Ihad the pleasure of sitting down with Bryan Derreberry, president and CEO of the Charleston Metro Chamber of Commerce, earlier this year for a filming of SC Biz News’ “Coffee With” video series.
The conversation was a frank discussion about the Charleston region’s strengths, and where it could improve. The chamber, which is celebrating its 250th anniversary this year and counts over 1,600 members representing over 160,000 business professionals, is critical in advocating the area’s economic development agenda.
Charleston’s strengths are obvious: Desirable location, educated workforce, rich manufacturing history. Its challenges, however, are coming into focus, as growth doesn’t happen without growing pains. Among those include finding skilled workers to handle the glut of advanced manufacturing and bioscience jobs coming to the region; attainable housing; and appropriate infrastructure to handle the masses.
“It is critical that we have the appropriate level of housing stock available for all income levels,” Derreberry said. “Additionally, we need to ensure employees and goods can easily and quickly travel on our roadways.”

Building costs have stabilized in all markets except Charleston after a pandemic-related surge in construction material prices.

THE TREND: JOBS INCREASING
Construction employment in Charleston has been on a steady upward pace since the economy recovered from the Great Recession starting in 2013. Numbers dipped during the pandemic, but have begun to rise again amid demand for more housing.

THE TREND: MORE PEOPLE IN THE MONEY INDUSTRY
Employment numbers in financial services in the Charleston metro area have risen steadily over the past decade, beginning as the country was recovering from the Great Recession in 2011 and 2012. As of June 2023, a record number of more than 20,000 people worked in the industry.
If you earn $45,000 a year in the Charleston MSA, here’s what you would need to earn to live similarly in these cities:
The numbers at the top of the graph show what you'd need to earn in other nearby Southern cities to live a similar lifestyle on a $45,000 annual salary in Charleston. It's slightly cheaper to live in Columbia, Greenville, Raleigh and Charlo e, while more expensive in Asheville and Atlanta.
South Carolina is similar to a business when it comes to balancing the books and accounting for income, cash flow and expenditures. The S.C. Department of Administration offers a quick snapshot of the numbers in South Carolina's books.
South Carolina's annual budget for the 2023-24 fiscal year is more than $34 billion. The money comes from several revenue streams.
South Carolina’s constitution requires the state to maintain a rainy day fund for unexpected circumstances.

By law, the General Reserve Fund must be 5% of General Fund revenues and may be used to cover shortfalls from general funds receipts. For FY2023-24, the reserve fund is over $732 million.

THE TREND: REBOUNDING FROM HISTORIC LOWS
The leisure and hospitality sector has mostly recovered from the drastic effects of the pandemic. However, hotels, restaurants, bars and entertainment venues that were forced to slash payrolls in 2020 and 2021 still suffer from staff shortages even as crowds and traffic have rebounded to prepandemic levels.
