Welcome to our ninth edition of Market Facts. Uncertain economic conditions seem to be our new normal, don’t they? The looming presidential election, eurozone crisis, the so-called fiscal cliff, you name it — none of it sounds very good. Things closer to home, on the other hand, seem to be picking up. If you have tried to drive downtown or eat out anywhere, we seem to be swamped with tourists. Hammers have also started swinging again with new residential units coming up out of the ground. So what gives? Can economic conditions be bad and good at the same time? Welcome to the Age of Uncertainty. A major advantage the Business Journal has as your local source for business news and information is that we are a small business ourselves. So here we are, just like you, trying to navigate the same traffic with one foot on the gas and one on the brake. Wouldn’t it be great to have a nice big book full of facts to give you some indication of where we are heading? During the Age of Uncertainty, access to data is even more crucial for decisionmakers. When we came up with the original idea of publishing Market Facts, we envisioned it as a tool for our readers to use when composing new or updating existing business plans. It was actually born out of our need to gather facts and Grady Johnson data to support our own expansion. When we found out what a pain it was to find CEO and everything we needed, we had an epiphany: “Somebody ought to publish this stuff!” Group Publisher As the publication has grown, it has taken its place as the companion to our annual Book of Lists. The combination of the listings of the largest companies in most of the major business categories in the Book of Lists with the statistics and other data presented in Market Facts in chart, graph and table format gives you a pretty good grasp on what drives the region’s business community. s the Charleston residential real estate market tries to work its way out of the flow of foreclosures and short-sell properties, commercial real estate and the rental market have surged.
Market experts say the high demand for rental property could be driven by

with an average price of $986 per month. On the lower end, Summerville and Goose Creek are priced at just under $800 a month. Construction also has bounced back in the Charleston area with nearly 24% more building permits being issued in 2011 compared to the previous year, which is the highest increase in the entire state. Charlestonâ&#x20AC;&#x2122;s construction market was worth more than half a billion dollars last year, which is a 9.6% increase from the previous year.

Home sales in the Charleston area declined 28% in 2011 compared to four years ago. The total number of sales for the area is greater than the total home sales by county, because the region includes areas that do not always follow county lines.

Selling a house in the Charleston area might take patience. The Charleston Trident Association of Realtors reports it takes about four months for a house to sell once it has been put on the market. If the asking price exceeds $400,000, then it’s closer to six months. For million-dollar properties, the average wait is more than eight months.

ith $9.4 billion in deposits, the financial institutions operating and headquartered in the Charleston area represent more than 25% of the financial assets in banks across the state.
The largest banking institution headquartered in the Charleston area, First
Federal Savings and Loan, also holds the second-highest market share for the

region. First Federal posted $1.4 billion in local deposits, according to federal financial data, giving the bank a 15.72% market share for the region. The only bank operating in the region with more local deposits was Wells Fargo Bank,

Thatâ&#x20AC;&#x2122;s an increase from 2010 when the agency approved 66 loans that were worth just $17 million.

ensus data from 2010 show increases in population across the Lowcountry. With a 41.6% growth rate, Dorchester County was the fastestgrowing county in the state. Berkeley and Charleston counties followed
with 24.7% and 13%, according to the latest population figures. Columbia remains the largest city in South Carolina, with a population of more than 120,000, and Charleston, North Charleston and Mount Pleasant follow in population. At more than 43,000 people, Summerville is the largest city in the tri-county area outside of Charleston County, and it is the seventhlargest in the entire state by population.

s the Charleston region continues to grow in population, area school districts continue to add students and buildings and infrastructure to support the large economic impact on the region’s economy.
Projections from the U.S. Census Bureau show the Charleston region can
expect to see a 5% increase in the number of students attending area schools before college in 2015 compared to 2012’s enrollment of more than 28,000. Higher education also plays an important role in the region’s economy with several institutions of higher learning, including research and technical training schools, contributing to the impact of education. s an economic driver for the entire state, the Port of Charleston rebounded strongly after a dip in exports and imports strangled the global shipping industry. The S.C. State Ports Authority saw
break-bulk cargo, which is cargo that doesn’t fit into modular containers, almost double to 1.24 million tons from 2009 to 2011. Charleston’s port is the eighth-largest in the U.S., behind its nearest competitor, sixth-ranked Savannah, Ga., in terms of the value of goods handled annually. In 2010, Charleston’s port moved more than $50 billion worth of cargo, an increase of nearly 12% from the previous year. Ports, logistics, manufacturing and distribution companies also ac-
