How to Clean Your Outdoor Furniture By HomeAdvisor Summertime’s in full swing. You’ve put the finishing touches on your outdoor living area and you’re enjoying Sunday barbecues and evenings relaxing by the fire pit. But are you thinking about the maintenance of your outdoor furniture? Regularly cleaning your outdoor furniture will ensure that it lasts throughout the seasons. And cleaning it right will ensure that you’ll get to enjoy it for many years to come. Here’s what you need to know to properly clean the most popular outdoor furnishing materials:
WICKER FURNITURE Cleaning wicker furniture can be tricky because dirt can accumulate on the delicate crevices of the weaves. Wipe spills immediately and vacuum or use a small brush on the furniture regularly to remove dust. If the wicker is soiled, use a soft bristle brush and mild soap to wipe it off. Then, rinse it with a low-pressure hose and let it dry completely before sitting (moisture and pressure from use can cause the furniture to sag).
WICKER WEATHER CARE Outdoor wicker furniture must be maintained every season. Too much heat can make the weave brittle, while too much moisture can cause mold growth. During winter, store the items indoors or use patio covers to protect them from snow or rain. Some furniture is water-resistant. If yours is not, coat the pieces with a sealant if you plan to leave them outdoors for a prolonged period of time.

Outdoor wooden furniture such as teak is relatively expensive and needs extra care to keep it in good condition. Spray with a wood cleaner and scrub the surface with a soft brush once every two weeks. Moisture is to wood what rust is to iron so make sure you always keep your wooden furniture dry. Dampness will cause the wood to develop mildew.
Clean wrought-iron furniture regularly using a rag dipped in a mixture of mild soap and water. Hose it off if there are intense stains — but be sure to dry it completely to avoid rusting. If the paint is wearing away, repaint it using a spray-on painter or a brush.
Weathering is common in wooden furniture, and it happens when the furniture is exposed to sunlight and rain. Apply wood oil and let it sit for several hours before you gently wipe the surface with a clean rag. Oil conditions the wood, restores the original color and provides added protection. During winter, deep clean the furniture before storing indoors, or invest in quality outdoor furniture covers.
Aluminum is known for its low maintenance and ability to withstand extreme weather conditions like sun, rain, sleet and snow. You can leave these pieces outdoors without worrying about damage. They’re safe to store in colder seasons after simply cleaning and drying them thoroughly. To protect against ultraviolet exposure, corrosion and pitting, coat the furniture with automobile wax or baby oil once a year.

Aluminum furniture is durable and versatile — and it doesn’t need much care because it doesn’t rust like iron. However, it is necessary to maintain aluminum to extend its life. Wash with a low-pressure hose to remove any accumulated dirt or debris. And avoid high pressure as it could damage the finish. Spray a mixture of mild soap and lukewarm water onto the furniture and wipe it off with a clean cloth. Gentle and repeated wiping helps remove the scuffs caused by other metal objects. Avoid using abrasive cleaners or other chemicals.
Rusting can be a problem with wrought iron, so it’s necessary to take preventative measures after purchasing. Exposure to rain, acids in bird droppings and chipping paint can cause rust to develop. If the damage is mild, sand it off with the right type of sandpaper for your furniture. If the furniture is severely damaged, it’s probably best to replace it.

California’s Housing Still Hot but Is There Cooling in the Forecast The California housing market had an outstanding performance in the first half of 2021, with both sales and its median price growing by doubledigits year-over-year. Looking forward to the second half of the year, housing demand should remain solid but will likely slow as Buyers are getting tired of submitting so many offers before they get an acceptance. We saw a slight dip in the year to date sales numbers in May but they rebounded in June. Additionally, the median price of a home in California continues to rise but the rate of appreciation is beginning to flatten. Could this be a sign of a cooling off in the market? As more and more businesses return to the office and clients tire of bidding wars, we could begin to see a normalizing effect in the housing market. Do not look for prices to drop any time soon though. Adding to the evidence of a cooling are mortgage applications. Applications have been decreasing steadily and just reached the lowest level in 18 months. Some of this can be explained by the large amount of cash buyers but this certainly is having an effect on
the market. We have also seen more listings coming to market. Summer months typically see a higher number of new listings so this is not out of the normal but Buyers are certainly happy to see the increase in inventory, even if it is just a small increase. The overall view of the economy remains strong. Hiring has been picking up and the jobs reports were strong for June. More and more businesses are reopening, hiring is picking up and consumer confidence is at a sixteen month high. These are all good signs for our housing market to remain strong. Inflation fears seem to have receded for now and the vaccination efforts in California continue to improve. There remain many variables that could have a negative impact on our recovery, but there are no looming storm clouds on the horizon for now. Is this not in conflict with the Open Meeting Act since it is not discussing litigation? Does the fact that an attorney is present qualify these meetings as executive sessions? – H.B. Dear Kelly: If an HOA board goes into executive session about unauthorized topics, must those discussions be kept confidential? – Thanks, N.S. Dear H.B. and N.S.: Directors have a fiduciary obligation to protect the association’s legally confidential information and to keep it confidential, even from their friends, neighbors, and spouses. A director who does not protect that confidential information can be exposed to litigation and may be outside the directors and officers insurance coverage. However, if the discussion is truly not confidential and not proper for executive session (for example, discussing the need to raise regular assessments or a landscaping expenditure), then it should not have been kept confidential in the first place. However, check with the HOA’s attorney first about its confidentiality to avoid any mistakes. HOA attorneys normally meet with boards in closed session because most of the topics discussed are sensitive and regularly involve legal input, and usually connect to one or more of the permitted topics of discussion (most commonly, litigation risk). HOA attorneys should be alert to remind boards when a topic is outside closed session eligibility. Boards should know and carefully observe closed session boundaries. – Best regards, Kelly Hello, Kelly: In our small HOA can the board members correspond with each other by
email if they copy all the other owners with the messages? – Thank you. R.T. Dear R.T.: The Open Meeting Act at Civil Code Section 4910(a) allows email deliberations only in case of emergency. Civil Code Section 4910(b)(1) bars deliberations by email in all other circumstances. I understand the logic of simply copying the rest of your small HOA on emails, which might avoid anyone from objecting to the email discussion. However, reserve your discussions for the board meeting. Use emails only to convey updates or information, and avoid opinions or responses to that update or information. I realize that this is an example in which the Open Meeting Act seems impractical, but that is the law we are presently all working under until someone begins to create reasonable alternatives for very small HOAs such as yours. – Best regards, Kelly Kelly: Recently I have seen comments from a director in another association who is using social media sites to vent comments regarding what is being discussed in their association’s executive sessions. What would you suggest that board members do to attempt to get this director to follow the rules? – Regards, F.B. Dear F.B.: A director who publicly reveals executive session information, discussions, or decisions may be violating their fiduciary duty to the HOA. Such breach of trust also harms the HOA’s ability to handle the sensitive matters reserved for closed session. If I know a director is relaying my confidential communications outside the board, I cannot keep copying that director on my privileged communications. Sometimes boards need to consider actions such as suspending that director from closed sessions until they in writing reaffirm their commitment to confidentiality. – Sincerely, Kelly.

Bring Your Personality to Life in Your Decor
The secret to creating a beautiful home isn’t in cloning a bigname designer’s style, or washing a room in the latest trend. It’s about thoughtfully constructing a space that celebrates the people who live there. Our design choices should not only be inspired by today’s “it” color palettes or furniture styles, but by the opportunity to bring to life the story of us: what we love, what is precious from our past, what we dream of for the future. You infuse a space with your personality layer by layer, in the little design choices and the big ones. My friend Lisa is a master at this. Her home is loaded with personality. Everywhere you turn, you see her sense of humor, love of tradition and adventurous spirit. I will be blogging about Lisa’s home in the near future, so stay tuned. But today, I want to spotlight six ways Lisa has put her unique stamp on her home design, to inspire us to do the same in our own homes. REPLACE GENERIC LIGHT FIXTURES WITH SOMETHING SPECIAL Look up for a moment. Are your light fixtures the generic numbers selected by your builder? Do you love them? If not, think about replacing them with pieces that are filled with character — your character. Lisa picked a charming chandelier for her upstairs bath instead of a ho-hum lackluster light. With its warm gold metal and sparkling crystals, the fixture makes the bath feel like a romantic retreat.

ADD A PIECE OF STATEMENT FURNITURE Every room needs one: a focal point that makes a big statement. If your room doesn’t have one already, what about adding a piece of furniture covered in an arresting fabric? Lisa is a retired art director with a gift for pattern mixing. TREAT YOUR BOOKCASES AS STORYBOOKS Take a tour of the bookcases, hutches and cabinets in your home. Are you using these fabulous pieces to their full potential, to add personality to your home? For me, bookcases are stages for little vignettes that share snapshots of my life. A secretary desk in one of Lisa’s daughter’s room is a great example of how to do this. Each shelf contains a mix of treasures that tell of the occupant’s passions.

HANG SOME OUT-OF THE-BOX ARTWORK Do a quick appraisal of your walls. Are they bare? If you have hung art, do the pieces light up your spirit and reflect your personality? If not, it’s time to get going on filling your walls with works of art that are equal to you. In one of her daughter’s rooms, Lisa added a whimsical gold hunting trophy. What can you turn into art in your home? Trays, dishes and family mementos are all great options. If you can hang it, it can be art.
FEATURE PILLOWS THAT ARE LOADED WITH PERSONALITY A pair of dazzling earrings or a gorgeous scarf can transform an outfit. Fabulous accent pillows do the same thing in your home. The right mix of pillows can give a generic sofa, chair or bedding ensemble oodles of personality. In her guest room, Lisa kept her color palette tight, letting a mix of textures and patterns tell the story. Pick a spot in your home to refresh with interesting pillows. FINISH YOUR WINDOWS WITH FLAIR Your windows are pieces of art in their own right, featuring the world outside. Like art, they look their best in a great frame. Lisa’s magnificent window treatments complement her bedroom’s style, while adding a subtle commentary all their own. Full window treatments are an investment, so select styles and fabrics that won’t be dated in a few years. Continued from page 20 We could not have imagined a red and white striped selection, like Stars and Stripes, a soft orange like the Sun Parasol Apricot or a Giant Red Emperor with the ability to climb 10 to 15 feet and produce flowers 3 to 5-inches wide. Every time we thought they couldn’t do it, the breeders from Suntory did. Including creating varieties that produced so many flowers that the only way you could count them would be by pulling them off one at a time. Even that would be considered a laborious task. Sun Parasols mandevillas are found in three major groups the Pretty Group, Giant Group, and Original Group. Then there is the Designer Group with currently one selection Designer White, and two individual colors, Sun Parasol Apricot and Sun Parasol Garden Crimson. All are simply dazzling and worth every penny for your garden dollar. At the Coastal Georgia Botanical Gardens, we used Pretty Pink trained on bamboo poles. They gave a cloud-like bouquet of pink towering above pentas, iresine, and Diamond Frost euphorbia. At Jekyll Island Georgia a top tourist destination, they were in large mixed containers and mesmerized visitors with the abundance of flowers. Last year when I saw Sun Parasol Apricot at a shopping center in Columbus, Ga., I was stunned by its color and could not take my eyes off the creative combination that featured it with blue scaevola a complementary partnership that before had been impossible. Sun Parasol Red Emperor in the Giant Group made its debut in 2014 with huge 3 to 5inch deep red flowers produced all summer on a plant that is supercharged. As with most plants I write about, these Sun Parasol mandevilla hybrids need well-drained soil
to survive. This is one of the reasons that these containers and baskets are so healthy and picturesque. If we prepare our landscape soil to make it organicrich, we can duplicate the results in the containers. For best blooming, you will want your mandevilla to receive at least six to eight hours of sunlight a day. Since it is such a vigorous vine and flower producer, it needs small doses of fertilizer every two to three weeks. In containers or baskets that get watered every day fertilization is mandatory. Frequently, dilute applications of a water-soluble fertilizer like a 2020-20 to keep the plants at peak performance. Be sure to maintain moisture during the hot, dry times of the summer. A prolonged period without water may prove fatal to the plant. The Sun Parasol mandevilla is the perfect plant to get you started growing vertically in the garden. Sure, you can grow it on the street side mailbox, but why not also grow up on a Victorian tower, a lamp post, a lattice trellis, or the classic white picket fence. Can you just imagine the look of a Saba or St. Bart’s Caribbean Cottage? We have a lot of hot growing season to go and if your landscape could use some pizzazz from tropical color then get to the garden center quickly for the Sun Parasol mandevilla.
