway,” says the feng shui expert. “You don’t want to have a mirror facing the door, because when the chi enters your home, it bounces off the mirror, and goes back outside. The same reasoning applies to those who have a stairway directly in front of their entryway. It’s thought that this creates an obstruction for the chi, which can’t easily flow into the rest of your home.” Pro tip: Instead, place a mirror on a wall perpendicular to your door, under a console for example. This will also provide a station to drop off your keys and mail while allowing you to give yourself a quick check before heading out the door.
Take Care Of Your Front Door
“If you have a front door that sticks, or isn’t easy to open and close, it’s important to get that fixed,” recommends Askinosie. “On an energetic level, issues with the door are believed to make bringing in new opportunities more difficult. So make sure that your door is in pristine condition without cracks, scratches, or chips.” Pro tip: Give your door a quick check: Does it close and open easily? Is the lock tricky? Does it need a paint job? This is an easy project to tackle in a weekend that can completely alter your mood

when you walk in and out the door.
Add A Few Crystals
“I would recommend placing a large piece of black tourmaline outside the front of your entryway to protect the energy of your space as people come in and out of your space,” says the crystal expert. “I also love placing an amethyst crystal in the room to act as an ‘energy purifier.’ Amethysts neutralize any negativity and radiate positive energy.” Pro tip: Read up on the meaning of crystals and incorporate them into your home. Not only are they pretty to look at, they can also alter the energy of your space. While we don’t have definitive proof that this actually works, we think of it like taking vitamins: It can only do good. Shopping for a New Kitchen Faucet
Criminals, Move in Fees, and What is “Single Family”? By Kelly G. Richardson, Esq. CCAL Dear Kelly: My HOA made a change in the CC&Rs. Renters must be approved by the board and nobody with a criminal record shall be approved. Can they make these demands for just rental units and not units being sold? Wouldn’t criminal records be just as important about potential buyers? – J.S. Dear J.S.: The state Fair Housing regulations which took effect in 2020 do not permit a blanket housing discrimination against persons based upon criminal history. Under Title 2 Section 12266, there must be some connection between the criminal history and the HOA’s safety concerns. So, for example, someone who had been convicted of arson or a violent crime might be a reasonable concern, unlike someone who had committed loan fraud. Hopefully your HOA had the benefit of legal advice when the members amended the CC&Rs to require prospective tenants to be approved by the board. Ask counsel to review the criminal history issue and make sure the HOA’s policy does not violate the regulations. – Best, Kelly Mr. Richardson: Our HOA says military renters cannot live together in their community if they are not a “family” and they define family as an “integrated economic unit.” However, the CC&Rs define family as “natural individuals, related or unrelated, who live as a single household.” Is requiring an “integrated economic unit” discriminating based upon source of income? Do the HOA’s guidelines discriminate against military personnel? – Sincerely, R.Z. Dear R.Z.: Many cities do not have a clear definition of “family,” but the California Supreme Court in its 1980 opinion in City of Santa Barbara vs. Adamson endorsed
a broader definition of the term. In that opinion, the Court stated that members of a “family” need not necessarily be related or have a head of household. Some cities have adopted the definition of “family” to be a group of persons sharing a residence’s common facilities. Renters, military or not, need not be a “family” in the traditional sense of the word to be considered “single family” occupancy. Also, treating residents differently because of their military service may violate Fair Housing laws, since veteran or military status is now a protected class in California. – Thanks, Kelly. Hi Kelly: Our association requires that owners notify management before moving occupants in or out of their unit, and management arranges for a representative to observe the moving of belongings and to document the impact upon any common areas. Deposits and the observer cost also must be paid. Furniture or appliances or other large items cannot be moved in or out of a unit except when purchasing new furniture. Owners who ignore this rule may be fined. I would like your opinion on this policy. – Thank you. C.R.. Dear C.R.: The association is responsible to protect the common areas and can take reasonable steps to protect hallways, elevators, and other common elements against damage from moving activities. Associations with more rentals may have greater incidence of resident changes and therefore a higher probability of damage. Association charges related to moving must be reasonable per the 2015 appellate decision in Watts v. Oak Shores, meaning they can be supported by a good faith explanation approximating the HOA’s actual incurred costs from move-ins/outs. – Sincerely, Kelly

By Mark Baird QuestioN: Our kitchen faucet is quite old and looks horrible. I have no idea how to go about shopping for a new faucet and I am afraid that I will purchase one that will not fit. The selection of faucets at the hardware store is a little overwhelming. How do I pick one that will fit my sink? Your HaNdYmaN: You are not the only one who often feels lost in the plumbing section of the big box hardware store with the seemingly endless options, sizes, and colors to sort through. However, with a quick look at the underside of your kitchen sink you can easily determine what type of faucet will work. Most kitchen sinks will have holes in the back surface which allow for the installation of the faucet valves, spout and spray hose. The most common arrangement is 3 holes, but some sinks will have 4 holes, some will have 1 hole and some sinks will have no holes in the sink itself but have holes in the countertop behind the sink. 3 HOLES: If your sink has 3 holes then the faucet will need to have a separate hot and cold valve and a spout for middle hole. You can also purchase a faucet that has a single riser that combines the spout and the valves in one post, and then an eschuteon base plant that mounts onto the sink surface covering the 2 unused holes. 4 HOLES: With 4 holes you will have to purchase a faucet as described for the 3 hole sink but with a separate spray hose that is fixed in hole #4. If you do not want a spray hose then a cover for the 4th hole can be purchased at most plumbing stores. 1 HOLE: You will have to purchase the single riser style faucet that usually comes with the eschuteon base plate that you will not need for the single hole sink. It is also a good idea to replace the hot and cold water supply lines at the same time that you install the new faucet. Check first to see if the hot and cold water wall valves under the sink can be easily operated and if they shut completely off. If the valves are hard to turn or won’t shut off completely, they should also be replaced. Most hardware stores will have a salesperson with plumbing experience and don’t be afraid to ask as many questions as you need to get the right supplies for your project. Even if you are planning to hire a contractor to do the work, you will still want to select a faucet that you like and having the materials on hand before the contactor arrives will make the job go much faster. In my opin-

ion it is best to always purchase name brand plumbing fixtures as opposed to a lesser known or generic brand. A name brand like Kohler, Moen, Grohe, etc. will be much less likely to develop any problems and replacement parts will be available if needed in the future. QuestioN: We just had a new tile floor laid in our master bathroom, but we just noticed that there is a small amount of water coming out from under the toilet. My wife says that we just need to caulk around the toilet base, but I think the toilet is leaking and needs repair. What should we do? Your HaNdYmaN: The situation you are describing is very common where a new tile floor has been installed in a bathroom, so the finished height of the floor has been raised, the metal plumbing flange that connects the toilet to the drainpipe is left at the original height, and the toilet soon leaks at the base. It is my guess that this happens so frequently because the tiling contractor resets the toilet as a courtesy to the client, so the client doesn’t have to call a plumber, but unfortunately the toilet is not set correctly despite the tile setter’s good intentions. A toilet is moisture sealed to the toilet flange with a wax ring that looks like a big doughnut that is compressed between the porcelain toilet base and the metal toilet flange, creating a watertight seal. With the additional height of the new tile, the standard wax ring is not thick enough to make a proper seal and sewage water leaks out when the toilet is flushed. Your solution is to remove the toilet, discard the old wax ring and reseat the toilet using an extra-large wax ring with a second wax ring sitting set on top. The weight of the toilet will compress the wax into a reliable seal and the leak is solved. The second wax ring is cheap insurance against a leak. Caulking around the base of the toilet is done for cosmetic reasons only and has nothing to do with the proper installation, sanitation or sealing of the toilet. In fact, caulking the toilet base can hide a leaking toilet seal and conceal water damage to a wood subfloor or wood flooring.

Spray Can Information They Don’t Want You to Know By Steve Ozab
Are you a sucker for any headline that promises to deliver secret information “THEY” don’t want you to know? I am. Here are secrets about aerosol cans THEY don’t want you to know. • If an aerosol can is heated, the can’s shape will go through at least three structural changes before exploding. These changes are deliberate, built-in safety warnings telling the user, “Hey idiot! Pay attention! Something’s wrong!” Change #1: If heated, the concaved bottom of the can will pop out, changing to convex. Call my store if you really want to know the other two changes. • Do not ever store a spray can in a car or near any heat source. (No secret.) • The pea or agitator — the little thing that rattles in a spray can — is a glass playing marble called a “purie” or “clearie,” is most likely 5/8’s inch in diameter, and a pale blue color. Sometimes, but rarely, agitators are 3/8” stainless steel ball bearings. They mix up settled spray paint when the can is shaken.
Here’s a secret every spray can user should know: If there is a very small black mark near the spray tip (valve) on the top collar (valve cup) of your spray can, especially those made by RustOleum®. They are there to aid the user to pick up the last little bit of paint inside the can. When the spray tip valve and the black mark line up, the pick-up straw (dip tube) inside the can will reach the last bit of paint in the bottom of the can when the can is tipped downward (see diagram). If the spray tip and black mark are opposite each other, the pick-up straw will help get to the last bit of paint when you tip the can upward. When the black mark aligns with spray valve you’ll get the last little bit of paint when the can is tipped forward. An average 13 oz. can of spray paint contains less than 4 ounces of actual paint. There is no standard coverage for a can of spray paint but eight square feet is an approximation of coverage, especially with black, the best hiding color. Your paint, oil or water based, can be made into a spray can. One particular paint store (read: mine), has been doing this for over twenty years! Got graffiti? First, get a spray can of primer to block it out, then spray over the primer with the exact same paint originally used to paint the wall, fence, or whatever. If your finger gets tired pushing down on that little spray valve, try snapping on a pistol grip gizmo to allow two or three fingers to do the work. These gizmos go by names like Can Gun, Spray Grip, and Comfort Grip. They cost about the same as a can of spray paint, make painting easier, and are reusable.
Here’s the secret most people already know: When done spraying, turn the can upside down and spray it in a safe direction for a few seconds. This will clear the dip tube and the port hole on the tip. Wiping off excess paint is a good idea, as well. The pea or agitator can be loosened by paint store personnel if they have the right kind of paint shaker. Ask a store staff member to do this, especially for cans of flat finish paint and primers. If you can hear the rattle when you shake the can by hand, no mechanical shaking is necessary. Clear lacquers, varnishes, shellacs, and acrylics may not have an agitator because the do not contain pigment. Sometimes manufacturers add one anyway just so customers can hear something rattle. This may prevent customers from returning clear spray cans, claiming they are defective. If your spray tip leaks, swap it out the leaky tip with a tip from another can made by the same manufacturer. If it still doesn’t work, take it back to the store. They may have spare tips or may replace the defective aerosol at no charge. Spray cans are the most commonly returned defective items in paint stores. Manufacturers and suppliers reimburse dealers for defective aerosols.

Using Mirrors in Your Space

Mirrors are one of those accessories that tend to be either overused or underused. They come in all shapes and sizes, colors and finishes, and as such serve as the perfect complement to nearly any space. Mirrors can be purposeful in design, and if used thoughtfully, can add considerable value to a space both aesthetically and functionally. When looking for ways to use mirrors in your space, here are some top Design Recipes tips. • Experiment with size and scale. When it comes to good design there are no rules. Use pieces that you love. Consider using both small and large mirrors throughout your home depending on a particular room, choosing a mirror that is the appropriate size and scale. • Use mirrors in a series. Mirrors can serve a number of functional purposes that can really help enhance a space. For example, mirrors can serve as windows along a wall that doesn’t have any, or they can help brighten a space that may not receive much natural light. Placing mirrors in a series also helps elongate a space. • Go glamourous and ornate. When it comes to decor, a current trend is to blend modern and vintage. Using an ornate mirror is the perfect way to help glam up a space. • Mix patterns and shapes. Some of the most successful groupings involve mixing mirrors of different shapes and sizes to help create interest. Try using unexpected shapes such as circles, squares or ovals.
• Consider using mirrors instead of artwork. So often, artwork can be overused in a space. Mirrors can serve as a lighter alternative. • Place mirrors in a location for maximum impact. Whether it is to highlight a gorgeous view, showcase artwork or reflect the color of an accent wall, the location and placement of your mirrors should be thoughtful and purposeful. • Experiment with finishes and color. Whether it’s a bold color or unique metallic finish, one way to incorporate interest using mirrors is to utilize design principals relating to color, pattern and texture. • Be crafty. Can’t find a mirror you love at the store? Why not make one? Whether it is an old glass door, window pane or interesting frame, making your own mirror is not only easy but a way to incorporate a personal touch. • Create visual interest. Mirrors can be hung both vertically and horizontally. Mirrors that are hung in a vertical orientation can help make a space feel taller and are good for spaces that may have lower ceilings, while mirrors hung in a horizontal orientation can help a space feel wider. Question: Dear Ed: Like most families, we want to cut down on our home’s water usage. To be honest, other than taking shorter showers I’m not sure where to start. What are your recommendations for easy ways average families can save water? — Joe
The easy trick to saving water is to remove older water-wasting fixtures and install new high-efficiency plumbing fixtures.
Answer: Most homeowners overlook this added benefit when it comes to saving water. In most cases if you lower your town water use, your town sewer costs can also be lowered. If you have a well and septic tank, using less water can lead to lower maintenance costs as well. So, updating to water-saving plumbing fixtures is one of the best investments you can make for your home. Most older plumbing fixtures were not designed to be high-efficiency plumbing fixtures. So, the easy trick to saving water is to remove older waterwasting fixtures and install new high-efficiency plumbing fixtures. This way, you really don’t have to change your lifestyle. The new fixtures do the water saving work for you. Look for toilets that use less than 1.3 gallons per flush, showerheads that use 1.75 gallons per minute (gpm) or less and bathroom faucets that use 1.5 gpm. The good news is you don’t have to upgrade all your fixtures at once. Start with the toilet first, then let your water-saving upgrade projects flow from there.

This Spring, Take a New Approach to Bulbs

By Maureen Gilmer It’s not how many tulips you have, but where you put them. It’s not the rarity of the variety, but what you plant with it. It’s not the colors you choose, but what they mean in a landscape. This spring, as you observe all the beautiful Dutch bulbs in bloom, think about their place in your garden. Are they just bold masses that hit you right between the eyes, or are they integrated with other plants to create a magical blend of textures and colors. This blended holistic approach can give you far more beauty and fun rather than dropping them all into a single high profile bed. The reason bulbs have always been planted in masses is simple: to compound the color visibility. Another reason is bulb care. They are ephemeral, lasting for just a short time in spring. Then the beds are needed for late spring or summer plants. The spent bulbs must be dug out with forks and transplanted elsewhere, which is why so many die. They can be left in place to die back naturally, but that’s not appealing to look at. Moreover, when soil must be improved and cultivated it’s impossible to do so without widespread bulb damage. Oozing wounded bulbs lead to rot, pests and disease. This method is not too bad if you can hire gardeners, but for most folks, massing isn’t realistic. Let’s drop the massing ideas and look at the interplanted flowers method made popular by contemporary Dutch garden designers. This is more naturalistic appearance for bulbs that don’t depend on intense color blobs nor bed change-outs. It can also be worked in with permanent low growing

early spring perennials such as heucheras for foliage and bleeding hearts. These are a study in color, texture and form for a new mix and match scheme every year. Borders are the new idea for bulbs, to integrate them into the foreground of existing plants. There is an amazing dynamic created when deciduous flowering shrubs are planted with bulbs for spring glory. Forsythia, lilacs, even broom are being considered for these compositions. When the shrubs are coming out with big sprays, tall tulips dance around their bare legs like fireflies. When it’s time to dig the bulbs, they are out front and accessible to replace with summer annuals. The problem we find with enjoying spring bulbs is the planting-flowering disconnect. This is a two-step process six months apart, so don’t rely on your memory. Use your calendar to mark purchase and planting dates. Bulbs are sold in the fall. You can buy a single color, a blend of colors or just one bulb for naturalizing such as daffodils. Problem is it’s summer’s end and you’re exhausted. The last thing you want to do is order more plants. It’s just counterintuitive. Fight that feel-
ing, because you won’t think about tulips again until early next spring, long after the planting season. Now make a note on your calendar in September to buy bulbs. In the meantime, really study tulips this year and how they are being used in the landscape. Are they massed or holistic and thus more sustainable and affordable? How far apart are the bulbs and what are the accent plants? Are they using fine textures with bulbs? When you find good ones, take pictures with your phone. You can study the compositions and colors later on a big screen. These will become your holy grail for design ideas during August bulb shopping ventures online and off. Just as America is in transition, how we

use bulbs is changing. They are no longer a bold sign of wealth, but a valuable tool for adding zest and diversity to early spring in dry gardens. After all, so many bulbs were originally wildflowers in the Middle East, which explains their natural adaptation for summer/fall dormancy and drought.
