ATTOM has released its first-quarter 2023 U.S. Home Sales Report, which shows that profit margins on median-priced singlefamily home and condo sales across the United States decreased to 44.2 percent as home prices stayed flat or kept declining around most of the nation.
The drop-off in typical profit margins, from 48.7 percent in the fourth quarter of 2022, marked the third straight quarterly decrease nationwide and resulted in the lowest investment return since mid-2021. It came as the national median home price rose just 1 percent quarterly, to $321,135, and values commonly went down in almost three-quarters of major housing markets around the country.

The latest round of faltering profits and prices around the U.S. reflects a housing market that has been stalled since the middle of last year following a decade of almost continuous gains. The nationwide median home price fell 7 percent from the record hit in the second quarter of last year, taking profit margins with it.
That happened as home mortgage rates doubled to more than 6 percent for a 30-year fixed-rate loan, consumer price inflation soared to 40-year highs and the stock market fell back from all-time records. Those forces cut into what prospective home buyers could afford, helping to tamp down demand and lower prices despite short supplies of properties for sale.

Modern Farmhouse is the top interior design style in the US, with 32 states choosing this style over any other. Searches for this particular style are the most popular in Texas, where searches average 8,647 times per month, followed by Ohio with 3,717 searches and North Carolina with 3,497. Similar to country-style homes, Modern Farmhouse gives off a cleaner and fresher aesthetic by including white or light colours accompanied by pottery, wooden furnishings, rattan baskets
and earth-toned décor.
This modern spin on country style has been popularised through social media, television and movies which helps to aid people in inspiration, giving them platforms to copy as viewers. Vaulted ceilings, large verandas and neutralcoloured deckings are often top picks for those into the style, but not to forget that this particular style loves to draw attention to classic and traditional features which may already be in the home. Americans also cherish the farmhouse element of this style through its representation of family values, hard work and simplicity.
Feng Shui is the second most popular interior design style in the US, with five states searching for it over any other style. Alaska, California, Hawaii, Nevada and New Mexico are the states which dominate the searches for the style, which is known to focus on making any space organized and natural.

Construction employment increased in 44 states in March from a year earlier, while only 20 states added construction jobs from February to March, according to a new analysis of federal employment data released by the Associated General Contractors of America. Association officials said most contractors report they are still eager to hire but have been stymied by a lack of qualified applicants. They urged officials in Washington to strengthen employment-based immigration and fund more career and technical education.
“A one-two punch from a pullback in homebuilding and unusually severe weather, especially in California, caused employment to drop in most states from February to March,” said Ken Simonson, the association’s chief economist. “Construction employment continued to expand almost everywhere in March compared to a year ago, as demand for apartments, nonresidential building and infrastructure remains strong in many states.”
Between March 2022 and last month, 44 states added construction jobs, while industry employment declined in five states and held steady in North Dakota and the District of Columbia. Texas added the most jobs over the year (41,200 jobs,
87.5 percent); Lake Havasu City, AZ (up from 63.6 percent to 82.8 percent); Atlantic City, NJ (up from 33.2 percent to 48.5 percent) and Reading, PA (up from 53.9 percent to 68.8 percent).
The largest quarterly increases in profit margins among metro areas with a population of at least 1 million came in Pittsburgh, PA (up from 47.8 percent to 53.1 percent); Memphis, TN (up from 46.3 percent to 51.1 percent); Richmond, VA (up from 52.1 percent to 55.6 percent); Indianapolis, IN (up from 46.7 percent to 50 percent) and Grand Rapids, MI (up from 64.4 percent to 67.1 percent).
Profits on median-priced home sales, measured in raw dollars, stayed the same or decreased from the fourth quarter of 2022 to the first quarter of 2023 in 100, or 73 percent, of the metro areas analyzed for this report.
The biggest quarterly raw-profit decreases in areas with a population of at least 1 million were in St. Louis, MO (down 30 percent); Louisville, KY (down 29 percent); Birmingham, AL (down 28 percent); New Orleans, LA (down 24 percent) and Buffalo, NY (down 22 percent).
The largest raw profits on median-priced sales in the first quarter of 2023 were in San Jose, CA (profit of $475,000); San Francisco, CA ($316,000); Naples, FL ($255,750); San Diego, CA ($242,750) and Seattle, WA ($236,000).
Median home prices in the first quarter of 2023 decreased or remained the same compared to the prior quarter in 104 (75 percent) of the 139 metro areas around the country with enough data to analyze, although they were still up annually in 102 of those metros (73 percent). Nationally, the median first-quarter price of $321,135 was

California lost the most jobs (-7,300 jobs, -0.8 percent), while West Virginia had the largest percentage loss (-7.5 percent, -2,500 jobs). Losses also occurred in Colorado (-1,800 jobs, -1.0 percent), Connecticut (-1,800 jobs, -2.9 percent) and South Dakota (-300 jobs, -1.2 percent).
For the month, construction employment increased in 20 states and D.C., declined in 27 states, and held steady in Rhode Island, Alaska, and North Dakota. Texas added the most jobs over the month (5,800 jobs, 0.7 percent), followed by Kentucky (2,600 jobs, 3.1 percent), Massachusetts (1,900 jobs, 1.1 percent), and Louisiana (1,100 jobs, 0.8 percent). The largest percentage gains occurred in Kentucky, followed by D.C. ( 2.6 percent, 500 jobs), Delaware (2.1 percent, 500 jobs), and New Hampshire (1.7 percent, 500 jobs).
California experienced the largest decline in construction jobs in March (-8,200 jobs, -0.9 percent), followed by
up 1 percent from $318,000 in the fourth quarter of 2022 and up 1.6 percent from $316,000 in the first quarter of last year.
The biggest decreases in median home prices from the fourth quarter of 2022 to the first quarter of 2023 were in Toledo, OH (down 13.7 percent); Trenton, NJ (down 13.3 percent); Pittsburgh, PA (down 11.1 percent); Detroit, MI (down 9.5 percent) and San Francisco, CA (down 8.8 percent).
Aside from Pittsburgh, Detroit and San Francisco, the largest median-price declines during the first quarter of 2023 in metro areas with a population of at least 1 million were in Buffalo, NY (down 8.7 percent) and Baltimore, MD (down 7.3 percent).
Home prices hit new highs during the first quarter of 2023 in only six of the 139 metro areas in the report.
The largest increases in median prices from the fourth quarter of 2022 to the first quarter of 2023 came in Ogden, UT (up 7.2 percent); Naples, FL (up 6 percent); Savannah, GA (up 5.8 percent); Fort Myers, FL (up 5 percent) and Crestview-Fort Walton Beach, FL (up 4.9 percent).
The biggest quarterly increases in metro areas with a population of at least 1 million during the first quarter of 2023 were in Virginia Beach, VA (up 2.3 percent); San Diego, CA (up 1.6 percent); Miami, FL (up 1.2 percent); Riverside, CA (up 1 percent) and Richmond, VA (up 0.6 percent).
Homeowners who sold in the first quarter of 2023 had owned their homes an average of 5.59 years. That was down from 5.81 years in the fourth quarter of 2022 and 5.68 years in the first quarter of 2022, to the lowest point since mid-2011.
Average tenure decreased from the first quarter of 2022 to the same period this year in 56 percent of metro areas with sufficient data. They largest declines were in Atlantic City, NJ (tenure down 27 percent); Dayton, OH (down 19 percent); Tallahassee, FL (down 16 percent); Chattanooga, TN (down

Association officials said demand remains strong for massive manufacturing construction projects in numerous states, while infrastructure and energy construction is expected to boom in the next few years, but the industry will need more skilled workers to produce these facilities. They called on officials in Washington to allow more employment-

Home sales following foreclosures by banks and other lenders represented 1.7 percent, or only one of every 59 U.S. singlefamily home and condo sales in the first quarter of 2023. That was up from 1.3 percent in the fourth quarter of 2022 and from 1.2 percent in the first quarter of last year. But it remained just a tiny fraction of the 30 percent peak this century hit in 2009 during the aftermath of the Great Recession of 2007.
Among metropolitan statistical areas with sufficient data, those areas where REO sales represented the largest portion of all sales in the first quarter of 2023 included Peoria, IL (13.6 percent, or one in seven sales); Flint, MI (11.9 percent); Lansing, MI (7.3 percent); St. Louis, MO (7.2 percent) and Kalamazoo, MI (6.6 percent).
Cash sales hit 10-year high
Nationwide, all-cash purchases accounted for 39.3 percent of single-family home and condo sales in the first quarter of 2023, the highest level since the first quarter of 2013. The latest portion was up from 37.9 percent in the fourth quarter of 2022 and up from 36.9 percent in the first quarter of last year.
Among metropolitan areas with sufficient cash-sales data, those where cash sales represented the largest share all transactions in the first quarter of 2023 included Amsterdam, NY (75.9 percent of all sales);
Institutional investors nationwide accounted for 5.4 percent, or one of every 19 single-family home and condo purchases in the first quarter of 2023. That was down from 6.6 percent in the fourth quarter of 2022 and from 6.1 percent in the first quarter of 2022.
Among states with enough data to analyze, those with the largest percentages of sales to institutional investors in the first quarter of 2023 were Georgia (8.4 percent of all sales), Tennessee (7.7 percent), Alabama (7.5 percent), Texas (7.5 percent) and Arizona (7.3 percent).
States with the smallest levels of sales to institutional investors in the first quarter of 2023 included Massachusetts (2.6 percent of all sales), Wisconsin (3 percent), Louisiana (3.2 percent), New York (3.3 percent) and Delaware (3.6 percent).
Nationwide, buyers using Federal Housing Administration (FHA) loans comprised 8.3 percent of all single-family home and condo purchases in the first quarter of 2023 (one of every 12). That was unchanged from the fourth quarter of 2022 and up from 7.3 percent a year earlier.
Among metropolitan areas with sufficient FHA-buyer data, those with the highest levels of sales to FHA purchasers in the first quarter of 2023 included Bakersfield, CA (21 percent of all sales); Lakeland, FL (20.1 percent); Dover, DE (19 percent); Pueblo, CO (18.5 percent) and Modesto, CA (18.1 percent). The certification affirms the Airport’s continued commitment to current and future building operations best practices, occupant health and wellness, and reducing carbon emissions.
Administered by the Green Building Initiative (GBI), Green Globes® is a nationally recognized green rating assessment and certification system that ensures projects meet clearly defined criteria in seven assessment areas: project management, site, energy, water, resources, emissions, and indoor environment. In addition to evaluating documentation in each of these performance areas, the Green Globes® certification process includes an onsite assessment with a third-party assessor to verify implementation.
In December 2018, Charlotte City Council approved the city’s Strategic Energy Action Plan, which aims to reduce its carbon footprint through a variety of actions, including those focused on buildings and energy generation. Under the sustainable facilities policy, all city-owned or managed new construction and major renovation projects must achieve either Green Globes® or LEED® certification, and ENERGY STAR® certification (where applicable).
The Central Energy Plant provides additional heating and cooling capacity to the Terminal Lobby Expansion. The increased capacity will maintain comfortable temperatures while reducing energy consumption.
It is the first CLT project to receive a rating of Two Green Globes® for the inclusion of sustainable practices such as integrated design approach, environmental management during construction, and the use of energy efficient systems and equipment. Concourse A Expansion – Phase I received One Green Globes® in April 2021.

Vulnerable, low-income households in need of rehabilitation and accessibility modifications in 31 North Carolina counties will receive help thanks to $11 million from the NC Housing Finance Agency’s Essential Single-Family Rehabilitation Loan Pool (ESFRLP).
The ESFRLP finances major home rehabilitation and modifications for households with incomes below 80% of their area’s median income. This investment will help veterans, seniors and people with disabilities stay in their
homes and out of costly institutions, saving on health care and long-term care costs. Homes with lead hazards occupied by a child six years of age or younger may also qualify.
The NC Housing Finance Agency provides this assistance through local governments, regional organizations, community action agencies and other nonprofit agencies. Thirty-eight organizations and local governments will receive funding in the amount of $162,000 set-asides per county served and will manage the rehabilitation process. This $6.156 million will provide comprehensive rehabilitation to at least 114 homes through forgivable loans. An incentive pool of $4.844 million will assist an additional 90 homes.

Fannie Mae has announced that it has launched the 2023 Multifamily Energy and Water Survey, a national effort to collect and analyze whole property energy and water consumption and costs from 2022, together with propertyspecific characteristics, for a wide range of multifamily properties. The U.S. Environmental Protection Agency (EPA) will use the anonymized data to update the 1-100 ENERGY STAR Score and EPA’s Water Score for Multifamily Housing, which provide transparency into how a multifamily building’s energy or water consumption compares to similar multifamily buildings in the United States.
The survey partners include Conservice, CRE Finance Council, Enterprise Community Partners, Mortgage Bankers Association, National Apartment Association, National Council of State Housing Agencies, National Multifamily Housing Council, NeighborWorks America, Stewards of Affordable Housing for the Future, the Urban Land Institute, and WegoWise by Measurabl. Bright Power has been engaged to manage and administer the survey.
In 2011, Fannie Mae identified multifamily properties as a property class that did not have a federally supported national survey of utility consumption, costs, and building characteristics. Seeing this gap, Fannie Mae assembled a team of industry partners to survey multifamily property owners about their property characteristics and energy and water consumption and costs. What you are doing online used to be called a “mashup” -- a combination of two copyrighted properties for humorous or satirical purposes.
Probably the best known video “mashup” is Adult Swim’s “Robot Chicken” (www. imdb.com/title/tt0437745/), a stop-motion animated comedy sketch series where toys and action figures are used to put fictional characters in real-world situations (for example, an Imperial Stormtrooper from “Star Wars” bringing his bored tween daughter into battle on “Take Your Daughter to Work Day”). It sounds like you
are doing something similar, except you are putting characters from one copyrighted series into another, radically different copyrighted series, with twice the risk of getting somebody really angry.
The copyright laws have long protected a copyright owner’s right not only to the works she creates, but also “derivative works.” So, the author of a Broadway play that’s made into a movie can claim copyright on the screenplay. If someone creates a work based on characters or situations taken from someone else’s work without permission, that’s copyright infringement.
But ... the copyright laws have also long protected an author’s right to create a “parody” of a popular book, movie or other creative work, on the grounds that parodies are “fair use” of the original copyrighted material. In probably the best-known case, an author took the story from Margaret Mitchell’s “Gone With the Wind” and retold it from the point of view of an African American slave on the Tara plantation. The author even went as far as to call her novel “The Wind Done Gone.”
Margaret Mitchell’s estate sued the publisher of “The Wind Done Gone” claiming it was a derivative work of “GWTW.” A federal court disagreed, saying that even though the novel featured characters and events from the original “GWTW” story, the fact that the work was originally written (the author didn’t use any actual text or dialogue from “GWTW”) and told from a different perspective made it a non-infringing parody of “GWTW” (http://
Houghton_Mifflin_Co.).
On the other hand, a Swedish author who published a book entitled “60 Years Later: Coming Through the Rye,” featuring a 76-year-old Holden Caufield from J.D. Salinger’s “Catcher in the Rye,” found his book banned in the U.S. because his character wasn’t all that much different than the original Holden (Salinger v. Colting, summarized at https://www.loeb. com/en/insights/publications/2010/05/ salinger-v-colting).
Generally, a work will not be considered “derivative” of another work if it is “transformative” -- changing the original work to the point where it becomes copyrightable on its own. The U.S. Supreme Court uses a vaguely worded four-part test to determine whether a work is “transformative” (http://en.wikipedia.org/ wiki/Campbell_v._Acuff-Rose_Music,_Inc.), but in practice the courts consider:
--whether any dialogue, text or specific content of the “derivative work” is copied verbatim from the original;
--whether the work uses original characters, or shows a new or different dimension of familiar characters not contained in the original work;
--whether it has “social value” independent of the original work;
--whether the work uses characters the original author has trademarked (don’t even THINK about using Mickey Mouse!);
--whether the original work is still under copyright or is in the “public domain”;
--whether the work injures the reputation or marketability of the original work, or enhances it; and
--whether the work is one the author of the original work might actually create if given time (a “next generation” work featuring characters who appear only as children in the original work, a “lexicon” of a fantasy language such as Klingon, or a “tourist’s guide” to a mythical realm in the original work, are likely to be considered derivative works and not parodies).
The good news is that your “mashup” videos stand a good chance of being considered “parodies”. The bad news is that your theater troupe doesn’t have the resources to defend your position in court against major motion picture and TV producers. Successful parodists like “Robot Chicken” or music’s “Weird Al” Yankovic take great pains to get permission from copyright owners before producing their parodies. You will need to do the same going forward. For now, take the videos down.

Who’s that peeking around the corner? Who’s that peeping over the cubicle wall? It could be nobody. You could be paranoid. Or it could be someone really dangerous. It could be your boss.
Working for a boss who doesn’t trust you is a serious impediment to career success. It’s bad when it happens in an office situation, where a sneaky-peepy-creepy manager can stalk you from conference room to lunch room, looking for proof that you’re out to get their job.
For remote workers, it’s even worse. Remember when you were a kid and you worried about a monster in your closet? Well, you were 100% right, only now the monster is your manager, hiding themselves among your coat hangers to make sure you’re not being disloyal.
One haunted worker bee, suffering from trust issues, recently wrote to Amy Gallo, the “Getting Along” advice columnist of the Harvard Business Review.
“I’ve been facing some challenges with my direct supervisor,” the writer explained. “She thinks I’m out to get her or gunning for her position.”
This is a big problem when you really don’t want your boss’ job. It’s an even bigger problem when you do. Either way, you definitely need to make your manager believe you are not a threat.
Is it possible to build trust in the workplace? Here are Amy Gallo’s three suggestions, and just in case you don’t trust her, I’ve added a few totally trustworthy strategies of my own.
No. 1: Look for small ways to signal you are not a threat.
When bosses start acting weird and suspicious, the cause is not your behavior; it’s their insecurity. They feel threatened, even though “they have more power and authority than you.”
This puts you in a difficult situation. The better your work, the more of a threat you become. Fortunately, there is a simple solution: Stop working so hard. Start making mistakes. By committing to being terrible at your job, you not only will have less to do and more time to play, but you also won’t threaten your insecure boss.
Most important, don’t forget to use each blunder as an opportunity to ask your boss for guidance.
“Sorry, boss,” you might say. “I screwed up again. I really need your help.”
The concern here is that your manager may actually try to help you, in which case you’ll have to find opportunities to make bigger and even bigger mistakes. It shouldn’t be difficult. Just follow your manager’s instructions to the letter and you can be assured that everything will turn out wrong. No. 2: Build trust by emphasizing how you’re both aligned.
It’s important to make your boss feel that both of you are on the same side. You can do this by making sure you understand their priorities and making sure they understand that your priorities are the same as their

An alarming 55% of Americans said they’d lose everything if there was a recession.
By the traditional definition, the U.S. is not in a recession, but stubborn inflation, high interest rates, and the failure of two U.S. banks have Americans worried the economy could crest the tipping point downward at any moment.
In fact, 75% of Americans worry there will be a recession in 2023, while 69% think one is already here, according to a new survey from Real Estate Witch.
Americans have little hope for an economic turnaround in 2023, with 80% saying they don’t expect the economy to improve. About half expect it to get worse.
The grim outlook seems likely due to increased prices for everyday goods like groceries and gasoline. Costs are so high 70% of Americans fear price hikes could cause them to sink into debt.
With Americans feeling financial pressure from inflation, reaching their other financial goals, such as buying a home, can be challenging.
It’s impossible to predict if grocery
prices will drop or if companies will lay off workers, but Americans can take other aspects of their financial future into their own hands. By setting goals and starting new habits, there are several ways consumers can prepare for a recession and alleviate financial stress.
If a recession is coming, it is imperative to prepare now financially.
“Start by setting a realistic savings goal,” said Gabriel Lalonde, a certified financial planner and president of MDL Financial Group.
“Consider setting up a direct deposit from your paycheck to a savings account or an automatic transfer from your checking to your savings account.”
Saving even a small amount each month in an emergency fund can alleviate Americans’ stress if they lose a source of income.
Layoffs are always a possibility, especially during a recession. About 44% of Americans said someone in their household had been laid off in the past year, and more than half are worried about their job security, according to Real Estate Witch.
If they lose their jobs, Americans may struggle to pay for living expenses
while also repaying their debt. Americans of all generations struggle with debt, but it’s a particular problem for millennials, who owe more than $100,000 on average.
“High debt levels can be a significant source of financial stress, especially during tough economic times when income and job security may be at risk,” Lalonde said.
Reducing debt now will alleviate financial stress and make life easier in case of job loss. If money is tight and there’s not enough to allocate toward debt repayment, consider working a side hustle to earn extra money.
Americans concerned about company layoffs can take online courses or attend workshops to level up their skills and differentiate themselves in the marketplace, said Kamyar Shah, a business consultant with experience in operations management, marketing, and public relations.
Workers who adapt and learn new skills prove they can contribute to the company’s success. It’s important that their bosses are aware of the new skills they’ve learned or projects they’ve completed. It may protect them from a potential layoff.
Although there’s no guarantee that learning new skills will save employees from being laid off, working hard and completing quality work can help employees secure a recommendation or referral should they need one when looking for a job in the future.
Ninety percent of Americans said they’re preparing for a recession, but not preparing wisely could lead to costly financial mistakes.
First, consumers should avoid taking on more debt, says Alexander Tsala, the co-founder of Vermile, a startup that helps streamline small- to mid-size businesses.
“It can become more difficult to make payments if you lose your job or experience a pay cut,” Tsala explains. “Avoid taking out loans or financing large purchases during this time.”
When it comes to investing, consumers should avoid high-risk stocks that can lead to significant losses during a recession. Instead, Tsala recommends people stick to lowrisk investments, such as bonds or index funds.
