ATTOM, has released its first-quarter 2023 U.S. Home Equity & Underwater Report, which shows that 47.2 percent of mortgaged residential properties in the United States were considered equity-rich in the first quarter, meaning that the combined estimated amount of loan balances secured by those properties was no more than 50 percent of their estimated market values.

The portion of mortgaged homes that was equity-rich in the first quarter of 2023 decreased slightly from 48 percent in the fourth quarter of 2022. While that remained close to twice the level of just three years ago, the drop-off in the first three months of 2023 marked the second straight quarterly decline following 10 consecutive gains. The report found that the portion of equity-rich mortgage-payers went down from the fourth quarter of 2022 to the first quarter of 2023 in 32 states around the U.S.

The equity downturn, small as it was, stood as the latest indicator of how a decline in home prices across much of the country has started to affect homeowners following a decade-long market boom. It comes as homeseller profits have slid to their lowest point in two years.

Despite the emerging trend in equity-rich mortgages, the report also shows that just 3 percent of mortgaged homes, or one in 33, were considered seriously underwater in the first quarter of 2023. That meant that they had a combined estimated balance of loans secured by the property of at least 25 percent more than the property’s estimated market value. The latest seriously underwater figure was virtually unchanged from 2.9 percent in the prior quarter, and was still down from

3.2 percent in the first quarter of 2022.

“Homeowners across the U.S. continue to sit in a far better position than they were just a few years ago, with historically elevated levels of wealth built up in their properties. However, the recent downturn in the housing market is chipping away at the bounty they reaped from a decade of price surges,” said Rob Barber, chief executive officer for ATTOM. “Home equity has fallen modestly amid a larger slump in profits homeowners are getting when they sell. It’s still too early to call this a long-term trend, and there are reasons to hope for a market turnaround this year. For now, though, various measures suggest that the best of the boom may be behind us.”

Largest declines in equity-rich share of mortgages spread across West

The portion of equity-rich mortgages continued to decrease in a majority of states around the U.S. from the fourth of 2022 to the first quarter of 2023, commonly by less than two percentage points. The biggest drops again came in the West, which followed a pattern that began late last year. The firstquarter declines were led by Arizona (portion of mortgages homes considered equity-rich decreased from 59.9 percent in the fourth quarter of 2022 to 56.4 percent in the first quarter of 2023), Nevada (down from 52.3 percent to 49 percent), Idaho (down from 61.6 percent to 58.5 percent), Utah (down from 60.3 percent to 58.1 percent) and Washington (down from 58.5 percent to 56.5 percent).

At the other end of the spectrum, the

South had four of the five states where the equity-rich share of mortgaged homes increased the most from the fourth quarter of last year to the first quarter of this year. The largest increases were in New Mexico (up from 45.6 percent to 48.9 percent), Kentucky (up from 37.2 percent to 40.2 percent), Mississippi (up from 33.2 percent to 35 percent), Oklahoma (up from 35.2 percent to 36.4 percent) and South Carolina (up from 48.9 percent to 49.7 percent).

Largest increases in seriously underwater mortgages concentrated in Northeast

The portion of mortgaged homes considered seriously underwater remained largely unchanged – and historically low – during the first quarter of 2023 in most of the nation, with the biggest increases clustered in the Northeast. States leading those increases included South Dakota (share of mortgaged homes that were seriously underwater up from 4.3 percent in the fourth quarter of 2022 to 4.8 percent in the first quarter of 2023), Pennsylvania (up from 4.4 percent to 4.7 percent), Maine (up from 2.2 percent to 2.5 percent), Vermont (up from 0.9 percent to 1.1 percent) and Idaho (up from 2.2 percent to 2.4 percent).

States where the percentage of seriously underwater homes decreased the most from the fourth quarter of 2022 to the first quarter of this year were led by Mississippi (down from 6.8 percent to 5.6 percent), Missouri (down from 7.1 percent to 6.4 percent), Kansas (down from 4.3 percent to 3.7 percent), Louisiana (down from 10.6

Renter rewards program

unveils how finances, amenities, WFH and pets impact first-time renting decisions

Piñata, the largest rewards and credit building membership program for renters, released the results of a survey of first-time renters revealing how finances, amenities, working from home and pets are leading factors behind rental choices. The findings show that income, credit score and the current economic climate weigh heavily on renters’ decisionsbut most surprisingly, despite fears and challenges, first-time renters are unwavering when it comes to accommodating pets, living alone and highticket amenities.

“First-time renters are entering the rental market at a turbulent time. The past year has seen record high rent prices, record low vacancies and wild shifts in the market,” said Lily Liu, CEO of Piñata. “The survey shows that many first-time renters are uneasy about their finances and how it impacts their ability to get a rental or continue to rent. At the same time, even first-time renters have high expectations when it comes to a home that

meets their lifestyle choices such as working from home and owning pets, and property managers and landlords need to acknowledge these needs.”

One-Third of Income Reserved for Rent is a Dated Standard

Median US rent was $2,305 at the end of 2022, nearly 5% higher than the previous year, so it’s no surprise that more than half of renters were concerned about their ability to rent due to their income.

• Most first-renters (63%) say they budget 30% or less of their income for rent – an amount that’s quickly becoming unsustainable.

• Despite financial concerns, close to half (47%) said they do not live with a roommate or significant other.

• Of the 92% of renters that say they are worried the current economy will impact their ability to continue to rent, more than a third (38%) say they are “very” worried.

• When it comes to budgeting for their first rental, 68% factored security deposits into their budget, but less than half factored any other costs including

rental insurance, pet fees, moving costs or amenities.

Good Credit is a Key Indicator of Getting the First Apartment

Despite being first-time renters with potentially little experience with financial independence, almost two thirds (62%) believe they have good credit; whereas 25% say that they have low or no credit, but they are aware of this and taking steps to improve their status. This spread also indicates the potential challenges for those with more limited credit to secure a place to rent or buy.

• 88% of respondents report rent payments to credit bureaus, with 50% saying their landlord does it for them.

• That said, the notion that only 38% of renters are actively reporting rent payments on their own indicates the opportunity for more to use services like Piñata to better position themselves for financial success in the future.

• Of first-time renters that earn less than $50,000, only 36% say they have good credit and 64% either have bad credit or are not aware of what their credit score is at all.

• Of those respondents, 24% were concerned about their ability to secure an apartment due to their credit, showing how the rent spikes may be disproportionately impacting certain demographics of new renters.

• What’s more, 23% of firsttime renters typically pay their rent with a credit

card.

Locations, Costs and Pets, Oh My!

While finances majorly impact renting decisions, it’s location that renters care about the most with 69% saying that it is their primary consideration followed by cost (62%). However, for renters earning less than $50,000, cost was cited as the most important factor.

• 80% of respondents said they would not even consider renting a place that did not allow pets, including 9% that did not currently have pets.

• Pet amenities, such as a dog park or dog washing station, are very important with 34% percent saying they are non-negotiable.

• Amenities came in fourth as a consideration, but renters are clear on what they want with 54% saying central heat and air-conditioning and 39% saying in-unit washer and dryers are non-negotiable.

• Pools are old news – once popular shared property amenities like gyms and pools were listed among the least important amenities for first time renters, with 40% and 44% respectively saying they did not care about those features. What’s more, 55+ renters cited the dishwasher as the least important amenity.

• For renters who regularly work at home, noise was the top consideration, with 38% saying they factored this in, and 31% focused on the availability of highspeed internet.

April data drop shows rental home prices edging up again

First, the bad news: After enjoying an all-too-brief lull in rising rents, singlefamily home rental (SFR) prices are once again trending upward. But according to Dwellsy CEO and cofounder Jonas Bordo, there’s a little bit of good news (okay, mitigating news) to go along with it: Rent levels generally follow seasonal cycles—and data nerds like Bordo expect them to rise along with the temperatures.

“From March to April 2023, asking rent for three-bedroom SFRs rose 2.2 percent, or $40,” says Bordo, coauthor along with Hannah Hildebolt of Everything You Need to Know About Renting But Didn’t Know to Ask: All the Insider Dirt to Help You Get the Best Deal and Avoid Disaster (Matt Holt, August 2023, ISBN: 978-1-6377439-28, $21.95). “The question is: Is this the first sign of a typical April-through-October rent increase…or a one-off variation from the moderation we’ve seen in recent months?”

Obviously, renters would (enthusiastically!) vote for the latter option. But Bordo points out that a return to normal patterns wouldn’t be a bad thing— especially for SFR dwellers. Since January 2021, prices for three-bedroom SFRs have increased by an eye-popping 23.6 percent— and during that time, some of the sharpest surges have occurred in months when we’d typically expect prices to decrease.

West region continues to benefit from highest levels of equity-rich homeowners

Despite seeing some of the largest decreases in equity-rich percentages, the West still had highest levels of such properties around the U.S. in the first quarter of 2023, with seven of the top 10 states. Those with the highest portions were Vermont (75.9 percent of mortgaged homes were equityrich), Florida (61 percent), California (59.7 percent), Idaho (58.5 percent) and Montana (58.4 percent).

Nine of the 10 states with the lowest percentages of equity-rich properties in the first quarter of 2023 were in the Midwest and South. The smallest portions were in Louisiana (24.1 percent of mortgaged homes were equity-rich), Illinois (26.4 percent), Alaska (27.4 percent), West Virginia (29.9 percent) and North Dakota (30.9 percent).

Among 107 metropolitan statistical areas around the nation with a population of at least 500,000, the West and South continued to dominate the list of places with the highest portion of mortgaged properties that were equity-rich. All but one of the top 25 were in those regions during the first quarter of 2023, led by San Jose, CA (71.6 percent equity-rich); Sarasota-Bradenton, FL (68.1 percent); Los Angeles, CA (65.4 percent); Miami, FL (65.3 percent) and San Diego, CA (64.8 percent). The leader in the Northeast region again was Portland, ME (59.7 percent) while the top metro in the Midwest continued to be Grand Rapids, MI (49.9 percent).

The 10 metro areas with the lowest percentages of equity-rich properties in the first quarter of 2023 were in the Midwest and South. The smallest levels were in Baton Rouge, LA (21.1 percent of mortgage homes were equity-rich); Jackson, MS (27.5 percent); Chicago, IL (28.2 percent); Virginia Beach, VA (28.5 percent) and Little Rock, AR

“By returning to a normal seasonal rent cycle, I think we’d see fewer steep spikes in rent, and price increases would come at predictable times,” he explains. “I’m cautiously optimistic that we’re heading in this direction as we move farther away from the unpredictable price fluctuations we saw during the pandemic. It’s encouraging that year-over-year rent for three-bedroom SFRs rose ‘just’ 6.1 percent, which is more or less in line with inflation.”

That said, rent growth in some markets has outpaced the national average. And in other places, asking rent for SFRs is just plain expensive no matter what the economy is doing.

Bordo believes that providing accurate and timely rental data is a crucial service for renters, landlords, cities, and organizations connected to the rental industry. To that end, Dwellsy regularly mines its 13+ million residential rental listings for statistics and data. Because the rental platform allows landlords to post listings free of charge, it has a pool of data that’s more diverse— and more representative of the true rental landscape—than that of pay-to-play listing services. Each month, Dwellsy breaks down this data regionally across 250 U.S. markets.

The portion of mortgaged homes considered equity rich went down from the fourth quarter of 2022 to the first quarter of 2023 in 82 of the 107 metro areas with sufficient data (77 percent) and was down during the most recent two quarters in 64 percent. However, the portion remained up annually in 78 percent of those markets.

Top equity-rich counties in Northeast and West

Among 1,630 counties that had at least 2,500 homes with mortgages in the first quarter of 2023, 20 of the top 25 equity-rich locations were in the Northeast and West regions.

Counties with the highest share of equityrich properties were Chittenden County (Burlington), VT (86.6 percent equity-rich); Dukes County (Martha’s Vineyard), MA (83.1 percent); Nantucket County, MA (79.1 percent); Addison County (Middlebury), VT (77.3 percent) and San Miguel County (Telluride), CO (77.1 percent).

Counties with populations of at least 500,000 and the highest equity-rich rates included San Mateo County, CA (outside San Francisco) (73.8 percent equity-rich); Santa Clara County (San Jose), CA (72.5 percent); Pinellas County (Clearwater), FL (70.5 percent); Orange County, CA (outside Los Angeles (68.6 percent) and Palm Beach County (West Palm Beach), FL (68.3 percent).

Counties with the smallest share of equity-rich homes in the first quarter of 2023 were Vernon Parish, LA (northwest of Lafayette) (10.5 percent equity-rich); Greenup County, KY (east of Lexington) (11.8 percent); Iberville Parish, LA (outside Baton Rouge) (12.4 percent); Beauregard Parish, LA (east of Lafayette) (12.5 percent) and Geary County (Junction City), KS (14 percent equity-rich).

Prospectors once flocked to California in hopes of finding gold and striking it rich. These days, you’ll need a considerable amount of cash just to live there in there first place, especially if you’re hoping to rent a home. Five of the ten cities on this list— including the top four—are in the Golden State.

“The Los Angeles area tops the list with a median asking rent of $4,200 a month, which is up 6.3 percent from April 2022,” says Bordo. “While four of the cities on this list are at least $1,000 less expensive than that, all of them are still pricey.”

If you thought you’d dodge California’s high home rental prices by living in a smaller city, Bordo must regretfully burst your bubble. Six of the ten small markets on this list are located there.

“As a California resident myself, I’m a fan of the state overall—but there’s no denying that SFR rents here will take a big chunk

Among 8,743 U.S. zip codes that had at least 2,000 residential properties with mortgages in the first quarter of 2023, there were 3,720 (43 percent) where at least half the mortgaged properties were equity-rich.

The top 50 were all in California, Florida, Massachusetts, New York and Texas, with four of the top 10 in Collier County (Naples), FL. The top 50 zip codes were led by 02539 in Edgartown, MA (86.9 percent of mortgaged properties were equity-rich); 34102 in Naples, FL (86.3 percent); 11963 in Sag Harbor, NY (85.1 percent); 33477 in Jupiter, FL (84.8 percent) and 34108 in Naples, FL (84.8 percent).

Midwest and South continue to have largest shares of seriously underwater mortgages

The Midwest and South again had the top 10 states with the highest shares of mortgages that were seriously underwater. The top five in the first quarter of 2023 were Louisiana (10.4 percent seriously underwater), Missouri (6.4 percent), Illinois (6.4 percent), Iowa (6.3 percent) and Kentucky (6.1 percent).

The smallest shares were in Vermont (1.1 percent seriously underwater), Rhode Island (1.1 percent), Florida (1.2 percent), New Hampshire (1.3 percent) and California (1.4 percent).

Among 107 metropolitan statistical areas with a population greater than 500,000, those with the largest shares of mortgages that were seriously underwater in the first quarter of 2023 were Baton Rouge, LA (10.6 percent); New Orleans, LA (8 percent);

Still, their rent growth numbers are lower than we’ve seen in a while, suggesting that this market is cooling while absorbing past rent increases.”

“As we move into the summer months, I’m curious to see if SFR rent continues to rise by a moderate amount,” concludes Bordo. “Remember, if that’s the case, it reflects a normal and expected seasonal trend.” Staff report

While most seriously underwater rates around the country changed by less than one percentage point from the fourth quarter of last year to the first quarter of this year, the portion increased in 79, or 74 percent, of the metro areas around the U.S. with enough data to analyze.

More than 25 percent of residential mortgages seriously underwater in just 20 zip codes

Among 8,743 U.S. zip codes that had at least 2,000 homes with mortgages in the first quarter of 2023, there were only 20 zip codes where more than 25 percent of mortgaged properties were seriously underwater.

The top five zip codes with the largest shares of seriously underwater properties in the first quarter of 2023 were 65203 in Columbia, MO (68 percent of mortgaged homes were seriously underwater); 65202 in Columbia, MO (53.9 percent); 65201 in Columbia, MO (52.2 percent); 10570 in Pleasantville, NY (44.6 percent) and 10520 in Croton-on-Hudson, NY (42.6 percent).

Most homeowners facing foreclosure have at least some equity

Only about 238,000 homeowners were facing possible foreclosure in the first quarter of 2023, or just four-tenths of one percent of the 58.2 million outstanding mortgages in the U.S. Of those facing foreclosure, about 219,000, or 92 percent, had at least some equity built up in their homes.

States where the largest portion of homeowners facing possible foreclosure had equity in their properties in the first quarter of 2023 included Utah (98 percent with equity), Nevada (96 percent), Texas (95 percent), Florida (95 percent) and North Carolina (95 percent). States with the lowest percentages included Louisiana (82 percent with equity), Maryland (87 percent), Iowa (87 percent), Virginia (88 percent) and Ohio (88 percent).

The Center for Digital Equity (CDE) at Queens University of Charlotte announces hiring five new team members explicitly working within the CDE’s Digital Navigator Program. This is made possible by multiple funding sources, including the Mayors Racial Equity Initiative and service contracts. The new hires will help to further CDE’s ongoing mission to make Mecklenburg County the most digitally equitable community in America.

The Center for Digital Equity welcomes the following staff members:

• Denya Isabelle-Davis, Digital Navigator. Originally from Baltimore, MD, Isabelle-Davis moved to Charlotte four years ago. Since transitioning to the Charlotte market, she has consistently volunteered with several nonprofit organizations. Isabelle-Davis’ core values include honesty, altruism, and compassion, and she uses that in all her work. Isabelle-Davis graduated from North Carolina Wesleyan University with a bachelor’s degree in psychology and a master’s degree in Public Health from Southern New Hampshire University.

• Naimah Martin, Digital Navigator. Martin has a background in working with children and families and conducting data analysis. In addition, Martin is passionate about providing access and equity to underserved populations. Currently pursuing a master’s in social work at Walden University, Martin is a member of the Phi Alpha Social Work Honor Society and the National Society of Leadership and Success Honor Society. Her dedication to her field is evident in her volunteer work in the community and her commitment

• Armah Shiancoe, Digital Health Workshop Facilitator. Shiancoe has been active in education in many roles, including research assistant, program development and coordination, recruiter, student development, presenter, trainer, and high school educator. Shiancoe prides himself on empowering leaders of tomorrow so that they can tell their story of what’s possible to future generations. Shiancoe is also a leadership team member with a local startup that connects local businesses with college and high school students to fill employment gaps. Shiancoe obtained his bachelor’s and master’s degrees from Queens University of Charlotte.

• James Sumter, Digital Navigator. Sumter is a certified peer support specialist on a mission to help individuals in his community address their mental health. Through his service, he has seen first-hand how the lack of access can affect individuals and communities, especially in low-income areas.

• Tiffany White, Digital Navigator. White is a native Charlottean with more than 20 years of Customer Service experience and employs her skills and knowledge to uplift the community she grew up in. White has been a Digital Navigator with the Center for Digital Equity since 2021 but has recently transitioned to working with the Center full-time. White was invited to introduce V.P. Kamala Harris on her first trip to Charlotte in 2022 when she visited to discuss the administration’s investments in affordable, highspeed internet.

The Digital Navigator Program gives residents living in Mecklenburg County a central location to sign up for affordable home broadband internet service via the Affordable Connectivity Program (ACP), purchase affordable technology, get help with basic device and connectivity issues, and learn new digital skills. Charlotte residents all over Mecklenburg County can call 311 to access the free digital navigator hotline, where they will be paired with a digital navigator who will connect the caller with available digital inclusion resources.

TD Charitable Foundation awards $7 million to 37 non-profits helping preserve affordable rental housing

TD Charitable Foundation, the charitable giving arm of TD Bank has awarded a total of $7 million to 37 non-profits across the bank’s footprint through the 17th annual Housing for Everyone grant program. Grants

ranging from $150,000 to $250,000 will support organizations that work to deliver rental assistance, rehabilitate affordable rental housing properties, and build organizational capacity to address resident sustainability for the long-term.

As individuals and families across the country struggle with inflation and an exponential rise in rental costs, affordable housing providers face increased hardship given the growing demand for affordable rental units and emergency rental assistance.

“The affordable housing crisis continues to burden the most vulnerable members of our communities and the organizations committed to supporting them,” said Paige Carlson-Heim, Director of the TD Charitable Foundation. “At TD, we’re committed to doing our part to help create a more sustainable and inclusive future for everyone, and that includes providing access to safe, affordable homes. ENNICO: To the baby boomers: Something Wicked This Way Comes

Being cooped up in a New England house this time of year isn’t fun. It’s all rain, mud and washed-out blossoms covering the streets and driveways. To live up here one must have a rich interior life. If you don’t have a Netflix subscription, books become really important in maintaining a positive state of mind.

Each year I try to have a theme to my reading. Last year it was “murder mysteries set in ancient Rome” (Lindsey Davis, Steven Saylor). This year it was classic science fiction (Ray Bradbury, Harlan Ellison, Frank Herbert, Isaac Asimov, Philip K. Dick).

If you think this stuff is only for people with Y chromosomes who can’t get dates on the weekend, prepare to be enlightened. The best science fiction is not about technology, but human nature, and what happens to human nature when you take it out of its natural environment and stick it on a spaceship in a faraway nebula.

Ray Bradbury (1920-2012) was one of the best, and one of his best books, published in 1962, was “Something Wicked This Way Comes.”

The plot is fairly simple. A creepy carnival comes to a small Midwestern town and people -- lonely, depressed, middleaged people -- start disappearing while the sideshow coincidentally adds to its collection of sideshow “freaks” (yes, I know, you can’t get away with that anymore in politically correct America, but never mind).

A young boy and his best friend discover what’s going on and spend the rest of the book chasing, or being chased by, the evil demons who run the carnival.

Interestingly, the two boys are not the heroes of the book. The key role in the story is played by the father of one of the boys -- a lonely, depressed and discontented 54-year-old library janitor/failed journalist who spends all his time worrying about death and the inevitable decline of old age (remember that a half-century ago, when most people died in their 60s and 70s, you were pretty much circling the drain at 50).

Realizing what the boys have discovered and understanding that fear and depression are exactly what the carnival demons use to exploit their victims, the father has an epiphany and learns to embrace the comic, meaningless, existential absurdity of life with joy, laughter and love, the expression of which ultimately destroys the carnival and its Hellish minions.

It’s a beautiful, poetic book, one that should be read by all of us Baby Boom geezers as we face the coming decades. Something wicked is indeed coming, and our generation is woefully unprepared for it. As one of my late aunts put it many years ago, “your generation is going to make

Why They Rent

While three to five years was the sweet spot of how long renters predicted they would rent, 19% said they plan on renting longer than five years or simply long-term with no set plans to buy. Renters that earn over $150,000 are highly considering a switch to buying, with 49% saying they were planning to buy within the next year or two, or as soon as possible.

• The primary motivator (30%) for those renting right now is that it’s a

As I approach my 70th birthday, I find myself surrounded by peers who, in one way or another, are resisting the aging process. Some color their hair, some don’t color their hair but wear it in the same style they did back in the 1970s (if you are a female wearing your silver-gray hair down to your waist, all you need to complete the ensemble is a broom and a black cat), some work out six days a week, some have divorced and married spouses half their age, some dress and talk like their kids or grandkids.

I don’t know if I should view these people as heroes or fools. Probably they’re a little bit of both, but I sense a large part of what they’re doing derives from the fear of growing old and dying, nostalgia for their wasted youth or desperation about appearing to be behind the times in this ever accelerating, digitizing, rules-ignoring, custom-and-tradition-be-damned world that spits out those who don’t keep up to

better fit with their current financial goals.

• For renters of all ages, from Gen Z to Boomers, the flexibility to move around and explore new places was also among the top motivators (24%).

• In a generation of remote work and high expectations for workplace perks, the flexibility to move easily was chosen as the top favorite reason to rent by 27% of renters.

• Meanwhile, for those earning $50,000 or less, the primary motivator is that they don’t have enough saved up to

the minute like so much phlegm.

So how should our generation face the future?

By accepting that there really is no meaning to life as such (a little exposure to Zen Buddhism is extremely helpful here; read some books by D.T. Suzuki or Alan Watts).

By realizing that there is no past or future, just an endless present that should be lived to the fullest (the best teacher lives in your house if you own a dog or cat).

By accepting that there are no such things as fear, sadness or worry: these exist only in your head and take your attention away from whatever is right in front of you.

By living one day at a time.

By putting your all into whatever needs to be done right now, to the point where you lose track of time altogether.

By loving, laughing and enjoying each day you are here.

By not caring what other people think (to

purchase a home (26%).

First-time renters are demanding more from their renting experience whether it’s using this period as a financial stepping stone to build credit, saving to purchase a home, or a more permanent lifestyle choice that accommodates other goals such as flexibility and moving easily. This indicates a potentially bigger shift in mindset around renting and a need to make renting more rewarding and equitable for both short and long term renters.

GOLDMAN: Thank you for waiting. Artificial Intelligence will take your job now.

A “monster of disruption.”

That’s what people are calling artificial intelligence (“AI” to its friends). (And it doesn’t have many friends.)

Artificial intelligence refers to the ability of computers to think like people. Considering what many people are thinking these days, it might better be called artificial stupidity, but, either way, AI could change the way you work. It could also determine whether you work or not.

In a recent article in The Washington Post, Yan Wu and Sergio Pecanha point out that artificial intelligence is not the first time that new technology has brought changes to how we work, or whether we work at all.

“From lamplighters to switchboard operators to video store clerks, professions have come and gone,” Wu and Pecanha write. “We’ve adjusted.”

Of course, some of us have adjusted better than others. Speaking for myself, I am still quite optimistic that my lamplighting business will bounce back, big time. Electric light bulbs? That’s a fad that will never catch on.

Though recent gains in AI are impressive, the question still remains: Will the new computer-generated capabilities enhance the work of humans or replace humans altogether?

The answer is “it depends.”

If your job demands heavy lifting, you are probably safe. If your job demands heavy thinking, you are probably doomed.

The WaPo article rates the likely mortality of a variety of jobs currently being done by humans. Turns out “public relations specialist” is one of the most seriously threatened, while one of the least affected jobs is “dancer.”

The outlook for a dancing public relations specialist is not revealed, but if your job requires thinking and judgement, better get yourself to Arthur Murray’s, stat.

How can you protect your job when digital competition comes knocking? Why ask a chatbot when you can ask me?

No. 1: Let your freak flag fly

If there ever was a time to be a big personality at work, this is it. Announce that you are commencing a “deep dive” into company data by arriving at the office wearing scuba gear. Starting a meeting?

Activate your inner Swifty by jumping on the conference room table and serenading the team with a rousing rendition of “You’ll Never Find Another Like Me.” The more obnoxious you can be, the better. And, for the record, I have great faith in your ability to be obnoxious.

As awful as it is to spend time with your manager, an hour of suffering could save your job. No chatbot will listen to their moans and groans, or offer sympathy for the problems with their new Maserati or the price increases on Beluga.

Also important to consider: No chatbot ever picked up a check.

No. 3: Come up with crazy new ideas

Artificial intelligence systems work by predicting the next most likely word in a sentence. For example, I can type “the biggest problem in the world today is...” into

By collecting, selecting and synthesizing mountains of published data, AI systems are good at providing rational answers. When it comes to crazy, they stink.

Fortunately, you’re good at crazy, so don’t be afraid to present all the meshuga ideas that you would normally keep to yourself. These could be serious business ideas, like saving money on air-conditioning costs this summer by moving headquarters to the Artic Circle, or ideas for enhancing the company’s reputation for honesty by having call center reps admit that customers’ calls are really not important to them (but they do enjoy seeing how long they can keep someone waiting before disconnecting the call).

(THE CONVERSATION) Artificial

Intelligence-powered tools, such as ChatGPT, have the potential to revolutionize the efficiency, effectiveness and speed of the work humans do.

And this is true in financial markets as much as in sectors like health care, manufacturing and pretty much every other aspect of our lives.

I’ve been researching financial markets and algorithmic trading for 14 years. While AI offers lots of benefits, the growing use of these technologies in financial markets also points to potential perils. A look at Wall Street’s past efforts to speed up trading by embracing computers and AI offers important lessons on the implications of using them for decision-making.

Program trading fuels Black Monday

In the early 1980s, fueled by advancements in technology and financial innovations such as derivatives, institutional investors began using computer programs to execute trades based on predefined rules and algorithms. This helped them complete large trades quickly and efficiently.

Back then, these algorithms were relatively simple and were primarily used for so-called index arbitrage, which involves trying to profit from discrepancies between the price of a stock index – like the S&P 500 – and that of the stocks it’s composed of.

As technology advanced and more data became available, this kind of program trading became increasingly sophisticated, with algorithms able to analyze complex market data and execute trades based on a wide range of factors. These program traders continued to grow in number on the largey unregulated trading freeways –on which over a trillion dollars worth of assets change hands every day –causing market volatility to increase dramatically.

Eventually this resulted in the massive stock market crash in 1987 known as Black Monday. The Dow Jones Industrial Average suffered what was at the time the biggest percentage drop in its history, and the pain spread throughout the globe.

In response, regulatory authorities implemented a number of measures to restrict the use of program trading, including circuit breakers that halt trading when there are significant market swings and other limits. But despite these measures, program trading continued to grow in popularity in the years following the crash.

HFT: Program trading on steroids

Fast forward 15 years, to 2002, when the New York Stock Exchange introduced a fully automated trading system. As a result, program traders gave way to more sophisticated automations with much more advanced technology: Highfrequency trading.

HFT uses computer programs to analyze market data and execute trades at extremely high speeds. Unlike program traders that bought and sold baskets of securities over time to take

advantage of an arbitrage opportunity – a difference in price of similar securities that can be exploited for profit – high-frequency traders use powerful computers and high-speed networks to analyze market data and execute trades at lightning-fast speeds. Highfrequency traders can conduct trades in approximately one 64-millionth of a second, compared with the several seconds it took traders in the 1980s.

These trades are typically very short term in nature and may involve buying and selling the same security multiple times in a matter of nanoseconds. AI algorithms analyze large amounts of data in real time and identify patterns and trends that are not immediately apparent to human traders. This helps traders make better decisions and execute trades at a faster pace than would be possible manually.

Another important application of AI in HFT is natural language processing, which involves analyzing and interpreting human language data such as news articles and social media posts. By analyzing this data, traders can gain valuable insights into market sentiment and adjust their trading strategies accordingly.

Benefits of AI trading

These AI-based, high-frequency traders operate very differently than people do.

The human brain is slow, inaccurate and forgetful. It is incapable of quick, high-precision, floating-point arithmetic needed for analyzing huge volumes of data for identifying trade signals. Computers are millions of times faster, with essentially infallible memory, perfect attention and limitless capability for analyzing large volumes of data in split milliseconds.

And, so, just like most technologies, HFT provides several benefits to stock markets.

These traders typically buy and sell assets at prices very close to the market price, which means they don’t charge investors high fees. This helps ensure that there are always buyers and sellers in the market, which in turn helps to stabilize prices and reduce the potential for sudden price swings.

High-frequency trading can also help to reduce the impact of market inefficiencies by quickly identifying and exploiting mispricing in the market. For example, HFT algorithms can detect when a particular stock is undervalued or overvalued and execute trades to take advantage of these discrepancies. By doing so, this kind of trading can help to correct market inefficiencies and ensure that assets are priced more accurately. The downsides

But speed and efficiency can also cause harm.

HFT algorithms can react so quickly to news events and other market signals that they can cause sudden spikes or drops in asset prices.

Additionally, HFT financial firms are able to use their speed and technology to gain an unfair advantage over other traders, further distorting market signals. The volatility created by these extremely sophisticated AI-powered

trading beasts led to the so-called flash crash in May 2010, when stocks plunged and then recovered in a matter of minutes – erasing and then restoring about $1 trillion in market value.

Since then, volatile markets have become the new normal. In 2016 research, two co-authors and I found that volatility – a measure of how rapidly and unpredictably prices move up and down – increased significantly after the introduction of HFT.

The speed and efficiency with which high-frequency traders analyze the data mean that even a small change in market conditions can trigger a large number of trades, leading to sudden price swings and increased volatility.

In addition, research I published with several other colleagues in 2021 shows that most high-frequency traders use similar algorithms, which increases the risk of market failure. That’s because as the number of these traders increases in the marketplace, the similarity in these algorithms can lead to similar trading decisions.

This means that all of the highfrequency traders might trade on the same side of the market if their algorithms release similar trading signals. That is, they all might try to sell in case of negative news or buy in case of positive news. If there is no one to take the other side of the trade, markets can fail.

Enter ChatGPT

That brings us to a new world of ChatGPT-powered trading algorithms and similar programs. They could take the problem of too many traders on the same side of a deal and make it even worse.

In general, humans, left to their own devices, will tend to make a diverse range of decisions. But if everyone’s deriving their decisions from a similar artificial intelligence, this can limit the diversity of opinion.

Consider an extreme, nonfinancial situation in which everyone depends on ChatGPT to decide on the best computer to buy. Consumers are already very

prone to herding behavior, in which they tend to buy the same products and models. For example, reviews on Yelp, Amazon and so on motivate consumers to pick among a few top choices.

Since decisions made by the generative AI-powered chatbot are based on past training data, there would be a similarity in the decisions suggested by the chatbot. It is highly likely that ChatGPT would suggest the same brand and model to everyone. This might take herding to a whole new level and could lead to shortages in certain products and service as well as severe price spikes.

This becomes more problematic when the AI making the decisions is informed by biased and incorrect information. AI algorithms can reinforce existing biases when systems are trained on biased, old or limited data sets. And ChatGPT and similar tools have been criticized for making factual errors.

In addition, since market crashes are relatively rare, there isn’t much data on them. Since generative AIs depend on data training to learn, their lack of knowledge about them could make them more likely to happen.

For now, at least, it seems most banks won’t be allowing their employees to take advantage of ChatGPT and similar tools. Citigroup, Bank of America, Goldman Sachs and several other lenders have already banned their use on tradingroom floors, citing privacy concerns.

But I strongly believe banks will eventually embrace generative AI, once they resolve concerns they have with it. The potential gains are too significant to pass up – and there’s a risk of being left behind by rivals.

But the risks to financial markets, the global economy and everyone are also great, so I hope they tread carefully.

If the trustee is unable to convey title to this property for any reason, the sole remedy of the purchaser is the return of the deposit.
