The spark of innovation: Koulomb charges forward with local EV infrastructure
BY SCOTT BAUGHMANElectric vehicle drivers in search of a fast charge solution in Mecklenburg County now have a few new options to juice up on the road – and they can be confident that their energy is coming from a source that is local and clean thanks to stations recently unveiled by Monroe-based energy startup Koulomb.
“We’ve built a top-of-the-line product that is better than anything else on the market,” said Co-founder Jeff Constantineau. “The wave of EV drivers is coming and Koulomb will be there for them with its super-fast chargers that are conveniently located in the places people already like to work and play.”

Constantineau heads up the executive side of the company while the more engineering-minded decisions are made by co-founder Justin Taylor, who was also instrumental in creating Pure Power Contractors, a solar energy company which spawned Koulomb.

And it’s that solar power experience that Taylor says gives Koulomb an edge over some other charger networks in and around the Queen City. As an EV driver and enthusiast himself he also understands one of the worst feelings in the world is when you arrive at a charging station in need of energy and find that the station is offline, broken or simply decommissioned.
“Historically the chargers have all been small,” Taylor said. “It would be no
surprise if there’s a level 2 charger that is broken or down. Those types of smaller, slower stations have no monitoring. And unless someone calls it in, they will never know it is broken. Some of these are just free chargers so there is no incentive to bring that back up. At a 350KW charger like ours you need to get that back up since you’re not making money unless that gas station is pumping as it were.”
For property developers and shopping center owners who are interested in offering effective and reliable charging stations to their tenants and customers, Taylor has a pitch that emphasizes how Koulomb is focused on keeping their stations up and going.
“We are monitoring the stations of course, but also we are monitoring the voltage, the current and we have a camera that can watch,” Taylor said. “If the power is down, we can tell in real time. We have 15 years experience in the renewable sector we can leverage for our network.”
That familiarity with electric utilities also led to their playful choice in naming the firm Koulomb.
“Koulomb is a playful misspelling of Coulomb,” Taylor explained. “He is the physicist who developed battery technology. One Coulomb is a unit of measurement for battery charge.”
And while the charging locations are a short list right now, the company has expansion in mind. Today, the firm has two charging stations with four total plugs at
the Chestnut Arbor Shopping Center in front of Mario’s Italian Restaurant at 2945 Matthews Weddington Rd. in Matthews capable of up to 350kW charging speeds.

“We got off to a fast start with this charger and the one at Pure Power contractors in Monroe,” said Constantineau. “And we have six other stations in the works and another 3 that are at engineering stage.”
Some locations will take more work than others, but high speed and reliability are the key goals for each.
“One is in a parking deck so it isn’t easy to drill through all of that concrete,” Taylor said. “There will be a lot of engineering for that one. We have two going into Virginia, one in Atlanta and one coming to Charleston. We are looking at the major cities in the Southeast.”

Swinerton has announced the top-out of Phase Two of The Joinery, a 350,000-square foot luxury apartment community developed by Space Craft, a national multifamily developer. Located in Optimist Park, two seven-story buildings provide a combined total of 360 apartments and 30,000 square feet of commercial space. The first building at 420 East 22nd Street is expected to be finished by year-end, with the adjacent second building at 1816 North Brevard Street slated for completion Summer 2024. Construction costs for Phase Two total $80 million.
“Swinerton is known as the leader in mass timber construction, particularly expanding throughout the Southeast,” says Jared Hoeflich, vice president, division manager. “Projects such as The Joinery that push the bar for urban living really get our team excited about
the transformative nature of mass timber. A synergy exists between the mission of Space Craft and the overall benefits of this sustainable building material.” Space Craft seeks to build walkable communities in growing markets such as Charlotte.
The design of The Joinery Phase Two features two levels of concrete podium topped with five stories of a hybrid cross-laminated timber (CLT) and prefabricated structural system supplied by Timberlab, a Swinerton company and provider of holistic mass timber systems. The timber is a combination of spruce, pine and fir from British Columbia provided by Canadian lumber company Kalensnikoff. Unique features of The Joinery’s construction include the use of structural CLT deck planks instead of traditional floor and roof trusses that create an exposed
Hoeflich continues, “By combining concrete, stick frame and mass timber materials and being involved early in the preconstruction process, our team was able to bring value to the build process by identifying efficiencies to result in a sustainable, cost-effective product for Space Craft.” Swinerton also partnered with Space Craft to construct Phase One of The Joinery, a six-story building with 83 residential units and 2,000 square feet of retail space.
“Sustainability is a motivating principle for our company, so we are excited to partner with Swinerton to integrate mass timber and its immense benefits into this project,” says Harrison Tucker, founder and chief executive officer, Space Craft. “Swinerton’s experience and expertise with mass timber projects made them the obvious choice to be the general contractor for this project.”
Mass timber construction is a new chapter in the sustainability story that defines The Joinery. With Space Craft’s emphasis on creating walkable, sustainable, urban neighborhoods, The Joinery is designed around proximity to light rail, shops and restaurants; has electric
• Timber requires less foundation as it is lighter than steel and concrete, which translates into savings of time and budget.
• As a renewable resource, wood is more sustainable with a smaller carbon footprint than other traditional construction materials.
• Biophilic design enhances connectivity to the natural environment, which provides both physiological and psychological benefits.
Leveraging the expertise and resources of Timberlab, Swinerton has completed over 45 mass timber projects to date, with 15 more in preconstruction or under construction. Among Swinerton’s most notable Southeast timber projects are Building Four at the Live Oak Bank campus in Wilmington, NC, as well as the expansion of Swinerton’s own adaptive reuse office in Charlotte that features a 1,700- square foot mass timber mezzanine level in 10,000 square feet of workspace.
Since expanding to the Southeast in 2018, Swinerton has constructed $539 million of commercial and residential projects in the Carolinas. The expert team of 50 construction professionals specializes in corporate interiors and buildings, multifamily, and mass timber builds.

Foreclosure activity nationwide shows slight decline in April 2023
ATTOM has released its April 2023 U.S. Foreclosure Market Report, which shows there were a total of 32,977 U.S. properties with foreclosure filings — default notices, scheduled auctions or bank repossessions — down 10 percent from a month ago but up 8 percent from a year ago.
Illinois, Maryland, and New Jersey post highest foreclosure rates

Nationwide one in every 4,234 housing units had a foreclosure filing in April 2023. States with the highest foreclosure rates were Illinois (one in every 2,221 housing units with a foreclosure filing); Maryland (one in every 2,283 housing units); New Jersey (one in every 2,334 housing units); South Carolina (one in every 2,495 housing units); and Delaware (one in every 2,603 housing units).
Among the 223 metropolitan statistical areas with a population of at least 200,000, those with the highest foreclosure rates in April 2023 were Atlantic City, NJ (one in every 1,356 housing units with a foreclosure filing); Cleveland, OH (one in every 1,580 housing units); Lakeland, FL (one in every 1,649 housing units); Columbia, SC (one in every 1,651 housing units); and Chicago, IL (one in every 1,950 housing units).
“Foreclosure activity continues to stabilize and even correct itself in 2023, with April showing a 10 percent decrease in overall activity after a 20 percent increase last month,” said Rob
Barber, chief executive officer at ATTOM. “While there is no apparent indication of a continued decline in the number of foreclosures, it’s important to note that the month of April typically exhibits a recurring trend of decreased activity. However, this trend underscores the significance of monitoring foreclosure rates and identifying any potential market shifts or trends.”
Among those metropolitan areas with a population greater than 1 million, those with the worst foreclosure rates in April 2023, aside from Cleveland, OH and Chicago, IL, included: Riverside, CA (one in every 2,046 housing units); Philadelphia, PA (one in every 2,079 housing units); and Jacksonville, FL (one in every 2,091 housing units).
Foreclosure starts decline 7 percent from last month
Lenders started the foreclosure process on 22,455 U.S. properties in April 2023, down 7 percent from last month and up only 1 percent from a year ago.
Counter to the national trend, states that had at least 100 foreclosure starts in April 2023 and saw the greatest monthly increases included: Maryland (up 55 percent); New Mexico (up 55 percent); Iowa (up 29 percent); Utah (up 13 percent); and Florida (up 12 percent).
Those major metropolitan areas with a population greater than 1 million that had the greatest number of foreclosure starts in April 2023 included: New York,
NY (1,711 foreclosure starts); Chicago, IL (1,153 foreclosure starts); Miami, FL (846 foreclosure starts); Los Angeles, CA (829 foreclosure starts); and Philadelphia, PA (747 foreclosure starts).
Foreclosure completions decrease 39 percent monthly
Lenders repossessed 2,919 U.S. properties through completed foreclosures (REOs) in April 2023, down 39 percent from last month but up 3 percent from last year.
Those states that had the greatest
number of REOs in April 2023 included: Illinois (334 REOs); Pennsylvania (218 REOs); New York (199 REOs); Texas (184 REOs); and California (171 REOs).
Those major metropolitan statistical areas (MSAs) with a population greater than 200,000 that saw the greatest number of REOs in April 2023 included: Chicago, IL (259 REOs); New York, NY (165 REOs); Philadelphia, PA (128 REOs); St. Louis, MO (54 REOs); and Detroit, MI (52 REOs).

Loyalty no longer pays: New employees make the same or more than tenured in 83% of high-paying jobs
Two years into the Great Resignation, companies have chased wage growth and exacerbated pay gaps by paying new hires more than tenured employees, according to new research from Syndio, the world’s leading workplace equity analytics platform. In 83 percent of highpaying job groups, defined as those with an average salary of $125,000 or more, tenured employees tend to not make more than new employees. In fact, 30 percent of the time, they actually make less.
However, loyalty does pay for threequarters of job groups paying $75,000 or less (77 percent). Based on Syndio’s analysis, jobs at the lower end of the pay spectrum — like retail, manufacturing and other frontline jobs — continue to pay more for tenure compared to new workers. It is the opposite for corporate support roles, such as HR, Finance, Marketing, Analytics, and IT. In 55 percent of these job groups, new hire pay is very similar to pay for tenured employees. In one position we analyzed for a mid-level professional job group, we found the lowest pay went to people who were 2-4 years into the position — they make 4.4 percent less than their peers.
Employers are tightening budgets while the labor market remains hot, which is creating a challenging environment to attract and retain employees. The addition of pay transparency laws sweeping the country - which require employers to post pay ranges on job descriptionsmeans employees will be more likely to recognize any pay disparities that result from the combination of a competitive labor market and tighter budgets. This “perfect storm” of factors could create headaches for employers as workers realize newly hired peers are earning more than them.
“An organization may want homegrown talent, they may value the fresh perspective that external hires bring, and they may want a mix. All of these approaches are valid. But the reality is that we’re in the pay transparency
on one other hiccup for EV owners looking to charge up on the road instead of at home sometimes.
“As a new ecosystem and a new provider, one thing we didn’t want to do was make customers download yet another app on their smartphone to access our network of chargers,” Constantineau said. “You can’t get EV adoption if it is so complicated. We want an agnostic experience. We interviewed a bunch of different software providers and we saw EVConnect had proper scale and proper integration into all the systems we wanted to serve.”
era and salary ranges are out in the open. Companies have to be prepared to publicly explain why there may be pay gaps between tenured and new employees,” said Chris Martin, Research Economist at Syndio. “Remember, with pay, perception is reality: how employees feel about their compensation impacts their satisfaction with their employer and their desire to stay.”
Syndio looked at gender-based pay equity analyses conducted over the past year from 48 organizations, representing 786,000 employees across 1,716 distinct job groups. Pay equity analyses include neutral, job-related controls that can explain differences in pay — like location, management responsibilities, and tenure. In the analysis, job groups are composed of similar roles, meaning those requiring similar skills, effort, responsibility and working conditions. The focus of this research was to look at the pure impact of company tenure for employees who are otherwise similar, and whether staying at a current employer can provide more or less earnings than leaving, assuming the employee lands the same role either way.

Entry-level home shoppers most likely to face bidding wars this spring
Entry-level home shoppers are dealing with faster-rising prices and more competition than those after moreexpensive homes, a new Zillow® analysis finds.
“Buyers shopping for the leastexpensive homes this spring aren’t noticing much difference from the pandemic-era market heat,” said Skylar Olsen, Zillow’s chief economist. “Competition is fierce, but there aren’t many homes for sale, so buyers should be patient but prepared to move quickly and anticipate a bidding war once they find a home they love.”
Typical home values for the leastexpensive one-third of houses rose 8% – nearly $13,000 – over the past year. Mid-level homes appreciated by 3% and the most-expensive houses depreciated by 1%, the first loss of value for the top tier since 2012.
Entry-level homes have exploded in
Customers who already have an EVConnect account can simply plug into a Koulomb station and then launch their charging session on their phone. The company doesn’t quite have “plug and play” capabilities on their stations yet, but Taylor said that’s the future goal.
And speaking of future goals, the company also wants to make sure they’re providing clean energy with an eye toward saving the planet that is often important to EV owners. For every kilowatt of energy purchased the company makes sure that it is either provided by a renewable energy source like their own solar power network
value over the course of the pandemic across the U.S., gaining at least 60% more value since February 2020 in seven of the 50 largest markets, with Tampa, Richmond and Charlotte leading the charge.
Mortgage-interest rate hikes do more damage to monthly payments as home prices rise. This helps explain why top-tier home values are falling fastest annually in some of the most-expensive markets: San Francisco (-14%), San Jose (-11%) and Seattle (-11%).
A slight annual recovery in inventory has left out entry-level shoppers. There are just 1% more homes available for sale in the bottom price tier compared to 8% and 13% more in the slower-moving middle and top tiers, respectively.
Rate lock — the effect of relatively high mortgage rates dissuading current homeowners from selling — is contributing to a lower flow of new listings across price tiers. March saw record-low new listings for this time of year, down 22% from last year. But rate lock is having the biggest impact on entry-level buyers in expensive West Coast markets. San Jose, San Francisco, Sacramento, Portland and Seattle all have fewer than half as many new bottom-tier listings in March compared to last year.
In the recent past, entry-level shoppers had an easier time finding discounts than their well-heeled colleagues, but that comparative benefit is gone now, too. The share of mid- and top-tier homes that sold above list price rose far above the bottom-tier share through most of the pandemic. Super-low rates had cranked up demand for more-expensive houses. But after mortgage rates peaked at 7% last fall, the share sold above list price for all three tiers converged; now they’re tracking together.

Single-Family home rents continue to rise
Rentometer has released their Q1 2023 Rent Report for three-bedroom (3BR) houses that are single-family rentals (SFRs). Rentometer collects data for all residential asset classes, but this report is focused on SFR because they are one of, if not the most, active residential rental asset classes today.
Rentometer’s president, Mike Lapsley, commented that “we have increased our coverage and monitoring of the SFR
through Pure Power or they purchase carbon offsets at the end of each calendar year.
“Once we get the network up and going we want to sell ourselves power,” Taylor said. “Then there is no question of where the power is coming from. Electrify America just built a big solar farm in California for their network of chargers, and we want to do a similar thing here in North Carolina in the future. It is a unique opportunity right now to basically own the ‘oil well’ and the gasoline pump for the EV future.”
The company hopes to eliminate the
market as the activity and interest in this particular market has escalated over the last few years.”
The Q1 ‘23 report covers 426 cities that had at least 25 data points for Q1 ‘22 and Q1 ‘23. It includes an analysis on year-over-year change in average rent prices by city for the first quarter.
Highlights from the report are as follows:
• 95% of the 426 cities experienced year-over-year rent increases
• 60% of the 426 cities experienced double digit year-over-year rent increases, which is up from 52% last quarter
Some notable markets with increasing average rents over the past year are Dallas, TX (+26%), Phoenix, AZ (+14%), and Fort Worth, TX (+13%). Other notable markets with decreasing average rents are Hamilton, OH (-16%), La Quinta, CA (-14%), and Birmingham, AL (-12%).

Senior home equity levels fall slightly to $12.39T in Q4
Homeowners 62 and older saw their housing wealth fall slightly in the fourth quarter of 2022 to an adjusted level of $12.39 trillion, according to the latest quarterly release of the NRMLA/ RiskSpan Reverse Mortgage Market Index.
The NRMLA/RiskSpan Reverse Mortgage Market Index (RMMI) decreased slightly in Q4 2022 to 433.25, from a recalibrated* level of 434.32 in Q3 2022. This is the first drop the index has seen since 2011.
The drop was driven by a modest decline in senior home equity from a peak of $12.42T in Q3 2022 to $12.39T in Q4 2022. The decline in equity resulted from an increase of $30 billion in senior home debt while home values remained relatively unchanged due to the continued cooling of the housing market.
“Housing markets nationwide experienced unprecedented growth over the past decade. While many of these markets are starting to see declines in home values, the key takeaway here is that older homeowners are still sitting on $12.39 trillion in housing wealth that can be used strategically as part of a retirement plan to enhance retirement security,” said NRMLA President Steve Irwin.

“Energy security and energy economy within the community is like farm to table cuisine,” Taylor said. “It’s sun to car. ENNICO: Cutting costs the right way
“We have a retail business (both brickand-mortar and internet).
We have tried every marketing trick in the book, but we can’t seem to push our sales up beyond a certain point due to too much competition.
We need to grow our business but are not sure how to do it in such a tough climate. Any suggestions?”
There are only two ways to grow a small business: either you get more revenue from your customers (by raising prices or increasing sales), or you cut your operating costs in an effort to generate higher profits from the same (or shrinking) revenue base. Hopefully you can do both, but in a highly competitive market, it may not be easy to raise revenue without losing business. In such a market, it’s the lowest cost provider who survives -- and wins.
Sooner or later, every small business has to tighten its belt. Here’s how to do it.
First, understand your costs. How much money does your business spend each day, each week, each month? Do expenses fluctuate at different times of the year?

If you do your bookkeeping only at tax time, you will have difficulty cutting costs. You need to monitor your business spending on a daily, weekly or monthly basis.
Look at your bank account, credit card and PayPal/Venmo statements with a highly critical eye. Where is your money
going?
You would be amazed what doing this will teach you. When my software expenses looked suspiciously high last year, I looked at each one of my credit card statements and found out I was paying $500 a year for software I stopped using years ago. These were “automatic renewal” fees that were being charged to my cards each year without notification from the software publisher.
It took a few phone calls, but I was able to stop the software subscriptions from being renewed each year.
Look at your expenses every week, and when you see something that doesn’t make sense, start asking questions.
Second, identify your “essential” expenses. These are things you MUST spend money on if your business is to be successful.
If 20% or more of your revenue comes from your eBay account, paying the eBay fees is an essential expense. Now, maybe you can cut those expenses somewhat (by taking advantage of the discounts and special offers eBay frequently offers its preferred sellers), but you have to pay them.
Sometimes your essential expenses aren’t obvious. Many small businesses view marketing as a luxury item, but if you cut back on your marketing sooner or later, the phone stops ringing. In a tough economy, it may actually make sense to increase spending on marketing
to increase your brand recognition and (maybe) improve sales.
If you find you have lots of “essential” expenses, you are probably not being tough enough with your review. In my experience, most businesses have only a few essential expenses each month; the rest always have some fat that can be trimmed. Imagine what would happen if you cut a particular expense to zero. If you don’t know, it’s probably not essential.
Third, eliminate “nonessential” expenses ruthlessly. “Ruthless” is a nasty word, but it’s the best one to describe what you have to do here. Any expense that is not “essential” to the operation of your business, eliminate it “with extreme prejudice” (Joseph Conrad, “Heart of Darkness”).
Why are you renting space for a brickand-mortar retail store in the age of the internet? Unless you have a killer location (high visibility, lots of foot traffic), consider getting out of your lease early and working out of a home office. Your physical inventory can go in a cheap storage unit (just make sure it’s airtight and watertight). Or maybe you should let Amazon handle your inventory and fulfillment through their highly popular Fulfillment by Amazon program.
Do you really need so many employees? Is each one adding value to your business? Can you use family members who will work for less (especially minor children, for whom there are tax advantages)? Can
you do some of the “jerk work” yourself without taking your attention away from the big picture?
Lastly, make sure you don’t cut costs too much. When you cut your costs too much, the quality of your product or service inevitably suffers. If you start making machine parts out of cheaper plastic rather than metal, they break down at lower temperatures.
It’s the same in a service business like mine. If I spread myself thin by taking on too much work, I risk exhausting myself, slowing down my response time, making mistakes and getting sued for malpractice. Control your costs by all means, but make sure your reputation doesn’t suffer by being too cheap.
Sometimes you just gotta spend money to make money. Or, as we used to say back in my Wall Street days, “You can’t eat like a bird if your goal is to (excrete) like an elephant.”

GOLDMAN: If you like your job, check this box. (Also, your brain.)
You’ll never believe it!
According to a Washington Post-Ipsos poll of 1,148 workers ages 18 to 64, about 8 in 10 workers are satisfied with their jobs.
That leaves 2 out of 10 who see things clearly. If you don’t know the other disgruntled malcontent in your office, better seek them out. You have a lot in common.
In other results, the number crunchers report that 6 out of 10 workers say their work is stressful. This is a hopeful sign for management. All that is required to put their workers into a state of panic is a further increase in irrational initiatives, unreachable deadlines and random firings. It may not be easy to drive the entire workforce to the edge, but it’s definitely worth the effort.
What other useful intel can we glean from the poll? Let’s drill down -- shall we? There must be a few pockets of workplace decay you can use to your advantage.
No. 1: Roughly 4 in 10 workers say their jobs can be done from home
Unfortunately, the number of managers who agree was not polled, but I think we know the answer -- 0 out of 10. Exactly.
The desire for managers to keep their direct reports close at hand is well documented, which explains the alarming number of demented souls haunting your
workplace. “Cutting out commutes is the biggest driver for remote work,” the poll reveals, which makes no sense. Who doesn’t enjoy wasting precious hours of their life every morning riding on a crowded bus or sitting on a congested freeway, just for the privilege of doing it all over again at the end of the day?
The poll also reports that a “slim majority” of workers say they can focus better at home, which suggests these people need stronger glasses or bigger television sets. Anyone who can focus on quarterly sales results while Bravo is showing a “Vanderpump Rules” marathon is beyond me. (Speaking personally, I’ll never forgive Tom. You?)
No. 2: When asked to rank the most important factors in a job, 45% put pay in the top spot.
From this result, I believe we can safely conclude that the remaining 55% are irredeemably bonkers.
Having a good boss is a distant second with “14 percent of workers ranking it as the most important.” In other words, 14 percent of workers are doomed to be deeply and permanently disappointed.

The poll also shows that 65% of committed work-at-homers would happily troop back to an office if offered a job that paid more. This single statistic proves
what we’ve long suspected: You can be bought.
The only question is: What will it take to buy you? As high-tech firms have discovered, bottomless kombucha stations no longer cut it, which is why I recommend improving employee satisfaction with on-site entertainment. Sweatpants
Tuesdays and Karaoke Wednesdays are OK, but how much more entertaining to simply release feral weasels in the HR department, inviting the staff to watch as the human resources professionals leap onto their desks to avoid the fuzzy anklebiters. Another crowd-pleaser -- gladiator games in IT.
No. 3: Gen Z and young millennials (ages 27 to 34) most value promotion and advancement
As could be expected, older workers value health insurance, retirement benefits and easy access to bathrooms.
(While some may attribute these results purely to youthful inexperience, it’s worth considering that the brains of younger workers may not be fully developed. This is especially true when factoring in gender differences, my research showing that while a woman’s brain is fully formed at 13, a man’s brain does not fully mature until 57, if at all.)
No. 4: 61% of workers do more than
expected.
Thirty-three percent don’t go beyond what they are paid to do and 4% do just enough to hang on. That leaves 2% who don’t do anything at all.
We have a name for these people. They’re called managers.
No. 4: 55% of workers say they have “close friendships” at work.
The 45% remaining believe their coworkers are shape-shifting reptilian aliens. They are probably incorrect, but why take chances?
No. 5: By more than 2-to-1, workers prefer a job where they are actively moving over one at a desk.
This explains the mandatory squaredancing lessons many companies have initiated. If required to attend such a class, don’t bother asking anyone from marketing to join you.
Everyone knows shape-shifting reptilian aliens can’t dance.

After ballooning for years, CEO pay growth is finally slowing.
The typical compensation package for chief executives who run S&P 500 companies rose just 0.9% last year, to a median of $14.8 million, according to data analyzed for The Associated Press by Equilar. That means half the CEOs in the survey made more and half made less. It was the smallest increase since 2015.
Still, that’s unlikely to quell mounting criticism that CEO pay has become excessively high and the imbalance between company bosses and rank-and-file workers too wide. Discontent over that gap has helped fuel labor unrest, and even some institutional investors have pushed back against a few of the most eye-popping packages.
The smaller increase came after CEO pay soared 17% in 2021, when boards rewarded top executives handsomely for steering their companies through the pandemic-induced recession.
Many of the compensation packages were approved early in 2022 but even a small raise might seem lavish in retrospect against the backdrop of a year in which stock markets tanked to their worst performance since 2008, inflation erased wage gains, fears of a recession grew, and tech giants began laying off workers.
“I’m not surprised that after two record years in a row, pay hikes cooled somewhat,” said Sarah Anderson, who directs the Global Economy Project at the progressive Institute for Policy Studies. “What we shouldn’t lose sight of is that CEO pay is still off the charts by historical measures.” She said even a small hike last year was “outrageous.”
In contrast to recent years, CEO pay gains were lower than the 5.1% increase in wages and benefits netted by private-sector workers through 2022.
Still, worker pay failed to keep up with inflation, which was sitting at 6.4% at the end of last year. And the pay disparity between CEOs and rank-and-file workers, which has been widening for years,
narrowed only slightly.
The median pay for workers at companies included in the AP survey was $77,178, up 1.3% from $76,160 the previous year. That means it would take that worker 186 years to make what a CEO making the median pay earned just last year. At the same group of companies in 2021, it would have taken 190 years.
The timing of some of the biggest pay packages struck a discordant note against the backdrop of difficult times for their industries.
Alphabet’s CEO, Sundar Pichai, ranked No. 1 in the AP’s pay survey this year with a package valued at nearly $226 million. The vast majority of his compensation came from a grant of restricted stock, valued at $218 million, and which Google grants its CEO every three years.
The leader of Google won’t reap most of the benefits of the stocks awards right away and how much he realizes ultimately depends on how Alphabet’s stock performs. Alphabet noted in its annual proxy filing that, compared with Pichai’s 2019 stock awards, a greater proportion of the latest batch will only vest if the company reaches goals for shareholder return.
Even so, Pichai received a total compensation package 15 times higher than this year’s median CEO pay just before Google laid off tens of thousands of workers. The company’s total shareholder returns fell 39% last year.
Stephen McMurtry, a Google software engineer and member of the Alphabet Workers Union-CWA, said he was not impressed when Pichai told employees shortly after the layoffs that executives would take significant bonus cuts in 2023 because “bonuses are a small part of executives’ primarily stock-based compensation.” Pichai didn’t receive a bonus in 2022.
“The clear disparity between executive rewards and our jobless former coworkers erodes trust and further underscores the need for transparency,” McMurtry said in a statement e-mailed to AP.
Like many companies, Alphabet’s equity portion of executive compensation
is designed to reflect results over several years. Since Pichai started as CEO in 2015, Alphabet’s stock has nearly quadrupled, and the company has become the third most valuable on Wall Street.
Alphabet declined to comment beyond its proxy statement.
Nearly 130 CEOs in the AP’s survey saw pay cuts last year. Among them was UPS CEO Carol Tomé, who received a total compensation package valued at nearly $19 million, most of it in stock awards. That’s down 31% from $27.6 million in 2021. UPS said Tome’s compensation was lower because she didn’t exceed performance targets by as much in 2022 as she did in 2021.
Tomé is trying to stave off a potentially crippling strike by unionized workers, who feel they saw little of the company’s windfall in profits, which nearly tripled during the pandemic as consumer reliance on deliveries grew.
“I don’t feel bad for her that she got a decrease,” said Jimi Hadley, UPS package driver in Roswell, Georgia, and Teamsters shop steward. “Nineteen million? Most workers will never make that in their entire life.”
Tomé’s pay was 364 times higher than $52,144 median pay for UPS workers, although the company notes that the average pay for full-time drivers is $95,000. UPS says its executive pay is “at the midpoint when compared to other companies of similar size and global scale.”
Some boards put the brakes on CEO compensation following pushback from institutional investors, who get the chance to vote in “Say On Pay” tallies at annual shareholder meetings, although such votes are only advisory and don’t compel boards to make changes.
Homebuilder Lennar, for example, capped the annual cash bonuses for its co-CEOs, Rick Beckwitt and Jonathan Jaffe, at $6 million each in response to complaints from investors about their $16.6 million bonuses in 2021. Just 63% of Lennar’s investors voted to approve the pay packages at last year’s shareholder meeting, compared to 84% in 2021.
Beckwitt and Jaffe saw their total
compensation fall 11% and 12% in 2022, respectively, to $30.4 million and $30 million.
Higher up the pay scale, Apple CEO Tim Cook was no. 3 in the AP survey with a compensation package valued at $99.4 million, nearly identical to what Apple gave him in 2021. But Cook has requested a 40% pay cut for 2023, in response to the vote at last year’s annual meeting, where just 64% of shareholders approved of Cook’s pay package, compared to 94% the previous year.
Such shareholder pushback remains rare, however. The vast majority of companies included in AP’s survey received more than 90% support for their executive compensation programs in 2022.
The AP’s and Equilar’s compensation study included pay data for 343 CEOs at S&P 500 companies who have served at least two fiscal years at their companies, which filed proxy statements between Jan. 1 and April 30. Some well-paid CEOs are not included because they don’t fit the criteria, such as Amazon’s Andy Jassy and Microsoft’s Satya Nadella.
The biggest cuts to CEO pay last year were in annual performance-based cash awards, which were down 15.5% to a median of $2.3 million. On the other hand, stock awards rose 10.5% to a median of $8.5 million.
Cash salaries and bonuses comprised less than a quarter of compensation for the typical CEO in the survey. The bulk comes from stock and stock options because shareholders have advocated for CEO pay to closely aligned with their own returns.

Executives will likely see steeper pay cuts in 2023 when boards consider the full effect of the stock market’s downturn, said Kelly Malafis, a partner at Compensation Advisory Partners, a consulting firm that works with boards.
“We’re not seeing companies slash and burn,” Malafis said. “We might see some of that next year.”
AP Business Writers Alex Veiga in Los Angeles, Matt Ott in Silver Spring, Maryland, and Michael Liedtke in San Francisco contributed to this story.
CEOs got smaller raises. It would still take a typical worker two lifetimes to make their annual pay
