How to strike balance with black and white

By Cathy Hobbs Black and white is a neutral color combination that can easily be dressed up or dressed down, while in many cases serving as the ideal foundation for nearly any color palette. The key, many designers argue, is striking the ideal balance for how and when to use combinations of the two colors in a space. Here are some top tips.

Do’s 1. Do consider artwork to infuse black and white into a space. 2. Do incorporate black-and-white accents and accessories to infuse a black-and-white color scheme. 3. Do consider paint in the form of an accent wall to bring black and white into a space. 4. Do pair pops of color with a black-and-white color palette. Greens and yellows are colors that work well. 5. Do infuse large-scale elements of black and white into a space such as oversized artwork.

Don’ts 1. Don’t oversaturate a space with too much black or too much white. A ratio of 50-50 or 70-30 is a good rule of thumb. 2. Don’t incorporate overly dark elements in a room that doesn’t get much light. In these cases, infuse tints, tones and shades of white, and use black as an accent. 3. Don’t overlook opportunities to bring black and white into a space in big, bold ways such as larger furniture pieces and upholstery. 4. Don’t ignore portable decor opportunities to bring in black and white such as toss pillows, throws and accessories. 5. Don’t overdo it. Remember less is more. Use black and white as a foundation for your color story.

A note from the SBAOR President By Bob Walsmith, Jr. President of the Santa Barbara Association of REALTORS®

2022 NAR Spring Meetings As I mentioned a few weeks ago, one of the great honors that I have as President of the Santa Barbara Association of Realtors (SBAOR) is to be able to attend various meetings during the year on behalf of our association and for our clients and neighbors. One such trip happened two weeks ago. I was in Washington DC for the National Association of Realtors (NAR) Spring meetings. It was similar to the meetings that I attended in Sacramento the week before, however the big difference was these meetings were on a national level and featured Realtors from all over the country. Like the CAR meetings in Sacramento, one of the main purposes of these meetings was to meet with our nationally elected officials and let them know the issues that our clients are facing locally that impact them with regards to home ownership, affordable housing, climate issues, lack of inventory, taxes, government restrictions, and the list goes on and on. I met, along with a few other local area Realtors, with the legislative assistant to our Congressman Salud Carbajal. We discussed the fact that because home prices are so high in California, how can he help assist, through possible new legislation, potential home owners with down payment assistance, incentives and other means of making the American dream of homeownership a reality for more and more people. It is so vitally important for our legislators to hear directly from us about the topics that mean so much to our clients and neighbors. It was also nice to meet with other Realtors from around the country and hear from them about what problems and issues that they are facing in their part of the country. It is also important to hear from them about how we can better serve our clients and what is working for them as well as what is not working so well. Topics such as low inventory, sky high prices, and rising interest rates are not only issues here in Santa Barbara, but throughout the country. Other seminars dealt with trying to find ways to build more houses, to alleviate the growing housing shortage, fair housing to try and eliminate discrimination when it comes to making sure that everyone, regardless of race, religion, etc., has an opportunity to buy a home. There were seminars on professionalism within our ranks, which means that each and every Realtor understands the right way to treat every person that we come across. The public deserves this and much more, because we, as Realtors, are dealing with the most important and expensive purchase that anyone can ever make. Another highly topical issue that was discussed had to do with how long home prices will rise and if they will even decline anytime soon. Lawrence Yun, NAR’s Chief Economist, believes that home prices will continue to rise until late 2023, however the rate at which they are rising will severely diminish. In other words, the “housing bubble” that some are predicting is probably not going to happen. Statistics like these are important to share with our clients and potential clients, to help educate them and guide them through the home buying and selling process.

Which Type of Management Is Best For YOUR HOA? By Kelly G. Richardson, Esq. CCAL Determining which type of management services is best for the HOA is a very important HOA board decision. Even the smallest associations need some form of professional management. What is a “Manager”? Managers oversee the association’s day to day operations, advising and informing the board and following its policies and instructions regarding association property and funds. A manager may be an unpaid volunteer or may be paid. The paid manager may be an association employee, a consultant, or an employee of an outside company. California requires no license to manage HOAs. Volunteer management. Many associations use volunteers for their management functions. The motivation for volunteer management is primarily to save cost. In volunteer management, volunteers place themselves in the role of an unpaid manager, with all of the risks and no reward. Volunteer-managed associations often find it difficult to find board candidates, since directors work so much harder when they are also managers. Financial Management. This involves collecting assessments, paying bills, and preparing monthly and annual financial reports, disclosures, and budgets. A financial manager typically does not visit the property. Management companies often prefer financial management because it is more predictable and less prone to the extra work of managing the property. Some accountants also offer financial management services. Associations struggling with the cost of full association management may wish to consider at least financial management. Property Management. Property management involves responsibility for keeping up the condition of the buildings and grounds and may include routine inspections for architectural violations, maintenance items, and repair needs. The plumbing leak on a Sunday afternoon and the broken window on Tuesday evening are all part of the routine for a property manager. Property

management, when coupled with financial management, is called “full management.” Some associations choose to hire one company for financial management and another for property management services. Full management services normally cost significantly more than “financial-only” management. Off-site/On-site. Most associations are managed by persons working at a location at a management firm office. Some companies provide managers working at the association property, at a greater cost. However, on-site managers typically a higher level of service, which can offset the greater cost. Portfolio vs. General Manager. Portfolio managers simultaneously work for multiple associations, while general managers work for just one. Most associations cannot afford general managers. An important question to the portfolio manager is “how many other associations will you handle along with ours?” A lower management fee can result from a company overloading its managers. For some HOAs, cost is the only concern, but level of service, experience, and management credentials should also be considered. Ask questions and make sure your association understands what it is receiving. HOAs normally get what they pay for. In-house management. Larger associations may choose to hire their manager and staff as direct employees. This gives the association more control of its management at less cost than the rates charged by a management firm for the staff it provides. The drawback is the opposite side of the coin — the association takes on the responsibility of finding, screening, and supervising the manager and dealing with personnel issues. Choose the management style best servingthe community’s interests and needs, rather than automatically selecting thecheapest. Next week, Part II: Proposed management contracts.

Do I need individual condo insurance to get a home equity loan?

“It Only Leaks when it Rains” As we enter summer after another low rainfall winter, it is easy to forget that in the past most droughts seem to be followed by seasons of above average rainfall and there is continued talk in the scientific community of warming ocean temperatures creating another “El Nino” winter. During these unusually dry years it can be seductively easy to ignore and postpone pressing home maintenance issues that cause major headaches when the seasons change, and rain starts to fall. Roofs that were installed on homes in the 1960s through the 1990s for the most part had a limited life of about 20-25years while more expensive roofs that have been installed in recent years can last as long as 40 years. If you have concerns about the condition of your roof or if leaked at all during the wet weather we experienced last winter, then now is the time to call a roofing contractor for an inspection and evaluation. A small roof leak in the past is not going to heal itself by some miracle or act of God and more likely will be a much bigger problem when the rain eventually returns. A leaking roof can cause all sorts of expensive damage to ceilings, walls, electrical systems and even the most minor leak can give dry rot fungus the opportunity to get a foot hold in your eves and rafters. Trying to get a roofer to answer your frantic phone call when the first signs of a wet winter appear, will be like trying to be first in line at the Apple Store to buy the latest version of the iPhone. Probably the easiest home maintenance project to postpone indefinitely must be painting. There is no hard and fast rule for how often to paint your house but if 10 years or more have passed since your painter packed up his ladders and drove out your driveway, it is probably time to call him back. Paint of course is most noticed for the color that it gives to a home, but it is easy to forget that the main reason a house is painted is to protect your eves, trim, and siding from the relentless assault from the sun, wind and rain. Take a few minutes to closely look at your home’s exterior and if you see areas where the paint has cracked or peeled away, then your home is vulnerable to water damage. If your home has manufactured wood siding that is either laminated in panels like plywood or is made from compressed sawdust similar to particle board, then a solid coat of paint is especially crucial. Putting off a needed paint job can change the nature of the work from requiring a team of painters to needing the much more expensive services of a carpenter to remove and replace damaged siding and trim. The dog days of summer are the best time for painting, so don’t gamble that next winter will be another dry one and put off calling your painter for another year.

Questions Is it necessary to have a homeowners’ insurance policy for a condo if applying for a home equity loan? Unlike an individual house policy, don’t these policies only cover the owner’s personal property — what is “between the walls”? The general policy held by the HOA covers the building itself. Shouldn’t that be enough for the entity making the loan? – Arthur

Yes, hazard insurance bought by condominium unit owners is necessary for many reasons. The first reason is the “golden rule” — the one with the gold makes the rules. Your lender requires that you have an insurance policy before lending the money to you. You only have to get the policy if you want the loan. Lenders are wise about risk, and when a lender requires a specific precaution to protect their money, a savvy homeowner will want the same protection. Individual condo owner hazard insurance covers more than just your belongings. While policies can vary, your policy will most likely cover damage to your flooring, appliances, cabinets and drywall. Should there be a fire or burst water heater, you will have to replace much more than just your clothes and couches. If the damage is bad enough, your insurance may cover alternate housing while the repairs are made. If you cause the casualty, the insurance may cover your liability to your neighbors. You may get along with your neighbors, but they will sue you if they believe your carelessness caused their home to be damaged. If a neighbor or guest slips while visiting your unit, your policy should protect you from having to cover their medical care out of your pocket. I strongly recommend that anyone who lives in a condo have an individual policy, even if the association has insurance covering the building itself. Gary M. Swallowtails were early at The Garden Guy’s house this year. Thank goodness I had Superbena verbenas in full bloom. It is as if they had been given the task of announcing the arrival of spring and the butterfly season. On March 22, I photographed an eastern tiger swallowtail on Superbana Royale Chambray verbena. Your first thought might be, if it was in full bloom March 22 when did I plant it? The answer is in October. That is also when I planted Superbena Royale Plum Wine, which offers one of the rarest orchid colors in the garden. Now before you start thinking you have missed the verbena boat, know that my Superbena Imperial Blue was planted in April 2021 and it is in full bloom. My Superbena Stormburst and Superbena Whiteout are 3 years old. Another remarkable aspect to this year’s verbena bloom is that on March 13, nine days before my first swallowtail nectaring photo, our low temperature reached 20-21 degrees. Another freeze occurred the next day. My verbenas, which are planted in both containers and in the ground, showed there was no difference in their cold hardiness. Your first inclination would have been that those in containers would have been hurt badly, but it was simply not the case. As a horticulturist on the speaking circuit, I mostly come face to face with garden club members and Master Gardeners who tend to be seasoned, if you know what I mean. Most of them have grown verbenas whether they are Superbenas or another variety. My fear is the young gardeners may be passing by these verbenas, unaware of not only their blooming possibility, but their ability to bring in pollinators, including hummingbirds. They also may not realize the potential of a return performance for a year or two maybe more. Even if treated as an annual, their value to the garden is worth every penny spent. Superbenas need a lot of sun with a soil that drains freely. This is one of the reasons they are so easy in containers. Good lightweight potting mixes by their nature drain well. Once you have prepared your planting beds as such, you will have one of the best blooming ground covers you can buy. Superbenas need to be in an active state of growth to get the most riotous blooming performance. This requires you to get to know them, feed them occasionally and cut them back to generate new growth. Leaving woody, tired stems sprawling in the garden or hanging over the rim of your containers will rarely yield the performance you desire. If Superbenas could speak, they would tell you they were created to grow and bloom. Cutting out tired stems and giving a light fertilization will reward you with lush green growth and weeks of blooms. Superbena verbenas are vigorous plants that will grow 12 inches tall and up to 36 inches wide. The Superbena Royale group was bred to be compact and perform in smaller containers. They will also reach close to 12 inches tall but with a spread up to 24 inches. This was my first time planting Superbena Royale verbenas in October and I was thrilled they tolerated my zone 8a winter temps so well. Both the Superbena and Superbena Royale verbenas have become an integral part of my container designs as I combine them with Superbells calibrachoas, Supertunia petunias, Lemon Coral sedum and all colors of heuchera. Spring is here, which means butterfly season is here too, so don’t procrastinate for a minute. Get the award-winning Superbenas incorporated into your containers and landscape beds.
