Kitchen and bath colors that stay in style By Ed Del Grande

Tribune News Service Question: Dear Ed: We’re building a new small home and it will be our last house. The kitchen is right next to our downstairs bathroom and I would like the plumbing fixture colors in the bathroom to match the kitchen sink. We have no plans to remodel this home while we live there. What are some safe plumbing fixture color choices that can keep in style for a long time? — Bee Answer: In my experience with changing out-of-date fixtures, I’ve noticed very dark and vibrant fixture colors seem to come in and out of style more than the lighter mainstream fixture colors. In all fairness, many trendy kitchens go with these impact colors knowing that down the road updates will be done when needed. But, from what I’ve seen, if you’re looking for colors that stay in style for a very long time, white or off-white fixture colors can be safe choices and easy to match. Recently, a newer color has joined the ranks of these long-lasting hues, and that’s light gray, sometimes called “ice gray.” Bottom line: If you’re trying to keep your plumbing fixtures in style longer, go with basic white or go very light! Reopening HOA Amenities in the COVID-19 World By Kelly G. Richardson, Esq.

As the seesaw battle of the COVID-19 pandemic continues, HOA boards and managers are torn between the fear of reopening amenities and the desire of residents to enjoy their use. Pools, gyms, and tennis courts are hot issues now as HOAs try to return toward normalcy. Most County Health Departments have specific guidance regarding reopening amenities such as pools, gyms, or tennis courts. In addition, the Center for Disease Control (CDC.gov) and the California Department of Public Health have helpful on-line information. The Community Associations Institute published a comprehensive tenpage document titled “Healthy Communities,� addressing HOAs and the COVID-19 pandemic. It can be found by visiting www. caionline.org or by an internet search for “CAI Healthy Communities.� Liability concerns regarding reopening involve at least two areas — alleged carelessness regarding reopening the amenity or guaranteeing the users’ safety. Most counties have established minimum guidelines of operation regarding reopening of amenities, and HOAs should meet those standards. That can be powerful evidence that can help the HOA in the event a user tried to cast blame for contracting the virus. Another problem is appearing to make a promise the HOA cannot keep. If the user follows all the usage rules, does that guarantee that the user will be safe from the virus? Of course not, so avoid making statements that promise that the rules are to keep the users safe from the virus. It is better to warn users that there is no guarantee the guidelines will prevent any virus transmission, that there is always a risk of other users failing to follow safe practices, and that users should decide upon the level of risk they are willing to accept.

Many HOAs are rushing to have all users sign blanket waiver documents purporting to release the HOA, its board and management from any liability. Consult with HOA legal counsel about the enforceability of blanket releases and consider if the HOA has sufficient staffing to ensure that each user signs the release. California law allows boards to adopt emergency rules, and rules to reopen amenities during the pandemic would fit that description. Those rules should be adopted by the board in open session, and legally only have a maximum duration of 120 days. Consider posting the emergency rules at each amenity entrance, along with a disclaimer reminding users that the rules are no guarantee of safety. Be careful to avoid creating unenforceable rules. Some of the guidelines are not mandatory. Also avoid creating rules the HOA is unable to enforce. One method of enforcement is to have a staff person monitoring compliance, but many HOAs are unable to dedicate a staff member to monitor each amenity. Consider the option of having residents report violations by users. The rules are connected to serious health safety considerations regarding a virus which has killed over 120,000 Americans. This might merit a larger than normal fine. Remember that fines should not be punitive but should be a deterrent. Finally, remember that while reopening of HOA amenities is not mandatory, the emotional health of community residents may benefit greatly from a thoughtful and carefully phased reopening of amenities as permitted by local government. This is a tough time, but we will all get through it. Stay safe and stay healthy.

A living room space in need of two coffee tables is executed using a coffee table and ottoman of equal size. One table is glass to help to ensure a sense of openness and spaciousness.

What makes one room successful and another a failure? It often comes down to proper furniture placement. It is a skill to be able to lay out a room effectively. Often a room feels overstuffed with furniture or is laid out in a way that lacks cohesion. This is where proper planning and placement come into play. Planning ahead This should be part of your process before you buy a single piece of furniture. It is a step many homeowners forget. Failure to properly preplan a space often results in furniture that is too small, too big or just too much. In short, it often leads to a poorly executed space. Before you begin, consider three simple steps. 1. Measure your rooms with a laser tool or refer to a floor plan. 2. Plan out the furniture pieces you wish to have in a room. 3. Select specific pieces that fit the appropriate size and scale. Where to start? The best advice is to purchase large pieces first. For example, purchase your sofa before you purchase side tables, or buy your bed before nightstands. It is important to have clarity as far as what can properly fit in a space, and the only way to set you on the right path is to place bigger items first. Want to add an area rug? Rugs certainly help to add a finishing touch. Many designers recommend choosing a rug first, for either color or design inspiration, or last, to tie everything together. Outdoor spaces Plan your outdoor environment in the same way you would plan the design and layout of spaces within the home. Creating a floor plan is helpful, but begin by determining how you wish to use the space and then divide your outdoor space into zones. Zones could include a lounge or relaxation zone, as well as perhaps a dining zone. Royal Hawaiians Perfect for Your Summer Staycation By Norman Winter Typically, the words Royal Hawaiian would direct your thoughts to tropical islands, vacations and exotic getaways among lush foliage and clear blue seas. As wonderful as those dreams seem, I won’t try to anticipate your travel plans for the summer but instead invite you to let the words Royal Hawaiian be a transformational landscape moment for the long summer growing season ahead.

Now don’t forget I’m the guy who thinks all other colors look better with the addition of lime as in the Maui Gold. So, whether your favorite flowers are begonias, petunias, salvias or even a mix of all three, the Maui Gold will simply make the container look as though it is a designer style mixed container. In commercial settings like my son’s applications, they are treated as annuals and revamped in the fall with cool season flowers. The good news for you, the gardeners is that most of these are perennial in zone 7b or 8a. Those of you in colder regions probably already know these are among the easiest bulbs to dig, dry and store for the winter if you so choose. Since they do have a touch of cold hardiness and multi-season by storing, this opens the door for some exotic landscape usage. Consider combining with the Japanese fiber banana Musa basjoo, which is cold hardy to zone 5. Add Proven Winners hardy hibiscus like Summerific Holy Grail cold hardy to zone 4 and you’ll have garnered your own corner of paradise.

For all of our tropical foliage plants, I like the soil to be fertile, organic rich, and well-drained, especially for winter survival. If yours is tight and heavy then incorporate 3 to 4 inches of organic matter for good aeration and drainage or plant on raised beds like commercial landscapers. Obviously, for containers, you want a good light potting soil. While you are preparing your bed, work in a slow release pre-plant fertilizer, like a 10-10-10 with minor nutrients. Use about 2 pounds per 100 square feet of bed space. You may have been used to buying bulbs of the old standard Colocasia varieties, but these new Royal Hawaiian selections are being sold as container grown plants. If you still buy bulbs make sure and plant them deep enough so that the top of the bulb is 2 inches below the soil. If you are planting these container grown plants, then set them at the same depth they are growing in the container. You may have never considered going to a garden center to purchase elephant ears by named variety, but it is a new and wonderful day. It is time to go shopping and see if you can create a corner of a tropical paradise, a Royal Hawaiian one, in your backyard. Damaged tomatoes and stunted irises

Question: My tomatoes are starting to ripen, but the ends are turning black and

getting soggy. Is there some insect or disease that is causing this? What can I do about it? — R.G.

Answer:

No insects or diseases. It’s called blossom-end rot, and although it can be common in tomatoes, it also happens in peppers, squashes, cucumbers and melons. It’s caused by a lack of calcium, but that doesn’t mean that your soil is lacking in calcium. It probably isn’t. It’s usually more of an irrigation problem. The water is what carries the calcium up into the plant, but if the watering has been inconsistent, the end of the tomato can rot. For example, if you started your garden by giving seedlings lots of water, then forgot to water as often as you should, end rot can occur. You don’t want to eat the nasty looking part of the tomato, but you can cut off the bad part and eat the rest. To prevent the condition with future tomatoes, make sure you have a consistent watering schedule.

Question: I am hoping you can help me identify what is wrong with one of my irises. The flowers are stunted and do not look like they are supposed to. Any ideas? Insects or a virus? I have asked around and no one seems to know. — Larry

Answer: The root of your problem is, most likely, in the iris bulb. If the bulb was

mushy or rotten, or small or undersized, it can produce stunted blooms, and in some cases, no blooms at all. When you plant bulbs, they can look normal but then rot in the soil if it’s too wet. Sometimes older bulbs get accidentally mixed in with new ones that you purchase. Or if you dug up your irises, divided and replanted them, you might have planted a bulb that was just spent. It happens. As you have other irises that bloomed normally, it doesn’t seem that you have a soil issue or an insect one. Mark the plant and the next time you divide your bulbs, toss that one out.
