U.S. foreclosure activity continues to climb in Q1 2023

ATTOM has released its Q1 2023 U.S. Foreclosure Market Report, which shows a total of 95,712 U.S. properties with a foreclosure filings during the first quarter of 2023, up 6 percent from the previous quarter and up 22 percent from a year ago.

The report also shows a total of 36,617 U.S. properties with foreclosure filings in March 2023, up 20 percent from the previous month and up 10 percent from a year ago — the 23rd consecutive month with a year-over-year increase in U.S. foreclosure activity.

“Despite efforts made by government agencies and policy makers to try and reduce foreclosure rates, we are seeing an upward trend in foreclosure activity,” said Rob Barber, chief executive officer at ATTOM. “This unfortunate trend can be attributed to a variety of factors, such as rising unemployment rates, foreclosure filings making their way through the pipeline after two years of government intervention, and other ongoing economic challenges. However, with many homeowners still having significant home equity, that may help in keeping increased levels of foreclosure activity at bay.”

Foreclosure starts increase nationwide

A total of 65,346 U.S. properties started the foreclosure process in Q1 2023, up 3 percent from the previous quarter and up 29 percent from a year ago.

States that had the greatest number of foreclosures starts in Q1 2023 included,

California (6,867 foreclosure starts); Texas (6,764 foreclosure starts); Florida (5,724 foreclosure starts); New York (4,345 foreclosure starts); and Illinois (4,006 foreclosure starts).

Those major metros with a population of 200,000 or more that had the greatest number of foreclosures starts in Q1 2023 included, New York, New York (4,674 foreclosure starts); Chicago, Illinois (3,549 foreclosure starts); Los Angeles, California (2,210 foreclosure starts); Houston, Texas (2,120 foreclosure starts); and Philadelphia, Pennsylvania (1,985 foreclosure starts).

Highest foreclosure rates in Illinois, Delaware, and New Jersey

Nationwide one in every 1,459 housing units had a foreclosure filing in Q1 2023. States with the highest foreclosure rates were Illinois (one in every 762 housing units with a foreclosure filing); Delaware (one in every 812 housing units); New Jersey (one in every 824 housing units); Maryland (one in every 897 housing units); and Nevada (one in every 947 housing units).

Among 223 metropolitan statistical areas with a population of at least 200,000, those with the highest foreclosure rates in Q1 2023 were Fayetteville, North Carolina (one in every 526 housing units); Cleveland, Ohio (one in 582); Atlantic City, New Jersey (one in 661); Columbia, South Carolina (one in 671); and Bakersfield,

California (one in 688).

Other major metros with a population of at least 1 million and foreclosure rates in the top 15 highest nationwide, included Cleveland, Ohio at No.2; Chicago, Illinois at No. 6; Las Vegas, Nevada at No. 10; Philadelphia, Pennsylvania at No. 12; and Riverside, California at No. 14. Bank repossessions increase 8 percent from last quarter

Lenders repossessed 12,518 U.S. properties through foreclosure (REO) in Q1 2023, up 8 percent from the previous quarter and up 6 percent from a year ago.

Those states that had the greatest number of REOs in Q1 2023 were Michigan (1,819 REOs); Illinois (1,039 REOs); California (846 REOs); Pennsylvania (788 REOs); and New York (774 REOs).

Average time to foreclose increases 12 percent from previous quarter

Properties foreclosed in Q1 2023 had been in the foreclosure process an average of 950 days, the highest number of average days to foreclose since Q1 2018. This is up 12 percent from the previous quarter and up 4 percent from Q1 2022.

States with the longest average foreclosure timelines for homes foreclosed in Q1 2023 were Louisiana (2,770 days); Hawaii (2,486 days); New York (1,963 days); Kentucky (1,881 days); and New Jersey (1,697 days).

It’s more difficult than ever to afford a rental after prices skyrocketed during the pandemic. With affordability as tight as it is, the upfront costs for renting are a major burden that could put the cost of moving to a new rental out of reach. Renters of color are more likely to report paying these upfront costs, and oftentimes, the fees are higher.

According to Zillow’s Consumer Housing Trends Report, the typical Black, Latinx and Asian American Pacific Islander (AAPI) renter all reported spending $50 per rental application while white renters reported paying $35. In addition to the higher amount spent, Black and Latinx renters were nearly twice as likely to report submitting five applications or more before securing a rental. (Thirty-eight percent of Black and Latinx renters report submitting five or more applications, compared to 21% of white renters.)

“Monthly rent prices are nearly the highest they’ve ever been, and unfortunately for so many people, finding a place to rent comes at an even higher cost,” said Manny Garcia, a population scientist at Zillow. “We so often hear about the benefits of renting and the flexibility it offers, but disparities persist, and many renters of color aren’t granted the same mobility as others because of higher upfront costs.”

Renters looking to lower the cost of application fees may have options. Zillow offers renters an online application process that provides renters with a single form they can use to apply to as many participating properties on Zillow as they’d like over a 30day period for a flat fee.

Zillow data indicates that the average renter who used Zillow Applications in 2022 applied for at least three rentals. Considering the

median application fee is $50 for renters who report paying one, Zillow’s application process could save the typical renter applying to three or more participating properties more than $100. Additionally, our universal application feature offers just a “soft” credit pull, protecting renters from having their own credit score impacted by applying for an apartment.

Application fees are not the only upfront costs to consider. Once a rental is secured, nearly all renters (85%) report putting down a security deposit. In 2022, the typical security deposit reported was between $500 and $999. This means that for renters who are already struggling financially, such as the 38% who said they couldn’t afford an unexpected expense of $1,000 in 2021, security deposits could be a significant obstacle to signing a new lease.

The burden is often greater for renters of color, who are

more likely to report paying a more expensive security deposit: 39% of Latinx and 43% of AAPI renters paid at least $500 for their deposit, and 22% of Latinx and 30% of AAPI renters paid at least $1,000.

Given these affordability constraints, it’s especially important for renters to be aware of their rights in the communities where they are searching. Zillow rental listings display available local legal protections, including source of income and LGBTQ+ anti-discrimination laws. While source of income protections do not currently exist in all 50 states, Zillow believes families who depend on alternative sources of income, including housing choice vouchers, should be able to secure a comfortable home, free from discrimination. Zillow strongly supports efforts to expand these protections nationwide.

Construction spending slips in February despite private nonresidential increases as homebuilding and public construction outlays retreat

Total construction spending decreased by 0.1 percent in February, as declines in single-family homebuilding and public construction outweighed a pickup in private nonresidential construction, according to an analysis by the Associated General Contractors of America today of new federal data. Association officials noted that demand for many types of commercial construction is likely to remain strong for the foreseeable future.

“Continued strong demand for manufacturing plants and data centers, along with an increase in power projects, contributed to the increase in private nonresidential construction,” said Ken Simonson, the association’s chief economist. “Those segments appear likely to keep growing for many months to come.”

Construction spending, not adjusted for inflation, totaled $1.844 trillion at a seasonally adjusted annual rate in February, 0.1 percent below the January rate, which was revised up from the initial estimate a month ago. Spending on private residential construction decreased for the ninth consecutive month in February, by 0.6 percent. Spending on private nonresidential construction increased by 0.7 percent in February, while public construction investment dipped by 0.2 percent.

• Nationwide in March 2023, one in every 3,813 properties had a foreclosure filing.

• States with the highest foreclosure rates in March 2022 were Illinois (one in every 2,050 housing units with a

nonresidential segments. The biggest component, manufacturing plants, jumped 2.7 percent. Commercial construction— comprising warehouse, retail, and farm construction—decreased 0.6 percent in February. Power construction climbed 1.5 percent. Spending on private office construction, including data centers, rose 0.5 percent.

The largest public categories were mixed, as well. The biggest, highway and street construction, increased 0.3 percent, while education construction slumped 0.9 percent. Public spending on transportation projects fell 0.7 percent.

Residential spending shrank due to a 1.8 percent contraction from January in single-family homebuilding. That outweighed an increase of 1.4 percent in multifamily construction.

Association officials said many projects were being held up by a lack of clear guidance about new regulatory measures associated with much of the new federal investments in construction. Confusion about the administration’s approach to Buy America rules, labor measures associated with the new semiconductor funding and registered apprenticeship mandates for the new green energy investments were either unclear or unfinished.

Staff report NC Homeowner Assistance Fund helps more than 10,000 homeowners

More than 10,000 North Carolinians affected by the economic impacts of the COVID-19 pandemic have been able to hold onto their homes thanks to the NC Homeowner Assistance Fund (NCHAF).

NCHAF was established through the 2021 American Rescue Plan with an allocation of $273 million to prevent mortgage delinquencies, defaults, displacements and foreclosures for homeowners facing financial hardship associated with the pandemic, particularly those with low and moderate incomes.

“The COVID-19 pandemic not only put North Carolinians’ health at risk, but their homes too,” said Scott Farmer, executive director of the NC Housing Finance Agency. “The NC Homeowner Assistance Fund has proven to be a lifeline to the folks who have been financially impacted by the pandemic.”

For qualified homeowners who are past due on mortgage or certain housingrelated payments by at least 30 days, the fund offers:

• Housing payment assistance for a primary residence in North Carolina.

• Assistance for mortgage reinstatement to catch up on late payments or other housing-related costs due to a period of forbearance, delinquency or default.

• Assistance covering other housingrelated costs such as homeowner’s insurance, flood insurance, mortgage insurance, homeowner’s association dues/fees or delinquent property taxes to prevent foreclosure.

Assistance is available up to $40,000 per household and funds are limited. The program is offered statewide by the NC Housing Finance Agency and is funded by the US Department of the Treasury. There is no cost to apply for the program. Homeowners can visit nchaf.gov to learn more about the NC Homeowner Assistance Fund, including how to apply for assistance.

Alyson Craig named Charlotte planning, design & development director

The City of Charlotte today announced that Alyson Craig has been named the City of Charlotte’s next Director of Charlotte Planning, Design & Development. Craig was named interim director when Taiwo Jaiyeoba was named the Greensboro City Manager in February 2022 and led several major initiatives, including the successful adoption of the Charlotte Unified Development Ordinance and the Charlotte 2040 Policy Map.

“Alyson has been a tremendous asset

to the organization since joining the city,” Charlotte City Manager Marcus Jones said. “I am looking forward to working with Alyson for many more years and to her continued leadership in our organization and her dedication and passion for our community.”

Craig joined the City of Charlotte in 2018 as the Charlotte Planning, Design & Development Deputy Director and managed the Land Development, Entitlement Services (Rezoning/UDO), and Design and Preservation divisions as well as the department’s human resources and budget operations. Craig also led the city’s “one stop shop” initiative and the creation of the CLT Development Center.

Previously Craig served as the CoDirector of the Childress Klein Center for Real Estate and the Director for the Master of Science in Real Estate program at UNC Charlotte. She taught several courses within the UNCCharlotte graduate real estate program including planning and real estate development and has been an active member of the Charlotte community, committing her time to the Urban Land Institute, the American Planning Association, Charlotte Mecklenburg Schools, and several other professional and community organizations. Craig is also a certified planner with the American Planning Association and received her AICP certification in 2009.

Prior to joining the UNC Charlotte faculty, Craig worked for Grubb Properties’ Investment team as a development and acquisition associate to identify and analyze potential office, multi-family, and mixed-use deals. Before moving to Charlotte in 2011, she was Vice President of a planning and engineering firm in Florida leading planning services that included plan review and approval, rezonings, permitting, and comprehensive plan amendments.

Alyson has a bachelor’s degree in biology from the University of North Carolina at Chapel Hill and has two master’s degrees; one in sustainable development and conservation ecology from the University of Georgia and another in real estate from UNC Charlotte.

Remote and hybrid work associated with higher rates of anxiety and depression, according to integrated benefits institute analysis

To help employers better understand and support the mental health needs of their employees, health and productivity research non-profit Integrated Benefits Institute (IBI) conducted an analysis of the impact of the pandemic on mental health.

According to IBI’s analysis, fully remote (40%) and hybrid work (38%) is associated with an increased likelihood of anxiety and depression symptoms compared to in-person (35%). The rate of individuals taking a mental health prescription medication has increased from 20% to 22%, and the unmet need for counseling has also increased from 12% to 14%. However, overall symptoms of anxiety or depression have declined from 40% during the height of the pandemic to 35% during our study period (7/21-8/22).

“This report is a thorough examination of a wide-spread mental health issue – experiences of anxiety and depression symptoms. Such experiences can range from mild to severe, and are an important cause of presenteeism, sickness absence, and disability,” said IBI Director of Research Candace Nelson, ScD, MA. “This research was conducted to provide employers comprehensive and timely facts, so they can better target programs and benefits addressing mental health.”

IBI analyzed data from the Household Pulse Survey, an online resource created by the US Census Bureau to determine how households were impacted by the pandemic. IBI partnered with Elevance Health (formerly Anthem) to analyze claims data related to mental health. Additional findings include:

• Rates of anxiety and depression were higher in women (38%) than men (33%)

• Individuals with lower income and those who had difficulty meeting living expenses had higher rates of depression and anxiety symptoms

• Respondents who reported they were not currently working due to illness or caregiving responsibilities were more likely to report anxiety/ depression

• Having children in the household seems to have a beneficial effect on mental health, especially for those who are not currently working

• Individuals with a recent COVID infection, a COVID infection with moderate or severe symptoms, and long-COVID, are more likely to report symptoms of anxiety or depression

To put all this information into context, IBI spoke with human resource executives at two large national and international companies, ArcBest and Boeing, about workplace mental health support. Key themes emerged:

• Increase efforts and interest in mental healthcare; e.g., ensure equitable access to care, and offer virtual options.

• Help employees coordinate their mental healthcare with their physical healthcare-- neglecting chronic conditions can exacerbate mental health conditions.

• Provide culturally competent mental healthcare that workers can identify with.

• Improve workplace culture and reduce stigma with peer-support networks and education.

• Facilitate peer-support as an important part of mental wellbeing. Staff report

NOVAK: What happens when the worker should be the boss?

Q: My boss is angry with me, and I did nothing wrong. To set the stage: I do far more than my boss because I have been in the business much longer than he has. In fact, I should have his job, but he was favored for the position because he is a male and I am a female. He relies on me for nearly everything, and every month I have to teach him another aspect of the job he doesn’t know.

I injured my knee on Thursday evening and went to the emergency room; I was given a hard plastic removable cast and told to work at home with my leg raised. I can easily complete all my work at home. I called my boss at home to tell him about my injury, and his response was that I must come into work because he is leaving the next day to take a week’s vacation. Had I not called him, I would have found out about his absence the next day when I arrived at work. He literally gave me no notice. Regardless of how crazy this sounds, I could hear his anger in his voice, so I agreed to come in.

Now, I am upset I gave into his demand. He thought nothing of giving me no notice;

he assumed I would be there because I always am, and he obviously doesn’t care about my knee healing. We are the only two in the department. I don’t know if he doesn’t believe I am injured or if he just doesn’t care. He can’t fire me because I handle many more procedures than he can, but I have terrible anxiety when anyone becomes angry with me. How do I undo what I agreed to?

A: It sounds like you have a couple of serious issues to resolve. Experiencing anxiety whenever anyone is angry with you is a difficult, if not impossible, character trait to carry through life. He is certainly not the first person who has ever been angry with you, and he will not be the last. Your anxiety due to others’ anger likely began in childhood, but only you can take steps to work on this problem. If you are old enough to hold a responsible job, you are old enough to find a therapist to work with you on it.

Tied into this problem is that you allowed him to bully you into agreeing to an unreasonable demand. Another issue is that kowtowing to him may have sent a mixed

message -- one that may cause him to think you were fabricating or exaggerating your injury. First, you presented information about needing to work from home with your leg up to help it heal. Yet with one forceful and angry demand to come in during his absence, you acquiesced to him.

If your injury is serious enough to require both a cast and working at home with your leg up, why did you immediately agree to coming in? You are either injured or not; your doctor did or did not order you to keep your leg up. Your knee didn’t suddenly heal during the phone conversation with your boss, so you can see why your sudden agreement after declaring you must work at home may sound like your injury is exaggerated. You are the one who should question why a boss would announce his vacation the day before his departure.

Go into work the next day and meet with the head of human resources. Show him or her your knee injury and the doctor’s order to work at home; explain that you regularly and independently complete all your work without your boss’s input; also

report that your boss notified you of his vacation yesterday evening when you called him regarding your injury. Then ask how HR would like to handle the simultaneous absence of both of you. They will likely approve you working from home and hire a temp employee for the week to handle the phones, if necessary.

Keep in mind that you are not reporting this situation with any malice. Just make sure to give the information without emotion. You are reporting a situation management should be made aware of and protecting yourself. It also sounds like HR needs to know you are responsible for most of the work produced. Whatever you do, don’t make excuses or apologize for the accident or for your boss.

“Some friends and I started a high-tech business a couple of years ago and formed a Delaware corporation to run the business. We live and work in another state but were told that Delaware was the place to be for tech startups (it may have been one of your columns, actually ...).

We formed the corporation online to save money, and it seemed like everything was OK.

A couple of weeks ago, we signed a letter of intent with an angel investor who wants to put $3 million into our company. Needless to say, we were very excited.

But when the investor’s lawyer looked into our company, he made some horrifying discoveries. It seems Delaware killed off our corporation two years ago because we didn’t pay a ‘franchise tax,’ whatever that is. Because our corporation was no longer ‘active’, somebody else grabbed our name in Delaware and is now trying to register it as a trademark. If they succeed in doing that, we will have to hand over our website domain name to them even though we’ve spent a fortune building a website around that domain name.

Now the investor is not so excited about doing business with us. While we are embarrassed as hell, shouldn’t someone have told us we had to do this stuff?”

While it may be true that I once wrote a column about the benefits of tech startups incorporating in Delaware, let’s be clear that I never, ever wrote a column advising someone to form a corporation or limited

liability company (LLC) online, and this is one of the reasons. While the online services can get you up and running quickly and cheaply, they don’t help you with the things you need to do on an ongoing basis to keep your corporation or LLC alive.

Here are five easy rules that will help keep your Delaware corporation or LLC on life support.

Rule No. 1: Hire a Lawyer and Accountant, and Listen to Them!

It is impossible -- impossible -- to run a tech startup in the United States without a good lawyer and a good accountant. You need both, especially if you are too busy to deal with government paperwork. Whenever your lawyer or accountant tells you something needs to be done, DO IT IMMEDIATELY! They are not just trying to “run up a bill.” They are trying to save your butt.

Rule No. 2: Watch Your Mailbox and Inbox.

I am certain the state of Delaware sent this reader email reminders telling her when annual reports, franchise tax reports and other compliance paperwork were due. What this reader probably did is throw them away thinking they were “junk mail” or “spam”.

This point is so important that I need to scream: WHEN YOU HAVE A CORPORATION OR LLC, AND YOU GET MAIL FROM A STATE OR GOVERNMENT AGENCY ADDRESSED TO THE COMPANY, THAT IS NEVER,

EVER TO BE TREATED AS JUNK MAIL!

If you are too busy to deal with it, you should forward the email, or scan and email the paper correspondence IMMEDIATELY to your lawyer and accountant. Let them tell you if it’s important or not. If they say it’s important, follow Rule No. 1.

Rule No. 3: Pay the Delaware Franchise Tax.

Delaware imposes an annual “franchise tax” on corporations and LLCs incorporated there. The tax is paid on or around the anniversary of your incorporation date. For example, if you incorporated in January/ February, the tax will be payable March 1 of each year.

The annual tax for LLCs is a flat $300. For corporations, it’s a bit more complicated, but unless your corporation has substantial assets, you should be eligible to pay only the minimum tax, which is around $400. Fail to pay the tax and you incur interest and penalties for each three-month period you are delinquent. Fail to pay the tax two years in a row and Delaware dissolves your corporation.

To find out how much you owe, go to https://corp.delaware.gov/paytaxes/. You will need your Delaware Corporate ID Number, which you can find at https://icis. corp.delaware.gov/Ecorp/EntitySearch/ NameSearch.aspx.

Rule No. 4: Pay Your Registered Agent.

If you are incorporated in Delaware, or a state other than where you are actually located, your online service hired

a “registered agent” in that state to act as your local presence. That company will send you a bill each year for their services. Pay it promptly. If they don’t get paid, they will “withdraw” as your registered agent, and the state will dissolve your corporation or LLC.

Rule No. 5: Register in Your Home State. Forming a Delaware corporation or LLC does not allow you to operate legally in your home state. For that you need to register as a “foreign” (out-of-state) corporation or LLC with your state’s secretary of state AND your state tax authority. You have to do both. Even if you pay your state taxes religiously each year, failing to register with the secretary of state can lead to heavy penalties and bar you from your state courts if you ever have to sue someone.

Yes, doing these things cost money. But it’s money well spent. Find the money and get them done.

Stock market today: Wall Street slips, slicing gain for week

NEW YORK (AP) — Wall Street is slipping Wednesday following mixed earnings reports from big U.S. companies and another signal that inflation remains painfully hot around the world.

The S&P 500 was 0.3% lower in midday trading, slicing off some of the gain it’s built this week. The Dow Jones Industrial Average was down 119 points, or 0.4%, at 33,857, as of 11:30 a.m. Eastern time, while the Nasdaq composite was 0.4% lower.

Tesla weighed heavily on the market after the electric-vehicle company cut prices for its two top-selling models, its fourth price cut in the U.S. this year. That could be a signal Tesla is trying to spur sales amid shifting U.S. tax credits for electric vehicles. Tesla shares fell 1.7%.

Netflix fell 3.9% after reporting weaker revenue for the latest quarter than analysts expected, though its profit topped forecasts.

Elevance Health dropped 3.7% despite reporting stronger profit and revenue than expected. The health insurer gave a forecast for earnings this year that fell short of some analysts’ expectations.

Expectations coming into this earnings reporting season were particularly low. Analysts forecasted

the sharpest drop in earnings per share for S&P 500 companies since the pandemic torpedoed the global economy in 2020. Profits are under pressure because inflation is high, interest rates are much higher than a year ago and portions of the economy are slowing.

Still, the easy expectations mean the majority of companies have been topping forecasts, as is usually the case.

“That’s part of the reason why the market has been kind of directionless” recently, said Megan Horneman, chief investment officer at Verdence Capital Advisors. “We got mixed earnings, but not as bad as people expected.”

Intuitive Surgical leaped 11.6% for the biggest gain in the S&P 500 after delivering stronger profit and revenue for the latest quarter than expected.

Abbot Laboratories rose 7.2%, Nasdaq Inc. gained 3.2% and United Airlines flew 4.4% higher after they also topped Wall Street’s expectations for profits.

Particular focus has been on the health of banks after higher interest rates helped lead to the second- and third-largest U.S. bank failures in history last month.

The industry’s behemoths have largely reported better results than expected, with several saying they benefited from the industry’s turmoil as customers moved deposits to them and away from smaller banks that seemed at greater risk.

The fear was how much pain smaller,

regional banks would show in their quarterly reports, including how many of their customers fled.

Western Alliance Bancorp., a Phoenix-based bank whose stock plunged nearly 64% over a five-day stretch last month, surged after it said deposits stabilized after an initial drop and have been rising in recent weeks. Its stock jumped 13.9%.

Other financial companies were mixed following their earnings reports.

Citizens Financial Group fell 2.8% after reporting weaker profit and revenue than expected. Synchrony Financial rose 1% after reporting better revenue than expected but weaker profit. Morgan Stanley dipped 0.6% despite topping forecasts for both profit and revenue.

High-growth and tech stocks were broadly weighing on the market. They were hurt in part by higher yields in the bond market, which rose after a report showed U.K. inflation remained above 10% for a seventh straight month.

Central banks around the world have been raising rates at a furious pace for more than a year, and the wide expectation is for the Federal Reserve to raise short-term U.S. rates again at its meeting next month. High rates can stifle inflation, but only by slowing the entire economy, raising the risk of a recession and hurting prices for investments.

Another fear is that smaller and mid-sized banks could pull back on their lending amid all the industry’s

struggles, which would clamp the brakes tighter on the economy. That’s something that could reverberate through the system later this year, Horneman said.

“When I look at economic growth, there’s so many components of economic growth that are screaming we’re either in a recession or heading that way,” she said.

She has been preparing for more turbulence in the stock market on expectations interest rates will stay high through the end of the year, despite forecasts by traders for cuts to rates.

In the bond market, the yield on the 10-year Treasury rose to 3.63% from 3.58% late Tuesday. The two-year Treasury yield, which more closely tracks expectations for the Fed, rose to 4.27% from 4.20%.

In markets overseas, stock indexes were mixed in Europe. Asian stocks were mostly lower.

An earlier report showing China’s economic growth accelerated in the latest quarter has not had much of an impact on share prices. While consumption and retail sales have grown, other indicators, such as industrial output and fixed-asset investments, were weaker and indicate an uneven recovery.

“It may still be a worst-is-over story, but recovery has shown to be more gradual than a one-shot wonder,” Yeap Jun Rong, market analyst at IG, said in a report.
