Handling conflict is a regular part of governing, managing, or advising HOAs, which are corporations but also neighborhoods. Unlike clubs or churches, when things get unpleasant, a member cannot simply resign, because it is one’s home. Disagreement is normal but is a problem when it becomes destructive. So, it is important to learn how to “disagree without being disagreeable” and how to respond when someone else is behaving disagreeably. DISAGREEMENT IS OK Some boards feel that all votes must be unanimous, confusing unanimity with teamwork. A nay vote is not disloyal nor is it any reflection upon the motion-maker. Allow board colleagues the freedom to disagree, because every director’s view is valuable, even when in the minority. Teamwork takes over after the vote is done. After the board votes, the corporation has decided, and the directors move forward. While the dissenting voters are free to express their opinions without retribution, they must support the corporation’s completed decision under their fiduciary duty of loyalty to the corporation. FIND THE SEED Some puzzles involve objects hidden in a larger background, where the task is to find the object camouflaged amid the distraction, and the challenge in reducing conflict is identical. A member may be seething and spewing rude remarks, but there may be a legitimate concern hiding in all that upset. An unpleasant way of expression does not negate the factual complaint expressed — perhaps anyone might be upset by their situation. Find the seed within the upset and respond to that instead. Responding emotionally in like kind simply escalates conflict. FORGET HISTORY When dealing with a disagreeable fellow director or homeowner, leave the past alone. Reminders of past disagreements fan the confrontational flames. Deal with the present or the past may distract from the present issue.

LET THEM SPEAK Lend them an ear. Some situations can be defused simply by allowing persons to complete their comments without interruption. Most associations permit 2 or 3 minutes for open forum remarks. Allow neighbors their time to speak uninterrupted within their time limit. Sometimes just being heard is enough. DON’T TAKE IT PERSONALLY Did you make the roof leak? Then why get upset because someone complains. Avoid defensiveness. FOSTER A HEALTHY ENVIRONMENT Inappropriate meeting locations make business-like discussions difficult. Can attendees hear the board or is the room an uncomfortable or cramped environment? If the association has no suitable location to meet on-site, perhaps a location off site should be considered. EMBRACE MEETING RULES Associations should have reasonable rules for meeting conduct, which inform new members and others who do not regularly attend. Set clear standards of behavior and explain the meeting process. NO MORAL JUDGMENTS A normal bad habit is to conclude the person on the other side of the issue is stupid, dishonest, or even evil. This is unfair and wrong, and almost guarantees destructive conflict. Give them a chance – and give peace a chance by doing so. PLEDGE CIVILITY Embrace the Community Associations Institute’s Civility Pledge, inaugurated in 2020, consisting of six points of commitment toward more peaceful communities. It can be found at caionline.org/homeownerleaders/ civilitypledge. After years of uncivil behavior in our state and national capitols, consider if HOAs led a resurgence of civil behavior. Perhaps civility starts at the home(owner association)!

A note from the SBAOR President By Staci Caplan President of the Santa Barbara Association of REALTORS®

Rethinking Home Sheltering in place has shed new light on how we experience our homes. Functionality and comfort come to the forefront, as well as the ease to keep clean, find privacy, and to utilize spaces which might have been previously overlooked. Little annoyances which have been put off for years will become things that must be fixed now. Changes in the home which make us feel more at peace are paramount, as more than ever our homes are our sanctuary in uncertain times. As our homes function as offices, classrooms, conference rooms, and gyms, we realize how important the organization of our space is in promoting productivity. Open-concept great rooms continue to be desirable with the addition of smaller spaces within them for privacy and community at the same time, along with more defined and multiple workspaces or offices. We will likely see bigger pantries, and the return of the mudroom as a disinfecting room, to shed shoes and street clothes. A sink in the mudroom for hand washing before entering the main house could double as a spa station for furry family members. Desirable design elements which optimize natural daylight are more important to our well-being than ever, through windows, skylights, or sunrooms. Window boxes and places for urban farming as well as access to livable outdoor spaces are especially important. Materials that are non-porous, easy to clean, and reduce the likelihood of infection are the top choice. As supply chains are interrupted and we reconsider the safety and cost effectiveness of sourcing materials from non-domestic locations, we will have to be more thoughtful with our choices. Local and regional products are more sustainable and support our local economy. We want homes that are easier and less expensive to run long term. For decades green homes with optimal energy efficiency have been important to consumers, and now more than ever are the gold (green) standard, as we are spending so much time in our homes and really evaluating their efficiency and comfort. In many ways, sheltering in place is a return to simple living. Post- pandemic, we will have a greater appreciation of our homes. Most importantly, we will think more about what is essential to the experience of how we want to live.

Tribune News Service Question: Dear Ed: We’re building a new small home and it will be our last house. The kitchen is right next to our downstairs bathroom and I would like the plumbing fixture colors in the bathroom to match the kitchen sink. We have no plans to remodel this home while we live there. What are some safe plumbing fixture color choices that can keep in style for a long time? — Bee Answer: In my experience with changing out-of-date fixtures, I’ve noticed very dark and vibrant fixture colors seem to come in and out of style more than the lighter mainstream fixture colors. In all fairness, many trendy kitchens go with these impact colors knowing that down the road updates will be done when needed. But, from what I’ve seen, if you’re looking for colors that stay in style for a very long time, white or off-white fixture colors can be safe choices and easy to match. Recently, a newer color has joined the ranks of these long-lasting hues, and that’s light gray, sometimes called “ice gray.” Bottom line: If you’re trying to keep your plumbing fixtures in style longer, go with basic white or go very light! Making your bed doesn’t feel quite so much like a chore when you’ve outfitted it in lovely linens and dreamy duvets. It takes more than pillow talk to design a beautiful boudoir. For a space that invites stylish slumber and cozy cocooning, think beyond the bed and consider the rest of the room’s furnishings. Bedside tables, flooring, lighting and artwork can make or break a restful retreat. Carefully chosen pieces, thoughtful design and little luxuries are the things designers’ dreams are made of. STYLISH SUPPORT The bed is the star of the show, but don’t sell the rest of the furnishings short. When considering the bedside table, Dallas designer Emily Johnston Larkin says form and function are equally important. “The bedside table should be about

the same height as the mattress,” she says, adding that 30 inches is the ideal height for both. And the nightstand should offer storage, “whether that is one drawer, a shelf or both,” she says. And if you’re short on space, chests as nightstands can substitute for a dresser. For those with bedrooms big enough to place furniture at the foot of the bed, a bench doesn’t have to be the only option. “Think outside the box,” Larkin says. “A desk, chaise lounge or settee are great alternate options.” LAYERED IN LUXURY A bed with loads of layers is just begging you to dive in. Richardson designer Tara Lenney often relies on a fluffy white duvet for hotel-like luxury and starting point. She packs in personality with pillows, patterned linens and textured throws. “You want just enough pillows for it to feel full and welcoming, but not so many that making your bed feels like a chore every morning,” says Lenney.

For a king bed, that means three euro shams; for a full or queen, it’s two. Don’t be afraid to change things up: Swap out bedding to better reflect your personality — or the season. Complete the layered look with a contrasting throw at the end of the bed. Consider something lightweight for summer and cozy, like faux-fur, in the winter. And one crucial layer that Lenney never forgets: the floor. “Nobody wants to get out of bed on a cold morning and put their feet on an icy floor,” she says. Adding a rug adds warmth and can be another avenue to introduce pattern and texture. “Be sure not to wimp out on the size,” she warns. “For a king bed, you’ll likely need an 8-by10 rug to keep it from feeling dwarfed by the bed.”

Ever wonder how to get that “fluffy” duvet look at the foot of your bed? “Stuff the duvet with two inserts instead of one,” the Well Dressed Home founder says. PATTERN PLAY Who says big, bold patterns don’t have a place in the bedroom? Abbe Fenimore loves to make a serious style statement by mixing multiple prints. But when doing so, “keep the main pieces of the room classic and simple,” she says. “This keeps the room from being overpowered by the mixing and matching.” Mixing patterns isn’t the only way to keep things interesting. “Use a mix of cottons, velvets and silks to keep the textures from falling flat,” Fenimore says.
