Question: The windows in our house swing out like doors and have a little hand crank with a handle that you turn to open and close the window. Several of these hand cranks have stopped working correctly and we must go outside and push the window in to get it to close. Do we need to have new win dows installed or can the old windows be fixed?
A Guide to WildfireHomeowners/Insurance
Your HandYMan: The type of window that swings out like a door is referred to as a case ment style window. A casement window typically has a hand operated crank at the interior bottom that is turned in order to swing the window in and out on its hinges. This little hand crank assembly is just a simple gear box, and it is very common for the gears to strip after years of use or if the window needs lubrication and is difficult to close. The crank assembly is designed to be removed usually by unscrewing two or more screws that are located on the outside edge of the window frame. After it is unscrewed and the swing arm is detached from the crank assembly, the unit should then slide out of the window frame toward the inside of the home. Some units will be encased in a plastic cover or a piece of wood trim that will need to be very carefully removed prior to removing the unit from the frame. Once you have the old crank assembly removed, take it to a window or glass shop and in most cases, they will have a replacement unit on their shelf for sale. We have done many replacements of casement window crank assemblies, in most all cases the new unit is available locally, and in the rare case it will need to be handled as a special order by the glass shop. It is also a good idea to periodically lubricate the window hinges so the window swings easily and puts less strain on the hand crank gears.
Ever since the Thomas fire and de bris flow back in 2017-2018 the topic of homeowners insurance in the Santa Bar bara/Montecito area has been a very big issue for people wanting to get adequate insurance for their home. “Is my home in a high fire danger area” and/or “Can I even get insurance on a new home that I am interested in” are just a couple of the many questions that are being asked by potential homeowners in the area. There is no simple answer, but there are some helpful ideas that can make the process a little less daunting.

First thing to do for a potential ho meowner is to contact their local trusted Realtor® anytime they identify a home that they are interested in. That is because the Realtor® can contact local insurance carriers to determine the type and cost of insurance that might be available based on the location of the home and other important information. The last thing a buyer wants to find out after they fall in love with a property is that the insurance will run them $30,000 or more a year. It is better to find this out before rather thanThislater.is important not only for homes located in the local foothills and moun tains, but even down in town. People are amazed when a home that they are in terested in lies in a high fire danger even though it doesn’t seem like it would be hazardous. Homes on a street can vary in type and price, depending on various fac tors such a slope, vegetation, etc. That’s why regardless of the location of the home in our area, the price and type of insurance should be the first thing that is done after interest in a home is deter mined. The next step is for the insurance carrier to determine what type of policy is right for the Homeownershome.insurance is guaran teed by law in California, regardless of a homes location, etc. However, the cost of the insurance and the coverage available can vary Therewidely.arethree basic types of compa nies that provide insurance in California. The first is through an ‘admitted’ com pany. These are companies such as State Farm, Farmers, etc. that most people are very familiar with. These companies are highly regulated by the state of California and are mandated what they can and can not charge with regards to a certain poli cy. These companies also abide by certain standards and are constantly assessed for their ability to pay out on potential claims. Many lenders will require insur ance to meet minimum rating standards and working with an admitted company can assure that those standards are met. Each companies’ ratings are public, so they can be searched easily by the con sumer. California regulates that one must attempt to obtain coverage from three admitted carriers before they are able to obtain coverage from any of the follow ingSometimes,carriers. when an admitted carrier is unable to take a risk due to fire risk, you may need to look into insurance with the California FAIR Plan. The California FAIR Plan was established as “Fire Only” insurance specifically intended for homes that admitted insurers will not take. It was created as a stop-gap to ensure that all homes in the state can obtain fire insurance. It is important to note that California FAIR Plan is not a complete package on its own, it needs to be paired with a Difference in Condition (DIC) or Companion policy to cover the other losses that homeowners may be faced with. Lastly, you may find that the above two are not always viable options on cer tain homes. When this happens, you can often obtain coverage by working with a “non-admitted” or “Surplus Lines” com pany. These companies often specialize in certain types of unusual risks that are considered undesirable by most insurers. Non-admitted companies are not regulat ed by the state and must be considered as a last resort. Before a non-admitted com pany can consider taking on a policy, they must obtain a signed form proving that the home was denied by three or more admitted carriers. Non-admitted insurers are not regulated by the Department of Insurance as admitted insurers, so they can often be more expensive, they also can withdraw from the state any time, re fusing to renew based on their risk toler ance levels. Is this a lot of information? Absolute ly! That is why you should find a trusted insurance agent who can help guide you through the insurance process, can find creative solutions when need be, and can support you, your local trusted Realtor, and your lender through your home-buy ing process.

I garden in West Georgia, zone 8a, and have flirted with success with other va rieties that have the Western DNA, but nothing has compared to these two. A few weeks ago, I wrote about Blue Fortune, suggesting it to be the foundation of your pollinator habitat, and now I can point these out as the perfect partners. While the habitat descriptor might scare you a little, rest assured, these variet ies are so beautiful and exciting, they are sure to enhance any style of garden in which you choose to grow them. In one bed I have them partnered with Truffula Pink gomphrena, Pyromania Blaze torch lily, Rockin Playin’ the Blues salvia, Col or Coded Orange You Awesome echinacea and Luminary Ultraviolet tall garden phlox. Then I wondered if I layered these in front of Limelight Prime hydrangea, will all have enough show to come together in a blooming crescendo in late sum mer?

The Bee name is deliriously appropriate, as all sorts of bees are there morning till night. No doubt some probably sleep there, too. But that isn’t all you will at tract, as butterflies and hummingbirds will also visit, and of course the little lizards who want a happy meal. Just grab your binoculars and have a day of fun watching the Serengeti-like moments.
As you are reading this column, Meant to Bee Queen Nectarine and Meant to Bee Royal Raspberry, two new agastache varieties, are approaching their 100th day of bloom at The Garden Guy’s house. Both agastache or hummingbird mint variet ies will be making their debut in 2023, and in a summer of miserable heat, my trials of the flower varieties have brought joy and excitement.

Early June the show continues with both Meant to Bee agastache varieties, while Pyromania Blaze torch lily and Rockin Playin’ the Blues salvias and Truffula Pink gomphrena are contributing much more. and width, while Meant to Bee Royal Raspberry will top out around 28 inches in height and width. Their tall spiky habit will add excitement and interest in a garden typically dominated by round flowers. Both are recommended for zones 5-9. Like most of the perennials we treasure, good winter drainage is what dictates cold hardiness. Winter boggy soil will not be suitable, but provide good internal drainage and you’ll be off to capturing the green thumb award. Sunlight is the next crucial prerequisite. You will want to space your plants on 28-to-32-inch centers and even slightly more for Meant to Bee Queen Nectarine. Keep spacing in mind for the perennial partners you choose for your agastache. These varieties will reward you with a super fall, too, if tired plants are cut back in late summer. When I was with Mississippi State University, we had a huge Fall Flower & Garden Fest in early October. To get ready, we would count back eight weeks from the event and cut back most everything. This usually meant starting the process around Aug. 1. Maintaining moisture and fertilization is even more critical to get through August and early September. Agastaches or hummingbird mints are aromatic, and they create wonderful ol factory moments when you brush up against them. They are even more enjoyable to cut and use in floral arrangements indoors. You hardly hear anyone touting this, which is probably because we are so enthralled with all the pollinators. So my rec ommendation is to grow enough so you feel free to cut for the vase. Meant to Bee Queen Nectarine and Meant to Bee Royal Raspberry are just two in a great lineup of new plants for 2023. It is a great time to be a gardener.
