In case you haven’t noticed lately, the Santa Barbara real estate market is hopping! Realtors® are very busy assisting clients with virtual showings and some in-person showings while strictly adhering to the Best Practices Guidelines during the COVID pandemic. Properties which are priced correctly are receiving multiple offers, with additional pressure on our inventory from “urban flight” - a deluge of buyers to our market escaping from cities. Many of these buyers are used to seeing reports before making an offer. This is very typical for example in the Bay area, where the document section of a listing is “frontloaded” with a home inspection, pest inspection, natural hazard disclosure, and preliminary title report, just to name a few, along with instructions to submit a Receipt for Reports along with the offer to verify that buyers have read all information prior to submitting their bid. While this might make one flinch as a seller — paying for reports, and learning about the issues therein — this approach can actually save thousands of dollars and headaches later over requests for repairs, reductions in price or credits, or even worse — a cancellation and starting over on the market. There are other reasons specific to the pandemic also making the practice of frontloading a good one: it can reduce the amount of time and visitors to the property, if much of the information has already been provided. The document tab of the MLS will already include the Coronavirus disclosures which must be signed by all who enter the property. Many REALTORS® are advising their clients to also require buyers to have reviewed floor plans, virtual tours and videos online, and to provide proof of funds before entry along with the signed disclosures. Having your disclosures ready can also help to strengthen the buyer’s commitment. Your REALTOR® can provide these to you prior to going on the market, rather than waiting until escrow is opened. They can issue these to the buyer upon acceptance, or even better — provide them to qualified, interested parties before receiving offers. This can head off repeated questions and requests and possibly shorten the inspection contingency offered by the buyer. The more information provided at the outset, the more likely a buyer is to stick with their bid, rather than asking for concessions once in escrow. Bathroom Remodel Question: Our house is a typical Goleta tract home that was built in the 1960’s and my husband and I have owned it and lived here since 1975. We have done a little remodeling; we both really love the look of granite and want to get granite countertops for our 2 bathrooms. However, the built in bathroom cabinets are in good shape and we don’t want to replace them. Can you tell us what all is involved with this project? Your Handyman: The first step in any remodeling project is the most fun, which is shopping for materials. Granite is beautiful, very popular, and Santa Barbara has many tile, stone and counter top dealers who sell granite for counter tops in two basic ways. The first way that granite is sold is in a large slab that is then cut down into the sizes that are needed for your project. This is usually the most expensive way to purchase granite in that you typically have to buy the entire slab and there may be extra material that you pay for but do not need. The second way is to purchase a pre cut granite countertop section that is already cut to the typical depth and width of a countertop, matching back splash is already cut, and a finished bull nose or ogee detail is already fabricated on the exposed edge. Many of these precut sections are being quarried and fabricated in China, are very affordable, and there will be a minimum of waste material left over. After you have selected your countertop material, the next step is to have a contractor disconnect the plumbing on your old sinks and remove the old counter tops and sinks. If the sinks are in good condition you can reuse them if you would like to and just replace the faucets and drain assemblies. Some cabinets will require that a plywood top be fastened onto the top of the cabinets to help support the weight of the granite and your contractor can tell you if this is needed or not. The shop that you purchased the granite from will be able to arrange for the cutting of the sink openings in the granite and for the drilling of the holes needed for the faucets. Depending on the style of sink that you choose, there are a couple of different ways to install them and your counter fabricator will take care of this issue for you. After the new granite is set in place, the installer will then set the backsplash, your contractor will connect the plumbing for the sinks, and your project is completed! Granite needs to be regularly sealed with a chemical sealer that is available at the shop where you purchased the granite. Follow the manufacturer’s application instructions on the sealer bottle and your granite will look beautiful for years.

ver the years, I have read many stories, advice columns and books on how best to grow old. Financial analysts sociologists, psychologists and others give all sorts of advice about aging. But the bottom line for many is that it is not easy to grow old. But over the years, I have come up with suggestions and recommendations which are contrary to conventional wisdom. These have served me well. It starts with financial advice. The typical advice for the aging population if they have investments is to dramatically reduce their risk. It is said that the elderly should move their investment portfolio so that they are much less dependent on equities and much more dependent on “safer” investments such as bonds and other fixed income investments. Many advisors believe that as you age you should have an investment portfolio that is close to 80 percent in these “safer” instruments. This conservative apVegetable garden with a view. proach is the given conventional wisdom of the “Keeps me young.” said Frank day. It is also wrong. Over the past two to three decades, most seniors would have been much better off keeping a large percentage of their portfolio in stocks. Another familiar and hardened piece of conventional wisdom was to pay off your mortgage as you grow older. It is said by many a professional that paying off the mortgage reduces debt and provides more security. I take a very different approach. Keeping a mortgage at, let say, 3.5 percent interest while investing those funds in stocks and other instruments has proven to be a much better investment approach. The higher rates of return provide more wealth in the long term and the interest is tax deductible. It is also important to think smartly about all of our daily activities as we grow older. I recall in my sixties, when buying a house my realtor expressed concern about the stairs in the house. Would I be able to manage those stairs as I grew older? I have climbed those stairs a thousand times and they have been a source important daily exercise My children have wanted to find ways to make things easier for me around my house. We have debated about whether I should get a housekeeper around the house. I love my sons, but their advice is as bad as the financial advisors. As we grow older, we should strive to do as many daily chores as we can — washing clothes, dishes, cooking, cleaning up, etc. Try to care for ourselves as much as possible. These efforts provide routine and low impact exercise that allows me to stay active. In cooking for myself, I have taken on an additional opportunity. I have created a small vegetable garden that gives me the chance to work outdoors and ensure a healthy diet with local content. There are many around us that have wonderful hearts who are hoping to help seniors. While I appreciated the kindness, I think it is important to see seniors in a different light. I recently went to the grocery store. “Would you like me to carry those bags out to your car“ the checker asked. The idea was, of course, well intentioned. However, the answer should be no. I need to use my muscles every day now more than ever as I age. Finally, I would suggest to my fellow seniors that they push back against well meaning children, relatives and advisors trying to enfeeble us. It is important to stay in control, until we can’t. The key is to stay busy, stay active and stay optimistic.

You cannot handle it yourself. Many mold consultants treat mold as if it were asbestos. Asbestos is truly dangerous. Unlike mold, when inhaled into the lungs, the body cannot absorb or break down asbestos. But mold consultants typically develop repair protocols which are virtually identical to asbestos protocols. Several trade organizations have created mold credentials and extensive (and expensive) cleanup protocols for mold consultants to use. On the other hand, the EPA’s recommendation to clean up a moldy area of up to 10 square feet is to wipe it with a cloth dampened with a diluted bleach solution. The EPA and California Department of Public Health always recommend mold consultants. They do not, but do recommend that minor mold situations be handled by the resident or janitorial staff. Mold consultants are licensed. Mold inspectors or consultants are not licensed in California. A few states require a license to perform mold remediation work. Most mold consultant and mold remediation companies instead hold credentials and memberships in trade organizations that promote the interests of the mold inspection industry. Mold cannot be caused by the resident. Mold accumulation can often be caused or worsened by inadequately ventilated living space. Mold can build up in stuffy bathrooms or any area where the environment is humid, warm and poorly ventilated. Before the mold scare started in 2000, with the new term “toxic mold,” residents would clean up mold in shower or bath enclosures and would simply wipe it off with a cleaning solution.

Insurance never covers mold. Partially true: Delayed discovery and drying of water leakage can result in mold and dry rot, not normally covered by property insurance. Although the property insurance will normally refuse to cover the cost of mold remediation, it will still typically cover the other water damage. However, if the property owner is sued because of water damage including mold, the liability part of the policy ordinarily will defend the claim and sometimes even pay for mold cleanup. Let the emergency contractor do everything. Because of the fear associated with mold, the normal reaction is to call emergency service contractors. Such contractors are expensive because of their readiness to respond almost immediately at any hour. Stopping water leakage and drying the space might require an emergency contractor but sometimes a plumber or handyman might be enough. Emergency contractors sometimes destroy walls and cabinets before anyone can obtain a second opinion as to its necessity. Allow demolition only of what is immediately necessary, and then seek bids for the remaining work. It’s important to look inside the walls. Concerned residents often ask to open walls to look for mold, but this is almost always unnecessary. If it is inside the wall, it may not be affecting anyone, and opening the wall may actually disturb mold and release it into the air). Mold incidents always cost over $10,000. The cost of repairing water damage skyrockets due to unnecessary mold tests, unnecessary consultants, delay in leak repair and drying (the most common cause of mold buildup), excessive demolition, unnecessary mold hunts, and overuse of emergency contractors, and foregoing competitive repair bids. Be more deliberate, and save money.
