By Paul F. P. Pogue Patios make a great addition to any home for outdoor entertaining, relaxing under the stars or just plain hanging out. But you want to be sure to install a quality patio that will last a long time. Here’s a rundown of what you need to know. It’s about more than just the stones: A contractor doing a thorough job will install a layer of landscape fabric to prevent weed growth, lay several inches of crushed gravel and compact it, install a leveling layer, and then the pavers. They’ll also use “polymeric sand” to lock in the pavers, creating a barrier against weed growth and insect burrowing. Think beyond the patio materials: Details matter! For example, the edging of the patio can help make it pop with contrast. If installed correctly, it can help prevent pavers from shifting. A unique pattern can give your patio distinction, and you might consider design ideas that bring it into harmony with the house or yard. Your family and guests will surely notice these details, so get ready for some compliments! The grade of the land matters: The land grade moving away from your house should be six inches for every 10 feet to allow proper drainage. A patio needs a slight pitch — about one-quarter-inch for

every foot of length away from the house. If your home has a steeper grade, expect to pay extra to accommodate grading requirements. Next to materials, grading has the most effect on your patio’s final cost. Consider how your project impacts your home and yard: In particular, walkways serve a functional as well as aesthetic purpose. It can break up the monotony of a large yard, direct guests to a patio, or accentuate a fountain or your favorite landscape feature. Think about future repairs: Eventually, even the best-built patio will begin to wear out. You can extend its life with regular maintenance and addressing minor problems before they get out of hand. A pro can repair minor cracks and holes fairly quickly. A skilled contractor can remove and replace individual blocks or pavers as needed or complete a thorough resurfacing. Use a good sealant: You should apply a sealant to your patio to protect it over the long term from the effects of sun and rain. The sealing will vary depending on your material; concrete, for instance, requires a resealing every two to three years.

Patio material options Your material selection impacts your patio cost more than any other factor. Here are the pros and cons of some of the most common options. Stamped concrete: Stamped concrete offers the most potential for a unique look and a strong foundation. However, with a price range between $2,700-$6,500 per project, it’s one of the most expensive patio and walkway options. The exact price per square foot depends on the design. Flagstone: This refers to any stone cut into layers and laid out in interlocking shapes. It is another expensive but distinctive option at around $15-$21 per square foot. Pavers: Bricks laid out in interlocking patterns are a versatile option. Depending on the quality of the material, they cost between $6 and $30 per square foot. Concrete: The most common choice for patios and pathways is also one of the most durable. It costs about $3-$6 per square foot for concrete. Gravel: Gravel pathways run about $1-$4 per square foot. They may be the most basic walkway designs but also the easiest to install.

Ed: My old shower mixing valve and shower stall has reached the end. I’ll need to install a totally new shower stall complete with new plumbing and fixtures. My old valve did both water flow and temperature mixing. Is that still possible? – Jim

Answer:

You can install what’s commonly called a custom shower stall. This is a shower stall designed and installed to your specifications. Usually they cost more than a standard shower stall, but you should end up with all the features you want. Meet with your plumber and/or contractor to discuss the job scope, then they’ll design the stall complete with the needed fixtures to meet local codes. As far as the plumbing valves, many custom showers include three basic controls:

1.

Water on/off with volume settings for the water flow.

2.

Water temperature control with safety limits.

3.

Diverter valve(s) to move the water flow to different showerheads. Nowadays you can even go electronic with push-button digital shower control valves. Some custom shower stalls can include mode lighting, and even audio systems. So you may end up rocking out in a custom shower stall with two volume controls: one for blasting water and one for blasting music.

Follow these seven strategies to get the most financial gain on your kitchen remodel. Homeowners spend more money on kitchen remodeling than on any other home improvement project, and with good reason. Kitchens are the hub of home life and a source of pride. You can recover a significant portion of kitchen remodeling costs through the value the project brings to your home. A complete kitchen renovation with a national median cost of $80,000 recovers about 75% of the initial project cost at the home’s resale, according to the “Remodeling Impact Report” from the National Association of REALTORS®. #1 Plan, Plan, Plan Planning your kitchen remodel should take more time than the actual construction. If you plan well, you can minimize the amount of time you’re inconvenienced by construction mayhem. Plus, you’re more likely to stay on budget. How much time should you spend planning? The National Kitchen and Bath Association recommends at least six months. That way, you won’t be tempted to change your mind during construction and create change orders, which will inflate construction costs and hurt your return on investment. #2 Get Real About Appliances It’s easy to get carried away when planning your new kitchen. A six-burner commercial-grade range and luxury-brand refrigerator may make eye-catching centerpieces, but they may not fit your cooking needs or lifestyle. Appliances are essentially tools used to cook and store food. Your kitchen remodel shouldn’t be about the tools, but the design and functionality of the entire kitchen. So, unless you’re an exceptional cook who cooks a lot, concentrate your dollars on long-term features that add value, such as cabinets and flooring. #3 Keep the Same Footprint Nothing will drive up the cost of a remodel faster than changing the location of plumbing pipes and electrical outlets, and knocking down walls. This is usually where unforeseen problems occur. So, if possible, keep appliances, water fixtures, and walls in the same location. Not only will you save on demolition and reconstruction costs, you’ll cut the amount of dust and debris your project generates. #4 Don’t Underestimate the Power of Lighting Lighting can make a world of difference in a kitchen. It can make it look larger and brighter. And it will help you work safely and efficiently. You should have two different types of lighting in your kitchen: 1. Task lighting: Under-cabinet lighting should be on your must list, since cabinets

create such dark work areas. And since you’re remodeling, there won’t be a better time to hard-wire your lights. Plan for at least two fixtures per task area to eliminate shadows. Pendant lights are good for islands and other counters without low cabinets. Recessed lights and track lights work well over sinks and general prep areas with no cabinets overhead. �� ��� � � � � � � � � � � � � � � Flush-mounted ceiling fixtures, wall sconces, and track lights create overall lighting in your kitchen. Include dimmer switches to control intensity and mood. #5 Be Quality-Conscious Functionality and durability should be top priorities during kitchen remodeling. Resist low-quality bargains and choose products that combine low maintenance with long warranty periods. Solid-surface countertops, for instance, may cost a little more, but with the proper care, they’ll look great for a long time. And if you’re planning on moving soon, products with substantial warranties are a selling advantage. #6 Add Storage, Not Space Storage will never go out of style, but if you’re sticking with the same footprint, here are a couple of ideas to add more: Install cabinets that reach the ceiling: They may cost more — and you might need a stepladder — but you’ll gain valuable storage space for Christmas platters and other once-a-year items. In addition, you won’t have to dust cabinet tops. Hang it up: Mount small shelving units on unused wall areas and inside cabinet doors, hang stock pots and large skillets on a ceiling-mounted rack, and add hooks to the backs of closet doors for aprons, brooms, and mops. #7 Communicate Clearly With Your Remodelers Establishing a good rapport with your project manager or construction team is essential for staying on budget. To keep the sweetness in your project, make sure to: Drop by the project during work hours: Your presence broadcasts your commitment to quality. Establish a communication routine: Hang a message board on site where you and the project manager can leave daily communiqués. Give your email address and cell phone number to subs and team leaders. Set house rules: Be clear about smoking, boombox noise levels, available bathrooms, and appropriate parking. Be kind: Offer refreshments (a little hospitality can go a long way), give praise when warranted, and resist pestering them with conversation, jokes, and questions when they’re working. They’ll work better when refreshed and allowed to concentrate on work.

Style at Home:

Lovely lake house essentials By Katie Laughridge A lake house should be many things: an oasis in which to relax, an escape that takes you to a place of retreat, and, in my opinion, have just a bit of camp or whimsy to it. What is a lake home for if not a bit of fun? I find myself drawn to the warm neutral colors and natural textures of “lake” style versus the always gorgeous but slightly different beach and nautical decor. Instead of stark white accents of the coast, lake living allows a bit more freedom and homey energy I can’t get enough of. While it may seem on the nose to double down on a lake theme, I don’t care! Bring on the fish and the oars; I am always ready for them. We already know I love a throw pillow, so it will be no surprise that I find myself drawn to them for lake chic design as well. Some of my favorites are the bait and tackle needlepoint pillows we have this year. They are perfect for topping off a bedding set, in the living room, or even as an accent pillow on the hostess chairs at your dining table. They come in all sizes and have amazing texture. Staying with the fishing theme, tabletop accessories are some of my favorite items with which to play. I find a lot of lakeside homes use natural wood throughout, which makes sense when you con-

sider the nature all around, and that pairs well with rustic table accents. Introducing aquatic creatures into your tablescape can be simple. Throw a trout-adorned enamel mug onto your breakfast nook or use a bass-stamped serving platter for a touch of whimsy. You can also forgo the flowers you would usually set around your space with other varieties of greens like cattails for a rustic and nature-forward touch. As always, art and accessories can make a big impact in your space. Find an antique canoe and create a focal point in your garden, or use it as a plant stand in a four-season room for an interesting twist. Fill your space with lanterns and natural fibers for a cozy atmosphere that isn’t overwhelmed. When it comes to art, I think local prints and wood frames are a wonderful way to go. Local art with your home name or location adds a level of customization to your dwelling that is hard to beat. If you still have space on your walls, I encourage you to think outside the frame — fish plates, oars and perhaps even that large mounted fish your significant other keeps around can make for an interesting and exciting gallery wall addition. Lake living and decor is all about comfort and not taking yourself too seriously, and those are things I can always get behind.

Question:

A few friends and I went in on a house together. I made the initial down payment, and we split the mortgage payment each month. The plan is for them to save their share of the down payment over 10 years and pay me that amount while adding their name to the title. Was this the right way to set this up? Are there any negative consequences to our plan? – Victoria

Answer:

Buying a property with friends is like going into business together. These scenarios work out best if everyone understands their rights and responsibilities and the risks involved. The best way to ensure a successful outcome is by making sure the plan’s foundation is sound. Even when everyone is nodding along, there is no way to tell if everyone is really on the same page. The best way to ensure this is to sign a written agreement. The written word has a certain magic — it takes an idea out of someone’s head and makes it real and better understood by others. I often deal with people who say they are in sync until we start writing out the agreement and realize they had different ideas about the project. It is best to hammer out these differences before starting because discovering the problem after the fact is much more difficult and costly. There are potential issues with the way you structured this. For example, if the person in title unexpectedly passes away, the property might go to their spouse or children instead of their friends helping to foot the bill. Similar issues could occur if one of the other friends dies. Problems could quickly arise if two or more friends have a falling out, or if someone stops making their part of the monthly payments. There can also be tax consequences when it comes time to add their names to the title or sell the property. Setting this up properly, helped by experienced professionals, is a small expense compared to the problems it can help avoid.

Question:

With the gas and food getting more expensive, it is getting more challenging to pay my bills, and I am about to fall behind on my mortgage payments. What should I do? – Agnes

Answer:

Your first step is to write down exactly where your money is going will make sure that you are not wasting any on services you no longer use or for which there are less expensive options. You should also make a written budget. These two steps may be enough to get you through, but if it not, your next step is to contact your lender. Explain your hardship and see if they have any options to reduce your payments, such as a loan modification. Keep detailed notes of every conversation you have with your lender, including the names of the people you speak to. You will probably need to follow up a lot. Dealing with a lender can be a test of patience and perseverance. If you are also falling behind on other debt, a Chapter 13 bankruptcy may allow you to reorganize your debt in a way that will enable you to save your home. Be very wary of people promising to help you in untraditional ways. They are often looking to take advantage of desperate people. They use various schemes such as leasebacks, offering to buy your home, deal with your mortgage woes, and allow you to rent your own home. They sweeten the offer by “allowing” you to buy back your own home at an inflated price in a year or two. These people can be creative, but if a deal seems too good to be true or veers too far from a “normal” loan or sale of your home, you should be careful. These schemes have one goal: to strip away your equity in your home. You would be better off selling your house and using the equity to buy a more affordable home or rent for a while until you get back on your feet.

The art of pattern mixing By Katie Laughridge We love to mix everything from styles to colors and especially patterns. After all, new traditional design is a mix itself. It is classic and fresh, livable and luxe, formal and fun. The goal is to take “traditional” elements and turn them into “new” design concepts that paint the story of you in your home. Pattern mixing is the starting point to be creative and show personality; it is the perfect excuse to be wild and free and throw the rulebook out the window. Without a rulebook, you can start to create a uniquely wonderful home. Pattern mixing is a design term that essentially means curating a variety of textiles with different patterns, colors and textures to create a stunning layered but cohesive look. There are so many places to incorporate fabric and other surface coverings into your home, whether it be an array of pillows for your living areas or bedroom, window treatments, tabletop linens, rugs, wall coverings and of course, your furniture itself. While there are no hard rules for pattern mixing, there are ways to make the process easier on yourself. We often start the process by finding a “hero” or “sparkle” fabric. A hero fabric is the textile you can’t live without, the one that makes your heart race, the pièce de resistance you know you must have in your space. Once you have your star, you can begin

to build upon it for a complete look. During the brainstorming and building phase, the more textiles, the better. This is the time to pull all the fabrics that catch your eye (and other surface patterns you might incorporate into your space) and experiment by throwing them all together. You never know when opposites will attract, or when an unlikely pairing will turn into something stunning. Keep in mind that variety is the spice of life, and you are looking to create a family of textiles, so include all your favorite patterns from floral to menswear to geometric and toile. Once you have everything gathered, you can start creating your fabric pairings and narrowing down your selection. It is important to choose fabrics with a wide spectrum of pattern sizes when creating your textile family. A balance between small- and large-scale patterns is essential to a cohesive and coordinated look. A solid balance of patterns, like stripes paired with a large florals and small-scale geometrics, help to create a visually interesting but not overwhelming space. Have a gap you’re not sure how to fill? Try a neutral animal print, clean geometric, or of course, a plaid. Pattern mixing is something that can seem intimidating, but truly gets easier as you build your own confidence. You never know when your hero textile is going to jump out at you! Summer presents an ideal time for insects to breed, and that’s bad news for your lawn, your home exterior and your house in general. Ants, mosquitoes, ticks and stinging insects are particularly active in the summer months. Fortunately, you can take some steps to protect yourself and your family.

WHAT SHOULD I LOOK FOR WHEN HIRING PROFESSIONALS? If you’ve got an insect infestation, you’ll probably need help from a pro to get rid of it. When hiring, make sure they hold the state and local licensing required to do the job. When you hire, look for someone with a proven track record in exterminating that type of pest. Check to see if they use Integrated Pest Management practices, which are endorsed by the Environmental Protection Agency. Ask detailed questions about how they’ll handle the extermination process, including how their chemicals might impact the health of your children or pets. Also inquire about how they’ll both eliminate the pests and get rid of the source of the infestation. You can expect to pay between $100 and $250 for most pest control treatments.

WHAT CAN I DO TO PROTECT MYSELF? You can take many actions on your own to stave off pests. Store woodpiles as far away from your house as possible, and make sure garbage cans are sealed. Woodpiles and garbage offer ready homes for pests. Tall grasses and outdoor overgrowth also attract pests, especially ticks. Keep your yard clear of debris such as grass clippings and leaf piles. Mosquitoes breed in water, and they don’t need much. Half an inch of water is enough to spread mosquitoes, so eliminate outdoor water sources. Children’s toys, old tires and outside recycling bins can give mosquitoes enough water. Change bird bath water twice a week, and check the bases under outdoor flower pots (a commonly forgotten water source.) Even a bottle cap full of water can breed mosquitoes. Check your gutters and clean them regularly. Water can easily build up, and debris in gutters attracts all kinds of pests. Keep an eye out for broken panels or siding, gaps in soffits, and exterior crevices, which are perfect homes for wasp nests. Make sure all your windows, doors and screens are in good working order, so no unwanted creature can fly in.

WHAT KINDS OF SCAMS SHOULD I LOOK OUT FOR? Because many people are unfamiliar with the details of pest control, and because you’re usually in a tight spot when you call such a service, scams abound in the pest control world. Keep an eye out to protect yourself. Make sure the technician working in your home is properly licensed. Most states require all employees who spray pesticide in the home to hold an individual license, in addition to the company itself being licensed. Never hire anyone who comes to your door offering a free pest inspection. Oftentimes, they’ll deposit corpses of dead bugs or otherwise “discover” an infestation you didn’t know about, and then reel you in with expensive treatments.

The first week of June shows the Heart to Heart Bottle Rocket caladiums growing at a rapid pace, but Luminary Sunset Coral is also reaching its 30-inch height.

By Norman Winter Luminary Sunset Coral has turned The Garden Guy into a full-blown phlox fanatic. The rousing color would probably remind you of some electrifying lipstick or fingernail polish, a rare color in the plant world. Our master bath has a huge window overlooking a square-shaped bed with an 8-foot-tall windmill palm in the center. It gives you a touch of the tropics as you soak in the tub. Most plant partnership gurus would never consider a summer phlox, caladiums and elephant ears as an ideal combo, but all I can say is, holy wow. I first reduced the number and size of existing clumps of Royal Hawaiian Maui Gold Colocasia to three clustered in a triangular pattern around the palm. They were just returning from a winter rest in April. I then planted three Luminary Sunset Coral phlox. They debut next year and will be in high demand.

Luminary Ultraviolet summer phlox is slightly taller than Luminary Sunset Coral and it too will bring pollinators of all sorts.

Next, I grabbed my cordless drill and Twist n’ Plant Auger and planted jumbo Heart to Heart Bottle Rocket caladium bulbs. My first Sunset Coral phlox blooms were in mid-May, a few days ahead of the caladium leaves. If you have the opportunity to plant Heart to Heart jumbo bulbs, you will be amazed. The combination has required watering like everything else this summer, and always making sure the Luminary Sunset Coral phlox has access to sunlight as its partners start to grow. Even though they reach 28 inches tall with an equal spread, I still from time to time have to remove a leaf and petiole of an elephant ear and caladium too. The size of leaves on the Heart to Heart Bottle Rocket caladiums have been huge, but in a most glorious way, each looking as though they were hand-painted. Every day this bed always gives a new look. In the backyard just over the stacked stone wall, I used Luminary Sunset Coral and Luminary Ul-

traviolet phlox, alternating with Pyromania Backdraft and Pyromania Blaze torch lilies or kniphofia. The Luminary Ultraviolet can reach 3 feet tall, and I can tell there is some magic of color when partnered with the Sunset Coral. This will be a high priority of mine for next spring planting, especially in proximity to the torch lilies. Then in a new pollinator garden, I used them with the new Meant to Bee Queen Nectarine and Meant to Be Royal Raspberry agastache, Truffula Pink gomphrena, Rockin Playin’ the Blues salvia and Pyromania Blaze torch lily. This gives you a little bit of a prairie habitat look, which I love. The Luminary series of tall garden phlox now totals four gorgeous colors, including Opalescence, which is hot pink and in my front yard, and the white Backlight, which is new in garden centers this year. All of the Luminary series are fragrant as you would expect and tops for disease resistance. I have yet to see powdery mildew on any of them

at my house or in any trial. The tall garden phlox, known botanically as Phlox paniculata, is native to 36 states and will thrive at your home, too. The prerequisites are sunlight and consistently moist but well-drained soil. One trait I particularly love about them is they are so easy from a maintenance standpoint. By the time I think I might deadhead, they are already flushing with new blooms. Thrilling beauty, fragrance, bees, butterflies, hummingbirds and native DNA makes them must-have plants for your garden. They will bloom all summer and are recommended for zones 3a-8b. Put them high on your list.
