The Myths About Mold, Like Mold, Just Won’t Die Part 1 By Kelly G. Richardson, Esq.
In 2000, right after we survived “Y2K,” a new “toxic mold” panic swept the country, and twenty years (of lawsuits and billions of dollars) later, major myths persist, frightening property owners and managers. The myths all too often cause exaggerated repairs, unduly frighten residents, and create unnecessary conflict. This and the next column will address thirteen pervasive myths. Mold is new. Mold, one of the earliest and simplest life forms, has existed for thousands of years. In 1928, mold was the basis of the discovery of penicillin. Mold is ever-present, as is dust or pollen. The scientific and medical communities confirm mold’s many dangers. In 2004, the National Institute of Medicine published its comprehensive study on indoor mold exposure, called “Damp Indoor Spaces and Health.” A central finding of this book was: “Scientific evidence links mold … to asthma symptoms in some people with the chronic disorder, as well as to coughing, wheezing, and upper respiratory tract symptoms in otherwise healthy people… However, the available evidence does not support an association between … mold and the wide range of other health complaints that have been ascribed.” That sounds like mold is no more dangerous than dust or pollen, which also can severely affect those with respiratory sensitivities. The book did not receive much attention – stories of frightened people living in tents are more interesting. One must know what kind of mold it is. Mold consultants and injury attorneys often describe some molds as worse than others. Their star is stachybotrys chartarum, a black mold reported to produce infinitesimal quantities of a toxin. It sounds frightening, but the scientific
community long ago debunked the myth that this or any mold was poisonous to breathe. For example, read the National Institute of Health Fact Sheet on Mold, found at www.niehs.nih.gov, or visit the Center for Disease Control site at https:// www.cdc.gov/mold/faqs.htm. Nevertheless, the mold industry continues to call mold “toxic.” California’s Toxic Mold Protection Act of 2001 resulted in accepted exposure standards. This law, found at Health and Safety Code 26100, instructed the Department of Public Health(DPH) to develop “Permissible Exposure Limits” regarding the various mold strains. However, in 2005, and again in 2008, the DPH reported to the state legislature that the task could not be completed with the scientific information available. As per the Department’s most recent statement: “To date, no federal or state policies set safe exposure limits or quantify the health risks from dampness and mold in buildings.” (CDPH Statement on Building Dampness, Mold, and Health, 2016 update) Consequently, there is presently no official standard as to how many mold spores of any type are “unhealthy”. Always start with a mold test. The Environmental Protection Agency recommends against mold testing. As confirmed by the DPH, there is no standard as to how much of a given airborne mold is “unhealthy.” Furthermore, indoor air sampling tests are extremely vulnerable to recent events in the home. For example, a recent shower, window opening, or carpet cleaning can completely change the test results. So, mold tests mainly unnecessarily frighten the home’s occupants with disembodied meaningless spore counts. There is rarely a legitimate reason to spend money on a mold test.

Do My Ducts Really Need Cleaning? Question: Last week I found out that my mom who is a senior and lives alone in Santa Barbara, paid over $600 having her ducts cleaned by a company from the San Fernando Valley who almost convinced her to replace her furnace before I got involved. I’ve never heard of duct cleaning but apparently, these people were very persuasive over the phone and convinced Mom that her ducts were full of dust and mold and that cleaning them out would help to breathe easier. I spend a lot of time at her home and have never noticed any dust or dirt coming out of the heating vents. Is duct cleaning something that needs to be done regularly? Your HandYman: Seniors are often the target of telemarketers and unscrupulous advertising and there is almost no reason a senior in Santa Barbara should have to do business with an out of the area contractor for most any service for their home. Local contractors live or die on their reputations, Santa Barbara has many skilled contractors in most every trade or service, and a dispute with a local contractor is much more likely to be resolved to the customer’s satisfaction than a dispute with an out of the area contractor who relies on telemarketing for finding customers rather than by their reputation. Duct cleaning is a legitimate service; however, it is rarely needed in most homes and according to the Environmental Protection Agency (EPA) there is no evidence that duct cleaning as ever been shown to prevent health problems. Changing your furnace filter regularly, especially in the winter months, will prevent most dust from entering your ducts and dust that is already in the ducts will tend to adhere to the duct walls and not actually enter the home. Cases where your ducts would need cleaning are when there is substantial visible mold growth on the duct walls which is not common in our dry climate, or the ducts have been infested with insects or rodents. If your ducts have been damaged from moisture or rodents, then you need to call a heating & ventilation contractor who is qualified to repair or replace your ducts as needed. Companies who advertise that they can clean your ducts for $75 or a $100 are being deceptive because to truly clean all the ducting in an average home, if it needs to be done, is going to take two men the better part of a full day, and all the components of the system would probably need to be cleaned including the registers, heat exchanger, fan motor, and any condensate drip pans. If you wonder if your ducts need cleaning have a younger person get on a safe ladder, unscrew the grill off a couple of your heating supply vents and then take a look inside. A normal duct is going to have a slight coating of dust and some grains of dirt settled at the bottom, but if you do find either of the conditions I listed above, then you should consider calling a local contractor to do a thorough inspection.
