What are ADU’s?

An Accessory Dwelling Unit (ADU) is a smaller, independent residential dwelling located on the same lot as a stand alone (i.e., detached) single-family home. Accessory Dwelling Units (ADUs) have been known by many names: granny flats, in-law units, backyard cottages, secondary units and more. No matter what you call them, ADUs are an innovative, affordable, effective option for adding much-needed housing in California. The interest in ADU’s have grown exponentially in number as more cities, counties, and homeowners become interested in ADUs as one solution to increasing the supply of affordable housing. The increased popularity of ADU’s in our area make perfect sense because of the reasons below:

What are the benefits of ADU’s?

• ADUs are an affordable type of home to construct in California because they do not require paying for land, major new infrastructure, structured parking, or elevators. • ADUs can provide a source of income for homeowners. • ADUs are built with cost-effective wood frame construction, which is significantly less costly than homes in new multifamily infill buildings. • ADUs allow extended families to be near one another while maintaining privacy. • ADUs can provide as much living space as many newly-built apartments and condominiums, and they’re suited well for couples, small families, friends, young people, and seniors. • ADUs give homeowners the flexibility to share independent living areas with family members and others, allowing seniors to age in place as they require more care.

Question: Hi Ed: We plan on installing a new vessel-type glass bathroom sink. A big attraction to a glass sink is the striking colors and textures available. So we don’t miss anything, can you recommend some trendy colors/textures for us? – Betty

Answer:

Decorative pressed glass vessel sinks are not only a strong practical choice, they can also be an artistic focal point for many bathrooms — especially if custom backlighting can be installed. New glass vessel sinks are available in many shapes and sizes, and as far as different textures and color choices go, the sky seems to be the limit. That old saying brings me to the first trendy color on my list. It’s a rich warm blue color called sapphire. A cut glass sapphire vessel sink almost looks like its in motion as it fills with water. The next trendy glass sink texture/color I’ve seen lately is almost colorless, and it’s simply called “ice.” This is basically a translucent glass sink with textures that resemble natural ice. The ice color/texture is of course great for bathrooms with cooler color tones. Finally, another new color/texture glass sink I like is dew. Dew is opaque glass, but it has the look and feel of morning dew on a glass window. Bottom line: For trendy glass vessel sinks, I simply say look into and through sapphire blue, cool ice or morning dew.

What are JADU’s?

Junior Accessory Dwelling Units (JADUs) are allowed to be created within the walls of a proposed or existing single-family residence and shall contain no more than 500 square feet. JADUs offer additional housing options. They may share central systems, contain a basic kitchen utilizing small plug-in appliances, may share a bathroom with the primary dwelling, all to reduce development costs. JADUs present no additional stress on utility services or infrastructure because they simply repurpose existing space within the residence and do not expand the dwellings planned occupancy. This can be done by having an entry console, bench or wall decor such as an oversized mirror or piece of art. • Do look for ways to incorporate bold pieces of art to view upon entry. • Do incorporate greenery when possible such as trees or plants. • Do consider a wall feature such as mirrors or wallpaper. • Do create a color story for your home and introduce it in a foyer or entry.

• Don’t ignore creating an entry that is also functional. For example, include a table to place keys, or a bench on which one can sit. • Don’t create a decor element in an entry or foyer that is not in keeping with the overall decor. • Don’t overstuff or overclutter. Clean and minimal is best. • Don’t ignore lighting. Consider an interesting pendant or chandelier. • Don’t engage in multiple finishes or textures. Oftentimes one can view multiple parts of a home from an entrance, and the decor and color message should be cohesive.

By Hannah Herrera Greenspan Air conditioners are a godsend to beat the summer heat. Here are some tips and tricksfrom local experts on how to keep your home cool. Dominic Leodoro, marketing and adver-tising director of Four Seasons Heating and Air Conditioning recommends users changethe air conditioner’s filter once a month, as aclogged air filter won’t cool your home as well. He also suggests closing all windows, blinds and drapes, as well as turning off anything that produces heat, like stoves. “Most air conditioners are designed, based on region, to cool homes 20 degrees lower inside than outside,” he says. Setting your air conditioner to the lowest setting won’t cool your home faster; in fact, it will force your air conditioner to work harder, especially in extreme heat. Leodoro says this is because air conditioners are dependent on the temperature outside. “If it’s 100 degrees outside and you have your air conditioner to a set temperature of 64 degrees, your home won’t get that cool,due to the heat,” he says. “Once it cools out-side, your air conditioner will catch up to your set temperature inside.

Your air conditioner is no different,” he says. “It’s best to get this done before the summer because the last thing you want is a broken air conditioner when it’s 100 degrees outside. ”Operations manager Mira Vasiljevic at All Temp Heating & Air Conditioning agrees with Leodoro’s advice on regularly changing filters. She adds that homeowners should also consider adding insulation, as this helps with efficiency. “Every house is different,” she says. “If your home isn’t insulated well, hot air cancome inside even with the air conditioneron. ”Don’t worry about your air conditionerrunning 24/7 in hot weather. Leodoro and Vasiljevic said constant usage won’t cause any damage. Ready, a national emergency preparedness web source recommends adding insulation andcovering windows. The site also suggests using aluminum foil-covered cardboard on windows to reflect heat back outside.

Answer: Ever since pullout and pull-downstyle kitchen faucets became popular, spray head technology has really taken off. The spray component on many new kitchen faucets take task management to another level. With that said, here’s a basic rundown of some spray features and options now available. First, the standard spray pattern for most pull-out/pull-down kitchen faucets is a “ring” spray and you can upgrade from there with setting options. One is a pause feature. This quickly turns the flow of water on and off for greater spray control. For additional spray pattern options, a sweep spray for sink washdowns and a soft spray for delicate items like produce are handy as well. For a final forceful feature, a power boost button can increase spray flow rate in short bursts whenever you need an extra blast for the task!

Planting in containers is much the same as planting in the landscape. Place all of your plants with the top of the root ball even with the soil line. Lemon Coral sedum offered by Proven Winners has won Top Performer Awards in Michigan to Perfect Score all Season at Penn State. It won in the heat and high humidity at Mississippi State Trials as well. How will it do at your home? I predict you’ll be the one giving it the next trophy. By Norman Winter Every year most of us hit that period where the heat crosses over from hot to oppressive and we know the tough season for our plants has arrived. In much of the country it arrived early and there is one plant that if it could talk would say what heat. This plant is Lemon Coral sedum and its botanical name Sedum mexicanum gives clear indication from where its rugged nature derives. This year I planted about two dozen of them and I wish I had 100. Wherever I have it planted the lime green, soft succulent, needle-like foliage becomes a “look at me beacon” in the landscape. Its habit is mounding, compact and will compete on your list of toughest plants you have ever grown, reaching 10 inches tall with a 14-inch spread. At The Garden Guy’s house I have it combined with Surefire Red begonias. The Christmas red color of the begonia flowers looks even showier when combined with lime green. In blue ceramic glazed containers leading to the front door, I have Lemon Coral Sedum growing with Angelface Perfectly Pink angelonia and Whirlwind Blue scaevola. I promise you, every other color looks better with the lime green of Lemon Coral sedum. I have also used them clustered around a blue ceramic birdbath. The shiny blue and the shockingly colorful lime green or chartreuse if you will, is a marriage everyone should try. But my most innovative combinations are with plants you probably don’t know about, Waxwing Mirror plants. Proven Winners introduced three varieties in garden centers this year, Waxwing Gold, Waxwing Lime Green and Waxwing Orange. Botanically speaking they are known as Coprosma repens and have the common name mirror bush. They are from New Zealand and cold-hardy to zone 9 but tough as nails in hot Georgia summers. I am probably

growing them as annuals but their showy succulent nature would allow me to pot some up for the sunroom. In zones 9 and warmer they can be used for a showy 30-inch hedge or idyllic thriller in a mixed container. The Garden Guy is thrilled with the Waxwing Orange partnership with Lemon Coral sedum. Lemon Coral sedum will be a rock-solid perennial in zones 7-11 and among the best buys for your garden dollar when purchased as an annual in zones 6 and colder. Lemon Coral also makes a great container mix for other succulents grown indoors.

Succulents like Lemon Coral are persevering summer performers because they store moisture in their roots, leaves and stems. Drought-like conditions can wreak havoc on most container-grown plants, but not succulents. In fact, the arch enemy will be too much water or inferior drainage. They are low maintenance in that they require very little fertilizer and no constant deadheading. Though I am touting them as a perfect choice for the landscape when the ‘Heat is On’ know that they are perfect pansy pals for the winter in zones (7) 8 and warmer.
