Construction adds 20,000 employees as average hourly pay jumps more than 6 percent

Construction companies added 20,000 employees in November and continued to raise wages for hourly workers more steeply than other sectors as the industry’s unemployment rate tumbled, according to an analysis by the Associated General Contractors of America of new government data. Association officials said the data shows that firms would have added significantly more workers if they could find more people to hire.

“It is heartening that both residential and nonresidential construction firms were able to add employees in November,” said. “But the number of job openings continues to outpace hiring, suggesting employers wanted to bring on many more workers than they are able to find.”

Construction employment totaled a recordhigh 7,750,000 in November, an increase of 20,000 for the month and 248,000 or 3.3 percent from a year earlier. Nonresidential firms—comprising nonresidential building and specialty trade contractors along with heavy and civil engineering construction firms—added 16,300 employees in November.

Residential building and specialty trade contractors together added 3,900 employees.

Pay levels in the construction industry continued to increase in November at a faster pace than in the overall private sector. Average hourly earnings for production and nonsupervisory workers in construction— mostly hourly craft workers—climbed by 6.1 percent, from $31.04 in November 2021 to $32.94 last month. That increase exceeded the 5.8 percent rise in average pay for all private sector production workers. Such workers in construction now earn an average of 17.2 percent more per hour than in the private sector as a whole.

The unemployment rate among jobseekers with construction experience decreased from 4.7 percent in November 2021 to 3.9 percent last month, tying the 2018 rate for the lowest ever for November. The number of unemployed construction workers fell by 16 percent, from 469,000 in November 2021 to 393,000 in November of 2022.

A separate government report on Wednesday showed there were 377,000 job openings in construction at the end of October, which exceeded the number of employees—341,000—hired during that month. The excess of job openings over hires

indicated the industry wanted to hire more than twice as many workers as it was able to find in the current low-unemployment environment, Simonson said.

Association officials noted they were taking steps to help, including running digital advertising recruiting campaigns and working to increase employee retention rates in the industry. But too few students are exposed to construction career opportunities in school as educators encourage most students to pursue college degrees and office jobs, they warned. As a result, high-paying construction positions remain unfilled while many college graduates struggle to pay off student loans in lower paying jobs.

“Public officials are missing a great opportunity to put many more people on the path to financial security,” said Stephen E. Sandherr, the association’s chief executive officer. “Instead of encouraging students to amass even more debt, we should be exposing them to careers where they can earn a great living without worrying about unsustainable levels of college debt.”

The many benefits of home ownership

There are many benefits to owning a home, including the sense of stability, security, and accomplishment that comes with owning property.

In addition to providing a place to live, owning a home can also be a good financial investment. One of the main benefits of home ownership is the potential for building equity. As a homeowner makes mortgage payments and the value of the property increases, they can build equity, which is the difference between the value of the property and the amount that is still owed on the mortgage. This equity can be accessed through refinancing or a home equity loan and can be used for a variety of purposes, such as home improvements, education expenses, or investments.

Another benefit of home ownership is the potential for appreciation. Over time, property values tend to increase, which can result in a profit when the home is sold. This appreciation can provide a financial cushion, especially in retirement, when income may be limited. Owning a home can also provide tax advantages. In many cases, homeowners are eligible for a mortgage interest tax deduction, which allows them to deduct the interest they pay on their mortgage from their taxable income. Additionally, property taxes are generally deductible, and in some cases, capital gains on the sale of a primary residence may be exempt from taxes.

Aside from financial benefits, owning a home can also provide a sense of stability and security. Renters may face the risk of eviction or rent

increases, but as a homeowner, an individual has the ability to control their living situation and make decisions about their property. Owning a home can also provide a sense of accomplishment and pride in ownership. Overall, home ownership can be a good financial investment and provide many non-financial benefits.

Home buyers’ and sellers’ biggest misconceptions in a shifting market

A new Zillow survey of agents reveals what buyers and sellers are getting wrong and what works in today’s market

• The top misconception among aspiring home buyers, according to real estate agents, is that home prices will significantly fall. Zillow research finds a rapid drop in prices is unlikely.

• Agents overwhelmingly say sellers continue to expect bidding wars, offers above asking price and quick sales, despite the cooling market.

• The survey finds first-time home buyers should line up financing first and separate their wants from their needs before home shopping.

The housing market is rapidly rebalancing, but buyers and sellers are struggling to keep up with the changes. A new Zillow survey of real estate agents finds the most common misconception among would-be buyers is that home prices will crash, while sellers are holding on to outdated expectations of bidding wars and quick sales.

Nearly half of agents (46%) say the biggest misconception among aspiring home buyers is that home prices will

significantly fall, while more than a third of agents (35%) say prospective buyers mistakenly think they should wait for high mortgage rates to come down.

“Buyers may think it’s better to wait out the market, but in reality, there is more opportunity in this market than I have seen in the past five years if buyers approach real estate as a long-term investment, “ said Michael Perry, an agent who leads The Perry Group in Salt Lake City, Utah. “If prices or mortgage rates take a meaningful dip, all those sidelined buyers will likely come rushing back to the market, driving up competition and prices. If a buyer can purchase today, they have bargaining power, more options and more time to find the right home, instead of being rushed into a purchase they might regret.”

Zillow research finds a rapid drop in home values is unlikely. Zillow’s home value forecast predicts a flattening of home values over the next year, with prices increasing 1.3% by September 2023. Fewer new listings will keep upward pressure on prices. Meanwhile, some housing economists believe mortgage

rates are more likely to rise than to fall as inflation pressures remain strong.

With volatile mortgage rates, 44% of agents say the most important action first-time buyers can take is to line up financing before home shopping. Zillow’s affordability tools can help buyers understand how much home they can afford before getting pre-approved for a mortgage. First-time buyers should also understand what they’re willing to compromise on before shopping for a home. More than a quarter of agents (28%) say the biggest mistake first-time home buyers make is failing to separate their wants from their needs.

Buyers do appear to be taking advantage of today’s more favorable market. Nearly 3 in 5 agents say buyers are taking more time to consider a home (56%) and making offers below list price more often (55%).

More than 40% of agents say today’s buyers are including more contingencies in their offers (43%), such as inspection and appraisal contingencies designed to protect buyers from unexpected costs.

Sellers, meanwhile, may be holding onto outdated expectations. A vast majority of

agents say it’s a common belief among sellers to expect multiple offers on their home (81%), a price above market value (79%), a quick sale (79%) and no need to cut their price (74%).

“Sellers can no longer put a for-sale sign outside their home and expect the offers to pour in,” said Koby Sway, an agent with The Briley Team in Omaha, Nebraska. “They have to roll up their sleeves and make necessary repairs and home improvements before listing their home for sale. And it’s more important than ever to get the pricing right when competing against other sellers for a smaller pool of buyers.”

Nearly 3 in 4 agents say pricing a home correctly is the most important seller strategy (73%). Competitively priced listings are going under contract in 19 days nationwide, 10 days faster than they were prior to the pandemic, while other homes are lingering on the market a median of 54 days. More than a quarter of sellers have been forced to cut their home’s listing price (28%), the highest share since 2018.

Farmers lead land purchases, setting record sales levels in several states

The land market momentum that began in late 2021 accelerated into 2022 and was driven by competition for high quality cropland; it resulted in both record sales and overall increases in land values across the country.

Strong demand across all of the country’s regions brought opportunities to landowners interested in capitalizing on the current land market. Aggressive land buyers continue to drive competition through public/online auction methods, giving us a true market value in those specific areas.

In most cases, landowners selling property experienced values never-before-seen for their farmland. The final results at these auctions set records in several states and have increased year-to-year values between 20 percent to 34 percent across Corn Belt states, according to the most recent report from the Kansas City Federal Reserve.

Landowners continue to turn to Farmers National Company to market their farmland assets, which has resulted in a new record sales volume of $766 million during 2022. This sales volume exceeds the previous record set in 2021 of $750 million. The majority of these sales came through competitive auction methods (76%) with increases in both total transactions and acres sold.

However, we are cautious as interest rates continue to rise and inflation becomes a large factor in cropping inputs. These factors have the impact to decrease net farm income, erode operator equity and subsequently pressure farmland value,” Schadegg said.

“So we sit at a somewhat precarious point in time where opportunity exists for both land sellers and buyers, but is dependent on the continued strength of the agriculture economy to stabilize or grow.”

Schreiber’s on Rye will be located between Boxcar Betty’s and Collier Candy Company, in the space formerly occupied by Xiao Bao, which will close on December 31, 2022.

“We are grateful for nearly two years of support from Optimist Hall and the entire Charlotte community at our first expansion of the Xiao Bao concept,” said Xiao Bao Chef and Owner Joshua Walker. “We look forward to focusing our efforts on the continued success of Xiao Bao at our original location in Charleston, SC, and our newest location in Nashville, TN.”

Current commodity markets and strong cash rents provide buyers with the necessary returns to meet their investment criteria while giving them the opportunity to expand operations or add land to their investment portfolio,” explained Paul Schadegg, Senior Vice President of Real Estate Operations for Farmers National Company. “Our anticipation is that these values will remain strong coming into the new year with continued strength in the ag economy although we may see less and less of the record sales.”

Who are the land buyers? Farmers National Company reports seeing the traditional local farmer-operator as the successful buyer of farmland 75 percent of the time.

“With that being said, land investors are certainly part of the equation as they have been active bidders at most sales to a point that has set the floor on values. While the investor may not always be the buyer of land, they are part of the competition driving the values higher,” Schadegg said. “We also expect this trend to continue as many investors see the long-term value of farmland, the opportunity to diversify investments and the value of land as a hedge against rising inflation.”

What factors will continue to drive the land market or slow its growth?

“Commodity markets will continue to be the main driver in land value. When coupled with the supply/demand scenario, the outlook for continued strong land values remains strong moving into 2023.

Let the local senior citizen community know you are available to help them clean out their houses and apartments when they move into an assisted living facility. GET YOUR TAXES RIGHT

If you have been selling things on eBay, Shopify, Etsy or Amazon and haven’t been paying taxes, now is the time to get into compliance with the tax laws. RENEW YOUR WEB ADDRESS

If your business is dependent on the internet, make sure you check your domain name registrar at least once each year to make sure your web address hasn’t expired. They do send you renewal notices, but often these get picked up as “spam” by your antispam software, so you never see them, your web address expires and gets grabbed by someone else. Pick a date that’s easy to remember -- like your birthday -- and renew each of your important web addresses on that day.

UPDATE YOUR SOFTWARE TWICE A YEAR

Just about every software program gets updated at least once or twice a year, but not every software developer sends you an email announcing the latest updates. Make it a point to visit the website homepage of each software company whose products you license and look for a button that says “check for updates” or something like that. It just may save your computer.

You should also consider investing in software that will: automatically update the “drivers” for your computer peripherals (such as www. driversupport.com)

open any type of file someone sends you (such as “Ultra File Opener” from www. compuclever.com)

back up your entire computer’s contents to a location in the “cloud” (such as www. ibackup.com).

SHEATH YOUR SMARTPHONE

Make 2023 the year you stop being a

“smartphone slave.” Make some rules about when you will use your smartphone or “phablet,” and when you won’t. Stick to them. Rule No. 1: Do not use any mobile device while driving a motor vehicle. Period.

GET CONTROL OF YOUR BOOKKEEPING

If your bookkeeping system consists of a shoebox, you have absolutely no idea what’s going on in your business. Sign up for your local community college’s evening class on QuickBooks Pro and learn to do it the right way.

If you use “live” bookkeepers, meet with them at least three or four times every year, review your chart of accounts and other operating statements with them and get their opinions on things you are doing right and things you need to improve. Because they look at your business from 5,000 feet up, they may see risks, problems and threats that you can’t.

START ESCROWING FOR ESTIMATED TAXES

If you pay estimated taxes to the federal and state governments four times a year and find yourself occasionally without enough cash on hand to make the tax payments, you need to start “escrowing” for these taxes. Take your gross sales each month, withdraw 40% of that amount from your business checking account and deposit it in an interest-bearing savings account. Do this every month and learn to operate your business on the remaining 60% of revenue. This way you will be sure to have enough cash on hand to make your tax payments when they come due.

And a final resolution:

GET INVOLVED IN THE POLITICAL PROCESS

A new Congress will be taking office right about the time you will be reading this column. Will they care about the needs of small business? To make sure they do, make your voice heard. Contact your elected representatives periodically. (To find them, go to http://hq-salsa. wiredforchange.com/o/5950/getLocal.jsp and type in your zip code.) Offer to serve as an informal (and unpaid) adviser on proposed legislation affecting small business. Or -- if they aren’t responsive -- maybe consider running for local office yourself next year. If you were one of the many people last November asking, “Are these the best candidates my local Republican or Democratic party can come up with?” maybe you are the better choice. As we used to say back in the 1960s, “If you’re not part of the solution, you are part of the problem.”

MATTHEWS - The N.C. Department of Transportation is hosting a public meeting in coordination with the Town of Matthews to discuss the proposal to extend Greylock Ridge Road from East John Street to Tank Town Road in the Town of Matthews.

The project also proposes a 10-foot multi-use path along the south side of the Greylock Ridge Road Extension and a 5-foot sidewalk along the north side. The purpose of this project is to improve safety for motorists, pedestrians, and bicyclists along the corridor.

NOVAK: How to turn your time into money and more joy

Businesses are experts at knowing what their employees’ time is worth to them, but few individuals know how to correctly analyze the value of their own time. With “Time Smart: How to Reclaim Your Time and Live a Happier Life” by Ashley Whillans, author and assistant professor at Harvard Business School, there are no longer acceptable excuses for not understanding and practicing the process that has evaded individuals for so long.

Whillans has devised a system for discovering “happiness dollars.” The initial shift is in changing one’s mindset from valuing money to knowing the value of one’s time. The most basic example is understood by most and is categorized as outsourcing.

Some may think paying others to do one’s undesirable chores, such as cleaning, laundry, grocery shopping and cooking, is a frivolous entitlement for the privileged, but if outsourcing one’s most undesirable chores frees a person’s time to engage in more personally beneficial activities, that spending is no longer a

frivolous waste of money. Whillans shows readers how spending up to $18,000 per year for outsourcing can be turned into happiness hours.

Another example shows that socializing, as evidenced by people who take friendly, casual breaks during the day, leads a person to accomplish more than a person who sits diligently alone all day, plugging away at work or chores. Spending just 30 minutes a day on exercising, volunteering or doing any activity categorized as active leisure can be worth approximately $1,800 per year. If one engages in passive leisure, such as watching TV, the happiness hour value reduces to $1,000. It is determined by what activity each person chooses to enjoy.

The key to valuing happiness hours is to identify one’s time traps, which are different for each individual. Some people get caught up in technology and spend countless hours online searching for deals. The average time searching for deals is 32 minutes before any purchase is made. Another strategy shared by

those who chase pennies or dollars is driving far out of the way to fill a car with gas, unaware that the time it takes seeking the lower price per gallon may not be worth the money saved. Once a person becomes aware of the value of time equaling happiness hours, he or she can now see how driving farther to save a miniscule amount of money takes away from those hours.

Vacation planning and vacation time can also become a shocking misuse of time, and one that’s easily resolved. Most companies offer two weeks of paid vacation to regular employees, but many employees don’t take their given time. To increase happiness hours, all they have to do is to take the paid time due to them and forgo the excuse that they have too much work. They would return refreshed and accomplish more than if they had stayed working. Another situation to reconsider is the time spent in obligatory lunches with co-workers. It is never too late to change a routine, even if an employee has fallen into the habit of regular lunches. Rethink how you would prefer to spend

those one to two hours, and act on it. Your co-workers are not paying for your time, so consider a politically acceptable way to replace those habits with activities that bring you happiness.

“Time Smart” offers the process to finding time traps, the steps to finding time and the toolkit to track that time. It will likely be a new way of thinking for most, but replacing the old thinking for new ways will lead to more enjoyable habits and saving money as one has never previously considered. Whillans explains, “There is no one-size-fitsall solution.” Everyone “has different values, needs, and priorities” and people “respond differently to time choices.” But with this new way of thinking, Whillans has opened up a world of new choices that can lead all to happier lives.

Wall Street ticks higher as hot US inflation cools further

NEW YORK (AP) — Wall Street is drifting higher Thursday after a report showed inflation slowed again last month, bolstering hopes the Federal Reserve may take it easier on the economy through smaller hikes to interest rates.

The S&P 500 was 0.5% higher after flipping between small gains and losses through the morning. While the report on U.S. inflation was clearly encouraging, stocks had already rallied earlier this week in anticipation of exactly such data. The numbers were in line with forecasts on many points, and analysts warned investors not to get carried away by them.

The Dow Jones Industrial Average was up 288 points, or 0.9%, at 34,261, as of 12:30 p.m. Eastern time, and the Nasdaq composite was 0.5% higher. They also earlier drifted between gains and losses.

The nation’s painfully high inflation has been at the center of Wall Street’s wild movements for more than a year. Recently, stocks have been rising and bond yields have been falling on hopes inflation’s cooldown

from a summertime peak may get the Federal Reserve to ease off its barrage of rate hikes. Such increases can stifle inflation, but they do so by slowing the economy and risk causing a recession. They also hurt investment prices.

In the bond market, Thursday’s inflation report sent yields falling further as traders grow more convinced the Fed will downshift the size of its next rate increase. They’re now largely forecasting a hike of just 0.25 percentage points next month, down from December’s half-point hike and from four prior increases of 0.75 percentage points.

Many traders are betting on the Fed to follow that with perhaps another quarterpoint hike, but to then potentially take a pause, according to data from CME Group.

Analysts cautioned that while Thursday’s inflation report did show inflation at its least debilitating level in more than a year, it still leaves room for continued pressure on the economy from high rates. They warned more big swings may still be to come for markets.

“While we can safely say that we are past peak inflation, it is too early to call victory on the battle against higher inflation,” said Gargi Chaudhuri, head of iShares Investment Strategy, Americas.

Analysts also warned investors not to

think of slower rate hikes or a coming halt to increases as the same thing as cuts to interest rates, something some investors hope may happen later this year. Such cuts can act like rocket fuel for markets.

Even though inflation slowed to 6.5% last month from its peak of more than 9% in June, it’s still far too high for the Fed’s and U.S. households’ liking. The central bank has been adamant that it plans to continue raising rates this year and that it sees no rate cuts happening until 2024 at the earliest.

Of course, its forecasts have proven to be very wrong in the past, such as when officials called the initial burst of inflation coming out of the pandemic a “transitory” problem.

Some areas of the economy remain strong, threatening to keep up the pressure on inflation. Chief among them is the labor market. A report on Thursday showed fewer workers filed for unemployment benefits last week. That’s an indication layoffs remain low even though some big tech companies have made high-profile announcements on job cuts.

A strong job market is of course good for workers, particularly when their raises have been failing to keep up with inflation. But the Fed has been saying it does not want wage gains to get too high. That could create

a vicious cycle where companies raise prices to cover their higher costs and only worsen inflation.

The yield on the 10-year Treasury, which helps set rates for mortgages and other economy-dictating loans, fell to 3.48% from 3.54% late Wednesday. The two-year yield, which tends to more closely track expectations for the Fed, fell to 4.14% from 4.22%.

On Wall Street, stocks of airlines flew to some of the biggest gains after American Airlines said it expects to report stronger revenue and profit than it had earlier forecast for the last three months of 2022.

It rose 6.9%, while United Airlines gained 4.7%.

Earnings reporting season is set to kick off in earnest Friday, with JPMorgan Chase and UnitedHealth Group among the day’s headliners. One big worry on Wall Street is that high inflation and a slowing global economy are eating into profits for big companies.

Analysts say this could be the first time earnings per share for S&P 500 companies fall from year-ago level since 2020.
