How should I prepare my gutters for winter?

Many HOA boards treat open forum as something to be endured, but if handled properly it can be a very positive feature of HOA meetings.

Paul F. P. Pogue Angie’s List Your gutters provide an important service to your home’s well-being, and clean gutters are absolutely crucial in winter. Falling leaves, even if trees aren’t near your gutters, create blockages. In some areas, water that gets backed up into the gutters can freeze and cause roof or soffit damage, or help create ice dams that can cause a lot of roof damage. Clean gutters also help your basement or foundation, because water that overflows and pools near the foundation can damage the stone over time. So, it’s important to pay attention to them. Follow this checklist to see if your gutters need attention right away. 1. Have your gutters been cleaned lately? Your gutters need to be cleaned regularly to stay in good shape — debris buildup defeats their purpose. Experts recommend doing it at least twice a year, in spring and autumn. It’s not too late to hire a professional for a cleaning this season, before the truly cold months hit. You can expect to pay about $150 for a standard gutter cleaning — more if you have a very large house or more than two stories. Checking for licensing, bonding and insurance is always a good idea, but it’s particularly vital on any job involving ladders, because you don’t want to be responsible for damages if someone falls and gets injured. 1. Are they sagging? If your gutters sag, you need to address it as soon as possible. Once gutters

begin to lean or pull away, the problem gets worse quickly. Your fascia board could rot. Or, the gutters might collapse entirely. Broken spikes and hangers usually cause sagging gutters, so replace this hardware as necessary. 3. Can you see leaks? If your gutters aren’t blocked but water is still escaping, you probably have a leak. These sometimes open at the joints between sections. In those cases, you can reseal them. Cracked gutters will need to be replaced, though. 4. Do your gutters show signs of damage? Several telltale markers can give you early warning of gutter damage. If paint is peeling on or around them, it may mean water is present. Pools of water or mildew near the foundation indicate trouble. If you see water marks or water damage beneath the gutters, water is probably escaping. Hire a pro to investigate any of these problems. 5. Are they pitched correctly? Gutters must be slightly pitched towards the downspout. Most gutters are pitched at 1/8 or 1/16 inch per foot. You usually can’t determine this by looks alone. But if water pools and there’s no blockage, your gutters are probably improperly pitched. Pitch adjustment is a delicate job that must be done precisely. It’s best left to a professional. Also check to see if your downspouts direct water at least three feet away from the house, to prevent pooling. Four or six feet is even better.

The law requires that all membership meetings (when members are voting, not the board) and open board meetings must have an open forum time, per Civil Code Section 4925(b). This is valuable element of HOA meetings is an opportunity for neighbors to convey information or concerns to board or management of which they might not be aware. This is the part of the meeting in which the board demonstrates its regard for neighborly concerns. Well-run HOA board meetings should include well-run open forum sessions, so here are some tips which may help. Don’t Delay. Some boards prefer to schedule open forum at the end of the meeting, but it is better to have open forum early in the meeting. That shows respect to the homeowners, many of whom would like to address the board about agenda items before they are discussed. At the end of the meeting, after the agenda business is concluded, it is too late for their comments on those items. Time Limits. Have reasonable time limits – the law specifically allows it. Three minutes is the most common standard but reduce the time limit to two minutes if at least ten people wish to speak so that everyone gets a chance without prolonging the meeting. Speaker Limits. Per Civil Code 4925, members have the right to attend and speak at HOA meetings. Tenants, owner’s guests, or residents not on title are not members and so do not have the right

to attend and speak to the board. Have a limit of one speaker per membership and do not allow each co-owner to speak. Listen, Don’t Argue. Open forum is the one time in the meeting in which the neighbors speak and the board listens. Even if the homeowner appears to be incorrect or uninformed, do not steal their time by interrupting. Remember, the board is going to want the audience to listen and not interrupt its deliberations, so it is fair that the directors listen during open forum and show their attentiveness by taking notes. The time to respond or answer questions is after open forum is concluded. Civil Code Section 4930(b) allows a director to briefly respond to open forum statements, to answer questions, or to refer a subject to management, employee, or a committee for response. Let The Forum Be Open. Boards and managers often are tempted to tell an open forum speaker they are off topic, or “out of order.” However, nothing in the law says that topics are limited, so even if the speaker wishes to talk about something outside the HOA, they can use their three minutes how they wish. No Minutes. Open forum is a time for comment and the purpose of minutes is to record actions, not comments. Don’t recite or summarize in the minutes what was said in open forum. Written Meeting Rules. Meeting rules are not required by law but are important to inform members (and directors) as to how meetings are run. Such rules should include open forum policies, so the attendees know how and when they will be able to speak.

ince we have had our first snow here in Kansas City, it means I can officially dive headfirst into the holiday season, right? I am ready for all the jingle bell rocking to begin. Even when Thanksgiving isn’t so late in the month, I always find myself sneaking Christmas out a bit early in my home. While I do like to celebrate each holiday, especially ones centered around yummy food and giving thanks, I say after Halloween, any holiday decor is fair game. The shop is a different story, however — we’ve been getting ready for Christmas since the end of September. The first look we were able to get set up is what I am calling Santa’s Workshop. This look is full of whimsy, classic colors and some of our favorite holiday characters. This look has me reminiscing about being a child at Christmastime and all the wonder and excitement that comes with believing in the magic of the season, creating my own decorations and fighting to keep my eyes open for just a glance of the big man coming down my chimney. If anything, being in the Santa’s Workshop area makes me remember that, at the end of the day, we are all still kids at heart. The room takes some of my favorite childhood decorations, like the infamous paper chain garland, and elevates them to the level of decor. Why stop with one elf on a shelf when we

all know it takes a village to make the toys for all the little girls and boys? Nothing makes me giggle more than walking into this room and thinking about what the mischievous elves would get into. We had an Instagram friend comment that she thinks they would be sharing snarky comments about goings-on like the paintings in Hogwarts, and I can’t help but agree. Santa’s helpers are all over this display — sitting on shelves, hanging from the trees and putting a smile on my face wherever I look. While the elves might steal the show, we can’t forget about the rest of the Christmas crew. With Santa making an appearance in both figurine and needlepoint pillow form, he is sure to keep an eye on his busy team. His reindeer and dear friend Frosty the snowman are close at hand to round out our nostalgic trip to the North Pole. There is something refreshing about letting go of glam for and having a bit of organized chaos full of fun.

Wall-hung sink is running out of room

Sticking Doors By Mark Baird

One of our most common service calls is for a problem door that no longer closes correctly and is sticking or rubbing on the jamb and/or the threshold. The door that doesn’t work properly rarely heals itself and usually gets worse as people pull, push, lift and even occasionally kick while struggling to get it open, closed or locked; sometimes eventually cracking the door, jamb, or a glass pane in the door. The first question I ask is has the door worked correctly in the recent past and if the sticking problem is a new development. Usually, the door sticking is a newer problem which more often than not indicates that the problem has an easy solution. Examine the space between the top of the door and the bottom of the horizontal top jamb (JAMB is the wood frame that encases the door and that the hinges are attached to. Pronounced “jam” with a silent b.) to see if the gap widens as you move away from the hinged side to the strike side. If this is the case, then the top hinge probably has worked loose from carrying the weight of the door or from carrying the weight of rambunctious kids or grand kids swinging on the door. ,Check the hinge screws to see if they can be tightened up and this tightening will usually pull the door back into plumb along with tapping the hinge pins completely in, carefully, with a hammer. If the screws won’t tighten snugly or the screw holes are stripped out, then you have a couple of options. Some carpenters will coat a few wooden match sticks or a wood golf tee with wood glue, jam them into the stripped-out screw hole and then trim the excess with a utility knife flush with the opening. This gives the screw new wood to seat into and now the screws can be tightened up to support the door. The better option in my opinion is to use a 3 1/2” or 4” self tapping deck screw to replace the original screws, penetrating through the jamb and into the wood stud that supports the door on both sides. This will immediately pull the door back in place and is usually a permanent solution. The only draw back is that the screw head doesn’t match the hinge’s metal finish which may not be acceptable in a high-end custom home, but a little sleuthing at the hard ware store may turn up a long screw that matches in finish color. Do not drill a pilot hole for the new screw and instead

use an impact driver that screws and hammers the screw into the stud for a very solid connection. The less common sticking door scenario happens when there is active settling or movement in the structure of the house and the door jamb is no longer square or plumb. This presents a bigger problem because the only solution short of completely re-hanging the door on a plumb jamb is to start trimming the door with a planer or belt sander to fit the new settled shape of the jamb. The problem may come back soon however in that the house will probably continue to settle or move and the jamb will change shape slightly again. Trimming a door should always be the last resort because it can’t be undone, and you may end up with a door with all sorts of gaps around the jamb that allow heat and air to pass in and out of the house that can’t be sealed with weather stripping. Sometimes the jamb can be re-shimmed as an alternative to trimming the door, but this can be a bit of a carpentry job involving the careful removal of the casement trim molding on both sides of the door jamb. Many areas in Santa Barbara have what the geologists refer to as “expansive” soil which is high in clay, heaves up in the winter when soaked with rain and contracts and settles when dried out in the summer months. This heaving and contracting of soil can plague an older home’s foundation and be the cause of doors and windows that seasonally stick and also those annoying cracks above doors and windows that seem to defy patching and crack out every year or so. In this scenario even the best-hung door may end up with large gaps between door and jamb, and to avoid this seasonal sticking and weather stripping will need be installed to reduce heat loss and drafts. A door that is not properly sealed with paint or varnish can swell during rainy or humid weather and this can cause the door to rub against the jamb and become difficult to open and close. I’ve seen many doors with painted front, back and sides but the painter must have be in a rush to get home and forgot to paint the top and bottom edge, or the

One easier solution I’ve seen is to add a wallmounted soap, cream or sanitizer dispenser just above the wall-hung sink. These small residential dispensers anchor to the wall studs or as per the manufacturer’s instructions. With the hand sanitizer dispenser on the wall instead of resting on the sink, this might clean up your wall-hung sink woes.

door was trimmed by a carpenter who didn’t have any paint on his truck to seal his cut. Front, back, and all four edges of the door need to be sealed with paint, stain, oil or polyurethane to protect the door from moisture that over time can cause swelling or damage. It is most always a good idea to install what is called a “door shoe” at the base of an exterior door which is an aluminum squared U-shaped channel that slides over the base of the door and is then screwed in place with anodized screws. The door shoe has a sort of lip or drip edge along the bottom outside face that helps to push any rain running down the door away from and over the threshold. This lip both protects the bottom of the door from getting wet and if the threshold is installed properly, it should keep rain from going under the door and damaging expensive flooring. The door shoe also typically has a rubber weather strip running along the bottom length that should make a light contact seal with the threshold creating a moisture, draft, insect and rodent barrier. Mice often enter a house via the smallest gap under the door and will enjoy unfettered access until the gap is sealed or the house is patrolled by a young house cat. Your front door is one of the first things a visitor to your home interacts with and it might be considered a statement or expression of the people whose

day to day lives play out on the other side. The front door can simply be a utilitarian piece of carpentry and hardware built to deter intruders or a beautiful portal warmly inviting guests inside to share a meal and conversation. Practitioners of Feng Shui believe that the front door of the home is the main path that Chi energy travels through to enter and leave your home, thus a well thought out door promotes harmony and success for those residing inside. Color of the door is significant in Feng Shui and is selected relative to the compass direction the door faces. Personally I’m not a big follower of Feng Shui but I do love to enter a home via a beautiful wood, steel or glass front door that swings and latches flawlessly.
