There are basically two types of at tic fans; one type that blows air out of the attic through a vent in the roof and another that vents out through a gable vent. A house with a gable style roof has exterior walls at the ends of the house that go up to the ridge of the roof like a triangle, and a rectan gular louvered vent is usually located on the wall near the top of the tri angle. A house with a hip style roof has a roof that sort of sits on top of the house like a pyramid shaped cap and does not have any gables. It is usually best to minimize the number of vents that are perforating your roof and if you have gable vents then it is best to have an attic fan at the gable vent. Likewise, if you have a hip roof you will need to have the fan vent through the roof. Most gable vents are approximate ly 12” wide by 18” high and a 12” diameter box fan can be fastened to the attic side of the vent ideally that is located on the side of the house that gets the afternoon sun. The box fan can be purchased with a thermostat so it can be set to turn on when the temperature in the attic climbs over 100 degrees or so, hot air is pushed out on the hot side of the house, and cool air is drawn in via the gable vent(s) that is on the other side of the attic which is the cool side. Box fans are available at most hardware stores or can be purchased online at a dis tributor like Grainger. On summer days the fan will probably turn on in the mid afternoon and then run for a few hours after dark before your attic is cooled off. The electrical supply for the fan should be controlled by a wall switch that is easily accessible near the attic access opening so the fan can be turned off when you are not going to be at home or during theIfwinter.yourhouse does not have gable vents, then you can purchase a fan unit that is designed to be installed on the attic side of the roof with a vent that pushes air up and out through the roof. This vent needs to be installed by a roofing contrac tor so that it is water sealed correctly and it is important that the fan unit is well made so it will not fall apart or start rusting. I have seen solar pow ered roof fan units advertised for sale, but I would first research how long the battery charge will keep the fan running after sunset and what type of warranty is offered by the manu facturer. Any vent that is installed in your roof should be of adequate quality to survive the life of the roof which can be as long as 35-40 years for better quality roofs. If your home is located in a Wildfire Zone then it is a code violation to have any sort of attic or roof fan that might cause a burning ember to be drawn into your attic.You may also want to consider getting a quote from an insulation contractor to have a new layer of in sulation laid down in your attic in addition to the attic fan, which will also help to keep the home warmer in the winter months and cooler in the summer. A large deciduous shade tree planted strategically in the yard so that it shades the roof in the summer goes a very long way to helping cool off a house without us ing any electricity. Also consider a lighter colored roof when you even tually have your old roof replaced. A darker colored roof absorbs heat, and you may have noticed when traveling in an airplane that most all the roofs on commercial buildings and ware houses are white in order to reduce air conditioning costs.

Add Some Hardscaping OK, running barefoot on the lawn is nice, but what about the romantic evening around the fire pit, eating with family and friends in the outdoor kitchen, or soaking up rays on a patio lounge chair? More hardscapes — stone walls, gravel paths, paved patios — mean less area that needs to be watered. And (bonus!), according to the “Re modeling Impact Report: Outdoor Fea tures” from the National Association of REALTORS®, new patios, outdoor fire place, and fire pits are among the top-10 projects for appealing to home buyers and adding value for resale. On average, expect to pay between $1,500 to $20,000 (or a national average of $3,000) for an outdoor fireplace. But make sure hardscape areas drain into the right places. Be careful you don’t create saturated areas where plants can’t grow.You may have to call in a professional to make sure hardscape and the adjacent landscape have proper drainage, either by the way the land is sloped or by installing drains in the ground. Many horticulturists recommend limit ing and taking special care with hardscape. Water that runs off of hardscape carries oils and toxins into the water supply, so permeable materials are a good choice. They advise using lighter material colors that will reduce heat absorption and radia tion. In addition, they caution about pos sible harm to tree roots, which are usually in the top foot of soil. When homeowners add walkways or other hardscape features and heavy equipment is used, the process can compact soil and cut roots, making the tree vulnerable to storm damage.
Question: Our house often gets very hot to wards the end of a spring or summer day, and I have heard that an attic fan is an inexpensive way to cool off a house. Our house is a 50+ year old tract home in Goleta. Can you tell me what types of attic fans are avail able? Your HandYMan: An attic fan can be an inexpensive way to help cool off your home in the summer that is not very hard at all to install. The air in your attic can rise to well over 120 degrees on a sunny day trapping heat inside the living areas of your home that is unable to radiate up into the attic until it cools off, which in the summer may not be until the early hours of the morning.

Ask Angi: How can I pet-proof my home?
First things first: Pets involve a lot of extra stuff, so have a plan for that early on. You’ll save a lot of time if you’re not scurrying around when Fluffy is meowing for treats right away. “When you bring a new pet into your home, you’re going to want to think of new storage solutions to make sure you have space for all of their supplies,” says Angi Home Interior Expert Rachel Zepernick. “That can include a designated area to store all their toys, or if the pet is a dog, you may want to install a hook by the front door for easy access to a leash. For kibble and treats, consider buying airtight containers that can keep the food fresher for longer, keep pests at bay and prevent unwanted smells from your home.”
Go through your house and try to think from the perspective of a cat or dog. What are the breakable items they might knock over? What about potentially harmful household materials, such as laundry detergent or cleaning solutions? Keep cords and medications well out of their reach as well. Make sure your household emergency kit has everything you’ll need to care for pets for at least three days, including food and water and whatever specific medications they need.
Once your pet has settled in, keep cleaning in mind. “Just like other members of your family, your pet is going to bring more mess into your home, so start thinking about ways to make it easier to clean and maintain the home,” Zepernick says. “One way, for example, would be to switch to luxury vinyl flooring. These floors are scratch-resistant, they’re long-lasting, and they’re super easy to maintain.”Petscanbe expert escape artists when sneaking out of the house. The best way to stop any would-be fugitive fur babies is to remove the desire in the first place, so you may want to consider having them spayed or neutered. This removes their instinct to search for potential mates. Make sure all doors, including patio entrances and pet doors, close securely and properly. Don’t overlook the outdoors, either. Ensure your gate is secure and that a dog can’t dig under the fence.
Despite your best efforts, your furry escape artist may still make it out of the door or yard. Put identification and your contact information on a collar, and consider microchipping them so shelters can quickly identify them. Don’t forget to give them someplace to go. Cats, dogs and other pets are naturally curious creatures who want to explore. Since you’re forbidding them to get into the big wide world that so excites them, make sure they have fun, interesting places to explore in their house or yard.
Pets are more than a hobby; they’re part of your family. And since the majority of homes in the United States have at least one pet, according to the U.S. Census, it’s a good idea to plan around them as well as you plan for your family’s needs. Whether you’re looking to secure your home for current four-legged residents or you’re about to welcome a new furry family member for the first time, here are some tips to keep your pets safe and happy in your house.

Question: What are the pitfalls for a 72-year-old mother using her credit to buy a house in a different state for her 35-year-old son? My name would be on the title along with my son, but he would make the down payment and pay the lender every month. After a year, how would I remove my name?

Well-maintained pet doors play an important role in keeping your pets safe around your home.
Answer: Whether you would be the only borrower on the loan or if you would co-sign a loan with your son, you would have to make the payments if your son does not. It is not a good idea to owe money on a home you cannot control without the consent of another owner who is not legally required to repay the loan. Anytime you co-own property with someone you are not married to, you should have a written joint ownership agreement. This contract dictates what happens in various scenarios, such as if only one of you wants to sell or if one owner does not pay their share of the expense. This agreement is even more important if not all the owners are borrowers on the mortgage loan. When I bring this topic up, I am often met with resistance, being told that a be loved family member would never do anything like that. Unfortunately, this is not the case, and any lawyer can tell you that disputes be tween family members are common and often brutal. If we agree to be responsible for the repairs needed due to our solar panels (not the ultimate roof re placement in another X years or whatever), do we have the right to place solar panels on the roof above our townhome? – Looking forward to your answer, M.F. Dear Kelly: Can my HOA deny me from installing solar panels on my roof? – M.H. Dear Mr. Richardson: I submitted a formal application to my HOA Architectural committee for the in stallation of solar panels on my roof, be lieving that the Civil Code section 714 is quite clear that my application can be “rea sonably” restricted but not denied. I have since heard that the HOA lawyer advised the Board that they could, in fact, deny my application if they were to come up with “3 good reasons.” Does this sound plausible to you? Where exactly is the law on rooftop solar in common interest developments? – Best, R.O. Dear M.F., M.H., and R.O.: California’s strong preference for solar energy installations is reflected in three Civil Code statutes, Sections 714, 714.1, and 4746. Section 714 prohibits govern ing documents from banning solar instal lations but allows the imposition of “rea sonable” restrictions. However, the term “reasonable” persubparts (b) and (d)(1)(A) means restrictions which do not decrease the system’s efficiency by more than 10% or increase its cost by 10% or $1,000 (whichever is Furthermore,less).

– R.T. Dear R.T.: Civil Code Section 4746 provides guid ance regarding installation of common area roofs. The HOA cannot deny solar installations because they would be on common area roofs, but homeowners can be required to procure and submit a “solar site survey” documenting that the installa tion will only use a fair share of the useable roof area. In townhouse-style condomini ums the roofs are usually common area but the area fairly allocable to the owner is clear — the roof above their own resi dence. In an apartment-style building, in which condominium units are stacked in multiple stories, the available roof space is more scarce. In that configuration the solar site survey may reveal that the requesting party’s fair share of the roof is too small for a meaningful amount of solar panels to be installed. So, as a technical matter, yes, the law forces HOAs to allow solar installa tions, subject to important conditions, but as a practical matter it is more likely that apartment-style condominium projects the unit owners will not find it as valuable. Given that townhouse condominium own ers can use the area over their home as their “fair share” of the common area roofs, it is more likely that the HOA will be forced to allow solar installations on townhouses. – Thanks, Kelly HOA leaders: Let’s find ways to make solar installations work, rather than ways to avoid them

After installing its system, leasing compa nies often sell the lease to finance compa nies. If the unit sells, the leasing company must consent to the new lessee. The seller could be liable for the cost of the lease if the buyer does not assume that liability. There is nothing in the applicable statutes that requires the HOA permit leased systems to be installed upon common area roofs. The potential problems for the HOA and the future owners can be prevented by not per mitting leased equipment to be installed upon common area roofs. Solar energy generation is the present, not the future. Be prepared with reason able written policies. Solar Installations
As the cost of energy escalates seeming ly weekly, an increasing number of HOA homeowners want to install photo voltaic systems on roofs. Here are some key con siderations for boards to consider. Is the HOA prepared? Reasonable rules regarding solar installations will help both homeowners and the HOA. Such rules must be carefully crafted to ensure compli ance with Civil Code Sections 714, 714.1, and 4746. Such rules should address issues including:Timelimits.

Civil Code Section 714.1(b)(1) prohibits HOAs from pro hibiting installations on the roof of one’s home, carport, or garage. This means that, even though a townhouse condominium roof is normally common area and not individually owned by the unit owner, the HOA cannot completely ban solar installa tions on those common area roofs. The statutes specially allow certain re quirements, which are listed at 714(c) and 714.1(a). The installation must meet all applicable codes, the homeowner can be required to indemnify the HOA from any loss or damage arising from the system and to maintain, replace, or repair the roofs under the system. Section 4746 also allows the HOA to require that the installer be properly licensed and for the homeowner to keep insurance in force if the installation is on a shared roof. Solar system applications are required by Section 714(e) to be handled like any other architectural application and are au tomatically deemed approved if the HOA has not approved or denied the application within 45 days (absent any reasonable but unresolved questions from the HOA). HOAs need to exercise caution re garding solar system applications. HOAs found willfully violating this statute can be ordered to pay a civil penalty of up to $1,000, and the prevailing party will be awarded their legal costs. So, R.O., I disagree with your HOA lawyer’s (reported) comment that the HOA only must come up with “3 good reasons” to deny a solar installation. The allowable reasons are right in the statutes, and if they aren’t listed, they are suspect at best. Thanks for your questions. Best regards, Kelly Have a Policy Regarding Solar Energy Installations

Dear D.D.: Civil Code Sections 714 and 714.1 do not provide for HOAs to ban solar installa tions because they allegedly void roof war ranties. However, keep in mind that the HOA can hold you responsible for dam age to the roof. So, the HOA cannot re ject your solar installation request because of the roof warranty, but it may hold you responsible for damage to the roof. Also, management doesn’t make decisions, they carry out board decisions. – Best regards, Kelly. Hi, Kelly. I applied for installation of a solar sys tem. My HOA requires installation of pi geon deterrents or critter guards, at a cost of well over $1,000 extra. We think that “pigeon deterrent” should be at owner’s op tion and cost and the HOA shouldn’t make it compulsory for approval. Please advise when the installation of pigeon deterrent becomes a condition for solar installation. What kind of procedure does the HOA follow to set it as a condition for solar in stallation?
Under Civil Code Sec tion 714(e)(2)(b) if the application is not approved or denied within 45 days (as suming there are no pending unanswered questions), the installation is DEEMED APPROVED. The HOA may require that the applicant pay for roof component damage from the installation and ongoing use of the system, per Civil Code Section 714.1(a). This may also include the extra cost of removing the system when the roof needs maintenance or replacement. Common area roofs. If the installation is in a condominium, in which the roof is normally common area owned in common by all owners, Civil Code Section 4746 al lows applicants to be required to submit a “solar site survey” plan and to notify other owners in the same building. The solar site survey plan will be quite simple if the system is only to be installed on a roof or carport serving a single residence, but a multi-story apartment-style condominium building will need a more sophisticated plan showing that the applicant is propos ing only to use their fair share of the usable space on the shared common roof. Recordable agreement. HOAs under Civil Code Section 4746(b) can require that subsequent owners of the applicant’s unit be notified of the ongoing obligations regarding the system installed on a com mon area roof. This is normally accom plished by a written agreement stating the required conditions that is filed with the County Registrar/Recorder (“recorded”) on the unit in question. This will also auto matically notify later unit owners that they are bound by the agreement.

Insurance. If the system is to be in stalled on a common area roof, the HOA can require proof of insurance (Civil Code Section 4746(a)(2)), which is annually up dated to the HOA. Leasing. Some companies offer to in stall solar systems under a lease. The in stallation of a leased system on common area roofs can create huge problems for the HOA and for subsequent unit owners. The leasing company is not subject to the gov erning documents since it is not a member.
– J.M. Dear J.M.: Per Civil Code Section 714(d)(1)(B), an association cannot impose a requirement which adds more than $1,000 cost to the system. However, the HOA can hold you responsible for damage to the roof if the installation allows pigeons or other animals to damage the roof, per Civil Code Section 714.1(a)(4). Even though the HOA can not force you to have the guards, if it pre vents damage to the roof (which damage will likely be your responsibility), it might be a good idea to include it anyway.

Answer: Since you are planning a kitchen remodel, the good news is you should have a clean slate to work with. With that said, I do have some suggestions geared towards filling and washing largeForpots.pot filling, instead of filling a pot with water at the kitchen sink and then moving it to the stove, you can have a pot filler faucet installed at the stove area. Wall- or deck-mounted pot fillers are tall cold water faucet spouts that swing out over the pot so it can be easily filled on the stovetop. Next, for washing large pots, I do have two types of faucets to suggest. Since you do cook like a semipro chef, I recommend a semipro kitchen faucet. Semipro kitchen faucets oper ate and look like faucets you might find in a restaurant kitchen. They are tall, flexible gooseneck-style faucets with a spring for support to help fill and wash larger pots and pans. If you’re looking for another style, the second faucet idea I have is a wallmounted bridge-style kitchen faucet. This is a high-arch faucet that mounts up on the wall over the sink, giving you extra clearance for larger items.

If you haven’t examined your monthly utility bill lately, brace for a shock when the cost of air-conditioning comes due in the next few weeks. If the AC bill doesn’t raise your pulse, your heating tab next January might, assuming that global energy markets remain unsettled. According to the most recent Consumer Price Index data, energy prices rose 41.6% in the last year, the largest 12-month increase since April 1980. Energy led all other categories: The price of fuel oils is up 70%; piped gas is up 38%; and electricity is up 14%.

Buy high-efficiency systems If your current air-conditioning or heating system is old and inefficient, it may also be worth the expense of replacing the system with newer high-efficiency models. Help paying repair bills Most utilities offer rebates to support the cost of new energy-efficient appliances or heating systems. The money is often paid by ratepayers, as part of government energy conservation mandates. Low-income customers have an additional menu of options available through organizations such as the Energy Coordinating Agency. The U.S. Department of Energy Weatherization Assistance Program, which is for low-income families. The U.S. Department of Energy also recently an nounced more than $40 million in federal funding to help deliver home energy retrofits to low-income and underserved households. What about the windows? Often the first thing that consumers ask about is a window replacement. Everybody has heard the radio ads, promising big energy savings with new windows.

Or you can make some serious moves to improve your home’s energy efficiency. The cost of the upgrades could return dividends more quickly now that energy prices are higher. Don’t wait for the weather to change Energy experts say consumers were just beginning to catch on to the idea of upgrading their homes when big heating bills started to land last winter. “But then the weather turns nice, and we forget about energy efficiency until later,” said George Mullikin, the program manager for CleaResult, which conducts en ergy audits for Peco Energy customers. “So there’s defi nitely a seasonal aspect that drives it.” Get an energy audit Before you launch an energy-efficiency project, get a professional energy assessment of your house. No shrub offers more fragrance and beauty than the summersweet or clethra, varieties with names like Vanilla Spice and Sugartina Crystalina say it all, promising memories for your children.
Each year as my color design guru son James orders plants for use at his clients’ homes, from those that look like historic cottages to palatial garden estates, those on the waterfront to those considered mountainous. The one color I can guarantee will be in heavy use is white. When spring arrives every year with all of its glori ous purples, pinks, yellows and reds, the color guaran teed to catch your eye every time is white. (Of course, a scientist would most likely say white is not a color; it absorbs no other color or wavelength and is pure.) Pure and unspoiled goes in hand with the bride wearing a white dress, or the nurse wearing a white uni form. It’s like the morning you wake and see the pure white snow on the ground that hasn’t been violated in anyMotherway. Nature does this in the spring forest. The dogwoods seem to glow with their blooms, attracting our attention to the glistening, reflective bracts in an otherwise simple scene of green. White flowers say planning and precision White flowers like this year’s new Soprano impa tiens not only give definition to shadier areas of the landscape, but also offer a sense of cleanliness and pu rity. They also give a feeling of planning and precision. In other words, the gardener knew what they were do ing by carefully planting white. When possible, use white bedding plants like Super tunia Vista Silverberry, Supertunia Vista Snowdrift or Supertunia Mini Vista White at the front of the border, along sidewalks or trails to define where the walkway begins. Making the moonlit garden magical The moonlit garden can be magical with the ad dition of shrubs with white fragrant flowers. This will be the place where childhood memories are made. Memories of mom and dad, and how life was back then. Proven Winners has introduced the Illuminati series of fragrant Mock Oranges, which will have three varieties with the addition of the new Illuminati Sparks in 2023. Then there are the na tive Clethra or summersweet, like Vanilla Spice and Sugartina Crystalina, that by the mere mention of their name signals olfactory experience.
